Horrible service from Rhiannon. Called to ask some questions and get clarification about a situation with the building and got rude and sassy responses. She would raise her voice and talk to me like I'm dumb or a child. I called back to get her name and her managers info to file an official complaint and it escalated to an argument that went on for a good 5 minutes because she wouldn't give me the info and denied acting the way she did. I work in customer service answering calls daily so I know the expectations. For a customer service rep to argue back and allow the situation to escalate the way it did is crazyyy. I've also read other reviews and she was mentioned before for the same thing within a year so it seems like this isn't just a bad day, it's who she is. BUT, I gave 2 stars instead of 1 or zero if I could because once I was able to get the info for her higher up, Brian, I emailed him immediately explaining what happened. He had given me a call within the hour (which I highly appreciate) and apologized about how my call was handled by her, and calmly given me the info and clarification I was looking for when I originally called. It was quick, simple, and respectful. I wasn't sure if anyone was going to respond to my email at all and I wasn't expecting it to be that quick either so I really appreciate the urgency to make the situation right. read more

They've been rude, unprofessional, and incompetent. Basic requests go weeks or months without resolution or even a response.

Elevator broke down over half a year ago, probably close to a year at this point, and during that time period these guys posted ONE notice about what they were doing about it in July, then goes radio silent after. Had to move out from the 4th floor with the broken elevator and paid for services I didn't need had it been fixed in a timely manner. But, they did tell me over the phone that they aren't responsible for the elevator issues. You know, the "property management company". They also told me that there would be another update posted at a later date. Said date was after our move out date, which they confirmed at the beginning of the call. Very helpful information! It is what it is, if you're renting from these guys, pray to God your elevator doesn't break down I guess. Good luck to my former neighbors living another year without an elevator. read more

Three years after hiring Cadmus Properties, our HOA is just about on life support and our HOA insurance premium is going up 300% due to Cadmus's refusal to enforce our governing documents and house rules, and conspiracies to defraud the Owners out of fire insurance money, among other devilish deeds. Our property looks like a slum, we have water under our roof membrane, leaking into our building, and Cadmus's preferred regular bandages, are the most expensive and the least productive. Our legal issues could be secretly mounting due to Cadmus's conspiracies to defraud the Owners, motivated by the 3% Cadmus takes. However, simple things like changing a few light bulbs are challenges for Cadmus. Cadmus's newest revolving staff, with all new email addresses, continue to call Owners and send emails regarding issues the board should decide. Cadmus is not a learning organization and after three years, the best they can do is continuous on the job training, which constantly has the be corrected. Failure appears to be their standard. Cadmus is a family business-- the dad, all the brothers, and more. They have not only been in the management company for decades, they are also real estate investors themselves -- they know the Hawaii market and have impeccable resources. We count on them to recommend everyone, from contractors and subs to parliamentarians, and we rely on their experience and advice on issues like termites and budgets and reserve studies, keeping property values high -- all that help our AOAO to thrive. But my favorite thing about Cadmus is they are honest. And they are professionals. Our last management company assigned to us a property manager who, it turned out had 8-10 federal tax liens and at least one state tax lien and personal bankruptcy. This is the "expert" who was guiding us with (unsound) financial decisions. And who we could never trust information or advice he gave. He had no experience in real estate. And could have -- had we not been very closely looking at what he was advising-- run our association into bankruptcy. Cadmus is honest, and they know the business inside and out. No company is perfect. But I can't imagine any better company. We have had Cadmus now since 2013. read more

I'm an owner in a building they manage. These guys are absolutely terrible. My gripes: 1. They don't even bother to answer the phone most of the time. Mind you I'm talking their main number 808-531-6847. It just rings and rings. No option to leave a voicemail. 2. The guy in charge of the building, Chey Paet, is horrible. I've left him messages on the rare times I've actually spoken to a human and he never calls back. 3. I sometimes get an email back. Half the time I don't. 4. They've charged me a $100 fine for some contractors leaving a little dust outside the door. I asked for evidence of this (time stamped pictures showing it was left like this upon completion of work). No reply 5. They charged the fine via autopay on my monthly bill, which I didn't authorize. I don't know why they would do that since they clearly say the fine can be appealed. 6. I also asked to be taken off autopay and again no reply In short, poor communication. If I was an owner looking for a property manager, or an AOAO looking for a managing agent, I would not hire these guys. read more

Having Cadmus manage our private neighborhood is a nightmare. They are relentless in collecting their monthly dues regardless of the financial climate, example: the damn pandemic. Incomes have lowered yet they are ruthless in collecting and have no remorse in adding late payment fees. Before you even realize youre hundreds of dollars in debt to Cadmus and then theyll report you to a collections agency. This cycle is extremely toxic and detrimental to homeowners and renters in my neighborhood. I also find all of this ironic considering Cadmus doesnt enforce the rules for the neighborhood, like what are our dues even paying for? Would not recommend utilizing this company. Don't do business with Cadmus Properties. Cadmus Properties, a property management and real estate company represents condominiums and purchasers/sellers in real estate transactions. They sent an invoice to the owner of a condominium unit they manage for over $4,400. The invoice stated it was for remediation and renovation per estimates. There had been no estimates ever provided, nor an onsite owner review of what was supposed to be remediated and renovated ever took place. Therefore, whatever unknown work that was billed was never authorized by the owner. In the end, Cadmus Properties is demanding over $4,400 for unknown work that was never authorized. In contesting this billing for over 3 weeks, the owner has requested the names and addresses of the board of directors of the condominium association from Cadmus as part of Cadmus' fiduciary responsibilities to the owner on behalf of the board of directors. Cadmus continues to refuse to provide this information to the owner. Their only response is that the board of directors will consider this issue at their next board meeting, but Cadmus will not say when that board meeting will be. In the meantime, they will charge interest and late fees for non-payment of this bill. Do not hire this company for any property management duties or real estate (realtor) sales or purchases of real estate. They are not responsive to owner requests and rely on penalties and interest on these unauthorized bills to intimidate owners into paying them. Condominium associations as well as individuals should avoid this company at all costs as they could put associations/individuals at risk for a lawsuit. In this instance, it could lead to a fraudulent billing lawsuit. read more

By far the best management company around! I had a condo. I was the board president for about 10 years. We sought out a management company because our previous companies were horrible!! We had Management Specialist, Hawai'i First, and then Associa. All would talk a great talk and never follow through with anything. Associa even tried to pocket a few thousand dollars of our laundry money when we left them. Omg Just horrible! Our Board VP found Cadmus. What a great find! They are a smaller company but they know how to follow through. It's a family run business and all are very respectful and personable. I dabble is realestate and I wouldn't mind working with this company... that's how great they are! Lol Price is manageable for a small condominium. They take care of everything. I was very hard to deal with as president as I'm very particular and somewhat OCD. They were very accommodating with me and did anything asked. Cadmus managed our AOAO for about 3-4 years. They still manage it but I sold my unit and moved on. Chea our agent was almost always on top of things right away. It's hard to manage condominiums. I give props to this company! Cadmus Properties First off took a while to start ordering the condo docs. Finally when getting a link to order the docs, it took 9 days and counting. Chea confirmed that the condo docs will be coming to me that day but nothing came and no call or response. It is now the 10th day and no condo docs or response. They took my $420 immediately and have not delivered on the promised 6-8 day turn around. This affects the closing of a unit for both the buyer and the seller. Very unprofessional and disappointing. Not only are condo docs expensive and aoao costs high, this type of service is just unacceptable. read more

The receptionist asked me to hold while she spoke with the account manager (Jeimy) who instructed the receptionist to tell me to email her. I thought that was unusual, but complied with her request. Jeimy never responded or even acknowledged receiving my email! And they wonder why their one star ratings far outnumber their five star ratings! read more

Can't emphasize enough how bad this company is at property management. I can't believe they are still around. All work is done by family members and they consistently ghost tenants. Waited almost 3 months for a service request. They won't reply to emails or calls. Their plumber totaled my roomates moped and they wouldn't reply to us for weeks just to say it's not their issue to take care of. They will take advantage of tenants. As a condo owner and a member of the Board of Directors at a property managed by Cadmus, I can attest that Cadmus is hands down the best property management company that our Association has dealt with. Cadmus is a very professional company that provides good property management for our small Association. As a small Association (24 units), we have always found it difficult to find a good property management company, often times feeling as we weren't worth the time of most companies. Not so with Cadmus! They are very responsive, always have solutions, and give great advice. We have also had great experiences with all of the contractors they have recommended. Since it is way past the 14 days I am entitled to my full deposit & the owner JEIMY PAET is refusing to give it to me. She also did not show up to our walkthrough TWO TIMES. Not sure how these guys stay in business ‍ had the worst experience with our PM. It took her over a month to get our mailbox key, she claimed she didn't have a spare key to the front door when the key was lost. Giving the benefit of doubt, I trusted that sh!t happens and we would just need to rekey the door (mind you we were locked out of house for over a week, we couldn't afford to pay for a locksmith at that time because the rates were over $200) neighbor claimed over our balcony to unlock the door because he felt bad.. then suddenly after we did that, the PM gives us the original set of keys!!! Cadmus was the manager for a apartment I rented and they were amazing. When something needed to be fixed, it was. They also had an iPhone app that I could pay my rent and submit maintenance requests through which was super convenient. I really appreciated their quick response and attentiveness to my needs as a renter. I would highly recommend this company. read more

I am baffled as to why this company has such terrible reviews. I found Cadmus at the BIA show and I was looking for someone to replace Associa who are the real crooks of property management. At the time I owned multiple properties managed by Associa and was on their Board of Directors. I watched horrified as the advice Associa kept giving was putting us further and further in debit and even got us into a lawsuit. I was beyond pleased when I found Cadmus. The took over the management for both properties and have steady putting us on a clear path that leads us directly out of financial rule. I think people who dislike this company have obviously never really dealt with any of the other management companies on island because these guys actually care, offer great advice and are not afraid to make tough decisions for the best interest of their homeowners. They look the other way when people are running a business on properties they manage that shouldn't. Clearly they are friends with these tenants and won't enforce condo rules. The company is also a joke, not only is Casey a piece of work, so is their administrations. Lived in a building managed by them and amenities(trash chute, wash/dryers, elevators) would take MONTHS to get fixed. The ladies in "different" departments pass you off to each other just so they don't have to answer your questions. Last minute notices regarding construction works and water shut-offs. Casey never ever picks up his calls or answer his emails. He tells you he'll get back to you, but never do for weeks. Always just talks, no action. This company is a perfect example of businesses that hide behind the term "local" to seem appealing in Hawaii. Being a "local" business should mean you run your business with pono and show aloha to everyone especially to the Kama'aina. So if no one is at your business and the parking lot is empty, maybe showing some aloha and letting someone spend 5mins in it might be okay. However, running out of your business and yelling at them while pounding on their car is not okay and that was my experience today with Caesar Paet. The best example of how he runs his business is that he pulled out his phone to take a picture of me and my car to probably do some sort of shaming which probably isn't the Pono thing to do. That sounds like something a mainland business would do but not a true local business. This company used to manage our condominium for years and I noticed a huge difference when we finally hired a new company. For the first time in years, I feel like our maintenance fees are worth paying because there are so many improvements that are happening with this new company. Cadmus just collected money from us and made visits like every few months or so. One time this lady from Cadmus was on our property and yelled at my neighbor's grandchild for visiting with her dog. I get that our condo is a "no pet" property, but I felt bad for her since she was just trying to visit her grandmother. We nicknamed that worker "Cruella de Vil" because she was mean, confrontational, and literally had black hair with a streak of white down the middle. It's so funny, but what's even funnier is that ever since we got rid of Cadmus and hired a new management company, our building is in the process of being repaired and repainted, they communicate very well with us about what is happening, they are nicer, more professional, OH AND GET THIS, just yesterday our fire alarms in the building were tested! I NEVER KNEW WE HAD FIRE ALARMS IN THIS BUILDING BECAUSE CADMUS NEVER TESTED IT. read more

Caesar Paet, the principal, is one of the most erudite persons I have met, always willing to share his knowledge concerning a wide range of subjects. He and his company have handled situations ranging from lease-to-fee conversion, the financing of our property's CIP projects, negotiations with various suppliers ranging from heating and water projects, building security, PV systems, and the installation and utilization of cutting edge fiber optic technology throughout our building. His preparation of accurate budgets have enabled us to keep maintenance fees at a very reasonable level, with no assessments or other surprises to the owners. Cadmus Properties has taken care of all problems that have arisen in a admirable and professional manner at a very reasonable price.
