    From the start this company was a mess to deal with. When we had the scheduled viewing there were…read moremore people also scheduled to view with us. The person showing the home was obviously kept out of the loop and was confused as to why there were 4 people getting shown this home. The lady then stated that the home may already be under contract and that the management company was just waiting for their deposit to finalize the contract. Come to find out WE were the people the company was waiting for to submit their deposit. Both the person showing the house nor us were aware of this, she had to call the company to figure out what the heck was going on. From this point forward we were told we would have 1 point of contact. That was a lie. We would get emails/calls/text from about 5 different people within this company and none of them seemed to be communicating with one another or seemed to know what was going on. This was just the start of the disorganized mess this company is. Fast forward, From week 3 to month 3 of living on the property we had been getting harassed by email about the "state" of the yard maintenance. We had been getting old pictures sent to us that did not reflect the current state of the yard. We kept being told that the HOA is going to fine us for the "improper" upkeep of the yard maintenance. Note, when we moved in, the yard was mostly dead and FULL of weeds and unwanted grasses. We even had a neighbor come over and tell us the yard hadn't looked this good in months! Yet we are getting berated via email about the state of our yard which we weren't even responsible for in the first place!! We put so much time and money into making it look nice again just to get weekly emails about the state of it. The emails finally stopped once I invited the management company to tour our yard themselves so they can see the current state of it. Months 4-6 we have had a few minor maintenance issues. The first one was addressed well and readily. The 2nd and 3rd were requests for the SAME thing. The 3rd time they finally sent over a "handy man" who was completely incompetent and left the house more broken the fixed. Said handy man was an hour and forty minutes late. He left after an hour of doing god knows what to go to ace hardware (5minutes away) to come back 45 minutes later with nothing. He then stood on our toilet seat to "fix" the bathroom fan only to break the toilet seat and not fix then fan. He then told us the management company wanted a picture of the fan from the attic so he goes to his car and pulls out a 3ft ladder (which he should have used earlier to fix the fan and not stand on the toilet seat) only to not reach the attic with the ladder. He left insulation all over the floor and then left. We had 2 kids and 3 animals in the house. Insulation is HAZARDOUS!! The man spent 4 HOURS in our home doing nothing. We reached out to the company about this and you know what they did? They CLOSED the maintenance request!!! During this time, we have also been reaching out to them (3 separate occasions via 3 different methods) to tell them we have not been getting billed for our water. We FINALLY get a response back 6 months AFTER we start living in this house. The COMPLETE LACK OF PROFESSIONALISM is appalling. We get a passive aggressive response with "it would have been nice if you'd let us know sooner" WE HAVE BEEN TRYING TO REACH OUT ABOUT THIS!!! I stated on my email that we HAD emailed, called AND texted about this issue for MONTHS now with no reply. We also mentioned it to the people that came in to do our quarterly evaluations! So now, we are faced with paying back 6 months of our water bill. Not JUST that but coincidentally the water meter has not been "reading" at all for the 6 months we have lived here so now we also have to back pay whatever water usage has not been charged for in those 6 months. I honestly feel so bad for the owners that hired this company. They are incredibly dishonest, unprofessional and disorganized. I now understand why they can't keep tenants in this home.

Everyone else? Not so much. As soon as I made an offer I started getting a barrage of 3-screen-long texts of what I need to do next and some of it was stuff that could be put off till later. I had to keep scrolling way back to figure out was was "actually" next. It takes hours to get answers to simple questions. This is the kind of stuff that should be in an organized email checklist, not text messages. I'm not a 13 year old. They like telling you that they'll "turn it over to their team," then you wait for hours for their "team" to get around to it. And the work is often sloppy or incomplete. For example, in their utility setup webpage, which they brag "simplifies" things, they abbreviated the address so that it could one of two houses in the neighborhood. I told them this and they, "turned it over to their team" to fix. I'm still waiting. Of course you can't contact any of these people directly to tell them that you're on a short fuse and need to get this resolved. The temptation to burn my deposit and get different house is becoming greater with every passing day.

Helping renters find housing seems to be her very charitable priority, by asking for lower rents than other property managers in the area and giving renter applicants every benefit-of-the-doubt and leases to people with questionable credit and criminal backgrounds and shaky references. Great for struggling homeless tenants! But a nightmare for landlords / homeowners! I highly recommend that people read Yelp's "not recommended review" that can only be seen by scrolling down and clicking on the link for it. I totally agree with it! - especially about the difficulty communicating with this agency and their frequent practice of lying (when backed against the wall when they don't honor their agreements). I tried to work with this agency for 3 years, but have learned from my mistake and will never be back! I had a WAY worse "nightmarish tenant" than the one described in Greg B.'s 3/24/2022 review, but instead of thanking BCR for helping me through it, I blame them for causing it - with their very lax tenant screening process! The extreme financial property losses I have suffered from my BCR nightmare far outweigh the small rental income I ever received. Homeowners and landlords BEWARE!!!

Unlike most of the other showings where the conversation was hurried, cold and transactional, this one was warm, welcoming and actually enjoyable. Claire was gracious, very knowledgeable and thoughtful - even helping me consider what it would be like living in the house on a daily basis to make sure it would be a good fit for me. It was like meeting a new best friend - easy and friendly. Being an executive coach, I was intrigued and asked about her business. She talked about her owner partner, Kristin, how much they love their work helping good people find good homes. A day later, I went to their office and met Kristin. Being there felt wrong considering I didn't go through any background check and yet there I was being walked through their home and personal belongings. I applied, although I could not get a good feel for the place since their furniture was in it, the walls were pretty dingy, the carpet was stained, and the windows were decorated with the tenants blinds and curtains. The kitchen floor was in really bad shape with a giant gash deep in the linoleum. After I signed the lease and picked up the keys, I moved in only to find that the condition of the walls, carpets, and windows were exactly the same as when the last tenant was here. In fact, the dingy blinds and curtains were still on the windows and the carpet had a big red stain with bleach spots throughout the rest of the apartment. The walls were filthy with nails and holes in them. Half of one livingroom wall looked as if they started painting it, then decided to quit. When I called the office about the condition of the place, they told me "that's just the way the apartment comes" and that I had five days to turn in my check-in list and report any issues. I did, but I never heard back from them. When I followed up I was told someone would reach out to me but they never did. They also charged me a prorated utility fee for the time before my move-in date, which I trustingly paid. I learned my lesson hard but quick soon after. Four months into my lease I get a notification that Henderson sold the property to Evergreen Management. Henderson sends me a notification that I owe them $50 for them transferring my deposit to Evergreen Management, and that if I didn't pay l would face some sort of penalty. Since I'm in no way liable for whatever action they took with my deposit, I called their bluff. It's been seven months and they never bothered me about that again. Now I have to worry if this new Evergreen Management will give me my full deposit, or try and charge me for the condition Henderson left it in. The second star in my rating comes from the fact that they smiled at me a lot.

    While living at Bristol Pointe Apartments there were little minor incidents such as the washer…read morecontinually breaking down that was no big deal. They were quick to service and offering up the model apartment for laundry if needed. I enjoyed working with Jen at the front office who was awesome; however had less enjoyable experiences with Marcia ( the office manager ) Unfortunately, due to unforeseen job loss and other medical emergency, as well as being a single mom with no other financial help than my two jobs, I was forced to move out 3 months prior to my lease ending. With such significant wage loss, I was not able to continue paying the $1600 month rent. I had no option but to do an early move out. That is when the sketchiness and dishonest practices of Bristol Pointe began. Upon move out, I was forced to use THEIR carpet cleaning guy who lives an hour a way. He charged a bit higher than others I had spoken to but we were forced to use Bristol Points contracted guy. He came out, did a walk through of the apartment and tore up the carpet to ensure there were no pet stains since we had a dog. He said he would not do the cleaning if he could not get stains out because it would look bad on him as a business. His review of the padding and carpet showed no stains and he proceeded to clean the floors. I paid extra for the super deep pet cleaning to ensure any hair or pet dander was taken out for the next tenants. That same day Jen did my move out inspection making multiple comments on the extreme cleanliness of the apartment and no damages. The move out inspection was signed off with a high passing. She ensured that the apartment I was moving from was the only available ground level apartment and it should rent very quickly due to high demand on them. Needless to say they did not even show the apartment and did not market it as being available and let it sit for those three months charging me for each month. They clearly had no intention on trying to rent it out and had every intention to keep me liable for rent they New I could not afford (as to the reason I had to move in the first place) On top of that I get a bill in the mail two months after moving out charging me for the $1600 monthly rent for three months plus late fees plus they charged me for replacing ALL the carpets in the apartment. When I asked Bristol Pointe why I was being charged for this extreme expense when it was written and verified I had a cleared move out inspection with the floors passing as well as the fact I had paid extra for their guy to do the deep pet cleaning, their only response was there was "pet urine damage". When asked for pictures or proof of this damage they claim, again since this was not the case when I moved out and even had their cleaning guy check the padding under the carpets for any damage which found none; the corporate office refused to respond to the request of showing proof. This place will definitely find a way to scandal you out of anything and everything when you move out. Don't expect to get a deposit back and be prepared to be charged for unvalidated claims. I suggest taking lots of pictures upon move out and have a signed letter from the front office that there were no damages at move out (especially in regards to the carpet) The management and corporate at Bristol Pointe Apartments is very dishonest and will scam anything they can to get money.

They have phenomenal service and they work very hard. The best part about them is they are reachable and just wonderful people, outside of their successful business. Property management is such an old-school industry, but Kate and Charles are dynamic, and smart and understand the needs of landlords and owners, so they can help maximize return. I rent a condo in Fraser, near Winter Park, and they helped me renovate the condo after it was neglected for 12 years by a low-paying long-term tenant. They introduced me to a great contractor who flipped the property and then found a local builder who needed housing for his management crew to rent my place for top rents in 2022. They do regular property checkups and carefully vet tenants for long-term rentals. They are hands down the best I have worked with and I use 3 other property managers in different cities and wish they all could run like Snowcapped.
