Pros:
Great location. Very easy access to I-25 and trails, as well as low traffic routes to shopping and restaurants.
Newer construction means access to gigabit fiber. For work from home individuals, or those who have cut ties to cable and satellite and do a lot of streaming, this is a huge deal.
Maintenance and office staff are top notch. They are very quick to respond to and resolve all issues. If it's one of those situations where you can't reproduce or easily demonstrate the issue, they will always give you the benefit of the doubt and do what they can to possibly remedy the situation.
Great mountain views from the upper level apartments (this comes at a cost. If you're a west facing apartment your A/C bill will jump because of how hard the sun is on the apartment. As well, buy blackout curtains if you plan to use your television after 4PM).
Amenities offered. This has a similar point in the cons, but to keep postie on this end, there are a lot offered. Car wash, dog park with wash, garden beds, a clubhouse with gym, theater and bowling, pool and hot tub. You do get a lot for the amenity fee, if you use all of the amenities.
Cons:
Poor construction decisions. The apartments have awkward rectangular cut ins on the corners of every building that eats up a part of the second bedroom/living room spaces. This wasn't even a cost saving measure as the additional flooring and roofing materials are trivial. This causes the living rooms to only have one location that a television can be set up, which is directly across from the glare in the windows. As well, every cabinet and floor is made of the value budget brand laminate. Every single cabinet or drawer, the corners of the laminate are peeling off and snag on everything from clothing to towels, and cut you every chance they get. As well, outlet and jack placements are asinine. The positions of some of these things are just counter intuitive to how the rooms are designed and meant for furniture.
Amenity fee. There really needs to be an à la carte option for this. There are so many issues with nearly every amenity that I wish it could be bypassed entirely. First off, yes, they have a car wash, but unless you own a Honda Del Sol, it's a struggle to get it in there because it's so small. The pool when it's open season, is almost always filled with screaming teens and parents who don't care what their kids are doing. Ranging from people banging cans on the concrete to throwing garbage in the pool itself, I never go there anymore. The dog "park" is a gravel pit, and golf simulator must not be a part of the HVAC system because it's always disturbingly hot in there.
Online Services. The rent payment system has no option to maintain the auto-pay option through the length of lease. You essentially pick an arbitrary end date for the service (save yourself the trouble, just set it for the next 100 years), and should you renew your lease, hope that you set a calendar reminder that your auto pay will expire because you will not get any form of notification until you're past due.
