I signed my lease blind from out of state the very first year and Todd was incredibly accommodating and understanding of the situation, and went out of his way to send me extra pictures of the apartment both inside and out so I knew what I was getting when I signed (this was before video tours were a common thing). When I moved out of that apartment to a bigger one with TLT, Todd happily showed me every unit I had even a little interest in so I could make whatever choice was best and went over the honest pros and cons of each as we went through them. From a renter perspective, TLT is fantastic. Maintenance requests were always taken care of within a few days, and the few times where a very serious issue happened (i.e., pipes bursting) maintenance was there on the same-day to make sure no damage was done to anything inside the apartment. Huge shout out to Jim and Andy for always taking care of things. Any time there was any situation with extenuating circumstances for either me or my roommates over the years Todd was always very understanding and flexible and always genuinely tried to work to help make things work seamlessly. We always had plenty of heads up when our apartment was going to be shown, and there was constant communication in all of the move out / move in processes. I really can't say enough good things about Todd / TLT and the experience I had renting from him. If you have the option to rent from TLT over any other group, do it, you won't regret it.

This is a major project, which very much affected our use of the apartment, and they scheduled it during the last 3 months of our lease, so there was no way we would benefit from it. When I explained this to John Gillespie, pointing out that I needed to use that space to assemble parts for my online business, he threatened to evict me for running a business out of the apartment (the 'business' was basically an ebay store, and in no way violated our lease terms). The other units in the building all had the same type of issue with Gillespie wanting to do major renovation work at the tail end of their lease. It was a gigantic problem for everyone living there. We had to go to the tenant's union multiple times, and get student legal involved. Eventually, Gillespie agreed not to perform the renovation work. Very near the end of our lease, I approached John Gillespie and proposed a trade: they could start their renovation work, if I could extend my lease by 3 days. He agreed, and they began work. After moving out, and waiting, we received our security deposit. John Gillespie subtracted as much as he possibly could, including several days of "holdover" amounting to hundreds of dollars, because I stayed in the apartment a few days after the lease ended (which is exactly what we agreed on). Basically, he committed fraud, and went back on his word. It took student legal 3 years go finally get our deposit money back from John Gillespie. I would never trust these snakes again. I really liked the maintenance guy, Jerry. But the manager, Bill, was such a sketchy guy, and the owner himself, John Gillespie, outright defrauded us.

When we moved into the apartment, the dryer was broken, (which they didn't fix for 2 weeks), our sink was leaking, and there was food all over the floor. They are incredibly disorganized and unresponsive to your maintenance requests. They constantly come up with lame excuses for why something is broken or why they didn't fix it sooner. We've had a mold problem since we moved in, and they still haven't done anything about it even though we called about it 3 months ago. The tipping point for me was when water stopped coming into our apartment, and it wasn't fixed for multiple days. You shouldn't be paying this much for rent in Champaign, IL when the apartments are run by textbook slumlords.

Maintenance requests took months (months!) to be addressed…read more Multiple times I had to walk to the leasing office myself because filing a request in the portal was not enough. There, I was told the landlord would "send someone out." No one ever came. Additionally, multiple maintenance requests were marked as "resolved" when no one ever came by and the problem was not addressed. For example, a toilet was running constantly, wasting water. You would think the landlord would want to fix this for their own pocket's sake ( water is at a fixed monthly fee). Unfortunately, they did not care. Also, the fridge has been leaking water slowly ever since I got here. Six months and, three work orders later, it is still leaking. I have resigned to cleaning it up with paper towels daily. Other issues: the building's stairs are falling apart. There are fallen cement chunks on the floor. Management does not care. I am a student at the University of Illinois so I am on the verge of reporting them to the city building code enforcement and acquiring legal representation through the university. I am sick of landlords taking advantage of the poor. Unfortunately for them, all legal support and representation is free for students. Oh, and don't get me started on the electricity costs. I have a $292.91 bill for November 16-December 16, 2025 (1199 kWh, one month. Yes. You read that right. 2 beds, 2 baths). My friend across the hall has a $180 bill for a 1 br, 1 ba apartment. She is turning off her heat this week because it is too expensive. I have seen other reddit posts complaining about "$400" electricity bills. I have gone back and forth with the landlord begging for some explanation. I called Ameren, they said the costs made no sense and told me to talk to the landlord. I called my landlord; she told me to talk to Ameren. Then she capitulated and said she would send an electrician out next week. She never did. Either I am mining bitcoin from my apartment 24 hours a day or there is something unethical going on. I can tell you it is not the first option. Overall, the good reviews about this place are from the previous management, when the complex was called Parkland Point. Look at the timestamps. In 2023, management transferred to MFSS management. Most all of the positive reviews are from before 2023. Furthermore, on December 17, 2025, management transferred to this strange company called Symba Property Management. I say "strange" because there is no information about them on the internet. You can search their logo in google images; no match. I'm buckling down for a hell of a ride for the last six months of my lease. And you can bet I have the University legal advice phone number in my favorites.
