    JSM has so far been the best apartment company I have lived in! Compared to others on campus, they are professional, organized, and friendly. The prices are fair and the staff is nice. I lived in JSM my senior year at UIUC and it was my best experience at an apartment and then went to another company for a year but HAD to go back to JSM after that (this year). I currently live with my partner who is a UIUC student and I am a young professional, and JSM certainly caters to both of us! I never thought I would be working full time from home when I signed this lease but believe me I am VERY glad I signed with JSM when that became our reality. I love the gym and VIP card. The maintenance is also always efficient and I've never had any issues! I also have an emotional support animal which JSM was very easy and nice to work with in regards to accommodating this need.

    Renters be warned: if you rent from them, they will try to scam your deposit in any way possible. My advice is take photo evidence on the day you move out.It is absolutely necessary. My roommate and I didn't do this and tried to dispute, and they send us pictures of another apartment saying that we didn't clean enough. I am giving you some examples of this scamming. The living room window is facing a different direction. They also sent us photos of items on the floor, but we did not own these items. The bathroom layout is different. You name it. As students you are so easily taken advantage of. Don't let these scammers do that. We are going through legal process for this.

    Roach traps at 510 E Clark

    Most recent update: I got charged $100 for cleaning (not including carpet cleaning). One of the most obvious cases of abuse is the fact that I was charged for the cleaning of 2 desks. Dear JSM, there is only 1 desk that came with my apartment. I was also charged for several items within the apartment that were permanently stained at move-in. I was also charged for furniture that I personally laundered and vacuumed with my own time and money. I was also charged for floor cleaning. I cleaned the floor around the roach traps as best as I could, but I am not touching 1-year old roach traps courtesy of their negligence. There were roach feces in just about every corner of every cabinet and I got rid of them, but I was still charged for dirty cabinets! After I touched roach shit! Just don't rent from JSM. I hope more students see this review and inform their little sophomore friends. If this rating were solely for their manners, JSM would receive 6/5 stars. They are really nice and individually wonderful. But, their buildings have issues and they were not successful in taking care of those issues. TLDR (please read if there's one thing you take away from my reviews): I lived at 510 E Clark, Champaign in 2014-2015. The building is absolutely riddled with roaches. Especially in the bathrooms and kitchens but I've had roaches in my bed as well. They've made homes in my small appliances and pooped all over the cabinets. There were even roaches in my stove. When I turned one on to cook, a roach scurried out from under the stove plate. I almost drank a roach that had crawled into my water boiler. Don't even think about leaving a glass of water out overnight. You forget once and you're asking for trouble. This has been the most disgusting experience of my life. Avoid living here. Combating a roach infestation involves caulking up every crack and injecting gels in crevices and dusting boric acid everywhere-- JSM's pest control involves a cursory spray here and there, sticky traps (which these demon insects deftly sidestep), and roach paste (of which they won't take a single nibble). It has been ineffective. I was reading a guide on Reddit for getting rid of roaches. The author was living in an ancient NYC apartment and was killing "2-5 roaches a day". Two to five? Kid, you have it good. Live at 510 and you can count yourself lucky if you kill two to five roaches a day. I couldn't believe this guy thought he had it bad. That ain't nothing. If you live here, you will have to spend huge amounts of your waking hours combating roaches, and in the weeks leading up to your move out, you will have to fight roaches (juveniles, adults, egg sacs) aggressively so that you don't bring them back to your nice house in the suburbs or your new, better, roach-free apartment. It's a huge waste of time. Don't live here. I just unpacked after I heat- and freeze-treated my belongings (with my own time and money since JSM is impotent). Yes, I have dead roaches falling out of my stuff. Again, don't live here. You'll probably bring egg sacs back, stuck in the seams of your suitcase. The positives: JSM keeps their buildings super clean (I keep my unit sparkling; the roach problem is not from uncleanliness on my or JSM's part). I've seen apartments from a huge variety of landlords and none of them, not even the "better" landlords, keep their common areas so pristine. JSM came to my building WEEKLY to clean the laundry area and hallways. I've never seen any trash or lint lying around. The machines are always super clean. Every common space just looks PRISTINE. I really appreciate that. Another positive that I noted from my experience with other apartments: JSM's landscaping can't be beat. One of the things I watch out for is whether a landlord maintains their grounds. The quality of the lawn says A LOT about the kind of attention you can expect from your landlord and how much they care about their building and image. If your landlord is trimming rose bush thorns-- if your landlord even HAS rose bushes-- every other week, you can expect that they are responsive, detail-focused people. Finally, when I contact JSM through Student Legal Services, they were quick to respond and compensated 37% percent of my monthly rent. JSM was under no legal obligation to do anything, so while I was unable to live in my apartment for a month, this gesture was better than nothing. While I really appreciated these parts of my experience with JSM, unfortunately, pretty peonies and well-kept washers just can't make up for a roach-free, construction-free building. I'd rather live somewhere with a dirty laundry room if it means I won't be booted out of my actual unit nor have to go through the grueling process of destroying egg sacs and cold-treating and spraying and plastic bagging appliances and squishing and sweeping roaches and plucking them out of my bed.

What stands out most is the communication. Responses to messages or maintenance requests are almost always within a few hours, and never more than a day. When something needs fixing, it gets handled quickly and professionally whether it was a leaky faucet, or HVAC issue.They clearly take pride in keeping the property in great shape. The unit itself was clean and well-maintained when I moved in, and they've continued to make thoughtful improvements (new ac unit and heating, new roof just last year). Rent increases have been reasonable and always communicated well in advance. As a tenant, I've never felt like just a number; they treat you with respect and fairness. Another reason I picked Todd/TLT to rent from is because he allows pet. Other apartments in the area aren't going to allow that. The rent was extremely affordable especially for Monticello. You can't not beat it. I've already recommended Todd's properties to friends and family who were looking in the Monticello area and I'd happily rent from them again if I weren't in a house now. If you're looking for a reliable, responsive landlord who actually cares about their properties and tenants, look no further.

I signed my lease blind from out of state the very first year and Todd was incredibly accommodating and understanding of the situation, and went out of his way to send me extra pictures of the apartment both inside and out so I knew what I was getting when I signed (this was before video tours were a common thing). When I moved out of that apartment to a bigger one with TLT, Todd happily showed me every unit I had even a little interest in so I could make whatever choice was best and went over the honest pros and cons of each as we went through them. From a renter perspective, TLT is fantastic. Maintenance requests were always taken care of within a few days, and the few times where a very serious issue happened (i.e., pipes bursting) maintenance was there on the same-day to make sure no damage was done to anything inside the apartment. Huge shout out to Jim and Andy for always taking care of things. Any time there was any situation with extenuating circumstances for either me or my roommates over the years Todd was always very understanding and flexible and always genuinely tried to work to help make things work seamlessly. We always had plenty of heads up when our apartment was going to be shown, and there was constant communication in all of the move out / move in processes. I really can't say enough good things about Todd / TLT and the experience I had renting from him. If you have the option to rent from TLT over any other group, do it, you won't regret it.

This is a major project, which very much affected our use of the apartment, and they scheduled it during the last 3 months of our lease, so there was no way we would benefit from it. When I explained this to John Gillespie, pointing out that I needed to use that space to assemble parts for my online business, he threatened to evict me for running a business out of the apartment (the 'business' was basically an ebay store, and in no way violated our lease terms). The other units in the building all had the same type of issue with Gillespie wanting to do major renovation work at the tail end of their lease. It was a gigantic problem for everyone living there. We had to go to the tenant's union multiple times, and get student legal involved. Eventually, Gillespie agreed not to perform the renovation work. Very near the end of our lease, I approached John Gillespie and proposed a trade: they could start their renovation work, if I could extend my lease by 3 days. He agreed, and they began work. After moving out, and waiting, we received our security deposit. John Gillespie subtracted as much as he possibly could, including several days of "holdover" amounting to hundreds of dollars, because I stayed in the apartment a few days after the lease ended (which is exactly what we agreed on). Basically, he committed fraud, and went back on his word. It took student legal 3 years go finally get our deposit money back from John Gillespie. I would never trust these snakes again. I really liked the maintenance guy, Jerry. But the manager, Bill, was such a sketchy guy, and the owner himself, John Gillespie, outright defrauded us.

When we moved into the apartment, the dryer was broken, (which they didn't fix for 2 weeks), our sink was leaking, and there was food all over the floor. They are incredibly disorganized and unresponsive to your maintenance requests. They constantly come up with lame excuses for why something is broken or why they didn't fix it sooner. We've had a mold problem since we moved in, and they still haven't done anything about it even though we called about it 3 months ago. The tipping point for me was when water stopped coming into our apartment, and it wasn't fixed for multiple days. You shouldn't be paying this much for rent in Champaign, IL when the apartments are run by textbook slumlords.

I used to work for a larger student housing company on campus, and the level of care, respect, and attentiveness given to tenants at Electrum is night and day compared to the other options on/around campus. The very few issues I did encounter over the two years I lived in my unit were always instantly addressed. I typically heard back from any emails I'd send in a matter of hours, and would come home from work the next day to find the problem completely resolved. They were very careful and accommodating to me as a pet owner as well, making sure my cat did not escape outside whenever work was done. You receive very clear and concise policies in the lease, and the move-out guide was equally as easy to follow. Unlike larger companies, I was not nickel and dimed on the security deposit and actually received all of it back. I highly recommend leasing with Electrum Group! Fairly priced rent, easy renewal process, good maintenance, and excellent communication.

It's great for students at University of Illinois (all of my classes were a 10 minute bus ride away). You can also experience downtown Champaign which is about a 5 minute walk away. Where I have resided and consider my home since 10/2/2012. Me and other "Long term tenants" have experienced 3 other manager's. AMC LLC manager Jennifer Arnold and her supervisor are, conniving, lying thief's. They have basically "stolen" from me over $3000.00. I have documentation, emails to support what all they have done. I have ledger's , you can tell have been changed. For example: As I stated, I have considered Alpine Meadows my home. I moved in to my unit in 2012. January 2020, I decided I would like to transfer to a different unit for a change of scenery. In 2018 renovations started to upgrade units. All tenants were aware, our units would be renovated once vacated. I checked with Jennifer Arnold, manager to let her know I would like to transfer, thinking it would be a couple of months for a unit to become available. She showed me a newly renovated unit and told I could transfer mid-month. I had paid January's rent in full. I would receive a refund amount within 30 days. Paid $783.00 for new unit. I had to request for my refund for previous unit and SHOCKED to see the $340.00 refund (which is not the correct amount. I was shorted) as well as my $201.20 of my $300.00 security deposit (leaving $98.80 to be refunded. to this day I have not received the refund) was charged for "Damages and Cleaning". I was charge $50.00 for carpet cleaning, when carpet was not in any of the renovated units. When I asked about it, I was sent a new ledger showing the $50.00 was for cleaning supplies, charged $80.00 to clean, so laughable. I commented to Jennifer and Lindsay after meeting with them about the charges and how they came up with the $783.00 for new unit, $340.00 refund for previous, charges for damages. Did they skip together to my previous unit to see how pretty and clean it was , before it was gutted for renovation? Both did not like in the least that I read through the lease and challenged charges, over paid for new unit, refund for previous. They put a "3 day notice to vacate" to remind me, who had all the control. Then they realized it is against the law and actions would be given that I was offered to renew and my rent would not be raised. So, so much more. I really need someone within the Kennedy Wilson organization to go over everything, review all documents and emails I have proving the amounts owed to me, the deceit, unprofessionalism and mismanagement AMC LLC allows to happen. Everyone here, including long term tenants have had enough and moving out. I guess I have to rate Kennedy Wilson property's to post. I have never had any business, personal business with the to rate. But, I'm hoping to in the earliest future. My rating is for "AMC LLC PROPERTY MANAGEMENT, rated "F" by the BBB

Despite that, they still treated tenants like student renters. Employees here are hit or miss. Some were efficient and friendly and some just clueless (one asked me if the fireplace came with the apartment when she was giving a tour to potential tenants). Many were slow to put in work orders or could not answer basic questions. The company treated our building like trash (sometimes literally dumping 10-20 mattresses/sofas in the parking lot for weeks at a time). It was a beautiful old school house turned into apartments 25 years ago. Clearly no work had been done to maintain or update the place. Wood floors could've been beautiful but hadn't been redone in decades. At the rent that they asked, one would've expected them to be redone. Truly a shame how poorly they treated the property, especially at the price point. Maintenance was a saving grace and deserves 4-5 stars. One of the maintenance guys thought the fridge that was in our very large, two bedroom apartment was comically small (it was). He took it upon himself to replace it with an appropriately-sized fridge. When I first moved here I rented from a non-campus company and now rent from individual landlords. That's the only way to go in this town if you can help it. Full disclosure we did get 100% of our deposit back.
