    I applied and got accepted into an apartment that had renovations going on. Instead of letting me know when they were ready to be leased or that they were no longer available, I had to reach out only to find that they had leased all the units out despite my being approved, forcing me to search for another place on very short notice.

    the frozen parking lot that GREEN ST REALTY claims they can put salt on to fix. a joke of a company.

    Recently started a sublease using Green Street Realty at one of their properties on Clark Street. The person Im subleasing from was kind enough to rent a parking space for me, however my parking space assigned to me is covered in frozen ice. I called the leasing office and was told they would salt the parking lot. I responded that their is plumbing issue causing a continuous leak that has now frozen over. Everyone who has a parking space is parking in spaces that dont have ice on them, which causes an issue for people who are assigned those spaces. In short, the leasing office rushed me off the phone and I can see that issue will not be taken care of because I see a review on here from 5 months ago complaining about the leak in the garage that was never fixed. I plan on contacting the city of champaign about this and other issues I've seen in the unit Im renting. The amount of money you pay this place to live here is not worth it.

    I wish I could do zero stars. I moved into this beautiful new building at 200 south vine Street. I was so excited, my townhouse/condo is spacious modern and new looking. I thought it was the best move I ever made, I was sorely mistaken. There is so much shoddy workmanship. We have been making complaints about this place since we moved in. You can literally see the crickets, spiders and all other range of insects coming from under the baseboards because there is that much space left between them and the floor. The regularly scheduled pest control who can only enter if you are not home, with a key, never sprays but leaves a paper like he did spray. I have xfinity home, he literally lies, I can see on camera that he does not come in and spray. Next, I pay almost $1700 a month and when I get home from work, I can't even park. There are not nearly enough spaces although there could be. I drive around for 30 minutes to an hour, hoping someone leaves. Green street refuses to assign each unit a space so at least we could all have a designated space to park. The units with garages all park their cars in the lot so they take up the spaces we need and every day they take away more spaces for handicapped parking, I am not complaining, I know that's necessary but at least make sure there is adequate parking for all tenants. Now people park any and every where. You can barley drive though the lot and the managers like to instruct them to tow our cars from our own lot! I read the scathing reviews about green street realty but I thought I would give them a chance, trust the reviews people, this is a fancy new building with the same crappy people running it. I can't wait to move!

    For over a month now I have had a Ceiling leak that has come through every time it rains. They supposedly fixed at one time then it started happening again. They refused to come out both times until the absolute last minute after the ceiling tile has fallen through. Wow, and I had to clean it up. Still waiting to sweep and mop the little stuff since it is their fault!!!!!

    My review is on 201 w green apts. I had lived here and my experience of this place is not good. 1. Snow removal is usually 2 days after snow fall 2. Trash pickup every day at 3 am and since the window quality is horrible you hear everything. Extremely loud noises due to horrible window insulation quality. Ambulance and fire truck sound pierces through the apartment because it is in the middle of the town and window quality is horrible. 3. If you have not renewed your contract for the next year then you can expect every week realty management coming over and showing your apartment with other potential scam victims. 4. Apartment building public door can cause super loud noise every time it closes. 5. Marijuana odor during the weekend. 6. UPS packages are left everywhere due to the fact they have no access to the apartment and the realty does not give ups access to the building. Lost packages are very common. 7. BIGGEST ISSUE - Walls are extremely thin that you hear other tenants while in bathroom using the toilet, showering or in the bedroom when coughing, talking, moving bed back forth*. 8. Parking lot spaces are extremely tiny that you have a high chance of getting your car dinged and apt does not take any responsibility. It has happened to me. 9. DEPOSIT -TOOK 3months and a lawsuit mention later. They initially had refused to give my deposit thinking I was just another student who probably left the apt without cleaning. They had not even taken the time to inspect my apt but assumed I had not cleaned my apt till I showed them pictures of a cleaned apt with time stamp. I found it very disturbing because if they're doing this with every student then it is ethically not right. Finally when the do descide to give the deposit check which is only sent through mail. My check get lost so many times as per Amy Peterson who is the main leasing consultant and when I asked for tracking information on the checks I would be denied that information. I would NEVER do business with them agian. P.s Carpet cleaning fee is automatically deducted from security deposit since it is mentioned in the contract.

    The hole in my door

    I want to start out by saying that I am a Leasing Agent at another company near campus, so I am a lot more tolerant of issues with the multi-family living industry. Some things, however, are just not permissible in my opinion. My apartment was not horrible when my roommate and I first moved in. However, upon further inspection, there were a lot of things we were unhappy with. Bedroom A's bathroom had a few issues. The toilet paper holder was broken, one of the doors doesn't latch, etc. It should be noted that we did not contact maintenance about this door, as it didn't bother my roommate that much. Maintenance did come and fix the toilet roll holder when we placed a work order. My bedroom, has a hole in it. It was there when we moved in. There is also a large dent in the wall (likely caused by prior residents slamming it). The apartment was covered in a light layer of dust, and did not feel clean at ALL when I moved in back in August. Despite, the condition of move in, my roommate and I agreed we wanted to relet our apartment. We were sent one (ONE) email in early September or October, I don't remember which month, that if we resigned by the 1st of the following month, we would get a special. Well, come Thanksgiving time and we decide to resign our lease. Our leasing agent, who I will not name, told us we could, and she'd send the documents over and call us back. Only when she did, we were told our apartment had actually been signed already, and they were sold out at the building. We were very angry. No notice was given to us. One email informing us of the special, and then nothing. I know firsthand that it is the ethical thing to do to give your current residents a deadline. However, this is not covered in the lease, so we didn't press the issue. I ended up finding another complex very close by that is a way better value. Nothing was done to try and remedy the situation from my understanding. A high turnover rate (the amount of resigned leases vs new leases is much lower) is a poor reflection on either the property management group, property, or both. In this case, it seemed as if GSR was more focused on getting new residents, and didn't give a crap about their current ones. This all said, we knew that this was a college apartment, and did not expect to be living in the Ritz Carlton. However, when our lock was broken a few months ago, we were asked if we could "just deal with it." Maintenance came by, it wasn't working properly, and we were met with that solution. After my roommate put up enough of a fuss, which she should not have to do since lock issues are deemed an emergency, they finally installed a different lock. Due to my (limited, but valid) experience, there are some issues I can make do with, and some I cannot. The lock incident was not appropriate. The renewal incident left a bad taste in my mouth, and I would not recommend this company. HOWEVER, I will say that they are very responsive to work orders, and there's something to be said about that. I'd advise exploring all options before signing with this company, but hey, maybe you'll have a better experience. I'm only sharing my own, which was below average at best.

I signed my lease blind from out of state the very first year and Todd was incredibly accommodating and understanding of the situation, and went out of his way to send me extra pictures of the apartment both inside and out so I knew what I was getting when I signed (this was before video tours were a common thing). When I moved out of that apartment to a bigger one with TLT, Todd happily showed me every unit I had even a little interest in so I could make whatever choice was best and went over the honest pros and cons of each as we went through them. From a renter perspective, TLT is fantastic. Maintenance requests were always taken care of within a few days, and the few times where a very serious issue happened (i.e., pipes bursting) maintenance was there on the same-day to make sure no damage was done to anything inside the apartment. Huge shout out to Jim and Andy for always taking care of things. Any time there was any situation with extenuating circumstances for either me or my roommates over the years Todd was always very understanding and flexible and always genuinely tried to work to help make things work seamlessly. We always had plenty of heads up when our apartment was going to be shown, and there was constant communication in all of the move out / move in processes. I really can't say enough good things about Todd / TLT and the experience I had renting from him. If you have the option to rent from TLT over any other group, do it, you won't regret it.

You get what you pay for in my opinion- it was definitely an older unit with some quirks. The laundry situation was not ideal. To be fair though, I was probably only paying for 60-70% of what it would have gone for if it was immaculately maintained. Maintenance seemed pretty busy, I had to ask several times to get things done sometimes, but for big problems (raccoon in the crawlspaces, no hot water, heat went out) they were on it within 24 hours. If you're willing to compromise on these points for a great price, TLT is a good option.

I used to work for a larger student housing company on campus, and the level of care, respect, and attentiveness given to tenants at Electrum is night and day compared to the other options on/around campus. The very few issues I did encounter over the two years I lived in my unit were always instantly addressed. I typically heard back from any emails I'd send in a matter of hours, and would come home from work the next day to find the problem completely resolved. They were very careful and accommodating to me as a pet owner as well, making sure my cat did not escape outside whenever work was done. You receive very clear and concise policies in the lease, and the move-out guide was equally as easy to follow. Unlike larger companies, I was not nickel and dimed on the security deposit and actually received all of it back. I highly recommend leasing with Electrum Group! Fairly priced rent, easy renewal process, good maintenance, and excellent communication.

It's great for students at University of Illinois (all of my classes were a 10 minute bus ride away). You can also experience downtown Champaign which is about a 5 minute walk away. I lived in JSM my senior year at UIUC and it was my best experience at an apartment and then went to another company for a year but HAD to go back to JSM after that (this year). I currently live with my partner who is a UIUC student and I am a young professional, and JSM certainly caters to both of us! I never thought I would be working full time from home when I signed this lease but believe me I am VERY glad I signed with JSM when that became our reality. I love the gym and VIP card. The maintenance is also always efficient and I've never had any issues! I also have an emotional support animal which JSM was very easy and nice to work with in regards to accommodating this need.

Even lying about not receiving your keys once you've returned them. Thankfully they have cameras in their office at least so we could prove the keys were returned. I would give zero stars if I could. Pathetic company with crap workers and terrible buildings.

This is a major project, which very much affected our use of the apartment, and they scheduled it during the last 3 months of our lease, so there was no way we would benefit from it. When I explained this to John Gillespie, pointing out that I needed to use that space to assemble parts for my online business, he threatened to evict me for running a business out of the apartment (the 'business' was basically an ebay store, and in no way violated our lease terms). The other units in the building all had the same type of issue with Gillespie wanting to do major renovation work at the tail end of their lease. It was a gigantic problem for everyone living there. We had to go to the tenant's union multiple times, and get student legal involved. Eventually, Gillespie agreed not to perform the renovation work. Very near the end of our lease, I approached John Gillespie and proposed a trade: they could start their renovation work, if I could extend my lease by 3 days. He agreed, and they began work. After moving out, and waiting, we received our security deposit. John Gillespie subtracted as much as he possibly could, including several days of "holdover" amounting to hundreds of dollars, because I stayed in the apartment a few days after the lease ended (which is exactly what we agreed on). Basically, he committed fraud, and went back on his word. It took student legal 3 years go finally get our deposit money back from John Gillespie. I would never trust these snakes again. I really liked the maintenance guy, Jerry. But the manager, Bill, was such a sketchy guy, and the owner himself, John Gillespie, outright defrauded us.

When we moved into the apartment, the dryer was broken, (which they didn't fix for 2 weeks), our sink was leaking, and there was food all over the floor. They are incredibly disorganized and unresponsive to your maintenance requests. They constantly come up with lame excuses for why something is broken or why they didn't fix it sooner. We've had a mold problem since we moved in, and they still haven't done anything about it even though we called about it 3 months ago. The tipping point for me was when water stopped coming into our apartment, and it wasn't fixed for multiple days. You shouldn't be paying this much for rent in Champaign, IL when the apartments are run by textbook slumlords.

I left early because of substantial ongoing issues that Neves never handled, waited over 6 months. 1) was told building would be secured after it filled up. I followed up on that a month after it was filled and was told it was too difficult to deal with lost keys. This was a deal breaker for me. When I dropped off the keys after moving out and spoke with Gordon about coming to a reasonable lease break- he was shocked that the buildings were not secured. Even though I did send an email about this and several other deal breaker problems. 2) Neves does not consistently give 24 hr notice for non emergency entry. In fact, sometimes they give no notice and I just came home to an unlocked door. This happened twice that I know of- and once pest control let themselves in without even knocking as I was getting ready for a shower. I asked pest control how often they did this and they said every month. 3) Laundry facilities were never fully functional the entire time I was there despite several maintence visits and complaints. After 3 trips to a laundrymat with wet or soapy clothes , I quit using the facilities on premises. 4) West Liberty has shared utilities. That means occupancy is important. There have always been at least one, and before I left 2 apartments with way more kids than is legal and a revolving door of adults in my building alone. I have mentioned this to Neves several times as a single person should not be paying the same rate as an apartment with 7 to 9 people in it. These are 2 bdrm units. 5) one of the many scheduled visits (they were constantly in and out of my apt) was to look for faucet leaks. I stayed home that day- but they never showed. I did receive a follow up that they would be working on the found leaking faucets- so at some point they did come in and find my bathtub faucet leak. They only sent someone out to fix it after I moved. 4 months later. 6) I had problems with the 3 mini split units- they all leaked and the condensate pumps were very loud. Neves was out 3 times for that without actually fixing all of them. This includes the giant rust stain down my living room wall. 6 months later, after I move out. Neves sent someone to fix it. They wiped the wall down but did not paint or patch. I took a picture. This is important because... 7) I was willing to be reasonable and just vacate and move on. But Neves wants me to pay to re rent this apt - not sub lease. That apartment is not going to be re rentable because of all of the maintenance issues that have been ignored for over 6 months. I should not be on the hook for them not holding up their end of the deal. 8) I have compiled numerous and similar complaints from neighbors in West Liberty Point as well as other properties owned by Neves in Urbana. They actually moved my neighbor on the 2nd floor in during a heat wave with NO AC at all. They did get not a break in rent or anything. It was like that for at least 2 weeks. People in other buildings complain of terrible smells and rude office people.

The app they use is cumbersome and difficult to navigate and trying to unravel the relationship is challenging. Please do not use their services as you're better off managing the property yourself Christy - since I can't figure out how to reply to your message I'll just add my comments. I've had numerous exchanges with Jen Couch explaining our requests for how repairs should be handled that went ignored. You all repeatedly ignored the requests and continue to do things your way after being instructed not to do so. Your accounting and invoicing was inaccurate on several occasions as you were deducting things from rent that you should not have. Let's not act like these things didn't happen.

I have to threaten to sue when there's problems with the ancient washer and dryer found in the basement. Sometimes it took over a month for repairs, thus violating my lease. Noticed no garbage pickup for 2 weeks during a heat wave. Garbage piled up outside the overflowing cans. Fairlawn's cleverly told me the garbage cans needed to be taken to the corner as the hauler would no longer pickup in the alley. This is a 6 unit apartment building. Garbage service is also covered in the lease. I told Fairlawn that's fine, I'll contact the city and they can clean up the rotting mess and Fairlawn will get the bill. Surprise! The mess was cleaned up and somehow the hauler collects from the alley. Please look elsewhere if you can. Every issue is a struggle to resolve. I stayed here because the location was work convenient for me.

More specifically the westbury townhomes!! these are not $1200-$1300 homes they are barely worth $850!! old outdated they literally just slap new paint over the old and send in the next tenant! the place wasn't professionally cleaned most of the doors railings and baseboards were proli here when the place was built I signed the lease after doing a virtual tour ( big mistake) I was told they needed time to fix things before I could move in mid month. ok cool but they wanted me to pay for the FULL month, no prorated rent because that's their policy... it was around April so the pickings were slim so I caved after my pushback went no where and signed the lease. moved in and what do you know stuff was still broken the basement randomly flood there are cracks VISIBLE IN THE FOUNDATION there were ROACHES the dishwasher was older than me the place had the most horrible odor and the fee you pay for garbage and snow removal is definitely them trying get you for extra money because they barely got the garbage picked up on a weekly basis. Maintenance request took forever to get addressed the plumbing has always been an issue even after they put in a " new" toilet. Under the kitchen sink the pipes kept leaking all the drawers cabinets and shelves in the kitchen were broken I instantly regretted moving there but it was walking distance to my sons school and as I stated I was hard pressed at the time and that's just the townhome issue now let's go to the management. so they send me a renewal offer and I declined because the area has had some shootings recently and people have been killed. there was a home invasion that happened where someone was shot in the building behind me and now in February 2026 two kids 17-13 WERE KILLED. so yea it's time to move, I told them my concerns and asked that they give me an additional month to find a new place because as I'm sure a lot of you know April-May you'd be lucky to find anything suitable or reasonable. They never responded but kept sending notices that they were showing the place to new tenants so finally I sent an email and text to all their contact points and received a simple No because it goes against their policy... ok fine I find a new place they say turn the keys in by the 30th I ask if I can turn them in the very next day because I won't be able to move into my place before the 1st. they say No again it goes against their policy... Now maybe I'm expecting too much or maybe I just don't understand the word No but these have to be the most unreasonable uncompromising people I've ever done business with!!! I've rented in Champaign the last 15yrs and never had any issue with a leasing company like this. Vortex,jsj, and Snyder were the BEST! Need something fixed? No problem they address it immediately and for good! need time to find a new place? No worries let's us know when you expect to have something secure meanwhile you're fine month to month!! After I expressed the safety concern you'd think they'd offer up another place to rent so they could keep me as a renter but I guess not!! I talked to the assistant manager Megan and she basically played pass the buck like I was trying to pull some last minute bs by asking for barely an additional 24hrs to move out, like she didn't read the emails or text id sent early that month letting them know I needed more time!! Now they went and got someone else a lease so it's pretty much get out!! She's like why aren't you putting prea on the new landlord to let you move in sooner?? I don't wish bad on anyone especially in these trying times but... They are so unprofessional so unreasonable and just seem like they couldn't care less about anything because hey somebody will rent the place as long as there's a place to rent... I see all these reviews after the fact I moved in and I can definitely see no lies told here so you'd think after all this they would do better but it seems this is just who they are!! So here goes another rant from a dissatisfied former tenant of fairlawn realestate warning any potential renter to stay away!! Can we get them shut down?? Like where is the better business bureau?? They must don't see all these negative reviews!! Fairlawn must don't have a corporate structure because this would definitely see some people being fired!! Whew you live and you learn.
