APS has the most rude and unhelpful employees. If you go to their office they lock all the doors so you cant even go in without knocking and waiting. Requests for service/repairs take over a year and being reminded before they attend to them. The subcontractors they use do horrible work that look like an 8 year old did it. If you are a landlord, DO NOT use them for property management services. ALL Property has been managing the HOA for one of our properties and there have been repetitive problems with them billing our account properly. They give no notice when a bill is due, but happily charge a late fee if it's late. That's understandable, except--we set up AutoPay. The entire point of AutoPay is that the biller will charge a card at the appropriate time when a bill is due. ALL Property is charging our card *after* the bill is due--so that they can then charge us a late fee. read more

One of my homes is very unfortunately "managed" by All Property Services. Since purchasing, none of my information has changed, yet APS always fails to successfully send communications (email or mail). Last year in 2022, Cecilia called me a few months into the year looking for my HOA dues. News to me as I hadn't received anything in the mail, but I confirmed my information with her and mailed in a check. Today, end of May 2023, I had a voicemail from Cecilia saying they were about to put a lien on my home for unpaid HOA dues despite having previously sent a certified letter. News to me *again* as I had not received anything in the mail, nor did I ever sign for mail from APS. I told Cecilia it's frustrating to have radio silence from them (again, no emails or mail), to then be threatened with a lien via voicemail. Cecilia interrupted numerous times, reading off an email address that I've never heard of, and insisting she send me proof. When I tried to ask why, when getting zero responses from me, they never called to see what the issue was, she interrupted again yelling that I should know better. I asked to speak to her boss as I wasn't going to continue to argue with her about APS' communication issues, and she laughed and said gladly. Pretty sure she passed me to her desk mate, as Joel deferred all my questions to having to go through Cecilia again. No links to pay online, no apologies or amends, it's their way or the highway. It's insane she has a job, it's insane she can act like that on the job, and it's insane APS is still in business. This company has been managing the HOA at Northfield condos. They don't enforce the rules equally and will target some tenants rather than others. The employees will come onto your property and take pictures of your things...my porch is open but my neighbors is more secure...APS walks right onto my porch but never looks at what is on other's porches. Honestly I wouldn't even rate this company one star. Our property manager Stephanie was awful and very unprofessional. We had our basement flood with feces, and her recommendation was to put a fan on it (in which they did twice). The 3rd time it flooded we demanded it be fixed correctly or we were going to contact the health department. AP restoration came in and had to redo the whole basement, which took over 2 weeks to do (it was that bad). The manager Paul was a nice guy and very helpful, but everyone else in the company is a joke. Anytime we had an issue with a water heater going out or whatever, Stephanie always tried to justify it not being fixed by "if it were me and my family we would be patient". Once we moved she even told our landlords negative things about us, I had to explain it ALL to him. I have worked with APS as a renter and a landlord. I rented a condo through APS and was very happy with their customer service. So much so that I chose them when it came time to rent out my own home. For the past 14 years APS has taken great care of my house. Wendy has found great tenants and kept on top of maintenance items before they become disasters. When something does need repair, Wendy takes care of it, and I have come to trust the contractors (e.g., roof replacement) that Wendy recommends for those repairs. Employees here feel entitled to do whatever they want. I was parked in my vehicle for exactly one minute. No more no less and they know it. A woman employee came out of the marked company vehicle and knocked on my window. Before I could roll down my window, she felt entitled enough to open my vehicle door and yell at me that I cannot park here and that it is clearly marked. She refused to let me speak and shut my door on me. She then proceeded to stand behind my vehicle until I left. I do not have an issue with moving my vehicle, however you cannot just open people's doors. There is a right way and a wrong way to do things and I would not recommend people do business with people who handle interactions this way. They don't even respect the closed street. I witnessed a male employee move a closed street sign so he can pull in. There was clear access via the way I came into the lot myself. He didn't even move the sign back, leaving a safety hazard to the construction workers on the street. Zero respect displayed from both employees. read more

My mom, sister, and I found this amazing property and were the first on the list to apply. We turned in our applications and then came in 3 days later and they still had not put it in the system. We had less than a month to move on short notice because a change of plans and needed to know if we got the place. They were dragging their feet and Wendy called my Mother asking all these suspicious questions. We are excellent renters and never had any problems. She seemed reluctant to want to rent to us and we were baffled. I personally went to her office the next day and she treated me like a child. She avoided my questions and was very manipulative. I came home and read all these terrible reviews and it was exactly what I experienced! I am so glad I did not sign a contract, because it would have been a nightmare. APS was recommended by friends and colleagues and had great options across price points, with plenty of affordable yet well-maintained units. I got a great deal on a cute condo with central AC! APS was always quick to respond to concerns and maintenance requests and the staff are helpful and friendly. When I bought a house, APS made the subleasing process easy, and Wendy Van Cleave went above and beyond to accommodate me. Massively dissatisfied with ALL Properties' services. The few things they did well were completely overshadowed by their deplorable behavior upon moving out. At first I thought the problem was purely the vile attitude of Wendy Van Cleave, but I soon learned the attitude is pervasive throughout the company. As another reviewer phrased it, "I constantly felt that I was being harassed by Wendy, my property manager. She is condescending, unprofessional, and rude," and from another, "The manager, Wendy, harassed me and was highly invasive, rude and unprofessional." Here's my specific story: it says in the lease that ALL Property is required by law to return a deposit within two months time, but I had never actually had anyone hold onto my deposit for the full amount of time. A few days from the 2-month deadline I was getting worried as I had received a bad vibe from Wendy the last time we spoke, so I sent her and email saying (direct quote), "Just a reminder that ALL Property is legally required to return my deposit by the end of this month." Her response? "Thanks for quoting the 'law' to me. That's sweet of you." Seriously? Even in emails she's condescending and shudder-inducing. Anyways, she claimed the check had been sent out via certified mail the previous day, and that I should be receiving a letter notifying me that the check was at the post office to be signed. No such letter ever came. It took me numerous emails and phone calls before she grudgingly revealed the tracking number to me. Upon calling the Post Office, they were mystified because no such tracking number existed. Hm. More calls to Wendy, trying to get her to take action somehow...nothing. To quote her directly, "We have nothing to do with the post office." Oh really? How is that, exactly? I finally persuaded her to cancel the check and write me a new one. She was very defensive the entire time. And they tried to pin the check cancellation fee on ME. Because clearly, as the letter never made it to the Post Office, it was my fault it got lost. "Well," she responded, "it wasn't MY fault!" I got the accountant on the phone, he let Wendy bulldoze him into mirroring her opinion. I didn't relent, and they finally agreed to split the $35 charge with me. At that point I was fighting for $17.50 and I gave up. I picked up the newly cut check in person. She made a snide comment about along the lines of, "You must really need the money," and I responded, "No, it's just that it's my money and it's good to have it back in my possession." She got all sorts of riled up after that innocuous comment and asked in a very angry voice, "Do you blame me for this?" and when I said yes she ended the conversation, said "have a nice week" in the most hateful way possible, and forced me out the door. Other reviewers have said it perfectly: "When things go wrong on their end, they are quick to point fingers in your direction. Covering their own behinds is their number one priority" and "they should be run out of town, RUDE, MEAN, and Money hungry just starts the experience" and "The co said I was responsible b/c it was our fault we were on vacation. I had no choice to pay b/c the bill was in my name.So be careful b/c this company does nothing to defend the renter". Customer service is the opposite of what they're about, it's purely about money in their pockets--even $17.50 is worth ostracizing customers for. I hope you never have to rent from this company, and if you already are, I hope you get out unscathed. Don't be afraid to fight for some respect, either: while they'll never let you win, you might get out with a 50/50 split. Pathetic. Let me start by saying if I could give all property services 0 stars, I definitely would have. Wendy was our rental manager and with full confidence I can say she was the most awful person I have ever interacted with in my entire life. Please do yourself a favor and either work with the Loveland location and/or avoid working with Wendy at ALL cost. It's tempting to move into the stover location because of the cheap price compared to other properties in Fort Collins but please read this along with the other reviews before doing so. My first negative encounter with Wendy was her calling me to inform me the property owner of the unit had supposedly seen me or my partner smoking in our unit, which is absolutely ridiculous because I was pregnant the entire two and half months we were there. So my partner would step outside in the street to smoke. Also when we told her she was more than welcome to come to our property to prove we had not smoked in the house, she promptly followed us. She stepped in and said she couldn't tell if it smelled like smoke because we had candles burning (did not know we weren't allowed to have candles). She belittled my partner and I and talked to us as if we were children. She berated us in our own home and we had to tolerate it, as we had no where else to go and we were optimistic in thinking it would get better. She let us off with a warning, even though, we clearly never smoked in the house.. My next experience was when our hot water would go out around the same time every night. There were only two people (my partner and I) living in this house, no dishwasher in unit and only one bath, no washer/dryer. So running out of hot water made absolutely no sense. The night it happened where I reported was around 9 pm at night, the water ran cold not even a minute into my shower, when I got out I could not even warm up as the heater turned off as well and would not work. I made an emergency maintenance call and we decided it would be best he come in the morning as I felt bad for having him come out so late on a Sunday. I called Wendy in the morning just to inform her with what was going on so she is up to date, she literally yells over me, interrupts me and accuses me and my partner of taking showers back to back so it's our fault the hot water was out. I told her not to call me a liar and even if we took showers back to back it would not cause the hot water to run cold. She was complete ignorant, non knowledgeable and zero customer service skills. She berated and belittled me so much on that phone call I ended up crying when we hung up, and called the Loveland location to ask them if the president of all property could call me. He contacted me a couple of hours later, was very polite and when I informed him of how my experience with Wendy has been, he simply replied, "try to just avoid her or only email, I have received serval complaints about her and I'll talk to her but in a way she won't feel attacked." If this has been reported by several people and according to the reviews, for over five years and no change.. why is she still working there? Seems VERY suspicious. Also Wendy will stalk your property and sit outside just watching, so those reviews about her popping up whenever are completely true. I also did not receive any information about my deposit nor did receive any of it back. I plan on posting this review in as many places as possible so sorry if you guys see repeats, but I'm so sick of all the fake five star reviews. All the reviews you read about how awful it was to work with Wendy and deal with her are HUNDRED PERCENT TRUE!! She is the worse most inconsiderate person I have ever met in my entire life and I never ever feel that way about another person I've encountered. I don't even take the time to write negative reviews because I usually brush things off. But in good conscience I cannot let other people interact with her without a warning! I'm really surprised by the negative reviews that I read. Our property management was changed multiple times during the three years that we lived in the same property. All Property Services was the last, and by far, the best. Our lease was managed by them for three months before we bought our first house and decided to move. We lined up an applicant for our property, she was approved within a week, and by the end of the month we were moved out and the new tenant was on the lease and we were off. I wasn't anticipating getting much back from our security deposit and pet deposit after living there for three years, but got a check for everything except for $8 from a couple of lightbulbs that we didn't have time to change. I couldn't believe how professional the entire transition was, and if we (God forbid!) ever have to go back to renting, I will be giving this company a call. read more

Generally a good property management company, though our building had bats when we first moved in and it took 6 of our own calls to animal control (and several more form neighbors) and over a month for them to bother doing anything about it... kind of odd. I always wondered if they only acted because animal control fined them for something. Otherwise, repair calls were answered timely enough, renovations in the building were minimally invasive to residents, and rent was cheap for where we were living. The problem is the security deposit. Though we did get back way more of our deposit that I thought we would, it was a month late and that caused us a lot of heartache. Don't move into an APS building unless you have so much money that waiting forever to get your deposit back isn't going to make you overdraft on your bank account or have to pay your bills late. Also be prepared for bats, especially if you live within a mile of the bat colony that animal control services told me lives near about Laurel and Whedbee. read more

We have used APS for our HOA management since 2018 and what a mistake that has been. Nancy and her buddy Patrick are the most conniving deceitful people I know. Nancy herself has no clue about our property, never has a answer to a question,never has the correct paperwork on hand at our hoa meetings. Our last meeting was a fiasco with Nancy and Patrick trying to raise our dues $45 (we also had our master increased too) jacking our total fees up over $400 a year. We said no way, so she later sends out a new meeting time and tries to sneak in the increase and declares we will need 80% or 39 votes to turn the budget down. We only have 32 units in our section of the complex!!! HELLO!! Does Nancy know what she is doing??? I DO NOT BELIEVE SO!!!!! We have no idea where our money is going. Shouldn't they be required to provide our board with invoices? This is not the way to do business- ripping people off and lying. We have been renting with you for several years and have recently been ignored any time we request the duplex we rent to be maintenance. We had massive plumbing issues that were left unserviced when reported in January that lead to sewage backing up into our bath tubs by the time it was handle three days after it was reported. The property manager lied to her boss and said it was because two plumber were sent on two different days to cover her own butt. This was also reported by the connecting duplex at this time who had the same issues. Both request were not taken care of until we called after hours service. The maintenance man and the plumber said they were both never told about the issue at either unit. The maintenance man had to call our property manager several times and was ignored to have the repairs done that night as well. Due to the sever nature of the issue he fixed it anyway. She flat out lied because she never made a request to her maintenance staff and it came back to haunt her. We have been waiting two months to hear back about the unsealed Windows in our unit that formed icicles inside the house during the winter and let bugs in all summer. Our property manager was made aware of the issue as it causes issues in heating the house in the unit over year ago but it was never addressed. It was not until our lease renewal was addressed that we were even contact about the bid that was done in February. We are now being asked to pay more rent in a unit that is serviced so poorly? Their response was to buy bug spray for the windows and that we should be happy it will be resolved eventually. We are "lucky" we don't pay more for our rent as well. read more

So,... long story short, this property management company shouldn't even be in business. The amount of times that they have cut (legal) corners is profound. The property managers located on site are rarely there and NEVER return your calls. It is surprising that any property owner would use the services of these incompetent fools. I would rather suggest that any tenants and current owners refuse to work with them until their staff regain cognizance. Maybe then they could run a functional business. Ironically CSU is right across the street, however I doubt they could even gain admittance to that institution. My particular story involves the property management company threatening eviction for an illegitimate cause. I was out of town (overseas on work). Upon my return I was notified that the house owner wanted to move back into his home that I was renting. The management company notified me of this with only (2 WEEKS) left on my lease. Due to the contract of the lease I would be allotted 30 days more after the lease ended to find other living means. Meanwhile, I let a friend crash at my place for the rest of the 2 weeks while they were waiting to move to a new house. The laws in Fort Collins clearly state that any long-term guest may stay in a residence for no longer then 30-nights. So I let the new house guest stay and we would all move out at the end of the 2 weeks (I was able to find a place, not using All Property Services, Inc). APS was then informed that I was harboring a new roommate that was not on the lease. They decided to stick me with an eviction notice with 7 days remaining on the lease, even though I am within the clear lines of the law. Not to mention that they only acted on hearsay alone. And now they are demanding an additional lump sum of money, and forcing this 7-day tenant to sign a 7-day lease and to pay all of the damages accrued by the former tenant (broken kitchen appliances, and holes in the walls). This is what I call some serious bad business practices. They said that unless I paid some silly, ridiculous, and illegal fee that they would "make me pay". You are all warned. Don't waste your time with this horrible rental company. All Property Services, Inc. is NOT a good company. They were bad the whole time I was there. SAVE your MONEY and give it to a more reliable and more friendly company such as KEVCO, ADVANTAGE PROPERTY MANAGEMENT, HENDERSON MANAGEMENT, and MIDDEL REALTY. read more

I've been renting a house in Fort Collins for four years now and Wendy has been my angel! I'm a single mom and I like the security of having a rental that I don't have to maintain. Every time I've had an issue, Wendy has responded and remedied very quickly. Dave is my maintenance manager and he too is an angel. In my experience, this company has been extremely professional, supportive, and proactive. My hot water heater went out on a Saturday night and they had someone in Sunday morning changing it. One time, a storm had knocked out part of the backyard fence and again, within days, this was fixed and better than I had hoped for. I highly recommend this company and if you're lucky enough to get assigned Wendy as your property manager and Dave as your maintenance guru, you will be quite happy and taken care of! read more

I set up a viewing to see this property and was very timely in arriving. Unfortunately, upon arrival, other humans were there to see the property. The girl showing the property asked them if they had an appointment, an immediate red flag that they were not very organized. She took the time to show them house, pushing back my appointment, so I decided to take a phone call. The phone call did go on a little longer than I had planned but the woman who was showing me the house, decided that meant that the scheduled viewing was over. So irritating because I was there on time and prepared to view the property. They were late to show me the property and then turned me away when I had to take a phone call. I rented an apartment through All Property Services for 1 year and it was a nightmare. I've always paid my rent on time and have never been evicted. The property manager, Wendy, would park down the street and sneak around the building looking in windows, searching for reasons to evict. When tenants complain about her spying, she would falsely accuse them of breaking their lease stating false accusations from neighbors. She forced herself into my unit for an impromptu inspection based on her own lies about complaints and tried to convince me to break my lease, which would cost a lot of money. HORRIBLE!!!! This company is absolutely awful and difficult to deal with. As others have said so far they do not return calls or emails, do not make repairs in a timely manner (if at all), and flat out rob you. I was charged for fees that should have been passed to the owner, such as cooler/heater switch, sprinkler blow outs, etc. The house I rented was filthy on move in, was full of bugs, and falling apart. 1 star truly is too much for this company. I called and emailed the company over 5 times regarding some properties that I was interested in. I finally got a call back from Wendy and couldn't hear her for one second and she hung up restarting the phone tag conversation since apparently you only get one phone call back from them. When she (Wendy) called back a second time she yelled at me stating that she has returned all of my calls and left me voicemails... strange I never got them or an email. During our conversation I explained that I have certified therapy dogs and her response was that that didn't matter because they didn't want dogs at the property. I explained nicely that by law I cannot be denied rent due to this and she told me there is nothing she can do unless I show them Dr's paperwork. I explained that would not be a problem I can bring it in anytime. I asked what my next step would be and she said "I have to go now thanks". I asked her why she was was being so rude and she said she was busy and had to go. I asked what my next step would be and she implied that the property may not go on their website (i.e. a way to prevent me from renting). I asked what to do if I was interested in renting any properties from them and she told me she couldn't help me I would need to contact the tenants and go through them. Finally I found out through repeating the question for what seemed like a million times that they have an application online. I asked to speak with her supervisor and she told me she is the manager. I knew she was lying because nobody would ever hire someone like her as a supervisor so I asked if she was listed on BBB as the owner and she had to admit that in fact she was NOT the owner. I asked who her supervisor was and she said she didn't know. I finally found out who the owner was and asked her to transfer me to him and surprise, I was hung up on. I called back and went through another person to speak with the owner. Still waiting to hear back but hoping that the owner takes me seriously and treats me with respect or else I will have to contact the BBB and seek legal counsel. Please, please, PLEASE before you consider working with All Property Services, read through the negative reviews. I haven't dealt with this company in a long time, but am planning on moving (from my non-All Property rental) soon. Seeing the name of this company pop up in my search makes my skin crawl. Truly, I have never been so utterly dissatisfied with a rental agency. Even over a year later, I am left with residual anger from the disrespect I experienced while renting from them. Constant "pop-ins" from an angry/rude Wendy. Deposit robbery upon move-out, waking me up by banging on the door to accuse me of something a different tenant had done, speaking to me as though I'm a naughty 4 year old, and the list goes on.... I consider myself a good tenant, but I left my All Property rental wanting to torch the place (joking, Wendy, please don't try to sue me...). DO NOT RENT THROUGH ALL PROPERTY! First off, I'll let you know not to ever use this company as an HOA provider- especially the idiot named Joel Yust that is apparently their manager! LOL at this company!!! They are all out to get you. In the beginning of the year I was charged a $50 newspaper fine for having one newspaper on our driveway (We don't even have a newspaper subscription!). Secondly they gave us a warning about not being able to have over a pound propane grill or any charcoal grill at all, so I spent $200 on a small portable grill that has less than a pound propane tank so we wouldn't get fined. We took out our charcoal grill for less than 24 hours- to grill at the "legal" distance away from my house and once the coals were done burning we moved it to our patio to cool off before bringing it back into our garage. Within that time frame we had a HOA representative snoop around and take a picture which led to a fine of $150. Needless to say, heads up with these guys and make sure you avoid them, and Joel Yust at all costs. I called Joel about two weeks in a row trying to get a hold of him- left him messages, contacted his administrator but for some reason during prime business hours he was no where to be found. I emailed him asking specifically for him to call me so we can talk this out and he sends an email back saying "No propane grills over a pound or any charcoal grill at all"- thanks Joel you dumbass, thats why I'm calling you in the first place. Learn how to run a business, but then again you do work for the HOA LOL read more
