I signed my lease blind from out of state the very first year and Todd was incredibly accommodating and understanding of the situation, and went out of his way to send me extra pictures of the apartment both inside and out so I knew what I was getting when I signed (this was before video tours were a common thing). When I moved out of that apartment to a bigger one with TLT, Todd happily showed me every unit I had even a little interest in so I could make whatever choice was best and went over the honest pros and cons of each as we went through them. From a renter perspective, TLT is fantastic. Maintenance requests were always taken care of within a few days, and the few times where a very serious issue happened (i.e., pipes bursting) maintenance was there on the same-day to make sure no damage was done to anything inside the apartment. Huge shout out to Jim and Andy for always taking care of things. Any time there was any situation with extenuating circumstances for either me or my roommates over the years Todd was always very understanding and flexible and always genuinely tried to work to help make things work seamlessly. We always had plenty of heads up when our apartment was going to be shown, and there was constant communication in all of the move out / move in processes. I really can't say enough good things about Todd / TLT and the experience I had renting from him. If you have the option to rent from TLT over any other group, do it, you won't regret it.

They were very careful and accommodating to me as a pet owner as well, making sure my cat did not escape outside whenever work was done. You receive very clear and concise policies in the lease, and the move-out guide was equally as easy to follow. Some things, however, are just not permissible in my opinion. My apartment was not horrible when my roommate and I first moved in. However, upon further inspection, there were a lot of things we were unhappy with. Bedroom A's bathroom had a few issues. The toilet paper holder was broken, one of the doors doesn't latch, etc. It should be noted that we did not contact maintenance about this door, as it didn't bother my roommate that much. Maintenance did come and fix the toilet roll holder when we placed a work order. My bedroom, has a hole in it. It was there when we moved in. There is also a large dent in the wall (likely caused by prior residents slamming it). The apartment was covered in a light layer of dust, and did not feel clean at ALL when I moved in back in August. Despite, the condition of move in, my roommate and I agreed we wanted to relet our apartment. We were sent one (ONE) email in early September or October, I don't remember which month, that if we resigned by the 1st of the following month, we would get a special. Well, come Thanksgiving time and we decide to resign our lease. Our leasing agent, who I will not name, told us we could, and she'd send the documents over and call us back. Only when she did, we were told our apartment had actually been signed already, and they were sold out at the building. We were very angry. No notice was given to us. One email informing us of the special, and then nothing. I know firsthand that it is the ethical thing to do to give your current residents a deadline. However, this is not covered in the lease, so we didn't press the issue. I ended up finding another complex very close by that is a way better value. Nothing was done to try and remedy the situation from my understanding. A high turnover rate (the amount of resigned leases vs new leases is much lower) is a poor reflection on either the property management group, property, or both. In this case, it seemed as if GSR was more focused on getting new residents, and didn't give a crap about their current ones. This all said, we knew that this was a college apartment, and did not expect to be living in the Ritz Carlton. However, when our lock was broken a few months ago, we were asked if we could "just deal with it." Maintenance came by, it wasn't working properly, and we were met with that solution. After my roommate put up enough of a fuss, which she should not have to do since lock issues are deemed an emergency, they finally installed a different lock. Due to my (limited, but valid) experience, there are some issues I can make do with, and some I cannot. The lock incident was not appropriate. The renewal incident left a bad taste in my mouth, and I would not recommend this company. HOWEVER, I will say that they are very responsive to work orders, and there's something to be said about that. I'd advise exploring all options before signing with this company, but hey, maybe you'll have a better experience. I'm only sharing my own, which was below average at best.

I documented it on GSR's move-in checklist and submitted a maintenance request right away. The smell made me really uncomfortable living there. Whenever I stayed in the apartment for a while, I started feeling physically unwell and experienced chest tightness. It wasn't just that I "didn't like the smell" -- I genuinely did not feel comfortable staying in the unit. What frustrated me most was how GSR handled the problem. They did not provide any practical solution, even refusing to provide a simple fan to help ventilate the apartment. There was never any meaningful investigation into where the smell was coming from. Every time someone from management came to inspect the apartment, the visit lasted less than two minutes and they would say they personally could not smell anything. During one visit, the staff member even said that she had a blocked nose and could not smell properly. GSR also kept saying that I was just too sensitive to odors. That was honestly very frustrating, because I wasn't the only person who could smell it. A number of friends came into my apartment and noticed the chemical-like odor as well. I even called the City of Champaign myself and requested an independent inspection. The City inspector also confirmed in writing that a strong odor was present in the apartment during his inspection. Even after multiple people, including an independent City inspector, noticed the smell, GSR continued to deny and say they couldn't smell anything and treated the issue like it was just my personal sensitivity. I repeatedly asked GSR for help, but my requests were rejected and no further action was taken to actually identify or address the source of the problem. So, think about this: When a tenant reports a strong chemical-like odor right after moving in, feels physically uncomfortable staying in the unit, several visitors notice it, and even a City inspector confirms that an odor is present, I think the situation deserves more than a two-minute walk-through followed by "we don't smell anything." Based on how this situation was handled, I personally would not recommend renting from Green Street Realty. If you are thinking about renting from GSR, I strongly recommend personally inspecting the exact unit before signing anything and documenting every issue immediately after move-in.

Where I have resided and consider my home since 10/2/2012. Me and other "Long term tenants" have experienced 3 other manager's. AMC LLC manager Jennifer Arnold and her supervisor are, conniving, lying thief's. They have basically "stolen" from me over $3000.00. I have documentation, emails to support what all they have done. I have ledger's , you can tell have been changed. For example: As I stated, I have considered Alpine Meadows my home. I moved in to my unit in 2012. January 2020, I decided I would like to transfer to a different unit for a change of scenery. In 2018 renovations started to upgrade units. All tenants were aware, our units would be renovated once vacated. I checked with Jennifer Arnold, manager to let her know I would like to transfer, thinking it would be a couple of months for a unit to become available. She showed me a newly renovated unit and told I could transfer mid-month. I had paid January's rent in full. I would receive a refund amount within 30 days. Paid $783.00 for new unit. I had to request for my refund for previous unit and SHOCKED to see the $340.00 refund (which is not the correct amount. I was shorted) as well as my $201.20 of my $300.00 security deposit (leaving $98.80 to be refunded. to this day I have not received the refund) was charged for "Damages and Cleaning". I was charge $50.00 for carpet cleaning, when carpet was not in any of the renovated units. When I asked about it, I was sent a new ledger showing the $50.00 was for cleaning supplies, charged $80.00 to clean, so laughable. I commented to Jennifer and Lindsay after meeting with them about the charges and how they came up with the $783.00 for new unit, $340.00 refund for previous, charges for damages. Did they skip together to my previous unit to see how pretty and clean it was , before it was gutted for renovation? Both did not like in the least that I read through the lease and challenged charges, over paid for new unit, refund for previous. They put a "3 day notice to vacate" to remind me, who had all the control. Then they realized it is against the law and actions would be given that I was offered to renew and my rent would not be raised. So, so much more. I really need someone within the Kennedy Wilson organization to go over everything, review all documents and emails I have proving the amounts owed to me, the deceit, unprofessionalism and mismanagement AMC LLC allows to happen. Everyone here, including long term tenants have had enough and moving out. I guess I have to rate Kennedy Wilson property's to post. I have never had any business, personal business with the to rate. But, I'm hoping to in the earliest future. My rating is for "AMC LLC PROPERTY MANAGEMENT, rated "F" by the BBB

If this place only managed campus apartments maybe it would be ok, but we lived off-campus on the…read morenorth side of downtown Champaign. Despite that, they still treated tenants like student renters. Employees here are hit or miss. Some were efficient and friendly and some just clueless (one asked me if the fireplace came with the apartment when she was giving a tour to potential tenants). Many were slow to put in work orders or could not answer basic questions. The company treated our building like trash (sometimes literally dumping 10-20 mattresses/sofas in the parking lot for weeks at a time). It was a beautiful old school house turned into apartments 25 years ago. Clearly no work had been done to maintain or update the place. Wood floors could've been beautiful but hadn't been redone in decades. At the rent that they asked, one would've expected them to be redone. Truly a shame how poorly they treated the property, especially at the price point. Maintenance was a saving grace and deserves 4-5 stars. One of the maintenance guys thought the fridge that was in our very large, two bedroom apartment was comically small (it was). He took it upon himself to replace it with an appropriately-sized fridge. When I first moved here I rented from a non-campus company and now rent from individual landlords. That's the only way to go in this town if you can help it. Full disclosure we did get 100% of our deposit back.
