Real Property Management of the Rockies

Real Property Management of the Rockies

The first time I contacted Real Property Management of the Rockies was before we even had a rental…read moreproperty. We had just sold another rental property and wanted to purchase a new one. We started looking on our own and had a couple of properties in mind. Then we learned about RPM. We immediately received some information letting us now that the properties we were considering were not a good idea. We were told the kind of property that would attract tenants which proved to be excellent advice. Now we knew exactly what kind of property to purchase and what neighborhoods are best. With their guidance we bought a really nice property and RPM started looking for a tenant. They had several families that were interested and RPM did diligent screening. The tenant they selected worked out very well. They have always been prompt in paying the rent and the utilities. In the prior rental property, I did all the accounting work myself. I did the billing which included the utilities that I was covering, and included that in the tenants' bill. And I did the work around the property. With RPM I don't worry about a thing. They send me a statement every month that includes the monthly income and expenses. I just copy the numbers into a spreadsheet. If there's work to be done, I contact RPM and they take care of it right away. The work expenses are deducted from the amount RPM pay me, and they deposit the money directly into a banking account just for the rental. When tax time comes, all I have to do is give the accountant the spreadsheet. It's that easy. As a rental property owner, choosing RPM to manage it was the best decision I made. They even inspect the property twice a year to make sure the tenants are caring for it. I don't worry about a thing. If I knew someone who wanted to get some rental property, I would direct them to RPM.

Terrible Response time on Messages, then they will send you an email and say you have 24 hours to…read morerespond to something before they charge you or revoke your request. Upon move out, we made an agreement with the incoming tenants that we would be leaving some furniture in the garage, and we notified RPM about this. When we got our security deposit back, they had fined us for leaving the furniture. RPM does not listen and are not responsive or accountable

Generally a good property management company, though our building had bats when we first moved in…read moreand it took 6 of our own calls to animal control (and several more form neighbors) and over a month for them to bother doing anything about it... kind of odd. I always wondered if they only acted because animal control fined them for something. Otherwise, repair calls were answered timely enough, renovations in the building were minimally invasive to residents, and rent was cheap for where we were living. The problem is the security deposit. Though we did get back way more of our deposit that I thought we would, it was a month late and that caused us a lot of heartache. Don't move into an APS building unless you have so much money that waiting forever to get your deposit back isn't going to make you overdraft on your bank account or have to pay your bills late. Also be prepared for bats, especially if you live within a mile of the bat colony that animal control services told me lives near about Laurel and Whedbee.

APS has the most rude and unhelpful employees. If you go to their office they lock all the doors…read moreso you cant even go in without knocking and waiting. Requests for service/repairs take over a year and being reminded before they attend to them. The subcontractors they use do horrible work that look like an 8 year old did it. I rent from Evergreen and believe that they have great customer service. They handle my maintenance…read morerequests promptly and are always polite over the phone. The only reason they do not get 5 stars, is because their prices are pretty steep, especially for their studio apartments. For 270 sq. ft. I pay a little over $1200, including a pet fee of $50 a month for two cats. Gas water and trash are separate but at a fixed monthly rate, which is nice, but it's still an extra charge. The condition of the apartments aren't terrible, but at least in my case, there are some things missing that would be nice, like weatherproofing seal around the door, or a fan in the bathroom or above the stove. There is also a gap in the wall of my apartment, which you can actually see outside through. Overall, not a bad place to rent from, considering most of Fort Collins has pretty steep prices unless you are renting a private room in a shared space.

This company does not honor Portable Tenant screening reports from Zillo or follow Colorado laws…read moreregarding PTSRs. They stubbornly wanted me to pay additional application fees of $55.00 even though I already paid for a Backround check/credit report thru another platform. Greedy, selfish company. When your already looking for a place and have to pay a deposit, first months rent and utilities they could be a lot more merciful to new tenants. However, there is only greed and more greed. Would not recommend.

I can highly recommend Advantage from an investor's perspective. Before we used them, our last…read moremanagement company let the rental house we owned get completely trashed; it was often vacant. Now, we never worry about anything. Advantage always fully vets any rental applicants. They check on the houses frequently to make sure they're not being misused. And they stay on top of the renters to make sure they pay on time and that there are no issues. They do make us keep up on maintenance of the house, so we often end up paying for repairs and maintenance we might not do on our own. But I think in the long term it keeps the house in better condition, and the houses are also more appealing to renters. Erin in particular at the office has always been super helpful and responsive, so I would highly recommend them to anyone.

I have read ALL of these reviews. I concur…read more Erin is an excellent property manager. She is courteous, knowledgeable, personable, and more importantly, very efficient, responsive and timely. The issue for me is with the language in the lease which I did sign but did not read closely enough Do not expect to get the majority of your deposit back. The vendors chosen are not honest, they are price gauging. The language states you are responsible for cleaning costs, carpet cleaning at their choice, yard cleanup, patch / paint with color matched paint that you must acquire and of course any other damage. I have rented from many people over the years: personal owners, management companies and complexes. I have NEVER experienced this. I am meticulous. Clean. I'm professional and treat property with respect. Having to give 90-120 day notice ? NEVER Having to pay upwards of $800 for carpet cleaning ? NEVER Having a move out cleaning fee of $988 for a 1792 htd sq ft house ? EXHORBITANT Having to pay for yardwork AFTER I mowed, trimmed etc. ? NEVER There is very LITTLE leeway for normal use "wear and tear". They pay for 1/2 hour of cleaning per room. The rest YOU will pay. I rented 2 of their personal homes over 4 years. Unfortunately I was into the 2nd lease before I received the final bill and was AGHAST at the language and the charges incurred. THIS TIME I even took pictures. It didn't matter how hard I worked - they deducted $1500 from my $2200 initial security deposit. As has been noted in other reviews, with arrogance and pomposity, the other manager responded that he would not be giving any additional refund and again included "circled" language from the lease. Note: this company is not BBB accredited. Alas. I'm done. And thrilled to be out from under the Overlord. Lesson learned. Now I'm moving on. Protecting my peace. Trusting in Karma. And sharing my experience as others make informed decisions.

We just got off the phone and I decided how to proceed for the next year. I greatly appreciate his advice. Jim and his team always strive to deliver excellent service and they Deliver! He is also a great value compared to other options I had at that time. He and his team provide personal service that's tailored to my needs. When I first had my house managed by Jim, I was traveling to the jungles and beaches of Thailand. I was out of communication for days at a time. So I needed a professional that I could trust with my home and to make the right decisions if an emergency happened. There is no one I would trust more than Jim and his team to do that job. In addition Jim is one of the nicest people I've ever done business with, period. I have always been happy to be a reference for him for potential new clients.
