I've been renting from Todd/ TLT properties for the past two years and I couldn't be happier. From day one, they made the entire process smooth and transparent. What stands out most is the communication. Responses to messages or maintenance requests are almost always within a few hours, and never more than a day. When something needs fixing, it gets handled quickly and professionally whether it was a leaky faucet, or HVAC issue.They clearly take pride in keeping the property in great shape. The unit itself was clean and well-maintained when I moved in, and they've continued to make thoughtful improvements (new ac unit and heating, new roof just last year). Rent increases have been reasonable and always communicated well in advance. As a tenant, I've never felt like just a number; they treat you with respect and fairness. Another reason I picked Todd/TLT to rent from is because he allows pet. Other apartments in the area aren't going to allow that. The rent was extremely affordable especially for Monticello. You can't not beat it. I've already recommended Todd's properties to friends and family who were looking in the Monticello area and I'd happily rent from them again if I weren't in a house now. I was an international student who came to Champaign-Urbana right before the classes were supposed to begin. Having no US phone and being in the process of doing all the necessary paperwork, it was especially challenging to find a place to live just 3 days before the beginning of my classes. I emailed different properties on Sunday to inquire about details, and I was surprised that Todd (owner of TLT Properies) responded to my email just in a couple of hours, suggesting several options. He also helped with the necessary paperwork, which I particularly appreciated. I lived in that apartment for 3 years until I was done with my classes in CU. The place wasn't new, but the price was reasonable (you get what you pay for). There were that had to be fixed or taken care of from time to time , I appreciate how they were actually addressed in a timely manner. From 2006-2011 i lived in Champaign while earning my PhD at Illinois. I stayed in the same apartment (in a multi-apt. big house) all 5 years because it fit my needs - spacious, quiet, and it had character. Mostly, I enjoyed my time in my apartment because i had friendly maintenance/repair workers, a responsive landlord, and a great location. I never heard from TLT employees unless it was important, and I was always able to communicate with them when i needed. It was great; I enjoyed my 5 years in my apartment near downtown Champaign. I did not have any noise issues from neighbors/other tenants in the house. Paying rent was convenient to drop off at the TLT office in downtown - and rent was quite reasonable. Although I have moved on in life, my 5 years had a lot of good memories. My living situation allowed for many good years. read more

We rented from Todd for almost 16 years. We raised two daughters in the house we rented and made many fond memories there. We thought about buying a house and moving many times, but our family was so comfortable and happy in our rental that we just never made the jump! We did finally decide to buy a house and move out of our rental, but it was bitter sweet. Todd was a great landlord and was always available by email or text, very quick to respond. Todd at TLT Properties is a fantastic landlord; we are so impressed with how helpful and patient he is. Whenever we e-mail him for a maintenance issue, he responds within ten minutes and sends someone the same day. The maintenance guys (Jim and Kenny) are so, so nice too! For example, last summer our fridge and our AC system crapped out. They were both fixed within 24 hours! You really can't beat that. Todd is polite and accommodating, and he's a runner, which makes him cool. We definitely recommend renting from him if you can. I have lived in several different apartments over the years and Todd, the landlord, is by far one of the best owners I have had. He usually responds to any inquiries within minutes of sending him an email. He even came to investigate a problem a 10pm at night. Not many landlords will do that. I rented from Todd for 3 years in 2 different properties, and I had a great experience. He is always quick to respond to any concerns I may have had. The properties I rented were old but both very beautiful and charming as old houses are. They had a lot of windows for natural light, original hardwood floors, and nice outdoor areas either a front porch or balcony. The streets were also cute and I felt safe walking them with my newborn son. TLT Properties is a great company to work with. We live in the Tolono TLT Properties Apartments...This is the first apartment we have lived and we have struck the jackpot. Both Todd(landlord) and Jim (maintanence) are absolutely wonderful. Rented from TLT Properties for the last 3 years...if I wasn't moving out of state, it would of been my forever apartment. If I ever had any issues they were fixed, or resolved in a timely manner.
