    Oven was in complete disrepair yet they charged $100 for "oven cleaning" when it was spotless upon moving out.

    Could give 0 stars if possible. DO NOT LIVE HERE or for any properties managed by Horizon. These people are absolute slimey scumbags and the front desk ladies are rude and disrespectful. They do not care about their residents and only want to charge as much as possible for some of the lowest quality housing in all of Eugene. TAKE PICTURES WHEN MOVING IN! If you decide to subject yourself to the hell that is living here (I do not recommend for anyone) make sure you are prepared for the bs, homeless people wandering around the property, constant pointless yard work, bugs and other critters/animals and construction at all hours of the night. The unit was in complete disrepair when I moved in and when I moved out the unit was in far better condition yet they still tried to charge me $500 for cleaning! They also charge $100+ a month for utilities when it is only $10-15 of fees for gas, electricity, water etc.

    Amazing security

    This place is the definition of trailer trash. Homeless people all around constantly breaking in to cars and stealing packages. Management doesn't care at all I was told that it was my fault my car got broken into by a homeless person and I shouldn't have parked it in their parking lot lol. Their "high speed internet" averages 303 ping, 3.12 download and a whopping 0.01 upload! Not to mention cops are always here due to the violence. Their night patrol might as well be Peter griffin with how lazy they are. I think the worst part about it is the owners insufferable attitude when talking to clients. Run far this place sucks

    Key left in door by maintenance

    I don't even know how to begin to describe my frustration with this apartment complex. I put a maintence request in to have my fridge looked at because it's not working properly. Anyway, this is not only the second time I've had to now do this and it's still as of this morning not keeping things at a proper temperature. Yesterday, about 4pm my boyfriend and I had gotten back to my apartment after running errands and getting a few things done that we needed to in preparation for our son. When we arrived maintence was still in my house, which is fine and I've been there before when they have gotten around to finally half-assedly completing requests. But when I had gotten home it, it seemed like he had been there about an hour if not longer, because almost all of my freezer stuff had spoiled and sitting out on my counter. As he "worked" on the freezer, which wasn't the problem with the fridge. We waited another 30 minutes for him to leave. He didn't clean up, in fact he left the fridge still out from against the wall. If it was just myself there I wouldn't have been able to push it back into place. My boyfriend and I cleaned up my kitchen, and then took a nap. We got up from our nap around 7pm. We were not planning on leaving the house again until the next morning. We had no reason to. My neighbor called me after we woke up from a nap asking to borrow something and I walked over to give it to them, at my amazement and honest shock the maintence guy had left the key to my apartment in the front door. Which meant the 2 hour nap we took the front door was locked for no reason. And if my neighbor hadn't asked to borrow something we wouldn't have noticed until morning, so the door wouldn't have been easy to access for anyone to break in to my house at any point in the night. This neighborhood has been known for break ins. Most of the time I am actually at this apartment by myself, since I currently do not have a roommate. On top of that, I am 7 months pregnant, and if I had been by myself there's no way I would have been able to defend myself. And that person would have gotten in with a key. Do not move into stadium park apartments if you want to live safely. Do not move your children into stadium park if you want them safe. It's been nearly 24 hours since they were in my house with the key, and no ones even contacted me to ask if the key got left.

So from the moment I called to enquire…read moreabout the place, Jeff, the property manager was extremely accommodating and a pleasure to speak to. My wife needed to stay for 1 month to take a summer course so she rented one of the larger offerings for single people (king size bed). I stayed with her just a week and then let her stay the rest of the time alone because I needed to return to Austin, TX for my work. Jeff was extremely accommodating with us and was a wonderful manager! He even gave us free parking for the week I was there, and also gave me an extra set of keys and did not charge us extra for this. He didn't have to do this. After our initial welcoming to move-in, he contacted us to ask if everything was ok. Which was a nice touch on his part. At one point we needed tips about sightseeing in the area and he spent upward of 1 hour telling us all about Oregon and the area surrounding Eugene. This shows how warm of a person he is and how friendly. I like people that are communicative, friendly, and warm as he is. It was nice to deal with him. And I felt he was genuine as a human being and genuine about his demeanor, which made me feel at ease with the whole establishment he is running. The place itself is clean and very nice to stay at. The food is great, the rooms are well decorated and very cozy. It feels like a hotel (in terms of cleanliness and modernity).. but it isn't. It's apartments with real people living there for extended periods. It's better than a hotel and better than a dorm, in my humble opinion. The laundry IS FREE (despite what another reviewer said). And the food options are stellar. They make great efforts to try and accommodate you if you have a special diet. We loved the food. Tommy is one of the cooks and he is a lovable giant. The other cook is this fit lady in her 30s who was also nice but I never got her name. Both of them made great food. I especially loved the custom salad dressing that the lady made every day -- it used all natural olive oil, apple cider vinegar and various condiments and was NOT artificial stuff most people end up putting on their salads due to lack of healthy options. The fact that one of the cooks made custom dressing every day goes to show you that the cooks here care about the quality of the food they are preparing.... and Tommy's omelettes in the morning were always great and filling (I tend to be ravenous in the mornings .. and the omelettes hit the spot perfectly). I cannot say enough great things about this place. Positive vibes, clean, nice staff.. cozy rooms with good sound isolation. Close to campus. On a quiet tree-lined street. I think it's a steal for the money they are asking. Really really greatly impressed with it all!

My room looked straight out of the late 80's early 90's. I still had a buzzer in my room. Shower and sink had VERY low water pressure. A/C unit was older and very loud - Food was not great. I respect chef Tommy, but I feel like more effort could have been put into the food. Sometimes I would get very tough pieces of meat, undercooked rice, etc. I would write on the feedback forms, but nothing changed. I did not feel comfortable talking to him in person. - vacuum cleaned was super old and did not pick up dirt as well - lack of socialization: I wish there had been more social activities for those of us who need it. I need my time alone, but too much can cause a strain on my mental health. There were only two times when we had social activities while I was there Again, maybe it COVID wasn't a thing, there would have been better meals and better amenities, but it just wasn't a place I enjoyed being in and my mental health suffered a lot. We pay a lot for this place and it simply was not worth it.

    1. The A/C system for the whole unit is in the front room similar to a hotels. Each individual room…read moredoesn't get any air conditioning and get hot as F. So if you plan on having your door shut you're going to burn up in there. 2. Security doesn't stop anything, often they're sleeping at the front desk. I had bike stollen while security is there, roommates car broken into, both of which where in our locked parking garage. A diamond cutter was used to steal my bike, it was about 40 ft from where security sits at night, how do you not hear that grinding my cable and U-lock? 3. Homeless village across the street, if you don't get in building parking that's your other option... and there's like 30 of them scum bags there. Often scoping cars and taking poops in the parking lot. 4. They entered my apartment like 8 or more times during the year for "checks." I have never once had an apartment check every 2-3 months in my unit and have to enter my room each time. 5. I clearly stated in my lease my dog does not get along with cats and I will not move in with a cat. I would simply find another apartment. They guaranteed me I would not get someone with a cat as a roommate.... a few months into my lease they moved a kid 14 years younger than me (I'm 34, he's 20) with a cat into my place. I messaged them 3 times and not a single response or follow up. At this point I was over it. I stated my dog has killed animals and chases cats. They did not care. Also why put a cat in my place when about 60 units are open currently? 6. If you're Looking for a cool experience for college, (I was not, I was here for a nurse program and then to leave asap) this isn't the place for you. Most units are empty and you'll probably end up being alone for the entire year and hardly see anyone. 7. The TV and speakers on the roof don't work and for 2 months the hot-tub was closed due to kids bringing glass up there. 8. My whole floor smelled like trash, it got better for like one month, when they "fixed" the issue, then smelled like trash for the last 4 months again. Often the trash room would just have the trash set there and no one will use the chute. Numerous times I would open the trash door and it would be piled 4 ft high and often fall out and then there would be a pile of trash in the hall way. I would tell maintenance and it would usually take a day or two to get cleaned, I often had to do it myself as the trash room was near my door and I couldn't pass all the trash in the hall way to get to the elevator. 9. If you get locked out it can take hours to let you in and they charge you 50$, kind of horse shit as I asked to purchase a second key and they refused to give me one. Each door locks when I shuts behind you, so never forget your key, ever. One time my electronic key broke and I had a flight to catch in 2 hours. I called and called and the person didn't pick up to let me in for about 2 hours, I seen another worker pass the front lobby and she said with a laugh "idk if the worker will pick up she was out late". This is the only time I was thankful they put a roommate with me as he let me in and I used his key to get my stuff out to my car and pack for trip. 10. Again, the A/C Fing sucksssssssss my room was an average like 70-80 with the a/c on full blast. 11. Has a pool table in the study room so if you're studying and some dumbdumb is smashing balls, good luck. 12. Weight room is nice! 13. Probably more but that's all I can think of right now. Maybe if they responded or followed up with simple requests or maintenance it would be so bad, but for the price point there is wayyyyyy better options. I stayed at 13 olive before this and I was pissed about there but the units are bigger, the a/c works amazing and there is a parking garage you can walk to and usually get a spot on your floor, also only 50$ to park a months. The fives is 200$ to park at the building, and the spot I mentioned with the homeless, cost 168$ monthly. The outside areas are bigger at 13 olive, but way more trashy and dirty people live there. I would pick 13 olive.

They always come with a smile. The building itself is always well kept up and although the amenities were not open all the time due to covid, the staff did everything they could to make it feel like we were getting out money worth. The only tough part is parking and how far the structure is however it keeps the cars safe and really is not that big of an issue. The roomies are all good size and the kitchen is nicer than any other places in Eugene. I highly recommend 2125 for the living situation as well as the friendly staff.

On a few occasions we have had maintenance requests be "resolved" despite no one entering the unit to address the problem. The people in the front office are often nice but very unhelpful. When confronting one of the managers about a safety concern regarding one of our roommates and direct violations of the lease agreement, we were continually lied to and then ghosted. Although having proof of illegal and dangerous activity, the manager did nothing, making me and my roommates live in a dangerous situation for months. They do not care about the safety and well-being of their residents. There is almost constantly construction, affecting our standard of living and access to amenities that we pay for. Parking gates are consistently broken while we pay over $100 a month for gated parking. The apartments themselves are decent but cheaply put together. The walls, ceilings, & floors are paper thin, so expect not only to hear every time your roommates moves in the common spaces from your room- but also everything your upstairs neighbors are doing as well.

It is nice to be surrounded by adults and not party animals. Being close enough to be able to walk or bike to campus is a plus for sure! Yet we are far enough away from the campus party scene. Second, they gave our packages to the wrong renting unit and do not check IDs when picking up packages (illegal). Third, they do not care if you have mold in your housing unit (illegal). Nor do they care if your fan is broken which causes a large shaking/rattling for our upstairs neighbors. We cannot keep our fans (kitchen or bathroom light) on or "use them in excess" due to the rattle and disturbance. We are hardly home and we were questioned about our bathroom use. On top of this, the workers consistently surveil the units and misreport FHUA violations in what seems like a "hazing". On top of this, they charge more than other housing units to move out due to only holding a $100 deposit. With such a low rental price and down deposit, they take advantage of graduate students, particularly international students and BIPOC. DO NOT RENT from Spencer View unless you absolutely need to and BEWARE!

The front office holds a bunch of different celebrations that residents and their friends can attend for free and it's always well thought out by employees. Anytime I needed something, the office was very quick to respond. I rented furniture from them and it was pretty comfortable and relatively cheap compared to other places. Lastly, they don't charge you and arm and a leg when you move out because of normal wear and tear. My only suggestion for management would be to clean the stairways better!

But, I was told that the same leasing managers deal with all of their apartments in Eugene. Not sure I have ever experienced worse customer relations... on a corporate level. The people I talked to on the phone certainly weren't rude. Annoyed that I kept asking questions. Annoyed that I didn't just accept that this was "policy" and I wanted an explanation why they gave different statements in the past that were later proven to be lies. I never raised my voice, I was never abusive in any way. I just calmly pointed out times when they had intentionally deceived us. Now, they did hang up on me twice. Claiming both times that it "must have been a disconnect with the phone line" or something. So, there is SOME level of rudeness there. Or, willingness to continually lie when it's convenient for them.
