I signed my lease blind from out of state the very first year and Todd was incredibly accommodating and understanding of the situation, and went out of his way to send me extra pictures of the apartment both inside and out so I knew what I was getting when I signed (this was before video tours were a common thing). When I moved out of that apartment to a bigger one with TLT, Todd happily showed me every unit I had even a little interest in so I could make whatever choice was best and went over the honest pros and cons of each as we went through them. From a renter perspective, TLT is fantastic. Maintenance requests were always taken care of within a few days, and the few times where a very serious issue happened (i.e., pipes bursting) maintenance was there on the same-day to make sure no damage was done to anything inside the apartment. Huge shout out to Jim and Andy for always taking care of things. Any time there was any situation with extenuating circumstances for either me or my roommates over the years Todd was always very understanding and flexible and always genuinely tried to work to help make things work seamlessly. We always had plenty of heads up when our apartment was going to be shown, and there was constant communication in all of the move out / move in processes. I really can't say enough good things about Todd / TLT and the experience I had renting from him. If you have the option to rent from TLT over any other group, do it, you won't regret it.

This is a major project, which very much affected our use of the apartment, and they scheduled it during the last 3 months of our lease, so there was no way we would benefit from it. When I explained this to John Gillespie, pointing out that I needed to use that space to assemble parts for my online business, he threatened to evict me for running a business out of the apartment (the 'business' was basically an ebay store, and in no way violated our lease terms). The other units in the building all had the same type of issue with Gillespie wanting to do major renovation work at the tail end of their lease. It was a gigantic problem for everyone living there. We had to go to the tenant's union multiple times, and get student legal involved. Eventually, Gillespie agreed not to perform the renovation work. Very near the end of our lease, I approached John Gillespie and proposed a trade: they could start their renovation work, if I could extend my lease by 3 days. He agreed, and they began work. After moving out, and waiting, we received our security deposit. John Gillespie subtracted as much as he possibly could, including several days of "holdover" amounting to hundreds of dollars, because I stayed in the apartment a few days after the lease ended (which is exactly what we agreed on). Basically, he committed fraud, and went back on his word. It took student legal 3 years go finally get our deposit money back from John Gillespie. I would never trust these snakes again. I really liked the maintenance guy, Jerry. But the manager, Bill, was such a sketchy guy, and the owner himself, John Gillespie, outright defrauded us.

When we moved into the apartment, the dryer was broken, (which they didn't fix for 2 weeks), our sink was leaking, and there was food all over the floor. They are incredibly disorganized and unresponsive to your maintenance requests. They constantly come up with lame excuses for why something is broken or why they didn't fix it sooner. We've had a mold problem since we moved in, and they still haven't done anything about it even though we called about it 3 months ago. The tipping point for me was when water stopped coming into our apartment, and it wasn't fixed for multiple days. You shouldn't be paying this much for rent in Champaign, IL when the apartments are run by textbook slumlords.

Where I have resided and consider my home since 10/2/2012. Me and other "Long term tenants" have experienced 3 other manager's. AMC LLC manager Jennifer Arnold and her supervisor are, conniving, lying thief's. They have basically "stolen" from me over $3000.00. I have documentation, emails to support what all they have done. I have ledger's , you can tell have been changed. For example: As I stated, I have considered Alpine Meadows my home. I moved in to my unit in 2012. January 2020, I decided I would like to transfer to a different unit for a change of scenery. In 2018 renovations started to upgrade units. All tenants were aware, our units would be renovated once vacated. I checked with Jennifer Arnold, manager to let her know I would like to transfer, thinking it would be a couple of months for a unit to become available. She showed me a newly renovated unit and told I could transfer mid-month. I had paid January's rent in full. I would receive a refund amount within 30 days. Paid $783.00 for new unit. I had to request for my refund for previous unit and SHOCKED to see the $340.00 refund (which is not the correct amount. I was shorted) as well as my $201.20 of my $300.00 security deposit (leaving $98.80 to be refunded. to this day I have not received the refund) was charged for "Damages and Cleaning". I was charge $50.00 for carpet cleaning, when carpet was not in any of the renovated units. When I asked about it, I was sent a new ledger showing the $50.00 was for cleaning supplies, charged $80.00 to clean, so laughable. I commented to Jennifer and Lindsay after meeting with them about the charges and how they came up with the $783.00 for new unit, $340.00 refund for previous, charges for damages. Did they skip together to my previous unit to see how pretty and clean it was , before it was gutted for renovation? Both did not like in the least that I read through the lease and challenged charges, over paid for new unit, refund for previous. They put a "3 day notice to vacate" to remind me, who had all the control. Then they realized it is against the law and actions would be given that I was offered to renew and my rent would not be raised. So, so much more. I really need someone within the Kennedy Wilson organization to go over everything, review all documents and emails I have proving the amounts owed to me, the deceit, unprofessionalism and mismanagement AMC LLC allows to happen. Everyone here, including long term tenants have had enough and moving out. I guess I have to rate Kennedy Wilson property's to post. I have never had any business, personal business with the to rate. But, I'm hoping to in the earliest future. My rating is for "AMC LLC PROPERTY MANAGEMENT, rated "F" by the BBB

Despite that, they still treated tenants like student renters. Employees here are hit or miss. Some were efficient and friendly and some just clueless (one asked me if the fireplace came with the apartment when she was giving a tour to potential tenants). Many were slow to put in work orders or could not answer basic questions. The company treated our building like trash (sometimes literally dumping 10-20 mattresses/sofas in the parking lot for weeks at a time). It was a beautiful old school house turned into apartments 25 years ago. Clearly no work had been done to maintain or update the place. Wood floors could've been beautiful but hadn't been redone in decades. At the rent that they asked, one would've expected them to be redone. Truly a shame how poorly they treated the property, especially at the price point. Maintenance was a saving grace and deserves 4-5 stars. One of the maintenance guys thought the fridge that was in our very large, two bedroom apartment was comically small (it was). He took it upon himself to replace it with an appropriately-sized fridge. When I first moved here I rented from a non-campus company and now rent from individual landlords. That's the only way to go in this town if you can help it. Full disclosure we did get 100% of our deposit back.

George Klatt was not only unpleasant, but he was manipulative, rude, pushy, greedy, and extremely disrespectful. I'll discuss the problems in more detail. The first red flag that I should have paid more attention to were all the hidden fees George sprung on us the day we signed our lease. He originally promised that we would only pay for electricity, and no other utilities. Our lease demanded $15/month for sewer services, which George claims "isn't a utility", therefore he did not lie. Load of bullshit, but whatever. I paid a monthly fee for a parking space, and my lease promised a parking pass to guarantee a spot. Parking passes were never issued, and although I always managed to find a spot in the tiny parking lot, an issue could have easily surfaced if a few more people had discovered the free, unmonitored parking there. The internet is beyond awful. Sometimes it would be down for days at a time, and most of the time it would go down at least once a day. I notified George of the problem several times, but when nothing was done, I eventually contacted Comcast. They informed me that the business service we had at our building was not meant to work for an entire apartment complex, which is why it was so slow. They gave me instructions and reference numbers to fix the problem, which I passed on to George. He didn't even pretend to care and nothing was ever done. If you live in a basement unit, get a dehumidifier. It's absurdly wet down there, and we had a major mold problem before I bought a dehumidifier. I'd be emptying up to 20 liters of water every single day when it wasn't the dead of winter. There was constant turnover of the office and maintenance staff. At least the little problems we had were usually addressed in a timely manner. Several months after moving into the apartment, a pest control tech would enter our apartment unannounced. This service was not in our lease, we were not notified at all, and actually our lease actually specified that nobody could enter our apartment without 24 hours notice. Later in the year, George would enter my apartment with prospective tenants with no notice. These unannounced entries were illegal and I submitted requests verbally and in writing for them to stop, though they continued happening for a long time. When I finally moved out, George failed to send our security deposit after 2 months and multiple requests from me. My roommate and I initially split the security deposit, each paying 50%. Since we filed an official change of address, and he did not provide any of the required documentation, according to Urbana law, George was required to pay 200% of the security deposit back to us. Instead of doing that upon our request, he sent me 200% of what I paid and sent nothing to my roommate. That's not even half of the hassle with the security deposit, but it's the main point. I know he is still jerking around other previous tenants in the same way. Just another example of how he is greedy and manipulative. Bottom line, find somewhere else to live. Period. If you do choose to rent with them, at least the lawyers on campus are extremely familiar with Klatt Properties.

I've lived at a Klatt property for almost 4 years and have never once seen the owner. The individuals who work the office are con artists. They expect to sit around and collect money while doing nothing. They move a murder and rapist next to me and stick up for him. Keep in mind we are living a block away from a school. Also, George Klatt does not pay his bills. I've seen multiple notices from Ameren about thousands owed for power. My trash has not been collected in over a month. Now I hear he's trying to raise the rent and charge for parking. This is CRIMINAL how horrible these people are. I've voiced my concerns to them and they have done nothing. DO NOT SUPPORT THIS SHADY OPERATION.

I didnt find any bugs and everything was clean. Andy and staff were always understanding and did their best. I personally had no issues whatsoever. Perhaps the negative complaints could just be due to a personality conflict. Also, I don't put much weight into hearsay ... A review should be based on personal experience and left professionally, not a bunch of name calling and accusations and race baiting. I agree with the first review. On all accounts. One review was left with an alias. ‍ How are you to honestly gauge such a review. Anyway, honest, hardworking is how I personally found Andy of Prestige. But that's my experience. Everyone is different. Have sent others and they were happy. Follow the rules set within your contract and there shouldn't be any issues.

I asked to move in 5 days early, paid for the 5 days and they actually gave me the keys another day early so if they were out of the office I wouldn't have any problems moving in. Walls were painted and the carpets were cleaned by Stanley Steamers prior to my early move in. Place was great then and still great now. Best one bedroom apartment in Champaign. Location is perfect, its quiet even though its on the edge of campus, rent is low and power bill is nothing! They also have a great online repair request link on their homepage. Staff is always inviting and friendly when I stop by pay my rent too. Great service, professional staff and awesome apartments from Prestige Properties!

The apartment was really nice, especially for the price. We had a 2nd floor one with a balcony. The only downside is that it was relatively far from campus, and that I had to take 2 buses to get in. Mostly grad students and families live here, and it is really quiet; I never heard anyone in the apartment under us even though it was definitely occupied. The staff was really nice and responsive; our AC broke last summer, but that was the only big thing, and they fixed it immediately. If you don't mind being a little far away from campus (about 2-3 miles depending on where you're trying to go on campus), this is an excellent apartment community at a really good price! In regards to the other review; the only mildew I ever had was a small amount on my shower curtain, which I cleaned.

I waited in front of the leasing office for 25 minutes and no one arrived. I tried calling every number listed (within business hours) and could only get a hold of the AI bot, while everything else didn't even give me the opportunity to leave a voicemail. Very disappointed and frustrated by this experience.
