You never know what music, noise, creative might be walking the streets outside your window. I've witnessed a number of flutists and characters that make this place one of a kind. Walkability for establishments (restaurants, shops, arts, entertainment) is a 9 out of 10 here. It's just a block away from Hult Center for Performing Arts, and two from Voo Doo Donuts. It was 2017 when I saw my brother's place for the first time, visiting my oldest child that I moved out the year before. It was only on my way to the airport and hanging at the courtyard fountain just a block away that I had a deja vu moment. This place was too familiar, and I immediately remembered being here before as a child. A native Oregonian, I am only recently reconnecting with family and my past. This location proved to be pivotal in invoking memories. These apartments are not only convenient, but also secure, spacious and decently priced for the experience. There is additional storage space in the basement. The interior is in need of updates, like window replacements, modernizing the place. There's a parcade across the street and on street parking available for residents. I'm happy my brother has found a location that fits his spirit, and look forward to visiting Eugene and exploring more in the coming days.

Having lived in one of the better units here for a year and a half, it's been - probably - my best…read moreapartment living situation. Although "best apartment" is always something of an oxymoron. The highlight of the complex is Neil, the manager. I've dealt with *many* shitty landlords (who expect full rent on time, but enforce none of their own rules, often trying to blame the one reporting the issue just so they won't have to get out of their chair and actually do something), but this guy is *never* that. As busy as he is, he always takes time to explain everything, and works with tenants about whatever's going on. Another nice thing is maintenance. It used to be terrible: one would call a separate phone line to get a *nasty* woman who did everything in her power to avoid work (and that's if she even showed up to answer the phone at all). Excruciatingly condescending as well. But in the last few months, the main office - in other words, Neil - is now the maintenance line, and they get things done FAST. Sometimes within minutes of calling *fast*. It's also not a bad location: extremely close to the River Rd & Beltline intersection, and so pretty much any necessity is within walking distance... and yet not close enough to the traffic to actually hear much of it. And in the other direction is a short-ish walk to the river and its paths. So why less than five stars? For one thing, the buildings here are 40 years old, which isn't something I would normally notice, except that cigarette smoke comes right up through the floor *everywhere* in the units. It's so bad that you can clearly tell exactly what part of what room your neighbor is in. Apparently this is something beyond maintenance's ability to fix, though I suspect that they're waiting to just tear down and/or remodel this whole complex eventually. Another issue is its proximity to the river (a double-edged sword, really): Eugene is saturated with bums who use the paths down there as a highway, and these apartments are more/less right on the way toward River Rd... which means a variety of filth passing through at all hours. I wouldn't call it dangerous per se, but my roommate's bike did get stolen right off the balcony here (during the dinner hour, no less!). And I can see from other reviews that this is nothing unusual. Overall I would definitely recommend this place - this unit in particular - but I just can't quite give it a full five stars. Like most apartments, it's overpriced, you can hear people through the cheap walls, etc. But all things considered, you could do much, *much* worse.

SERIOUSLY CONCERNING For the last month, The property management company has been towing cars at 6-7AM as they work on black top with lack of sufficient notice or warning. (Like an email day of with no diagram of what areas of the apartments is going to be worked on or at what times or days). Let alone the physical and emotional damages from the off gas of the sealer and chemicals being used for the asphalt. Which has been scientifically proven to do neurological damage and a reason the crew wears MASKS! Not only that, it's surrounded by homeless who steal packages off your porch. PLUS the office KNOWS this and UNWILLING to accept packages in their secure office. Yet they have the AUDACITY to ask for $1800 for a dated run down 2 bedroom apartment. Greed at its finest. Go elsewhere. I'd love to sue this place and the management company, for the years of suffering and discrimination. Including, taking advantage of most of my neighbors who have disabilities and or on Section 8 housing vouchers. We all deserve better. WE ARE HUMANS NOT NUMBERS!

In our case, we weren't moving in for 6 months still and realized our plans changed. They wouldn't allow us to back out, even though we had newly signed way far in advance. We tried to fill the space, we called them repeatedly. Finally I sent them this legal info on their responsibility to find a replacement. They finally started helping us out and found someone - but that was six months of unnecessary stress. I found the whole thing quite predatory and greedy. I don't think most new tenants read the whole of the lease agreement and realize what they are agreeing to. They make the contract so long and wordy it would take about two hours to read it through thoroughly. Be careful people. Read the fine print.

I'm a friendly person; I always say "hi" and smile - which I did coming in but the bartender had her nose buried in her cell phone not bothering to even look up then I tried again on my way out with a "TY!" but once again she didn't bother even looking up! Lights and cameras have been updated to support the exterior security of the parking area, which I know is limited but it is what it is. The old nasty hallway carpets have been removed and the plank flooring looks marvelous. Thank you. I see a lot less spills now. The staff is wonderful from management to environmental services. Great Team! You did a great job in your selection of people. Now about those numbers and stalls continuing to be painted...lol. One more item of discussion....for Matt E. your rating is awful. There is no bait and switch. What I witnessed online (back in 2019) is what I saw in person before I rented (back in 2019). His apartment was close to work and shopping. He had a studio apartment and it was a great size for him. Staff and maintenance at Chase were great. One thing that stood out with Chase Courtyard was that he did not lose electricity when Eugene was hit with a severe winter storm that knocked electrical power out in surrounding areas. Our son had told us that his coworkers had no electricity when that happened. Chase is gated access which he liked and receiving packages was convenient. His favorite part though was having his balcony! We would recommend Chase Courtyard to anyone wanting to be near the university or just centrally near everything.
