They should be ashamed of themselves for teaching their younger family members how to rip people off. The place we rented in Loveland was really run down and dirty. We spent 2 weeks cleaning it before we could move it. We latterly gave them over a hundred pictures proving how bad it was. They promised they would repair the deck as it was dangerously falling apart. Of course they never did. We had to move because the Owners wanted to sell. We took very good care of the place. When we moved out it was really clean. We hired a cleaning company to come in and go over it again just to be sure. We also hired a carpet cleaning company and a landscape company to come mow. They cut a tree down right before we moved out leaving wood all over the yard. They took $700 of our deposit for a huge dumpster. I went by after we moved out and they have a very nice deck out back. When we moved out they would not come meet with us to do an inspection. They said the Owners would do the inspection. Our deposit was $1,800. They gave us back $600. Of course they took so long to send our deposit back that we needed the money so we didn't go to court. Jenn was responsive and helpful. She would follow up with us on the more important requests send through the renters' portal to make sure that maintenance was taken care of. Brian was also super easy to work with the few times we were in touch about lease questions and such. Renting from big property management companies can be such an awful experience, so we especially appreciated working with both of them. Also! We just got our deposit back, and they included itemized receipts with it. That's key as a renter, since there will inevitably be something to quibble about with the deposit.

Today, end of May 2023, I had a voicemail from Cecilia saying they were about to put a lien on my home for unpaid HOA dues despite having previously sent a certified letter. News to me *again* as I had not received anything in the mail, nor did I ever sign for mail from APS. I told Cecilia it's frustrating to have radio silence from them (again, no emails or mail), to then be threatened with a lien via voicemail. Cecilia interrupted numerous times, reading off an email address that I've never heard of, and insisting she send me proof. When I tried to ask why, when getting zero responses from me, they never called to see what the issue was, she interrupted again yelling that I should know better. I asked to speak to her boss as I wasn't going to continue to argue with her about APS' communication issues, and she laughed and said gladly. Pretty sure she passed me to her desk mate, as Joel deferred all my questions to having to go through Cecilia again. No links to pay online, no apologies or amends, it's their way or the highway. It's insane she has a job, it's insane she can act like that on the job, and it's insane APS is still in business. Being there felt wrong considering I didn't go through any background check and yet there I was being walked through their home and personal belongings. I applied, although I could not get a good feel for the place since their furniture was in it, the walls were pretty dingy, the carpet was stained, and the windows were decorated with the tenants blinds and curtains. The kitchen floor was in really bad shape with a giant gash deep in the linoleum. After I signed the lease and picked up the keys, I moved in only to find that the condition of the walls, carpets, and windows were exactly the same as when the last tenant was here. In fact, the dingy blinds and curtains were still on the windows and the carpet had a big red stain with bleach spots throughout the rest of the apartment. The walls were filthy with nails and holes in them. Half of one livingroom wall looked as if they started painting it, then decided to quit. When I called the office about the condition of the place, they told me "that's just the way the apartment comes" and that I had five days to turn in my check-in list and report any issues. I did, but I never heard back from them. When I followed up I was told someone would reach out to me but they never did. They also charged me a prorated utility fee for the time before my move-in date, which I trustingly paid. I learned my lesson hard but quick soon after. Four months into my lease I get a notification that Henderson sold the property to Evergreen Management. Henderson sends me a notification that I owe them $50 for them transferring my deposit to Evergreen Management, and that if I didn't pay l would face some sort of penalty. Since I'm in no way liable for whatever action they took with my deposit, I called their bluff. It's been seven months and they never bothered me about that again. Now I have to worry if this new Evergreen Management will give me my full deposit, or try and charge me for the condition Henderson left it in. The second star in my rating comes from the fact that they smiled at me a lot.
