He was manipulative and deceitful. Ultimately, my concerns were proven right. He never allowed enough time or opportunity for prospective buyers to see my place, and have time to consider it. My wife entered the hospital shortly after we signed a contract with Janice to sell our house making it a difficult time with getting the new house ready, moving and getting our house ready and staged to sell. With out the excellent advice and help from Janice things would not have turned out as well. Janice worked with me to design what I need to do to get the best price but also helped me find people to do the up grades that were required to people to even clean up. She pitched in to stage the house after the work was done. The first offer came in the first day and was a fill price offer and we expected the offer. After a couple of days it be came obviously there was going to be a problem for the buyer getting a loan. Janice suggested we go ahead with the planed open house the following weekend. We received three more offers that weekend all over the asking price. In about 10 days the original buyer signed a contract to back out of his offer and we accepted thus allowing us to look at the others that came in all above asking price. As we looked over the offers with Janice I chose the one offer that 75% cash down so there were no worries about one more loan failing. Avoid these realtors at all cost! When my parents needed me to sell their house, I chose Team Gauze to help me make the listing. To my surprise, the realtors talked me into a sky-high selling price, despite the bad housing market. Months later, we hadn't gotten any offers, and I suggested lowering the listing price. They protested furiously. "There are showings happening every day." "Your first offer is right around the corner." They were ebullient about the marketing they had done on my behalf. So I asked the neighbor how many showings there were. None. He didn't even know the place was for sale. No sign out front. No visits from other realtors. Finally I demanded the price be lowered to 240k, which was, honestly, at about market-value. We got our first offer right away. And Team Gauze, in their wisdom, rejected it... without mentioning it to me! Only when the buyer's agent mentioned it to my neighbor did I end up getting wind of it. I was livid. I forced Team Gauze to provide a counter-offer on my behalf. They bungled that operation, and offered at 212k instead of 221k, as I had asked. The buyer accepted this incorrect offer, and we nearly lost the sale trying to sort that out. And as a finishing touch, at the closing, Betty Gauze tried to alter the terms of the deal, claiming that her cut should be computed based on the original listing price, not the final sale price. (No wonder they wanted me to start with a high listing!) I literally had to walk out of the room before she backed down. Unprofessional and unethical. If you hire Team Gauze, be prepared to take consolation from the Ancient Greeks.
