She was really prompt and forthright when i contacted via craigslist about the room and would check in every few days (in a sweet and not annoying manner mind you) about my interest, how my moving process was going etc. She was transparent and genuine and i never felt like i was being misled or asking too many questions. She very much focused on my feeling safe and a right fit for the place and current roommates than trying to hustle me into a contract. As i would be moving site unseen from out of state, i really appreciated this. I've never had such a caring and hands-on landlord-tenant experience before this let alone before signing a contract and moving in! Moving in: this was a breeze AND since i was coming from out of state, Jenny offered to pick me up from the airport, take me to run errands all before signing my contract! When signing paperwork, she pro-rated my rent as i moved mid-month though i had said i would pay for the full month as a guarantee for my spot. She even fixed and lent me her new bike without my asking as she knew i wouldnt have any transportation moving here. Also there was a delay in my stuff being shipped and they lent me a sleeping bag and offered an air mattress. Also her daughter was sweet enough to offer showing me around Eugene and going to the store if i needed anything. All of this really shows you how much they care about their tenants and treat us all like family. If you have a problem, the expectation is to go to them and collectively find a solution. I can't wait to develop this relationship further! The place: it's even better than the pictures! Everything is brand new and in mint condition, house is well-maintained and they are closeby and on hand to come fix or lend you anything as needed. All of their properties are in a GREAT neighbourhood - this location is hard to beat. I really feel like I've moved into a community and warm environment - not just a place to store my things. I am incredibly happy with my decision and would give more stars if possible!

    UNINHABITABLE HEAT ISSUE IN THIS HOME & NOT BEING INFORMED BEFORE MOVE IN DURING A PANDEMIC: This…read moreis about much more than there just being no AC, this is about my entire experience with this company, this move, and this house: It should have been pointed out there was no AC; as most people expect AC. This is absolutely no shade on a home that gets full sun all day long(from both sides of the home), with no film on the windows or even updated windows that help with the Intense heat this home gets daily. (And not being told about any of this). This is also no ceiling fans, no way to get a cross breeze in a home that holds heat and doesn't cool off overnight. Forcing me to open windows and doors, which equals bugs because the slider screen door is so old and the front door has no screen(no big deal? it involves wasps - which I am allergic to). (And not being told about any of this). Casement window units: start at $500+ and we would need a minimum of 2 units plus a swamp cooler for other rooms(minimum cost $1500 with accessories*), they require a safety bracket* to be installed and anchor screws(damage to the home, not allowed per my lease) so obviously, this is not an option, - Why does your team keep suggesting it? This is nearly $800.00($784.00 total) to get a portable AC unit, a large capacity swamp cooler for the master bedroom and bath, static blackout film for the giant windows in the master and living, a hurricane box fan, an individual swamp cooler for the 2nd bedroom and a table cyclone fan. This is an owner who won't even split the costs of a mini-split and ceiling fans or even just ceiling fans - not even won't split the cost but I cannot even put ceiling fans in at all!!??!! Even if I pay for them??!!!(And not being told about any of this). Besides the Heat issue: The home was not clean when we moved in the dryer had the wrong kind of plug installed. The yard was described as basically no maintenance, we pull weeds every single weekend. There is a fence falling down into our yard The house is not safe, there is no deadbolt, the handle lock on our front door is essentially a joke All the windows are easily accessed/broken into I moved here to pay less rent (should be able to save up right? wrong!). I was most importantly expecting lower utilities because I came from a huge 3 bedroom 2 bath vaulted 2-story 70's townhouse - the bills are actually the same or more! I understand, the person who owns this home has had it for over 30 years, so it's not like they don't know about all of the issues. What it feels like is your company and the owner make more money having a revolving door of people going through this house because of the Eugene market, either they are stuck like me or they get out asap. Needless to say, the entire experience soured me on your company and this home. Most of all, it feels like your representatives should have been REQUIRED to tell me, "this house is a sweatbox getting and staying at close to 100 degrees when it's only 85 degrees outside and you may not have ceiling fans or air conditioning. In fact, if you want the home to be habitable, you will have to shell out nearly $800." This doesn't feel okay to do to me, it makes my stomach churn actually. After much back and forth with this property management company, I was surprised to get a phone call from the owner, however this quickly went sour, as he didn'tt read the emails exchanged and was not informed as to much of what had already transpired. He preferred to condescend to me and had no solutions, though he was supposedly calling for a solution oriented conversation. There was no sympathy, no cooperation, not even a hint of it. He also acted like it was my fault. As the team responsible for the home and renters' happiness it seems your team feels it's okay to essentially trick people into solving this expensive issue themselves at their own expense without at least having the courtesy to inform them first.

They fixed up the property yet didn't give me a tremendous rent increase. The owners and property managers are kind and respectful, maintenance is timely and respectful ; I won't be moving until I can buy myself! I've rented for many years and I have yet to have such an awesome property management company.

Check out the filtered reviews. All one-star. I'm not surprised. ----- I had recently moved out of a house I owned for five years and needed temporary housing. I rented a very nice vacation house, 35810 Camp Creek Rd. just up the McKenzie from town. I rented for two months - April and May, 2011. It wasn't cheap, nor should it have been as it was a gorgeous place and mostly furnished. It was a 3 bedroom house, though I only used the bottom floor and master bath as it was just me staying in the house. The good: The house I rented was very nice. Great setting and reasonably close to town. They were happy to take my application and money. The bad: They kept taking my money... well more than offered and agreed upon. Upon move-out, I was hit with several hundred dollars in additional charges - none of which appear to be legitimate. Upon receiving my rather paltry deposit refund (three weeks after move-out with no other communications), I asked the proprietor, Heather Hannah, for additional detail, and she sent me invoices from her staff which were... well... to put it kindly... bogus. One of the invoices included 6.5 hours of 'cleaning' and $100+ in charges. Had I left the house in shoddy shape, I could see how this would be justified. However, all of the items detailed in the invoice (vacuuming, mopping, etc) had been done by me not more than 24 hours prior, to a condition which was as good or better than when I had moved in. I took special care to return the house in good shape as the original offer to rent had been extended to me by the house's owners and I felt that I owed them the duty of returning the place to them in excellent condition. Several of the external maintenance items described in the 'cleaning' invoice including sweeping / blowing decks had been done the day prior to move-out by none other than PNPM's *own* landscape crew. Ms. Hannah did not address this in her email containing the invoice and I question whether she had looked at it at all. Another invoice was for 'carpet cleaning'. Perhaps the staff from PNPM failed to realize that 'damp carpets all through the house' might be evidence that the carpets had been cleaned just hours prior to move-out? Many rational people (or property managers who had taken care to, you know, do an actual post-occupancy walk-through) might take this as an indication that the carpets did not need to be cleaned again. Seeing a pattern here? This was a tidy $80 charge. Note that their rental agreements do not include a dedicated carpet fee line item as required under Oregon law if this, as Heather put it, is going to be "automatically done upon move-out". Finally, they had the gumption to charge $170+ for a 'bathroom drain cleaning' in a bathroom which was not used during my entire stay (as it was the guest bathroom - I literally opened the door once when I moved in, and once when I left to make sure I hadn't left anything). The cleaning person (apparently the same one who took 6.5 hours to meticulously re-clean all the items above) claimed the bathtub was clogged and was 'draining slowly'. Hey, I might have been okay with this if I had a.) used the bathtub at all, and/or/even possibly through some sort of confusing space-time transport phenomena, b.) had hair long enough to clog a bathtub to start with. Much less over the course of two months. But... none of these things were the case, and they attempted to stick me with a $170+ charge which has absolutely nothing to do with my tenancy. To top it off, Ms. Hannah and PNPM have not responded to any emails or messages other than the initial sending of the invoices. The only one who has been courteous enough to respond is the actual owner of the property. However, I don't feel like it's his direct fault that his property manager is treating a very nice property (and those who rent it) like some run-down tenement in the core of Springtucky where you gouge tenants for whatever, just because you can. I suppose I should have been skeptical when most of their other properties fit that sort of description. If you had forked over $2600+ for a nice vacation rental... well, I think you too would be extremely disappointed and more than a little pissed off on being charged an additional several hundred dollars weeks after the fact due to an incompetent property manager. If I were the owner, I'd be pissed too. I loved the house, and was strongly considering renting it next spring for four or five months. Guess that's $6000+ in rental income they won't be getting. It's not all bad, though. Heather Hannah / Preferred NW Property Management are treading on some new ground - the first business in Eugene/Springfield where I really feel that Yelp! should allow reviewers to give out negative stars. Congrats!
