These are the worst property managers I've ever experienced. Very unprofessional, poor communication, incompetent and not forthright in their practices. The app they use is cumbersome and difficult to navigate and trying to unravel the relationship is challenging. Please do not use their services as you're better off managing the property yourself Christy - since I can't figure out how to reply to your message I'll just add my comments. I've had numerous exchanges with Jen Couch explaining our requests for how repairs should be handled that went ignored. You all repeatedly ignored the requests and continue to do things your way after being instructed not to do so. Your accounting and invoicing was inaccurate on several occasions as you were deducting things from rent that you should not have. Let's not act like these things didn't happen. read more

This review may change if Neves decides to make this right. I rented an apt in West Liberty Point Rantoul. I left early because of substantial ongoing issues that Neves never handled, waited over 6 months. 1) was told building would be secured after it filled up. I followed up on that a month after it was filled and was told it was too difficult to deal with lost keys. This was a deal breaker for me. When I dropped off the keys after moving out and spoke with Gordon about coming to a reasonable lease break- he was shocked that the buildings were not secured. Even though I did send an email about this and several other deal breaker problems. 2) Neves does not consistently give 24 hr notice for non emergency entry. In fact, sometimes they give no notice and I just came home to an unlocked door. This happened twice that I know of- and once pest control let themselves in without even knocking as I was getting ready for a shower. I asked pest control how often they did this and they said every month. 3) Laundry facilities were never fully functional the entire time I was there despite several maintence visits and complaints. After 3 trips to a laundrymat with wet or soapy clothes , I quit using the facilities on premises. 4) West Liberty has shared utilities. That means occupancy is important. There have always been at least one, and before I left 2 apartments with way more kids than is legal and a revolving door of adults in my building alone. I have mentioned this to Neves several times as a single person should not be paying the same rate as an apartment with 7 to 9 people in it. These are 2 bdrm units. 5) one of the many scheduled visits (they were constantly in and out of my apt) was to look for faucet leaks. I stayed home that day- but they never showed. I did receive a follow up that they would be working on the found leaking faucets- so at some point they did come in and find my bathtub faucet leak. They only sent someone out to fix it after I moved. 4 months later. 6) I had problems with the 3 mini split units- they all leaked and the condensate pumps were very loud. Neves was out 3 times for that without actually fixing all of them. This includes the giant rust stain down my living room wall. 6 months later, after I move out. Neves sent someone to fix it. They wiped the wall down but did not paint or patch. I took a picture. This is important because... 7) I was willing to be reasonable and just vacate and move on. But Neves wants me to pay to re rent this apt - not sub lease. That apartment is not going to be re rentable because of all of the maintenance issues that have been ignored for over 6 months. I should not be on the hook for them not holding up their end of the deal. 8) I have compiled numerous and similar complaints from neighbors in West Liberty Point as well as other properties owned by Neves in Urbana. They actually moved my neighbor on the 2nd floor in during a heat wave with NO AC at all. They did get not a break in rent or anything. It was like that for at least 2 weeks. People in other buildings complain of terrible smells and rude office people. read more

I have had 3 property management companies in the going on 4 years I have rented this house in Champaign. Now currently managed by Neves Group which is a joke and then some. They have done minimal repairs especially when they are of the type that are necessary and if not addressed will cost much more in the long run. They did work in the basement last summer and it was done w/out required permit and done by an unlicensed/certified maintenance guy from Neves. Within 2 months of this the walls and ceilings began to crack open to the point of putting my whole hand in it. The kitchen ceiling began to fall out in chunks. They installed 3 jack post stands and lifted it an inch in one day not to mention higher than the main structural beam of this house. The mass damage continues and I fear the house will collapse. I was left with no choice but to contact City of Champaign housing inspector. Needless to say Neves can no longer avoid liability for the expensive mistake last year. They are beyond livid with me since the repairs now will be at their expense not the owners like they had intended. Now they are trying anything they can to get me out of here by the latest when my lease is up on 05/28/2025. NOT HAPPENING JUST SO YOU KNOW NEVES BRING IT ON. City of Champaign says I do not have to move for the work to be done. Neves also said I only paid a $500.00 pet deposit that's a lie I paid $250.00 per pet and I have 5 cats do the math. They are morally corrupt people with no scruples and no clue how to have a upstanding ethical and honest business. I lived in a very old apartment, so it is acceptable that not everything was up to par, the rent was lower than most studios in the Champaign-Urbana area and I was given a 9 month lease, so I was happy anyways. However the service I got from the administration was horrible right from the start to the end of my lease. I applied for a lease after seeing a clean apartment, it was made clear that I would be living in another studio that would look the same. I had to send in my application online, they did not answer for three weeks, after which I called in and was told that I could drive to Champaign (a 2.5 hour drive) and sign a lease. When I got there, I was told that I was not approved yet and that there were about 40 people in front of me. I spoke to Christy and she sorted it out, they took about and hour and a half to approve my application then showed me the studio that was available for me. It was horribly dirty (like animals lived there) but I was told that everything would be cleaned and the carpet would be changed, so I signed the lease. A few weeks later, I went to move in. The apartment was in the same exact state I had seen it when I signed the lease. The carpet hadn't been changed or washed (it was completely stained black and brown, I don't want to know what did that), the bathroom door was falling apart, the stove was EXTREMELY grimy and dirty, and small items from the previous lessee had been left in the bathroom, which was also very dirty. I was told that the carpet would be washed immediately and it was washed in a couple hours. Nothing else had been cleaned although the lease agreement stated that the apartment had to be cleaned before move-in. When I was moving in, I was also told that the stove would be changed to an electric one. It took the maintenance guy a month to come to my apartment to change the stove, but he told me that my gas stove worked fine and would only be changed when it broke, although I was told it would just be changed no matter what. Throughout my lease, I had a few problems, some were fixed and some weren't. My AC gave a musty, sour smell and was never fixed although I reported it 3 times. I gave up afterwards. Normally, I wouldn't mind any of this, I'd probably give a 3 star review and that is thanks to Christy, she was nice and tried to get things done. Her staff kept quitting (I do not know why) and she tried to make do with what she had. However, after I moved out, I gave them the address that my security deposit needed to be sent to. I never got word from them after that. I called over 10 times and was met with a full voice-mail box. I emailed three times and did not get a response. I recently called Neves again (they finally picked up) and was told that they no longer manage the building I lived in. I was given the number of the new owners of the building. I am currently in the process of trying to get my security deposit returned by a company that does not even know I lived in that building because Neves' people just disappeared. It has been two and a half months since I moved out. Security deposits are due back by 45 days at the latest according to Illinois law. It would have been very easy for Neves to send a mass email out to all tenants saying the building had been sold and giving the contact information for the new owners. Instead, I had to call them over 10 times. This is just unprofessional, I honestly believe my 10 year-old sister can manage a building better than these people can. read more

The place I was living at was sold to them halfway through my second year of renting. While their maintenance was normally prompt, I had many issues, which I list below. - the outside cleanliness of my apartment complex decreased dramatically after Neves took over. One reason was the removal of two waste bins near the mailboxes. Neves said it was taken away because residents could not be trusted to use them properly. All it really did was allow for accumulated trash from both the street and residents. - The manner in which they speak to you is a concern. Most if not all memos were written as if speaking to a petulant teenager. I did not appreciate the tone. - After my screen door broke in October, it took them until April to fix it. At first I was told the entire frame of the door would have to be removed and masoned, due to the building settling. After repeated phone calls asking for a new door, I finally received one almost 6 months later. Their fix to my problem was to simply give me a new door. I still don't know why they could not have done that back in October. Overall, I was unhappy with my entire experience. I just recently moved one mile down the road and back with the landlords I originally signed with. Much happier. read more

Honestly, if I could put zero stars for Neves Group, I would. I have never seen such terrible management and business in my life. This people will do anything to get all of your money. They will try their hardest to scam you and swear your credit up. I lived in a unit for about a summer to five months then moved out because I could no longer afford the place. I did everything I could think to terminate and settle the situation at hand. They seemed to understood. We had finally gotten someone to take over supposedly according to the company who found the person. As of today (Alittle over a year later), found out they never found someone to take over. I now apparently owe them 3000 dollars. They will more then likely try to screw up my credit and scam the other tenant as well. I will be going to court with them. DO NOT LEASE WITH THEM. The majority of homes in Champaign that you can rent are not worth it anyways unless you can pay over 1500 for rent a month. There are much nicer apartment complexes in town. read more

My experience with Neves has been pleasant for the most part. They don't seem to answer the phone, perhaps out of the office or just use the messaging service to screen calls. But they do respond and every time I have left a message they have responded in a pleasant manner, answered my questions, etc. Our daughter is a student and lives in one of their houses. The house seems to get the maintenance responses that would be reasonable. There was some confusion about the garbage service arrangement, so it would be good to help the kids understand the situation better and give them some advice how to solve the issues. They aren't quite independent adults yet! Overall, pleased with Neves. read more

This is the worst rental property management company I've ever dealt with. The apartment I lived in was dirty when I moved in, so my security deposit return reflected that because they said it was my mess! They are so unprofessional and they don't answer their phones/return calls. It took them over 2 months to get my security deposit back to me, and when they did, it was less than half of what I paid initially. I disputed it because their cleaners did not clean before I moved in. It took them over 2 months to get to my dispute only to tell me that they don't see reconsidering the amount of money returned to me because of their lack of cleaning the place before I moved in. Every time something breaks or we need something, they're prompt and have someone there taking care of it within the week. We've been very pleased. read more

I have heard every excuse on the book from them, and when I question them, I am treated as if I have no knowledge what so ever of the issue at hand.
