Kennedy Wilson should look into the property management company "AMC LLC". AMC is the management company for "Alpine Meadows Apartments" in Sandy, Utah. Where I have resided and consider my home since 10/2/2012. Me and other "Long term tenants" have experienced 3 other manager's. AMC LLC manager Jennifer Arnold and her supervisor are, conniving, lying thief's. They have basically "stolen" from me over $3000.00. I have documentation, emails to support what all they have done. I have ledger's , you can tell have been changed. For example: As I stated, I have considered Alpine Meadows my home. I moved in to my unit in 2012. January 2020, I decided I would like to transfer to a different unit for a change of scenery. In 2018 renovations started to upgrade units. All tenants were aware, our units would be renovated once vacated. I checked with Jennifer Arnold, manager to let her know I would like to transfer, thinking it would be a couple of months for a unit to become available. She showed me a newly renovated unit and told I could transfer mid-month. I had paid January's rent in full. I would receive a refund amount within 30 days. Paid $783.00 for new unit. I had to request for my refund for previous unit and SHOCKED to see the $340.00 refund (which is not the correct amount. I was shorted) as well as my $201.20 of my $300.00 security deposit (leaving $98.80 to be refunded. to this day I have not received the refund) was charged for "Damages and Cleaning". I was charge $50.00 for carpet cleaning, when carpet was not in any of the renovated units. When I asked about it, I was sent a new ledger showing the $50.00 was for cleaning supplies, charged $80.00 to clean, so laughable. I commented to Jennifer and Lindsay after meeting with them about the charges and how they came up with the $783.00 for new unit, $340.00 refund for previous, charges for damages. Did they skip together to my previous unit to see how pretty and clean it was , before it was gutted for renovation? Both did not like in the least that I read through the lease and challenged charges, over paid for new unit, refund for previous. They put a "3 day notice to vacate" to remind me, who had all the control. Then they realized it is against the law and actions would be given that I was offered to renew and my rent would not be raised. So, so much more. I really need someone within the Kennedy Wilson organization to go over everything, review all documents and emails I have proving the amounts owed to me, the deceit, unprofessionalism and mismanagement AMC LLC allows to happen. Everyone here, including long term tenants have had enough and moving out. I guess I have to rate Kennedy Wilson property's to post. I have never had any business, personal business with the to rate. If this place only managed campus apartments maybe it would be ok, but we lived off-campus on the north side of downtown Champaign. Despite that, they still treated tenants like student renters. Employees here are hit or miss. Some were efficient and friendly and some just clueless (one asked me if the fireplace came with the apartment when she was giving a tour to potential tenants). Many were slow to put in work orders or could not answer basic questions. The company treated our building like trash (sometimes literally dumping 10-20 mattresses/sofas in the parking lot for weeks at a time). It was a beautiful old school house turned into apartments 25 years ago. Clearly no work had been done to maintain or update the place. Wood floors could've been beautiful but hadn't been redone in decades. At the rent that they asked, one would've expected them to be redone. Truly a shame how poorly they treated the property, especially at the price point. Maintenance was a saving grace and deserves 4-5 stars. One of the maintenance guys thought the fridge that was in our very large, two bedroom apartment was comically small (it was). He took it upon himself to replace it with an appropriately-sized fridge. When I first moved here I rented from a non-campus company and now rent from individual landlords. There are not enough reviews that represent the majority of customer experiences when it comes to places that arent restaurants. There are only people who hate or love a business, but there are no reviews in between the two ends of that spectrum. I had a slightly above average experience with KW. I was with a large group of people trying to live in the same building. A friendly representative showed me several properties that would accomodate us. We looked at properties from other agencies, but we liked KW's. Since we had a large group, KW was even open to the idea of negotiating a special group lease with different terms. We ended up not doing that, but their flexibility was noteworthy. While living, they were helpful with responding quickly to repairs. The repair jobs were usually kind of mediocre patch jobs, but they handled more serious repairs very well. My only issue was that they werent in the office when they were supposed to be towards the end of the semester. It was probably only staffed by one person that day and they were out to coffee both times i stopped by that day. Overall, a little better than most agencies, but not that much better. read more

Before we even got the place, Jourdan promised us a discount as well as waving the application fee. That didn't happen, get everything in writing. The apartment when we moved in had not been painted, the holes in the walls unfixed, the shades were broken, a mattress was broken, and the windows are in such terrible condition that you can't keep the place a solid temperature. Additionally the batteries weren't replaced in the fire alarms before we moved in so those were going off for about three days before I went to the store myself and bought new batteries. They said they would reimburse me but still haven't. My apartment had mice and it took a ridiculous amount of phone calls to even get them to fix the issue. By the time they tried to manage the situation my roommates and I had already taken care of the problem ourselves by shoving the cracks with steel wool and setting our own traps. Not to mention that the front door to the building doesn't even lock properly and even though I've called several times for them to fix the issue, it is yet to be resolved. They say that it's on their list of things to correct but it's been almost an entire semester and my apartment even had a break in where the police were called. Still no fix. They promised over Thanksgiving break to fix our windows but merely replaced the window shades which were broken to begin with. The employees make false promises and charge you extra when they have to do their job. Not to mention they are incredibly rude and Michael has both insulted my intelligence and talked to my roommate about how awful her mother is. The newer employee Stephen is the nicest of all of them but in a company where nothing gets accomplished, it really doesn't make up for all of the crap we put up with. read more

First off I would like to say that I don't think there is ONE good thing about this company. To begin - they charged me close to 800$ WITHOUT utilities for a 1 br apartment that was in the worst shape when I moved in. There was cigarette burns all over the carpet and glass and dirt stuck in the living room carpet. The furniture was so bad. The couch was like sitting on wood posts. The 2nd day living there the shower faucet stripped off so I had no shower for a week. The window in the bedroom leaked water EVERYWHERE when it rained and the closet doors broke almost a week into living there. The maintenance staff isn't terrible but they never fix things the first time. It took me 2 or 3 times to fix the window and they never ended up fixing my closet door so I had a big ass closet door sitting in my hallway the whole time I lived there. My stove broke about 3 months into living there and they never fixed that. The fridge stopped working when my subleaser moved in. Took them weeks to fix that one too. The office staff is nice except the one person they assigned to my building. She was a huge bitch literally every time I had to call and make a request or have a question. They will send emails of when they are showing the apartment and be early or late when they arrive - SUPER inconvenient for the tenants. I was basically forced to move out when they wouldn't allow my 10 week old puppy to stay in the apartment - EVEN WITH pet addendum. When trying to get a subleaser they denied almost everyone I tried. These people run extensive credit checks on everyone. Were college students people! Most of us don't have fantastic credit scores! When I finally found a subleaser they towed her car twice (she has a parking pass but THEY never issued her a sticker.) The 2nd time it was towed they told her there was nothing they could do about it and was very rude and unhelpful. In general, this company is super uptight and I HIGHLY recommend leasing with someone else if at all possible. read more

Our suggestion is to read the lease. It is VERY deceptive and goes against what is in the listing and what the leasing agent may tell you - at least it did with our experience with this company. And why you have to give your account number from the power company is the strangest thing to us. Huh? They can try and try explaining their reasoning for that (it made us go cross-eyed and quite frankly pissed us off), but we found an apartment in the same area (near Windsor) that *TOLD* us they have an 11 month lease and prorated it like a respectable company. Guess what, it's an August 15th move-in also, PRORATED. Sure, they are new to Champaign, but we didn't like the way the whole situation turned out. We were so excited about what we could have had, but queue the sad trombone. Close one for us! Phew. I'm glad we have family and friends who are landlords and looked at that lease, too. read more

[Updated review] I recommend keeping all the receipts, just in case. In my own case, the keys, the receipts, and the papers that I had handed in when moving out were all lost in their system/office, and they had billed me for those. They eventually found those, apologized for the problem, and promised to send a new check. That was great -- they showed their professionalism, and at least, I didn't end up losing money, but it took several days, 4 or 5 calls, going to their office in person once, etc. (so, some wasted time). I would assume that it would have been much much easier for me to prove that those things were indeed returned to them if I had demanded a receipt when I was handing the stuff to them. read more

Earlier this month, I went through the process of finding a new apartment in Champaign-Urbana. For numerous reasons, I found it necessary to do the search from afar and lease an apartment sight unseen. This review pertains exclusively to my experiences with Kennedy Wilson during this process. I will post an update once I have started living in my new apartment. Kelsey, the Kennedy Wilson agent I interacted with, could not have been more outstanding in helping me lease an apartment. There were two properties I was interested in when I contacted Kennedy Wilson for information. When I explained what I was looking for in an apartment, Kelsey was able to provide me with another option I had not noticed in my online search, and she was able to provide information not available online which disqualified one of the properties I had originally been interested in. With Kelsey's help, I was able to quickly decide which apartment would be right for me. I prefer to correspond via email, which can sometimes be problematic. (People can take a long time to respond or can be unwilling to take the time to write a long email when it's needed.) This was not an issue with Kelsey. She answered every single one of my emails promptly and with a detailed and substantive response. She even responded to a few of my emails after she had gone home for the day, which I think definitely goes above and beyond what one can normally expect from someone with her job. To paint a clearer picture, I went back to our emails to get some statistics. Over the course of two weeks, we exchanged a total of 53 emails, and, in these emails, I asked a total of 41 questions about the apartment I ended up leasing and the lease for the apartment. Some of these questions required only a "yes/no" answer, but she answered other questions with a paragraph or two of detail, as needed. Kelsey happened to be showing the apartment I ended up leasing on the Saturday after I initially contacted Kennedy Wilson. Without me even asking, she offered to take pictures and to send them to me so that I could have a better idea of what the apartment actually looked like. The person she was showing the apartment to ended up having to reschedule, but Kelsey still took the time to go to the apartment and take the pictures she had promised me. I don't think it's fair to judge an entire company based on one's experiences with a single employee, but if Kennedy Wilson's other employees are anything like Kelsey, I know that living in my new apartment is going to be a great experience. Finally, I would like to comment on a number of bad reviews on this site and others that I have recently become aware of. As I understand it, Kennedy Wilson acquired their Champaign-Urbana properties in December, 2011 from a company that has a terrible reputation. Many of the bad reviews I've seen center around the problem of things in the apartments breaking down or being otherwise deficient. I believe it's probably a huge undertaking to bring dozens of properties up to a good quality after years of mismanagement, and I suspect this is something Kennedy Wilson has struggled to do for some of the properties that they received in poorer condition. I think it's worth pointing out that it is possible that Kennedy Wilson may still be trying to get all their properties in better shape than the other company left them in. Time will tell whether these complaints are just flukes from the first few years of management or representative of more persistent problems. Despite the other reviews, I remain optimistic that my experience with Kennedy Wilson will continue to be positive once I move in to my new apartment. I lived at 1105 W Oregon. The property was always very clean despite how messy I am. No bugs! In addition, maintenance was always very good about fixing various issues in the apartment in a timely manner. Can't beat the location, as well! I'm a bit sad that I'll have to move out of this lovely apartment at the end of the summer! read more

A few days before we were supposed to move in we got a call from them stating that the building failed it's inspection and that they have to tear it down. We almost couldn't find an apartment since it was less than a week before the semester started. They were very confusing throughout the situation (after everything was figured out I kept getting emails saying I owed them money) and although they gave us a list of other apartments we could rent from, they were very low quality apartments. Absolute garbage. Avoid this company completely. Once you are in a lease, they do nothing to your home until its renewal time, then they finally do the things you put on the form of what needs fixing with the house, when you moved in a year prior! Now that someone has signed a lease for this dump, which they never told me about until I asked 2 months before lease was up, they are fixing things that were brought to their attention 10 months prior. They had a management shift within the last few months, and nothing at all has changed. I've been waiting months for important maintenance, and I still am. New faces, same horrible service and obvious status quo - exaggerate and be helpful up to the point that people sign a lease, then ignore, for MONTHS, major issues and concerns brought up to the management. If the tables were turned, they'd be fuming. How about conducting business in a professional manner and actually following through on things and be solid, grown adults conducting a prosperous business where mostly everyone is happy? Nope! Better just be another cliché property management company, and sacrifice our integrity for another percentage or two of margins, because that's what I wanted to be when I grew up: to be part of a team that exaggerates claims and appear helpful up to the point we have customers sign a lease, then ignore them. Stop ignoring when its lease-signing season, then ignore again. Rinse, lather, repeat. Again, if the same people here representing the company had these issues at their homes, they'd be insulted. If anyone wishes to respond, please answer this question: If your house reeked of sewer smell because of a plumbing/pipe issue in/under the house, and the maintenance personnel came and verified it, and didn't return...how many hours would it be before you would consider it a complete insult to be ignored after maintenance and management personnel are notified and verify the issue? What if I told you it has been over 8 weeks and the smell remains, and that nothing has been done? I'd be embarrassed, to be including the word "management" in any title of position or company that I represent with this result. They appear incapable of handling an incredibly important safety issue like this. Incredibly poor form. I was actually considering resigning for another year before that issue kept going. I bet in an alternate universe where I had let that intention known to the Kennedy Wilson local office, my house wouldn't reek right now, would it? I'm embarrassed for them all. The complete lack of initiative, wisdom, common courtesy & decency, and pride that most American businesses thrive on, is completely absent here. They have no problem giving you 15 minutes notice to show your home, 3 months into a 12 month lease (this happened for weeks), but tell them you require their assistance with maintenance to the home and....crickets. Short version: Poor communication, worse organization. They lost our lease renewal and were prepared to lease the unit to other tenants. Long version: I'll start with the good. On July 31, 2015, my roommates and I received an email from Kennedy Wilson stating the apartment we were scheduled to move into on 8/5 was "uninhabitable" due to water damage. Not KW's fault, of course, and to their credit they transferred our lease to a different building less than a block away and gave us a reasonable discount. They handled this situation as well as they could have given the circumstances. Our unit/furnishings and the building were in good shape when we moved in. Maintenance requests are generally handled quickly and effectively. Unfortunately, the bad has outweighed the good. During the confusion of transferring our lease, it took KW three times to send us the correct lease to electronically sign. Afterward, we received an emailed statement with a balance due. Minutes later, we received another email that said the balance due was incorrect. It took 6 days for KW to re-calculate the balance and send us a corrected statement. The next month, we were told we had an outstanding balance equal to our monthly rent charge. Their system applied our rent payment to the old, water-damaged unit. This issue was solved quickly, but it was still a pain, and it demonstrates their lack of organization. Our building has an elevator that can only be operated with a key, and that key is only available to handicapped tenants. One of my roommates' grandparents were planning a visit, and he asked for the key to the elevator because they struggle with stairs. He was initially given the wrong key. He went back to their office and got the correct key, only to find out the elevator didn't work. In October 2015, we renewed our lease for the following school year. We contacted KW this month (Aug 2016) to make sure everything was good to go for the upcoming year. They told us they didn't realize we had renewed the lease, and they had been showing our apartment to potential tenants all summer! They eventually found our signed lease, but could not find our parking agreements, so they had to re-send parking agreements. They sent them with the incorrect amounts, and it took repeated requests to straighten it out. Other than maintenance requests, any time the KW office needs to do something, it takes them several tries to get it right. And I'm not talking about crazy or unusual requests - I'm talking about essential tasks like KEEPING TRACK OF SIGNED LEASES or charging tenants the proper amount. The communication inside their office seems nonexistent, and they rely on their tenants to catch their mistakes instead of double-checking before pushing "Send." read more

I wish I would have taken heed to the Yelp reviews for Kennedy Wilson before signing a lease with them. They seemed so nice before I signed a lease. The apartment that I lived in was really great, with a wonderful location close to the quad and with parking. I am very dissatisfied with the property management, however. My four biggest grievances are: 1. My unit was regularly used as a model unit. This is allowed according to my lease, however they would frequently come multiple times per week, sometimes unannounced (while I was sleeping or showering), and we're not respectful in regards to turning lights off when leaving (I paid for electricity) or not leaving a mess of my floors when there was bad weather outside. I suspect my unit was singled out because it was generally clean and close to the building entrance. I felt like I was being punished for maintaining a clean apartment! 2. The hallway lights all burned out, one by one, over a period of a few weeks until there was no interior lighting whatsoever. Despite numerous calls from multiple tenants, the lights were not replaced until the fire department was notified. 3. When winter began and it started to get cold, it quickly became clear that the heat in my apartment did not work. It took 8 days (in 30-40 degree weather) for maintenance to come and replace the thermostat. 4. After graduation in May, I paid off the remaining rent that would be due until the end of the lease, completed a move out inspection, and moved out. I called once and visited the office once to verify with management that my lease was fully paid and that I would owe nothing more for the remainder of the lease (except utilities). Three months after I left the country to begin Peace Corps service, my family received notice that I would only be receiving a fraction of my security deposit back due to unpaid rent and damages that were not noted in my move out inspection report. The management company refused a refund or to acknowledge any error in regards to the unpaid rent. I feel that I was deliberately misled. I am thankful that I will never have to deal with this company again. read more

When I was shown my apartment, they showed me the prettiest one and then rented me one that was 1. absolutely filthy (I couldn't walk one step in socks without them turning black) when I moved in and 2. nothing like what I was shown. Additionally, when I was reading through the contract, it stated bugs were the responsibility of the resident. I asked if bugs had ever been an issue, and they said no - I move in and there are spiders, cockroaches, and bugs that crawl out of the bathtub drain and sink drains. Later in the semester, in the winter, I find we have stinkbugs living in the gap between the ceiling and wall. This wouldn't be the WORST except kennedy wilson doesn't seem to care. They were uncooperative and unhelpful. Additionally, they overcharge. I didn't really know what I was doing as this was my first apartment, but after talking to many friends, paying about 950-1000 a month (including utilities) for a shitty and old studio apartment is not normal. My case isn't unusual. I've talked to a few people who said they rented from kennedy wilson and they also said they had cockroach problems AND kennedy wilson tried to without their security deposit. One girl said they had to get the student legal services involved. Save your time and money and stay away from this company! read more

Update: I was lied to & gaslighted by a male property manager at Kennedy Wilson yesterday 2/03/17. He accused me of lying about the mice (I have photos and video evidence), lied about the city inspector's letter (which states there was evidence of an infestation under the stove), and lied about my lease, claiming I'm actually responsible for extermination (false per Urbana city code). He attempted to shame and intimidate me into leaving KW alone. This was after I had to stay at home literally all day, only to be told when I called the office at 4:15 that Orkin wouldn't be out until "sometime after 5." I had to run out of the house on an errand briefly, when I received a call at 4:55 from this male property manager yelling at me for not being home, even though I was told Orkin would be there after 5 (and I was back by 5:10). He proceeded to lie about various issues mentioned above, and threatened to stop sending Orkin out. Absolutely appalling. The man from Orkin found more mice droppings and another hole, which he filled in thank God. He was the only person in this ordeal to treat me with respect and do his job properly. I live off-campus in a Kennedy Wilson studio apartment in Urbana and it has been one of the worst experiences of my life. The apartment is overrun with mice. Given that I pay rent every month ahead of the due date, I expected better responses from their office when problems arise. Last semester (towards the end of September 2016) I first saw mice coming in through a hole under the heater by the door. I called Kennedy Wilson immediately and was assured Orkin would be sent out. Over a week went by, no Orkin. By the time they came out, they filled in a couple holes, set glue traps, eventually they put out a poison trap outside. But in total I personally caught OVER A DOZEN MICE within a 4 week period, in my TINY apartment. It was disgusting and I was woken up almost every night by squeaking mice caught in glue traps. Kennedy Wilson was slow to respond, and I don't know if they instructed Orkin to do the bare minimum or what, but it was only after Orkin had come out 3-4 times (and again, after I caught 13 or 14 mice) and after the city inspector sent a letter that the problem finally seemed to go away. . As of the week of 1/30/17, I caught 2 more mice. I saw mice running around my apartment, after hearing them chew again through the blocked holes. I called & emailed Kennedy Wilson and they sent Orkin out. However, I was not told prior to the visit and so I was gone when Orkin came out. I came home to a card saying "filled in hole under heater" and nothing else. Since then, I've caught 2 more mice in glue traps, again after being woken up at 2 am and 5:30 am on two separate occasions. I called and left several messages, I emailed, and Orkin still has not returned. When I spoke with the office yesterday, the woman I was on the phone with was very rude. She blamed me for not telling KW when I would be home for Orkin to come by and accused me of "never being there" when Orkin came by (this is not true). She claimed they "did a thorough check" when I was gone, which is obviously not true since I caught two more mice since they came out! Never before had KW asked me when I would be home for Orkin to come to my apartment. The person I was communicating with via email HAD sent an email in a long chain asking for times I would be home, but I didn't see it (obviously) and either way, WHY WAS I NOT CALLED??? They have my phone number and I left several messages with no response! I cannot fathom any other company being staffed by people too lazy or too wimpy to actually call tenants. I was told I would receive a call back after telling the rude person that I would be available today (Friday) between 9 am and 11:45 am and after 1:30 pm. No call back. After emailing about this again, I received an email saying "Orkin is willing to meet with you between 9 and 12 or after 1:30. Please make sure you're home and alert." So, this is a 3 hour + time frame. I'm supposed to stay at home until when, exactly? It's unbelievable that after providing horrible service to begin with, the people at Kennedy Wilson couldn't even try to get a more specific time frame from Orkin for their visit, and had the gall to act like they/Orkin are doing me, THEIR PAYING TENANT some kind of favor by sending out an exterminator for a problem that is not my fault. KW should have told me prior to letting me move in that the building has a rodent problem. To their credit, the maintenance guys at this building are much nicer and much more helpful than anyone in the office, but they're not exterminators, and at one point they left my shower filthy to the point of not being able to use it due to a leak in the ceiling. Do not rent from these people. Kennedy Wilson is shady, staffed by incompetent, rude people who are unwilling to meet their tenants' needs barely follow the law: rodent infestations violate Urbana city code. read more

Three phone calls not returned and several e-mails later, I can't get an answer to a straightforward question. I'm going to guess the answer is "no, we cannot accomodate your pets in any of our properties," but I've not had any other leasing company not respond to the question. Absolutely horrible. This company has only been in C-U for a short time and so do not have a record of complaints. This is misleading. During my time living in one of their properties there were numerous structural defects. When we moved in, the apartment had not been cleaned, the heaters were not assembled, and our cats got fleas from the previous tenant's dog. Oftentimes maintenance requests were never honored and I had to physically go into the local manager's office in order to actually get anything done. Bottom line: Do not rent from this company. This is going to be a very long review, because of the continuous awful saga that renting from Kennedy Wilson has been. The highlights of our experience: our apartment was never properly cleaned; the cleaning staff stole my partner's laptop, which resulted in a police report; we had a bunch of things that had been reported but had not been repaired for almost a year; during the Polar Vortex, we were without water for three days with almost no communication from Kennedy Wilson about the matter until we lodged a formal complaint with the city of Urbana. Also, as a result of improper handling of this situation by Kennedy Wilson with the water company, we were originally charged hundreds of dollars for multiple frozen meter re-setting fees. Eventually, those charges were taken off, but it took numerous calls to the water company, and months of needlessly spent time and energy by us. My partner and I have rented from Kennedy Wilson for a little less than a year. From the very beginning, the staff has proven unprofessional, dishonest, and irresponsible. On the day we were supposed to move into our apartment, we discovered that it had not been cleaned. There was furniture left over from previous renters, trash in the closet, and the carpet clearly had not been cleaned. We had to call them every day for ten consecutive days, each day being promised that the place was going to be cleaned and we could move in the following day. We had to stay at a different place and had to put our schedule on hold, thinking we were moving each day. Eventually, their cleaning staff stole my partner's laptop. When we spoke to the manager about this (after filing a police report), the manager acted very blase, and asked whether maybe the cleaning staff just thought it was trash. We told her that clearly that was not the case, since the trash from previous renters they were supposed to take out was still there, and only the laptop was missing. The laptop eventually turned up on the managers office desk, as she told us. KW never apologized, never prorated our rent for the third of the month we couldn't use our apartment. The carpet was never actually cleaned and there were a bunch of technical issues with the apartment (two of the windows didn't open or close, exposing us to the elements, a light was hanging down with exposed wires, our door didn't open or close properly, we had missing window screens, and the a/c temperature set isn't accurate, so you just basically have to wing it with a/c and heat temperature setting, making energy monitoring and saving all but impossible). We kept checking in with them about the repairs but got the run around. At one point, we had a window literally hanging by ropes while not fully attached to the wall frame, and being told by Kennedy Wilson that it will be 6 weeks until they can get a replacement. Looking back, I should have complained to the city right away, since practices like this are clearly illegal, but I kept thinking that things will get fixed, since I simply couldn't believe that a company could be so blatantly (and calmly) unprofessional. Eventually, a pipe in the laundry room (in the building, not in our apartment) froze and busted during the Polar Vortex, and we received a brief mass email informing us that the water is out and will be turned on the following day. We were given no explanation of what actually happened, how extensive the damage was, or its location. On day 3 there was still no communication from the Company and no water. It was absolutely, unbelievably awful. We went to the office to speak with them and they acted like this was completely out of their hands. At this point, the straw broke the camel's back, and we decided to deal only with the city of Urbana. We lodged a formal complaint, which got KW in gear pretty quickly. We also reported all the issues that had never been fixed. In the last month or so, the company was informed that there will be a city inspection of their properties and this is the first time that we actually got all the things fixed. In addition to all the issues I've listed so far, it turned out that we didn't have CO2 detectors, our fire alarms weren't functioning properly, and apparently the fire extinguisher had not been replaced. My advice is: do not rent from this company. If you do find yourself locked into a contact with them (like we did), follow a straight forward procedure to save yourself time and nerves. Inform them of your issue (preferably in writing, so you have a record) and, if they do not fix it within two weeks, as required, file a complaint with the city of Urbana (or Champaign) and with the Tenant Union. Repeat as often as necessary. We've discovered that the only way that Kennedy Wilson will admit that they're doing something wrong is not by listening to their customers, but by having city inspectors spell out the law to them, while holding hefty fines over their heads. read more

Do not rent from them!!!! I cannot emphasize this enough. The agents do not remember anything you ask of them. The apts are filthy and old. They will try to charge A LOT of money for everything. They act sweet to you and lie. My building is awful and full of American Cockroaches. read more

I've lived with Kennedy Wilson for two years since I've been in college at UIUC. The customer service is always very friendly and efficient. If you put in a maintenance request, you can expect someone to come fix it within the week (which is often times not common with other realtors on campus). They also have a grace period for when rent is due, which is really nice because if you are ever a day or two late when paying rent, they will not charge you an extra fee. If you call the office with a question, you can expect someone to answer the phone and get back to you as soon as possible. The apartments I lived at (905 S Second & 107 E Daniel) were very nice and conveniently located on campus. I definitely recommend living with Kennedy Wilson! read more

When I first moved in, the place was a disgusting dirty mess. Nothing had been cleaned out of the kitchen drawers, the bathroom and the floors were still sticky from the previous owners. When we contacted maintenance someone came a week later (after we had already cleaned the entire house) to clean (they vacuumed and moped the floors only). It has been 3 weeks and no one has come to put screens in our windows. All the parking spots in the back have a large walnut hanging above it which already put large dents in my car. After I went to the company to tell them what happened they offered that I could pay more money to lease a different spot further away from my house and warned that "they usually don't lease these spots because they are so small and your wheels can get stuck in the gap on the cement." but sure let me pay more money for that. The people working there also don't know how to do their jobs. My roommate had to fill out a application 4 different times to get signed onto the lease but when she sent her first months rent, they billed us saying we were late because they hadn't put her in the systems after the multiple applications were filled out. I will never rent from this company again. So much wasted time and effort trying to fix what should have been rightly done the first time. Horrible!!! Do not rent from these people. A/c was broken didn't get fixed for 2 months. That meant some hot nights. Also have been working on our roof for about 3 weeks and doesnt look like they'll be done anytime soon. Parking garage is dirty like no other. Never will lease from them again. read more

My daughter lives in a 3rd floor apartment. Before she signed the lease, she made sure there was a working elevator. I am a double amputee and even though I can climb stairs slowly, it is often dangerous and exhausting. I only do so when I absolutely have to. I certainly don't want to chance falling. The elevator in my daughter's building is broken. It has been down for several weeks and she was told it will take several months to repair. I am planing to visit in a couple of weeks and when I called the office and explained my situation, all they could do was apologize. This is insane! I bet the repair is costly so obviously money is more important than someone's safety! read more

I do not recommend renting from Kennedy Wilson. We've lived in one of their apartments for about two years now and have faced several difficulties when working with them. They've shut off our water several times without warning, and once they left it off for about 12 hours. The final straw happened last night. Our fire alarm went off at 4:30am. The firemen came and said the apartment building was fine, but they could not turn off the alarm for our building. We had to wait for an hour and a half before some one from Kennedy Wilson finally arrived to turn off the alarm. When I called them today, every employee I spoke to could have cared less about the situation. They had no ideas for how to help and no suggestions for the next time the fire alarm goes off. They also made no apologies for a situation that very easily could have been avoided if they had shown up quickly. Kennedy Wilson has no respect for their tenants and will not help you when you encounter problems. read more

The only positive aspect is the apartment location is close to campus. Unfortunately, they're unresponsive to maintenance requests. I had to call multiple times for repairs. Their maintenance staff is incompetent because of their inability to fix problems. They don't keep their word. read more

I have lived in my apt two years, and service is terrible. There is black mold growing all over the place; there is only so much I can bleach. The apt was supposed to be repainted almost a week ago, and no one has shown up. I would repaint it myself in the same color, but it is forbidden in my contract. In the meantime my apt is unusable because all my furniture is supposed to be three feet from the wall. No one at the front desk ever knows what is going on, and the same question will get multiple answers. They say they will call you back, but they never do. The only time they bother fixing anything is after you move out. Not to mention that rent keeps going up past the rate of inflation while service decreases every year. read more

If I could give them 0 I would. I live at 305 E John st. in Champaign. Since the beginning of the year we have had countless maintenance problems that were never addressed. We received replies to our emails and phone calls, yet no one ever fixed our issues. When a parent finally called, they said they were not aware of the maintenance problems. Our dryer burns and shreds our clothes to pieces. The windows are not securely in place and snow pours into my room. The top of the washing machine lifts completely off. There are mice in the apartment. And to top it all off, my roommate has 30+ bats living in her closet and Kennedy Wilson has done nothing to address this. I urge every single UIUC student to NOT rent from Kennedy Wilson because it is not worth the countless emails and phone calls and extremely rude maintenance workers. We have contacted the health department about the bats and it is my hope that they do an extensive investigation of all Kennedy Wilson Apartments and hopefully get this leasing company shut down. read more
