    Put this on google reviews and figured I'd see if they have a page here, and they do, so here are…read moremy thoughts: I have lived here over a year and I really enjoy it. They take great care of the property - they recently repainted the buildings, put on new shingles, and gave us all new windows. In addition to that, they take good care of the landscaping and during the summer months, they diligently remove leaves and such from the pool. I've never had issues with maintenance requests - Derrick (the maintenance person) gets the work done fast and is really nice. Katrina and Patty in the office always listen to any concerns I have, as well. In general, I've lived many places and this is really nice for apartment living. The occasional unneighborly tenant moves into the community, but the complex upholds their rules in that regard. I think that's an issue you'd run into anywhere in a college town!

Some of the issues were huge though. Our heat went out in the middle of the winter two winters ago (2013) and it took them over a month to get the issue "resolved". Their idea of fixing any issues are to use used parts from other apartments! Needless to say, I was concerned when we turned the heat on and it smelled like burning rubber through out the whole apartment. Snow and ice removal was supposed to be covered from the complex and it was rare when they actually did it. Never salted and I ended up purchasing my own salt since I had fallen twice and my neighbors little girl fell on her head and actually split her head open. This place is a complete rip off. Not worth the crazy amount for rent for the tiny and disgusting space we got. Also, we had mice issues that were never taken care of or addressed. The people that live in the complex are a mix of students And older couples/ working people who are mostly respectful and nice but there were quite a few new people who had moved in who were less than classy. So all in all, I wouldn't live here ever again and wouldn't suggest moving in. If you have options, look elsewhere.

    I finally have time to reply to your response about the towing of my car. Three issues stand out;…read moreOne: what kind of towing service are you using? I'm sure that this would have been totally avoided if the towing company had given my daughter a notice of towing. Instead you have a company that is circling around the parking lots looking for a violation, so that they can tow it. Two; No, your employees are not trained properly. She contacted the office and asked what she needed to do. The person who answered the phone said all she needed to do was register for another day as a visitor on the website. The website would not allow her to do that and because it was so late, she went to sleep. Only to find that the car had been towed. The manager called directly to the towing company because he had talked to the person who told her that and realized that he had not given her the correct information. So he called the towing company to have them reduce the amount. Third; The towing company did not provide any information as to when or the pictures of the car before they towed it. I was given some excuse for not having any because they were on some kind of special server. Fourth; your manager was rude and spoke down to myself and my daughter. This was not professional behavior. Fourth; you were going to keep her rent at a lower rate because she has been an exceptional tenant. But because of this situation you have raised her rent to punish her for not just lying down and taking what you were dishing out. You have some nerve to indicate that she was in the wrong at any point.

The apartments are nice, I will give you that, but here are some of the bigger issues. Cameras not where they need to be someone broke into daughter's car in covered parking and was stolen. No camera, there should be in garage. We have NEVER been late 1 day on rent after 2 years. You always pay utilities one month in arrears as that's how they receive the bills. So when I go to pay July rent, I would be paying July rent and the Utilites bill for May, they now want us to pay June and July Utilites even though June and July haven't finished or been here yet. I don't believe in paying for things in advance. All I am looking to do is discuss it and management will not call back. When you ask for corporate phone number, they say they don't have it and so can't give you a phone number for upper management. Also, in a 3-bedroom apartment when someone moves out Managment puts an individual in there without even asking if you have someone that might want to move in. It has led to tension between 2 parties and the other individual.

The units themselves are fine, classic rushed construction but that is almost expected. They have amenities, but the gym has almost no useful weightlifting equipment and the pool is dangerously slick, there is always glass in the pool, and they are often closed, so they definitely aren't much of a draw beyond a dazzling image for their website. When residents began to use the pool early in the summer, they closed the pool and sent out a passive-aggressive email (one of many) to their residents regarding new rules including limiting guests at the pool and hours of usage, almost as if they were punishing toddlers. They were threatening eviction because people were using the pool in an expected way, and punishing a whole building of residents for the actions of a few. The grills at the pool do not work and the whole "food prep" area is filthy, mold was growing in the outdoor fridge. The people in the front office give you answers just to get you out of the office faster, and they are inconsistent in almost every answer. They have NO guest parking and will tow you or your guests cars within minutes. On top of this, they have told residents that there are no more parking passes available, despite droves of perpetually empty parking spaces. These residents are advised to get a CSU parking pass for Moby Arena across the street (for 700$), which is closed on game days. So when game days come around you can either get ticketed and towed from CSU, towed from Union, or park very far away from your apartment. They sent another passive-aggressive email to residents regarding the "retail" parking spaces-- the spaces reserved for the empty, unopened retail spaces attached to the building. They tow cars from these spaces very swiftly, but these rules appear to not apply to those who work in the office, as I have noticed front office workers parking their cars in these spaces. There is no loading zone, so if you don't have a parking pass you get to carry your groceries from wherever it is that you parked your car or rush out to your car after bringing your groceries in, hoping to not find a tow truck. There were numerous vehicle break-ins in their parking garage. Their response to this was a brief email, and for a few weeks hiring security guards to do nothing but smoke cigarettes all night. The break-ins continued despite the guards (shocker). Bikes frequently get stolen from the bike-storage area and bike racks surrounding the building. Despite crimes occurring in their garage, they do not review the camera footage and have so many blind spots in the garage that they are essentially useless.

Everything in the unit is modern, updated, and in great condition, and when I renewed my lease, the increase was minimal, which I really appreciated. The only reason I'm moving is due to relocation -- otherwise, I would absolutely be staying. The community is lovely, and the location is ideal: you're super close to great hiking trails and can easily walk to Jessup Farm, which is such a charming area. A huge shoutout to Lisa, the property manager, who is an absolute gem!!! She's responsive, kind, and takes action quickly. I had a few issues during my time here -- noise from neighbors and people parking in handicap spots -- and she addressed everything right away with such professionalism and care. When I let her know I had to move, she handled the early lease termination with so much kindness and made the whole process simple and stress-free. Maintenance has also been exceptional. Every request I submitted was resolved by the next day, and they were always so sweet with my two large dogs. Often they had to come while I was away, and I could see on my dog camera how gentle and kind they were to my pups -- it meant so much to me. Overall, this has been one of the best rental experiences I've ever had. The apartment, the team, and the location are all top-notch. I wouldn't be leaving if I didn't have to, and I highly recommend this community to anyone looking for a place to call home.

    Natalie and her team provided a five-star experience. Natalie is extremely responsive to issues…read more(maintenance, neighbors abusing the property, terms of lease etc.) and is sincerely interested in taking care of problems at the properties that Helix manages. This is beneficial for tenants and I am sure it is quite beneficial for property owners as well. She is fair and deals with people as individuals yet does not put up with BS. The one downside is that Helix now only has a presence in Fort Collins, but they have a full-time maintenance expert that is quick to respond to all properties including those in Boulder so that should generally not be a problem. When we first signed on to Helix, it was very hard to get ahold of property management and our issues were not satisfactorily resolved despite many attempts to do so, and I would not have provided a good review before the change in management. But at this point I would recommend Helix.

    I strongly discourage anyone from doing business with Helix based on my experience with them…read morebecause they operate with zero integrity. Please note, this is the same rental business with reviews in Boulder that has now started operating in Fort Collins. The apartment building I was living in was sold to Helix just after I had renewed my lease with the original owners. By law, Helix was required to operate within the terms of the effective lease [read: lease signed with previous owners] until that contract was up. They did not abide by the effective lease, even when I brought to their attention what was stated in my lease: 1) They pressured me to respond to them 6 months in advance of the end date of my lease as to whether I would stay or renew, with only 9 days' notice to make a decision, otherwise my rent would go up substantially. They stated that they were "only" raising the flat-rate utility fee by $25/mo (42%). My lease stated that I only needed to notify the landlord 90 days prior to the end of the term as to my intention to renew or move out. I requested to see a copy of their proposed lease, which was approximately 24 pages long and extremely poorly written. There appeared to be numerous loopholes that could protect the landlord and screw the tenant. 2) My lease and Colorado law states that security deposit shall be returned within 60 days of the termination of the lease. Helix did not return my security deposit until after 60 days. 3) Helix deducted charges from my security deposit that, per my lease, the tenant would not be responsible for. They charged me for a lock change and carpet cleaning. My lease did not state that tenant would be responsible for lock changing fees. Carpet cleaning was only supposed to be charged to the tenant if cleaning was neglected or there was damage beyond normal wear and tear. Per the previous owners, the carpet in my unit was installed in 2008. I noted on my move-in sheet that there were pre-existing bleach stains on the carpet. Helix charged me 3 hours of cleaning, even though the apartment was meticulously cleaned and in move-in-ready condition. I took 58 photos and 1 video to document the state of the apartment upon move-out. When I contacted Helix regarding the charges I was disputing, with photos attached, they would not provide me further information regarding cleaning details, etc. They refused to even address my claim that I should not be responsible for a lock change and carpet cleaning. I contacted Helix via email and certified mail. Chaundra replied to my email, however no one bothered to pick up my letter from the PO box and the post office returned it to me. It was the correct PO box because Helix cashed a check I sent to the same box just one week prior. I feel incredibly insulted by the way that they have conducted business with me. They have absolutely no sense of customer service and appear to be purely interested in making money. Unfortunately, I inherited them as landlords; I NEVER would have chosen to rent with them. Do not recommend. (See attached photos for state of my apartment on move-out that they charged me 3 hours of cleaning for)
