He is a competent professional and trusted contractor with a solid team of subcontractors who have been doing this work for decades. With this renovation, we brought our 1912 Craftsman bungalow down to the studs. This was a full-gut renovation that involved replacing all mechanicals, drywall, new bathrooms, new kitchen and doing a primary bath addition. With Gary's construction expertise, we were able to restore the home while maintaining its original charm and bring our design to life. Some of Gary's many contributions included framing a new tray/drop ceiling, installing custom window and door casings to match the originals. He also rebuilt the front porch railings and reinforced the porch ceiling so it would accommodate a porch swing. He built our backyard studio shed in just a couple days and it's adorable. While nearly everything is new, you can't tell. And that is a compliment to the quality of craftsmanship. Gary doesn't cut corners and it shows. It is very important that you trust your contractor and that they have integrity and do what they say they are going to do. Experience is also very important. Gary has all of this. We will definitely be calling Gary for the next house we buy. We can't recommend him enough.

    Roobik has come to my house a total of three times…read more 1. He came to my house to install an outdoor outlet, which I did use him for (and tipped) 2. He came to my house to give a quote for a job I didn't use him for. 3. He came to my house one additional time (and now last time), to give a quote for a subpanel install outside. Within a few minutes of the third visit, after observing unrelated electrical work he didn't perform for me, he uttered something to the effect of "I've come to your house 2 or 3 times now and given you a quote, and you don't use me. I'm not going to provide a quote without charging 2 hours of labor, to measure the distance of the cable runs". On its own, a ridiculous statement which no other electrician has asked of me, as I have had other electricians bid for this job already that have no issues with taking out a tape measure and providing an estimate within a few minutes of being onsite. At the end of the day, I invited Roobik to my house in good faith, to provide an estimate for what will amount to several thousands of dollars of work, and rather than provide a quote, I got lectured and instructed to get a quote from the other electricians that have worked on my house. There are many electricians/contractors that aren't going to chastise you for not sending every job their way, I recommend you find a different electrician as this last (and final) interaction was baffling, unprofessional, and uncalled for.

We ran cables from the modem to two outside camera locations and the detached garage. Roobik quickly gave me reasonable quotes after his site visit so I decided to work with him. On the day of working we had few different tactics to run the cables. Roobik thoroughly analyzed the tradeoffs until we agreed upon the best solution maintenance/reliability/cost wise. The attention to detail was great. See how he tidied up the cables nicely as well as ran conduits in a clean way with silicone seal to avoid water etc intrusion. The overall price was fair as well for the time and the material spent and the quality of work.

    Awful customer service... We needed a septic inspection for our escrow and called Gopher since one…read moreof our new neighbors uses them. Yvonne was so difficult to work with. As we were scheduling the inspection via email, we asked her basic questions (what time, how long will it take, whether I need to be present, etc.), and she never addressed them at all: she would just repeat the same reply of "my manager will be there"... We even responded with the questions listed out in bullet points to no avail. Luckily we found another septic company that was so much better (customer service, expertise) after, and we will continue to use them in the future.

    This company was hired by the realtor that sold the house to us back in 2018. They inspected,…read morepumped, and re-certify the septic tank before they put the house on the market. Read the report and paid plumber for my own independent inspection. Found out there were root intrusions between the drain pipe coming out of the house and up to the septic tank. I gave them copy of the report and they said they will fix whatever needed to be done. I specifically requested to replace that pipe because I wasn't comfortable with having "minor root intrusions" as they coined it. Minor intrusions for me means the pipe is broken and dirt is going inside and roots are growing Six months after, we had a sewer back up inside the house and found out they didn't replace the whole pipe and also learned after digging by the company we hired that one segment of the pipe coming out of the house had holes and was never replaced.

    We hired New Dawn Construction to renovate two rental apartments in a building that's over a…read morecentury old -- two kitchens, one bathroom, and a rotating cast of surprises that come standard with any pre-war LA structure. The project ran about six months. The short version: we'd hire them again. The longer version: Jacob, the design lead, is the reason we went with them. He has a genuine passion for old buildings and pushed to preserve original details that another contractor would have torn out without a second thought. That instinct matters when you're working on something irreplaceable. Ken managed the project more quietly but kept things moving. And when issues came up after the job was done -- after the final check had been cashed -- Jacob, Ken, and the owner Sage came back and made it right. That's not nothing. That's actually rare. Were there setbacks? Yes. If you've hired contractors in LA, especially on older properties, you know what you're signing up for. New Dawn isn't immune to that reality. They're not the cheapest option and not the most expensive either. But they're the kind of crew that stands behind their work, and in this city, that's worth writing a review about.

Not sure what is going on over there but if they are not returning calls now just imagine what would happen if you are under contract with them! I feel I dodged a bullet.

    FormLA was taking care of my front yard since January 2018. I fired them recently for flagrantly…read moreignoring my very specific, detailed instructions on what _not_ to cut back in my yard. Over the past 18 months, though, I had several problems with them. On their first visit, they removed dormant milkweed plants. I had specifically pointed out that these plants were dormant, not dead (although, being "native plant experts", you'd think they wouldn't even need to be told). They replaced the plants, but the replacements still haven't gotten as big as one of the ones they had removed. I asked them to focus on weeding the parkway areas. Being on a corner lot means there's a lot of parkway, and while I do have lippia planted there, the weeds were also quite present. Months went by and it didn't seem like they were doing anything about the weeds. When I finally asked one of the workers to focus on that, he complained, "That's going to be a lot of work!" Um, that's literally what you're being paid to do (and paid nicely -- $375/month for 18 months is almost $7000!). The workers would cut back my plants far too much, even though I really like the jungle look in my yard (and said so from the beginning). They also didn't pay attention to the seasons, so some things that should've been cut back when dormant weren't cut; they just like sculpting and manicuring the plants, as far as I can tell. The last straw for me was when I specifically told them not to cut my artichoke plants (not native, but still had edible parts growing on it) and my coyote brush (overhanging a path that isn't used much, and probably could be tied back instead), and only lightly trim the black sage. What they did instead was a complete massacre of my plants, and now that we're entering the slow growth season, I see my horrendously bald front yard every day and regret not firing them sooner. If you don't care much about your plants, or your money, you found the right landscaping company!
