I have read ALL of these reviews. I concur. Erin is an excellent property manager. She is courteous, knowledgeable, personable, and more importantly, very efficient, responsive and timely. The issue for me is with the language in the lease which I did sign but did not read closely enough Do not expect to get the majority of your deposit back. The vendors chosen are not honest, they are price gauging. The language states you are responsible for cleaning costs, carpet cleaning at their choice, yard cleanup, patch / paint with color matched paint that you must acquire and of course any other damage. I have rented from many people over the years: personal owners, management companies and complexes. I have NEVER experienced this. I am meticulous. Clean. I'm professional and treat property with respect. Having to give 90-120 day notice ? NEVER Having to pay upwards of $800 for carpet cleaning ? NEVER Having a move out cleaning fee of $988 for a 1792 htd sq ft house ? EXHORBITANT Having to pay for yardwork AFTER I mowed, trimmed etc. ? NEVER There is very LITTLE leeway for normal use "wear and tear". They pay for 1/2 hour of cleaning per room. The rest YOU will pay. I rented 2 of their personal homes over 4 years. Unfortunately I was into the 2nd lease before I received the final bill and was AGHAST at the language and the charges incurred. THIS TIME I even took pictures. It didn't matter how hard I worked - they deducted $1500 from my $2200 initial security deposit. As has been noted in other reviews, with arrogance and pomposity, the other manager responded that he would not be giving any additional refund and again included "circled" language from the lease. Note: this company is not BBB accredited. Alas. I'm done. And thrilled to be out from under the Overlord. Lesson learned. Now I'm moving on. Protecting my peace. Trusting in Karma. As a parent of a CSU Renter in Fort Collins, I would STRONGLY suggest you seeking a property NOT managed by Advantage Property Management. They have an absolute mandate to seek additional fees every which way they can. It is clear this Management Company has a clear agenda on additional fee revenue and they will ding you for things without notice. THEN their payment portal will NOT allow you to pay your rent unless you pay the fines, which I believe is a violation of renters rights/law. Save yourself some sanity and and extra grand or two in fees they will assess non stop and seek a normal management company! read more

They are in very poor response to requests, lack communication with the renters and try everything they can to squeeze money from them. After helping my son and his roommates clean the rental house MUCH better than when they moved in, they were charged nearly $1000 for additional cleaning! Their cleaning was part of the agreement but there was no limit as to the amount they could charge - renter be ware and make sure there is a limit!! My son and roommates only received a little more than 1/3 of their security deposit - find some other place to rent a house and avoid these greedy, dishonest people at all costs! read more

Working with Advantage Property Management has been anything but an advantage in the 3+ years that I had lived in an apartment management by them. In my time I have spoken to Erin, Rhonda, and Travis, each of which have been less than helpful. The communication is often dismissive, unprofessional, and condescending. This property management company will nickel and dime you for anything, and they do so knowing that there is really nothing that the tenant can do about it. They often charge you erroneous "lease violations", increase rent with no improvement, and ignore calls for communication. There has never been an instance where I have reached out to them for something and it wasn't a problem. If I had known that this was the kind of company that I would be renting from, I would have gladly gone elsewhere. I'm sure that this property management company is great for a homeowner because they are doing everything they can to get an extra dollar from the tenants. I would NOT recommend renting from Advantage Property Management. From the beginning, I received unprofessional communication from Travis. I knew things felt weird and I even called him and speaking to him on the phone was even worse. He wasn't trying to get our business and acted like he never cared about renting to us. Then I searched for reviews of this property management and I am SO glad I did! They are horrible! Once I sent the documentation to Travis there was no response until someone named Erin Griffin sent us a lease offer...no congratulations you were approved! Here's the lease, let me know if I can help....nothing. It was so weird to receive a lease offer from someone I didn't know and hadn't been working with and then when we had our lawyer look over the lease we knew it was not in our best interest to rent from them. They also wanted $1650 for a deposit on a house we weren't allowed to see because of COVID-19 and they sent a HORRIBLE quality video of only a certain part of the house...that's suspect. The lease was something I had never seen before. Random drop bys to make sure the house was in the "appropriate" condition. Fines of $250 if they stopped by and saw that dogs were visiting? Specific requirements of how to clean the doors, blinds, and walls.... It's a money trap and they clearly don't care about who they are renting to. Extremely unprofessional. When I emailed Travis with my concerns he never responded but I got an automated email again from "Erin Griffin" that the lease was void....so they didn't even attempt to build relationship and ease our minds...just move on to the next victim. The reviews a spot on. Erin Griffin is a despicable human being. We had Wright Property Management before and they were awesome. Advantage took over, after we had been living in the house for 4 years, and they came over to inspect the house. They gave us lease violations for not having the drain in the sink, which was never there. They also tried to give a few more violations for insignificant things that were already there when we moved in. Fortunately for me, I am smart and pro active, and I took hundreds of move in pictures. I am self employed and therefore had to put down a $5,000.00 deposit, which they were trying to nickle and dime me out of. I am not a college kid however, I took it to them with a vengeance. These immoral, low class people really tried to lie and swindle me for things that were there before me. In fact, I was and am the best possible tenant anyone could hope for. I fixed many, many things with my own money and I took pictures and saved receipts. All of my neighbors loved me and the way I changed the way the place looked, just by taking really good care of the lawn. There was no grass when I moved in, because of the decades to bad tenants. My neighbor said he had not seen the yar that nice in 20 years. That being said, they tried to give me violations for weeds and not cutting the grass....lol Anyway, I lawyered up and wrote a letter to the Colorado Bar Association - Pro Bono - and they took my case. I showed them all of the lawsuits they have been involved in as well. I gave them hell and emailed them constantly to just annoy them. in the end, I got most of my deposit back, but they still said they had to hire cleaners for $600 even though I scrubbed the walls of this place. Advantage Property Mgmt is the worst company I've ever had the displeasure of renting from. In our first month of moving in our unit flooded with RAW SEWAGE WATER 5 times. The water flooded out of the storage closet next to the kitchen, and flooded into both our showers/tubs. The whole unit smelt like a port-a-potty and we saw literal fecal matter floating around in the water. We weren't even finished unpacking our things and we had to let strangers in and out of our unit daily. They were either there to set up large, extremely loud fans that needed to be on 24/7. Or they were a part of management seeing if they could find the problem. Seriously took them 5 times of this to finally figure out that it was because our unit was the last one everyone's toilet business ran through before going to the main sewage line and someone was using waay to much toilet paper that it was clogging the pipes and making our unit flood. Absolute terrible layout if that's how the pipping works in the units on Boardwalk Dr in Fort Collins. The only thing management was willing to do for us in light of all these disgusting floodings was discount us $200 for next months rent. Totally ridiculous! Aside from this horrible experience, we had to deal with 'Erin Griffin' who is the worst human being I've ever met. She literally does not care about you or your problems and will consistently brush you aside and make you wait until your moving out before anything gets fixed that you report as broken. And unfortunately she is the only person that you can ever seem to get a hold of when you contact management. We also had a couple neighbors who would smoke day in and day out on their patios. Even though the hallways are open to the outside air, they smoked so often that you couldn't even have your windows open without it coming into your unit. Once we found out I was expecting our first baby it became even more of a frustration that management did NOTHING after we reported it 4-5 times. I'm not shocked that the day we were moving out they decided to smoke as always, making the beginning of our move so infuriating. My advice is to rent from literally anyone else. They don't care about their tenants. They only care about the money and will try to get every cent from you that they can. read more

Customer Beware: Both property owners and renters. Keep in mind this review is for a $2K+ rental in a nice, desirable neighborhood. This home has potential but has deteriorated due to property manager's neglect. - I concur with previous reviews indicating brief and seemingly unprofessional phone calls with Travis to get you lined and baited. Then all of a sudden you're ping-ponged between other employees (from Travis, to Erin, to Cheryl, to Rhonda) who don't introduce themselves and don't have their job title in correspondence. - No HOA bylaws provided. - Inaccurate description of property in listing and in lease, such as a separate side yard with a separate fence and entrance which is shared with neighbor. No clue it was a part of my responsibility until they sent me a notice for not maintaining that yard. The lease says HOA tenant are responsible for landscaping but don't clearly describe which party has which area. - House was in iffy condition. I'll include pictures of my discoveries. For transparency, I never told APM about finding cigarette buds due to the fear they would pin it on me. - I had to request multiple lease revisions from Erin because she couldn't understand the change I requested... which was to update to the current year, 2021. - Immediately upon discovering water infiltration and ant infestation through an improperly sealed door, I submitted a maintenance request. Only a pest control vendor was sent out. The weather stripping wasn't repaired. Aside from my concern about making sure I mopped up water and dried out to avoid mold growth, I had no furniture yet and lived on the floor with the ants. At least their pest vendor was responsive and helpful. - No point in putting your availability in maintenance requests when they call their vendors who will call you anyways to schedule. I spent a lot of time yielding phone calls of which in my opinion should be coordinated via their maintenance coordinator. This leads me to believe Advantage is understaffed for the amount of properties they rent. - Multiple code violations documented by a building inspector. Guess who footed the bill for their vendors to come out only to submit a report to APM concluding they found no issues? Me. Guess who tried to charge me for painting repair costs, which were clearly documented as existing damage in move-inspection? APM. Shady financial tactics and downright illegal business practices. - While I was in progress of submitting a warranty of habitability breach to APM, they revoked my access to the portal prior to the expiration of my lease (which per my lease was the avenue for me to submit). - Let's talk about mold. I notified APM of mold growth. They sent an "inspector" who concluded with their many years of experience they saw no issue. They forwarded me their email correspondence which obviously left out pictures of the areas they admitted to having mold. I suspected they would also send me the bill for this, so I had a mold tester submit samples to a laboratory. Which confirmed evidence of growth indoors in multiple areas. - APM declined negotiations through the free mediation program offered by the city. APM is an example as to why the county should require landlords and property managers to be licensed. Just as any other business, they should be held to standards and receive inspections. I do not recommend APM and I highly encourage any renter or property owner to look elsewhere. read more

We got fined by the company for something that wasn't our fault. For context, it's plumbing related. We have called and emailed them many times very kindly asking questions so we can get this resolved amicably. They have only ever responded once and ignored all our questions, just demanded money. Today they posted a letter to our door (we were home but they didn't knock so we couldn't ask our questions) upping the price and threatening eviction if we don't pay. Update: we finally got a hold of them today. They kept interrupting us on the phone to state their "evidence" of why it was our fault, skirted our questions, and said in that in our state you pay and then dispute to get your money back. When we asked what we could have done differently, they told us to not put things like grains, pasta, and bread down the disposal (we have never done this) and to only use 1-ply toilet paper. They also took no responsibility for the lack of communication. Never rent from them!! They only see you as a money pit and not a person!!! read more

Between myself and my other two roommates, they tried keeping thousands of dollars in deposits for normal wear and tear. They basically charge a bunch of fees and try to keep as much of your deposit as possible. I had to take them to court, which was a nightmare, as they didn't respond to my serving them via certified mail. I had to have a process server find them and serve my papers. We eventually came to an agreement outside the court room. Save yourself the time and energy and find another company. They make a lot of money every semester ripping students off on their deposits. read more

The absolute WORST most corrupt rental group I have worked with. They charged us over $1,500 in absurd fees after moving out, just because they already had the security deposit $ and could do it. The tried charging us multiple times throughout the year. The dishwasher broke (and the company told me on the phone that it was just due to wear and tear over the years) and we were blamed and charged for the maintenance. They told us we didn't pay utility bills multiple times throughout the lease and tried to charge us for it, even though every time we had the proof that the bills had been paid on time. I've never written a review for anything in my life, but I wanted so badly to get this out there that I downloaded this app just to post this. Don't waste your time or your money. Erin and Travis are individuals that are greedy, they will talk down to you, Travis will tell you one thing and Erin will tell you another thing (vice versa), they enter your home with-out your knowledge when my child (14) was home alone and they freaked him and my dog out, if you have a disability they will discriminant against you (yes I have an attorney dealing with this, with this company), if you have a service animal they will do anything and everything to try to evict you, I honestly have had more medical issues because of the stress these individuals have caused and feeling unsafe in my home because I am worried they will walk in whenever, I have rented from other company I would have, I am newer to CO and had no idea how awful this company would be, I have rented from other companies out of state and had great experiences, and when I was a home owner and rented out my home I had a great company that managed that home, I wouldn't trust this company to rent out anything. This company can't even get certified from the Better Business Bureau. I should have looked at the BBB before I rented from this company. They offered to re-new my lease and as soon as I opted not to, they started finding all these violations and started charging me for violations that did not occur. APM doesn't have any grace for their tenants. Once our outlets reset and we called maintenance to have them reactivated, he only flipped a switch and we got charged $200. Another time when it snowed we shoveled our entire driveway and most of our sidewalk, we missed a small patch, maybe 1 square yard and got fined $300. We attempted to appeal it with the city and the management company charged us a late fee, another $100. They don't communicate and don't have the best interest of their tenants in mind. But companies like this who take your money knowing you won't get the house make it even harder for hard working honest people to stay here. They did a pretty good job managing someone's property, but as a renter, I would not rent anything from them again. The main reason is that the lease agreement was very stiff for the renter and super protective for the landlord \ agency. It had a big list of what is prohibited including charging for some wear and tear. I consider myself a good renter: I do not have pets, do not smoke, do not crack parties, and treat rented property very gently. But even in the best scenario, you do not have any chance to end the lease without extra charges taken from the security deposit. Some of them are really weird, like "removing command hooks on the patio - $30" (they were there before me) and "replacing dirty furnace filter - $30" (maintenance is part of landlord responsibilities). It seems the agency is treating renters as "cattle" focusing on investors and property owners as their clients. I have experienced better with other agencies. read more

In response to the owner's comment: I did not have Advantage mixed up with another agency when I wrote this review. They were the horrible managers of the apartment I lived in on Burton Ct. at the time, which is not a single family home, it's a 4-plex. So that's a lie, as is the claim that the apartment was as promised when I naively moved in from out of state. My mom & I cleaned and painted the bathroom and kitchen ourselves, scraped a thick layer of grease off the stove hood, etc. The blinds broke the second time I raised them; Advantage said I'd pulled too hard on the string & charged me for new blinds plus installation. The maintenance guy from Advantage was in the building when I moved in -- he told me I could use some leftover paint he had from another job; Advantage tried to charge me for the paint! They really are scammers, watch out. P.S. As if I would use my real name to write a bad review when I was still renting there... Duh! I can highly recommend Advantage from an investor's perspective. Before we used them, our last management company let the rental house we owned get completely trashed; it was often vacant. Now, we never worry about anything. Advantage always fully vets any rental applicants. They check on the houses frequently to make sure they're not being misused. And they stay on top of the renters to make sure they pay on time and that there are no issues. They do make us keep up on maintenance of the house, so we often end up paying for repairs and maintenance we might not do on our own. But I think in the long term it keeps the house in better condition, and the houses are also more appealing to renters. Erin in particular at the office has always been super helpful and responsive, so I would highly recommend them to anyone. read more

Because of this, I am very cautious about leaving a nasty review to any business, knowing that behind the curtain are innately good people trying to make an honest living for them and their family. I have a long list of stuff they did that was borderline illegal and I could possibly win in court for, but them knowing us college kids don't have time for that get away with a lot. When we got our invoice for security deposit they took out money for damages that were reported in the inspection and also $75 for "replacing lightbulbs and batteries" even though I had an email exchange with them that I did it two weeks before move out and have a picture of the receipt. DONT RENT FROM THEM!! Unless you want to be fined if you don't renew, cause they'll come to do an "inspection" and give you cleaning fees of $50 for super stupid stuff. Advantage property sent a $200 fee for the notification... even though city of fort collins was not charging us and it was just a warning so advantage property charged us for basically opening up the letter. And that was only the beginning. We had a roommate that was a awful roommate.. she missed rent twice so we were late by a few days trying to pay her off.. we ended up telling advantage property about this issue and ensuring them that we were kicking her out.. problem solved right? well come to find out after our lease was up they gave us the WORST rental history because of this bad roommate, even though they told us that they understood and that they thanked us for taking care of the issue. They come and do investigations ALL the time and search for things that they can fine you on. they fined us for a house keeping fee once because we were doing laundry down stairs and it was messy full of clothes... Last is when we moved out we left the trash cans out for the trash company to pick up. we put the trash cans in the garage because we would get fined if it was out. we went back to the house to put the trash cans out, well a lady was there in the house so we thought she could help us get the trash cans out. She ended up freaking out on my roommate about how she was trust passing and she will call the police and being sooooo rude and threatening to fine us for trust passing.She was not reasonable at all just yelled. now we are looking for an apartment with another company and advantage property gave us the worst review stretched the truth and said that we didn't pay rent and we left things at the house when we moved out and left it a mess. when we actually did pay rent kicked out a roommate so paid more rent and only missed rent twice because of her. and we deep cleaned the whole house and only left the trash cans to be picked up. thank you Advantage property for ruining our history and now no one wants us on their lease. read more

The first warning sign that they only show properties from 8am-5pm m-f. When people with jobs are working. They must not want to rent to employed people. We set up a time to look at a property, 1130am last Tuesday. We told him we were taking time off from work to look at the property when we scheduled the time with him. We arrive at 1125, and there were already 2 families waiting outside. He was letting 1 group look at the place at a time (which makes sense, as it was currently occupied), however, he obviously over booked the timeslot, because by the time we got in 11:50 or so, there were 6 other groups waiting behind us to look at the place. The place was fairly nice, and well priced. However, one of the rooms was ruined. A cat had been locked in the room, and must have been urinating in it for months. You could smell the room from down the hall, and it was painful to actually enter the room. He assured us they were replacing the carpet in the room. However this wouldn't remove that smell, after it got wet (carpet cleaner, etc) or was walked on a few weeks, the smell would be back. In cases as bad as this, the actual wood of the floor needs replaced. When we were leaving, we asked about the application process. It would have cost us ~$80, even if they had already offered the lease to some one else. A total con. I will never book another property viewing with this company. They definitely will not have my business. read more

A cleaning fee and carpeting fee are built into your lease, which will automatically be taken out of security deposit. And you will definitely be charged to change the locks. Even if you return all of the keys be prepared to pay close to $100 for replacements. They did hire people for maintenance issues, unlike the previous review said, but you will be the one to pay for the repairs. Never Rent from these swindlers! They have the worst customer service that I have ever experienced and I have been a renter my entire life. They said the place was professionally cleaned before move-in, and I spent the first day I moved in cleaning. I lived at one of their properties for 5 years, and they expected the carpets that were already 10 years old to be in perfect condition. They have in their contracts all types of hidden charges, when you move out, they will find new ways to charge you for various 'conditions' of the property. Listen, I rented here for 5 years, paid my rent early each month, and took above fantastic care of this property. Been waiting to write this review until we got our security deposit back. Our place did not feel like a home at all renting from them, within 8 months they entered our house upwards of probably 20 times. Set up my webcam to record them while they were entering and numerous showed them times taking pictures of our rooms. Security deposit had charges for light bulbs that I had replaced already, 150 to clean the oven otherwise the place was spotless, 105 to screw on an aerator for the sink that was sitting next to it, mandatory 250 for carpet cleaning( even if it's clean), 60 for missing keys when all were returned. Took them 59 days to get our deposit back of the allotted 60. If you need maintenance expect a 2 week wait. read more

Payments were nice but when we moved in the place was left looking like shit (holes in the walls, holes in doors, kitchen counter was falling apart) and then they nickel and dimed us for stuff that was already there. They treated my roommate and i like crap (probably because we are young) even though we were never loud, never did anything wrong, and always payed our rent on time. read more

I moved into a house with Advantage Property Management in June 2013 and they have been very helpful and professional. I've called the office several times and either reached someone immediately or left a message that was returned the same business day. I also have submitted several maintenance request online and they have been responded to quickly too. All three companies they sent out to make repairs were great, and I was never charged anything from Advantage to have maintenance done. I recently found out that I got a great job out of state and they have been very helpful in explaining the lease and helping me do an assignment of my lease. Erin personally met with me and went over exactly what the process was and what I needed to do and what Advantage would also do to help me in this process. Sad to be leaving a great house and a wonderful company that was very easy to work with and followed through on everything they said they would do. Thank you Advantage!!!! read more

There are a lot of choices in the Northern Colorado Area. Stay away from these guys!! When we moved into our duplex, the property and yard were very dirty. I spent three hours cleaning up dog feces in the back yard, from a previous tenant, even though there was a mandatory $125 cleaning fee taken out of the deposit. During the floods our carpet bubbled up so I called them to report the damage. Advantage Property sent a water cleaning service however since the carpet wasn't wet I was charged with a service charge of $80. The carpet was bubbling because of a cracked foundation but they said they still couldn't refund the money since it wasn't water damage. The fence and shed of the property were in working condition when we signed the lease but was severely damaged before we moved in. It took several weeks to get a replacement fence and they never replaced the shed. I mistakenly turned off our Xcel account two weeks before the new tenants moved in. Advantage Property charged a $50 dollar fee for "breaking the terms of the lease" I explained to them where/how they "broke terms of the lease", I pointed out our perfect payment record and the improvements we made to the property, but they still unable to refund any charges. This company will nickel and dime you where ever they can. Stay clear, they are not worth the hassle and extra fees, when they can't even be responsible for proper cleaning. read more

Don't rent from Advantage. I wouldn't go as far as to call them slum lords but its close. Many things in my house are in need of repair from lights that don't work, broken door knobs, windows that are missing screens or don't open, a bad roof, the list goes on. Upon moving in we documented these and told Advantage. They sent their handyman but he did less handy work to fix anything and more so inventoried our complaint list. He fixed what could be fixed quickly with a screwdriver or other simple things but everything was left as is. We are responsible for maintaining the lawns but we inherited a lawn in terrible condition that advantage tried charging us for. They charged us $100 dollars to edit the lease. My room mate bounced a rent check and not only did they charge us a penalty for the late rent, which is understandable, but another $50 "posting fee". They will find every way to nickel and dime you with unnecessary fees. Taking a line out of a lease does not cost $100 and sending me notice that the rent check bounced doesn't cost $50 on top of the $100 late fee. They will do everything they can to make money off of you but not put a cent into the property. There was a 5 day gap from when the last tenants moved out and we moved in, yet on the day of move in the painters were here so we couldn't move in on time. They had 5 days to do this and nothing was done in those 5 days since the lawn was covered with garbage and anything broke was not fixed. I understand being responsible for maintenance of the property as a renter but it should be inherited in the condition they want it maintained and that was not the case at all. From the poor condition of the lawn they make such a big deal about to the fact that the light at our front door doesn't even work just shows how little they do to maintain their properties. These things should have been in working order upon move in and then maintained further by us but not with Advantage. I'm curious to see how they try to charge us for these things when we move out and withhold our deposit. If they do I will enjoy suing them as we have documented pictures of everything when we moved in. read more
