Latitude has continued to haunt us two years after leaving. No A/C or elevators for months in April/May/June of '22 so we tried to negotiate for rent concessions. Absolutely no feedback from management. Needless to say they just hand over to collections and there is seemingly nothing we can do but pay up. How do they not provide basic utilities, but still expect full rent? I would love to hear from the company now - even just to have a conversation. read more

Latitude will charge you for everything. I was charged for carpet cleaning when I moved out, even though when I moved in the carpet was black. My experiences with management were often rude and misogynistic. The front desk people never had answers to any questions and if they did they were often wrong (to be fair, I think this is also a management issue). Specifically, at the beginning of my lease I asked if I could use the covered parking for only certain months and the front desk person said yes, but later the manager said no. He acted as though he was "comping" me by giving me a month free for the mistake, but that was the special going on for everyone. Also, the dog park was repeatedly full of dog poop- though this is largely the fault of residents, it was never addressed and the poop bags were rarely refilled. Additionally, one time maintenance came and left our door open after leaving, while neither me or my roommate were home. Luckily, my dog was not home and nothing was stolen. Further, management advertised that they were new and better and also that the pool was open with this new management. But the pool never opened until like 10 days remained in the lease. I could go on and on...but long story short, the large closets are not worth living here. There are so many other places in the Urbana/Champaign area that are nicer, with the same benefits and are similarly priced (or even less) read more

The management staff was consistently unprofessional and will charge you for fees that are inapplicable to you. There were several instances in which this had happened and caused me unnecessary stress. My friends who lived here also experienced this and Latitude's reputation in the community confirms this. Please take my advice and do NOT sign with Latitude. I had signed despite the negative reviews, thinking they were exaggerated but unfortunately they were not. Also, I was charged for an entire month worth's of rent despite having moved in at the end of the month like so many of the other residents. Don't ever consider this apartment!!! I just moved in a few days before school began, and this place is horrible. First of all, the A/C was broken before I officially moved in, and the office should have informed the tenant about this, but they didn't do so. After I found out, I asked them for an instant solution, such as switching to another unit or fixing it by the end of the day. ( it is fair, right? ) Yet, all I heard from them was asking me to wait for fixing without guaranteeing you a specific day. It's extremely hot in the daytime but very chilling at night. They suggested wearing a hoodie when you sleep at night so that you don't get a cold. ( see how ridiculous and hilarious). The management team is definitely unprofessional and careless about your living experience, all they answered was " I recognize that, but I don't have any solution at the moment." Moreover, even though they informed you the apartment was ready, they didn't allow you to check your unit before you officially moved in. I am not sure if it is legal for them to reject a tenant to check the unit before moving in. Later, I found that my apartment didn't have a bed frame in the bedroom, and the toilet was dirty and stinky (apparently someone used it but didn't flush it). I am writing this review just because I don't want anyone to experience anything like this. I wish I had asked someone who lived here before regarding the living experience. Noisy af for rooms facing south, urgent maintenance requests took 1-2week for a checkout. Uncheckable electricity bill with an untold minimum spending, elevator never fixed. Latitude will not provide hot water during the cold months. I have complained severally and nothing has been done. I am literally freezing. Even after the shower has been left on for a while it still cold. The management will pretend to do something or like they actually care but they do absolutely nothing at all. My roommate and I re-letted from latitude for 2 months and the entire process was completely unacceptable. We were initially given the wrong information about reletting, as we were told that we would only have to pay latitude a certain amount per month and the previous tenants would pay the difference. Then, a month later after some frantic phone calls from the people at the front desk who gave us the wrong information, we were handed an extremely confusing lease that had the wrong names on many of the pages and wrong dates on the portal. We were told to just sign it and that it would be amended later (I'm not sure if it ever was) or we would be evicted (they realized their error after we moved in). My mother was then asked to sign a guarantor form that said she owed a ridiculous amount of money that had no backing in the lease we signed or in anything else we had discussed. She refused to sign it and it turned out they sent the incorrect form. Then, when I was finally given access to my account portal, the balance I had to pay was incorrect and was not updated for days after we complained. The amount of time my roommate and I spent on this relet was ridiculous. It should've been a quick process and instead we spent hours of our time on the phone, at the front desk, and re-negotiating terms with the previous tenants after we were told that the initial information we were given was incorrect. I can understand a few mistakes here and there, but at literally every step of the process we were given the wrong information/contracts/bills by Latitude's staff. The actual apartment and the shared spaces are quite nice, but the pool was never cleaned. The one time they did clean it at the end of the summer they had it locked so my roommate and I never got to actually use it. Utilities are pretty cheap but the service they use charges a monthly "money holding fee" and a $50-$60 fee to use the service, which I found ridiculous. Overall, would not recommend this apartment to anyone. read more

Do NOT live here. Do NOT even apply. Do NOT even consider this Latitdue shit place! Honestly, I was impressed at first during their tours and model room shows. The staff were friendly when I applied. Then I got tricked in! Here were my 3 major issues with Latitude: 1) Room assignment mess. They sent me an email for my room placement before I moved in with the unit number (Room X). Then I changed my address to this room number for all my driver license/credit card/school info. When I moved in, SURPRISE!, they gave me a different room number (Room Y) without telling me in advance! I NEVER received an email or any form of notification about this! So I asked them to change the room back to Room X and they said NO, because the previous occupant did not move out. OK, so I had to change my address again for ALL the things that I already changed! FINE. 2) Move-in mess. I moved into Room Y. Right after I opened the door, I smelled dog poop or cat poop. The entire kitchen floor was OILY as hell. The sofa had cat or dog hair all over. WOW. I am allergic to those. I have asthma. So I called management to change a room for me. I don't want to DIE here with asthma. Management said no. They did send some cleaning people to come and clean the oily floor and carpet. FINE. Even though they told me during the tour that this building did not allow pets. When I moved in, they told me both buildings allowed pets. WTF? 3) Parking policy mess. I sold my car in May so I no longer needed parking for June and July. When I moved in, front desk told me parking is per month, and I could cancel or change parking ANYTIME. I called the office TWICE to cancel my parking for June and July. The first time was in April. The manager said sure, come in May and you'll get your parking cancelled for June and July when you return the parking sticker. Then I called in May to confirm this, and they said NO you can't cancel parking, but you can downgrade your parking to a farther away lot to save some bucks. Fine. I returned my parking sticker end of May after I no longer had my car. I asked them to change my parking to a different lot to pay less. NOW they say NO again. They say you can only UPgrade, not DOWNgrade. I told them again and again what the front desk and some other staff have said to me before about the flexibility of parking. They ask, "Do you have any written proof?" WOW? Excuse me?? Do you really want to handle this indirectly? Do you really want me to make a recording of my conversation with your staff and ask for a signed copy of what your staff say to me EVERry time I ask something???? Overall, management is BAD at Latitude. If you really want to live there, record everything you ask them. Ask for a written document with their signature of every word they say. You should NOT trust their words. Even when they sent you a room placement, even when there is WRITTEN record, they can still change. My parking fee is $160 for the last 2 months that I do not need. I don't care about this $160, but this is a matter of principle. I will handle this with UIUC student legal services with Latitude. This is ridiculously absurd that this company tells you one thing and then later denies it, and it happened THREE times to me in ONE year. Jeez. PS: Heating was NEVER fixed during my one-year stay. I set the temp to 74 F in winter and it heats to 92 F in the morning if I don't manually stop it. What a waste of energy. They came to fix it twice...No result. read more

I was very satisfied with my room for the first year until I saw how they handle COVID-19 prevention. When I went to the gym to exercise, ten other residents not wearing masks are scattered around. I was running on the treadmill in the corner, and one of them came right next to me and ran on his, heavily and frequently breathing out. Obviously, residents who need to exercise should be able to use the gym freely, so making a risk-free environment--rather than asking residents to not use the gym--is a must. I filed a complaint regarding it, and their reply was that since masks and social distancing are not mandated by law, all they can do is to urge residents to practice it. Is this a joke? If the office can't enforce, they could have modified the gym and other amenities to reduce the spread, such as placing the machines apart or putting up walls between each other. This is totally not acceptable, considering that CU had a recent growth of cases and now that move-in day has approached. Even the staff in the office are not masked, the front desk is not barricaded with an invisible wall, and not practicing social distancing, regardless of the sign that was put up on their desks. Probably the people who practice the most in the building are the DoorDash deliverymen. The first year where I enjoyed everything the apartment has provided was about to give it 4 or 5 stars until I saw their management of COVID-19 control. They even added premium to their room rates for new residents, and I don't understand where that money goes into. I don't have a lot of other options to go to besides here because the lease already started and I have a pet, but this review will remain here and will fight against them until I see their full apology with proper follow-up measures. UPDATE: Latitude Apartments, you deserve even more one star or worse. I received a garage parking ticket today and says it is for west building parking, while I signed the lease for east building parking. I complained for the first time, and the response I got was that the reservation for the east building garage became void once their management system changed in March. Now, all the spots in east garage have sold out, and so I have to walk all the way from the east end of the east building to the west end of the west building to get to my car. This is probably the worst experience I've ever had in a student residence facility. read more

No matter how many owners this property get changed cannot affect its truth of being the worst apartment in C U area. Please do not even consider living here because you will lose your mind. Staff here seems to be helpful and kind. But the truth is they know nothing and the responsibility is all on their managers. They answer your call nicely but never solve the problem. For example, can you imagine a power outage for almost 24 hours with even no power for the fridge? They tell you they are getting the team to fix but when you ask the electric company, they will tell you the owner never asked them to do the fix work. Moving in was a little rough with this being a new build. There was a lot of set-backs. However, the management team was very willing to work with me every time I had a concern. I'm very happy with the overall look of the place, the cleanliness is superb and the amenities are great! If I could fix one thing it would be to have a better gym equipment - it's very small and limited compared to other apartments on campus. This place makes me wish I can go lower on a five star scale. The apartment is big and clean, but thats the end of the compliments. Majority of the bad comes from the management, or rather, the NEW management. TLDR at bottom. I have stayed here for two years, first year was not so bad. The new management came in right before Covid hit, and of course we were not allowed to come on campus as campus was closed. The room was not to be used for 6 months. What I hoped to get from contacting the management was some sort of payment compromise, but what happened was the reply "lemme forward that to the higher ups" followed by silence FOR TWO MONTHS. Whats even more ironic is that they raised the rent in the form of convenience fees, which is fine if they didn't jack it up by 26 dollars. Before you mention mailing in a check or something, here's the kicker. During covid season, I tried to contact the main building office, during office hours and outside hours. Both times I was directed to an off-site call center, due to the fact that there was no-one picking up the phone in the main office. This means that the offices was closed despite the webpage having no mentions, or the workers refused to pick up a ringing phone. I don't know which is worse, but I do not trust the office to open the mail in comparison. Other nitpicks: The heating was nonexistent in the winter, and there were vents in my bedroom that cannot be closed. I was consistently freezing in my own bedroom under two sheets last year. Windows dont open up fully, so when summer rolled around and the AC still wasn't fixed (surprise!), we couldn't even roll up the windows to let some air in. On the topic of windows, why does my room window face the hallway window. Why can I see people walking by in the comfort of my bed and thus, why can they look into my room just by simply walking through the building? Enough about my apartment, lets talk about the complex. When we signed the lease at the beginning of 2018, we were told that this was a no pet complex. This was my preference due to my allergies, however when we walked around, we saw residents holding cats and dogs. I went to the main office to ask about pets. They told me that if I had a pet I would be charged an extra 50 per month. This was not what I signed up for, so I asked about the contract. Apparently there was a separate contract to sign if you had pets, which you were allowed to see only if you plan to have pets (gasp!). Amenities: Many times they were locked away or non-functional. Maintenance of these areas are not of their concern. Some promised amenities are still not delivered, such as a tanning device. I personally do not care about a tanning device, but I do care about the team not delivering something that was shown and advertised in the apartment tour. TLDR: No covid help, price increase instead. No AC in the summer or heating in the winter for a year. Promised amenities late or missing. No pet rule is a lie. Poor room design meaning no privacy unless you plan to upgrade your shutters. Slow management response, by slow i mean they dont respond when you talk about rent. read more

Highly DO NOT recommend this apartment. They said it was STUDENT housing, but there is a mass of adult single men living here. A lot of grown men I wouldn't want around me or any of my young female AND young male fellow students. People are getting into the building that don't live there, some homeless. Watched an adult male circling the building only to follow a student into the building when he saw a door open. The apartment falls apart easily, mold in the bathroom and growing in the living room. Sink is constantly falling apart and having to fix it. They do "Furniture and Carpet" checks but never actually there to check what might need upkeep knowing the furniture they provided some, I know of more than just me, with already stained furniture and carpet. They just want to come into your apartment and see what you have, ignoring the repairs that they should most likely make.. Have had random knocks on my door and when I would check there would be no one there. Doesn't feel safe by any means. They show off a year round pool that hasn't worked in years. It's completely the definition of false advertisement. On top of all included they pressure people into renewing their lease. Saying their home is on going to be or is on the market many months to a half year before the lease is even up. One girl was talking outside about how she put the down-payment for her pet and they said they never got it, were going to illegally go into her apartment the next morning and steal her dog. Come to find out when I asked it's a service dog as well. The rent is always fluctuating, going up and down. Winters are terrible and send out emails threatening the tenants that the apartment doesn't have to assist in snow/ice safety and they need to not be so upset about it. They charge for moving out even if you never owned a pet for cleaning out pet smell. Overall someone needs this place at least taken down as a student complex. Definitely not for young adults unless you want your home or kid's home to maybe/maybe not be a safe home to live in or more so possibly be taken advantage of. Financially taken advantage of, pressured into thinking they'll lose their home through their semester that they sign another lease to a false advertising complex, and again possibly fall into the hands of the lone adult males lurking around living in a student complex. read more

A company that scams people out of their hard earned money!!! I was given a move-in date of Aug 14th. I was not told what I had to pay on the 14th nor was it written in my lease. I called and emailed the office asking what I need to bring on the 14th. I contacted Latitude on Aug 4th and was not contacted back until Aug 10th!! It took them six days to get in contact with me. That's a red flag right there! Once I finally got in contact with someone, I was told that they would not be prorating my rent on the 14th and that I was required to pay for the ENTIRE MONTH of August. So, I would be paying for two whole weeks that I was not serviced for. (Mind you, I would have to pay the full amount again on Sept 1! Not even a month later from the initial move-in date. If you are going to start someone's payments on the 14th AND NOT prorate that month, then you make their rent due on the 14th of each month! You would think that's common sense) Why would I pay for TWO weeks that I was not serviced for? I could see if it was the 2nd of the month, but an entire two weeks!!! I missed half of the month and they are asking me to pay for days that are out on my control. It's not as if I CHOSE to move in on the 14th. If I could've moved in on the 1st, I would have. However, Latitude set my move in date and Latitude told me that THEIR UNITS would not be available until the 14th. Now they want to charge me for days that they DID NOT service me for? Absolutely ridiculous. It's clear these people are used to scamming students who don't know any better. Shame on you Latitude! I recommend staying far away from these people. They clearly do not care about their residents and the goal is to scam as many people as they can out of their money. I will be buying out my lease!!! I'd rather eat a leather jacket than give these type of people my hard earned money. Terrible service and terrible management. I recommend spending your money at Legends, Windsor West or Waters Edge where management actually cares about the residents! read more

The pools filtration system has been broken since it opened 3 weeks ago and is unable- the managers have done nothing to fix it and come up with different excuses each time I have asked about it. ALL of the treadmills in the gym have been broken for months- this should only cost a few hundred to fix but the management is lazy and cheap. Other gym equipment is broken and nothing has been done about it. People let their animals go to the bathroom is the halls and now the entire building smells gross. The community spaces are not kept clean and when things break, they are ignored. I am unable to post reviews on other websites because the batshit crazy manager turned off the reviews after people said bad things about her. The upper management needs to employ a team of workers that can do their job and handle criticism, rather than a woman who sits in her office crying over reviews instead of doing her job. I have never seen management this lazy before. Crazy to think I pay well over $1000 for unusable amenities. I have complained many times and so have other tenants, but the management ignores everything and spends their working hours on social media. Try doing the job that you are paid to do. read more

Absolutely love being at Latitude! They have the best walk-in closet literally one of the biggest I've seen! The staff is very friendly and resolve problems as quickly as they can. I love the amenities that they offer. It's even minutes away from campus like you can't beat that! Definitely recommend living here! read more
