Natalie and her team provided a five-star experience. Natalie is extremely responsive to issues…read more(maintenance, neighbors abusing the property, terms of lease etc.) and is sincerely interested in taking care of problems at the properties that Helix manages. This is beneficial for tenants and I am sure it is quite beneficial for property owners as well. She is fair and deals with people as individuals yet does not put up with BS. The one downside is that Helix now only has a presence in Fort Collins, but they have a full-time maintenance expert that is quick to respond to all properties including those in Boulder so that should generally not be a problem. When we first signed on to Helix, it was very hard to get ahold of property management and our issues were not satisfactorily resolved despite many attempts to do so, and I would not have provided a good review before the change in management. But at this point I would recommend Helix.

Please note, this is the same rental business with reviews in Boulder that has now started operating in Fort Collins. The apartment building I was living in was sold to Helix just after I had renewed my lease with the original owners. By law, Helix was required to operate within the terms of the effective lease [read: lease signed with previous owners] until that contract was up. They did not abide by the effective lease, even when I brought to their attention what was stated in my lease: 1) They pressured me to respond to them 6 months in advance of the end date of my lease as to whether I would stay or renew, with only 9 days' notice to make a decision, otherwise my rent would go up substantially. They stated that they were "only" raising the flat-rate utility fee by $25/mo (42%). My lease stated that I only needed to notify the landlord 90 days prior to the end of the term as to my intention to renew or move out. I requested to see a copy of their proposed lease, which was approximately 24 pages long and extremely poorly written. There appeared to be numerous loopholes that could protect the landlord and screw the tenant. 2) My lease and Colorado law states that security deposit shall be returned within 60 days of the termination of the lease. Helix did not return my security deposit until after 60 days. 3) Helix deducted charges from my security deposit that, per my lease, the tenant would not be responsible for. They charged me for a lock change and carpet cleaning. My lease did not state that tenant would be responsible for lock changing fees. Carpet cleaning was only supposed to be charged to the tenant if cleaning was neglected or there was damage beyond normal wear and tear. Per the previous owners, the carpet in my unit was installed in 2008. I noted on my move-in sheet that there were pre-existing bleach stains on the carpet. Helix charged me 3 hours of cleaning, even though the apartment was meticulously cleaned and in move-in-ready condition. I took 58 photos and 1 video to document the state of the apartment upon move-out. When I contacted Helix regarding the charges I was disputing, with photos attached, they would not provide me further information regarding cleaning details, etc. They refused to even address my claim that I should not be responsible for a lock change and carpet cleaning. I contacted Helix via email and certified mail. Chaundra replied to my email, however no one bothered to pick up my letter from the PO box and the post office returned it to me. It was the correct PO box because Helix cashed a check I sent to the same box just one week prior. I feel incredibly insulted by the way that they have conducted business with me. They have absolutely no sense of customer service and appear to be purely interested in making money. Unfortunately, I inherited them as landlords; I NEVER would have chosen to rent with them. Generally a good property management company, though our building had bats when we first moved in…read moreand it took 6 of our own calls to animal control (and several more form neighbors) and over a month for them to bother doing anything about it... kind of odd. I always wondered if they only acted because animal control fined them for something. Otherwise, repair calls were answered timely enough, renovations in the building were minimally invasive to residents, and rent was cheap for where we were living. The problem is the security deposit. Though we did get back way more of our deposit that I thought we would, it was a month late and that caused us a lot of heartache. Don't move into an APS building unless you have so much money that waiting forever to get your deposit back isn't going to make you overdraft on your bank account or have to pay your bills late. Also be prepared for bats, especially if you live within a mile of the bat colony that animal control services told me lives near about Laurel and Whedbee.

APS has the most rude and unhelpful employees. If you go to their office they lock all the doors…read moreso you cant even go in without knocking and waiting. Requests for service/repairs take over a year and being reminded before they attend to them. The subcontractors they use do horrible work that look like an 8 year old did it. Beside the 22 negative reviews, look at the bottom of the page for 17 more that yelp has hidden from view.

I have read ALL of these reviews. I concur…read more Erin is an excellent property manager. She is courteous, knowledgeable, personable, and more importantly, very efficient, responsive and timely. The issue for me is with the language in the lease which I did sign but did not read closely enough Do not expect to get the majority of your deposit back. The vendors chosen are not honest, they are price gauging. The language states you are responsible for cleaning costs, carpet cleaning at their choice, yard cleanup, patch / paint with color matched paint that you must acquire and of course any other damage. I have rented from many people over the years: personal owners, management companies and complexes. I have NEVER experienced this. I am meticulous. Clean. I'm professional and treat property with respect. Having to give 90-120 day notice ? NEVER Having to pay upwards of $800 for carpet cleaning ? NEVER Having a move out cleaning fee of $988 for a 1792 htd sq ft house ? EXHORBITANT Having to pay for yardwork AFTER I mowed, trimmed etc. ? NEVER There is very LITTLE leeway for normal use "wear and tear". They pay for 1/2 hour of cleaning per room. The rest YOU will pay. I rented 2 of their personal homes over 4 years. Unfortunately I was into the 2nd lease before I received the final bill and was AGHAST at the language and the charges incurred. THIS TIME I even took pictures. It didn't matter how hard I worked - they deducted $1500 from my $2200 initial security deposit. As has been noted in other reviews, with arrogance and pomposity, the other manager responded that he would not be giving any additional refund and again included "circled" language from the lease. Note: this company is not BBB accredited. Alas. I'm done. And thrilled to be out from under the Overlord. Lesson learned. Now I'm moving on. Protecting my peace. Trusting in Karma. And sharing my experience as others make informed decisions.

They have an absolute mandate to seek additional fees every which way they can. It is clear this Management Company has a clear agenda on additional fee revenue and they will ding you for things without notice. THEN their payment portal will NOT allow you to pay your rent unless you pay the fines, which I believe is a violation of renters rights/law. Save yourself some sanity and and extra grand or two in fees they will assess non stop and seek a normal management company!

Last May, I unexpectedly lost my job with the Department of Energy. Although it created financial hardship, we continued to pay our rent every month. It was often one to two weeks late, but we always paid and did everything we could to stay current during a very difficult period. When it came time to renew our lease, we were still dealing with that financial uncertainty. Since then, our circumstances have completely changed. I now have a new job with a significantly higher income, our financial situation is stable, and we asked about transferring to another property that would better fit our family's needs. Despite our improved financial situation, two years of tenancy, and leaving our current rental in excellent condition, Evergreen was unwilling to work with us or offer any flexibility. It felt like our history as tenants and the effort we made to honor our lease during a challenging time counted for very little. I understand that property management companies have policies they need to follow, but I also believe good customer service includes looking at the whole picture. We were hoping for a little understanding and a willingness to work with long-term tenants who have demonstrated responsibility despite temporary hardship. Based on our experience, we were left feeling that the focus was more on policies and profits than on building long-term relationships with tenants. I hope Evergreen will consider taking a more compassionate and individualized approach in the future. We do not recommend renting from this property management company.

They are crooks. They will charge you for services and normal wera and tear items at time of move…read moreout. Document everything! I have proof of work not getting done. I am taking them to court and filing a lawsuit. Also I was denied to do a walk through at time of move out. That is also against tenant rights and laws. Be careful from renting from them.

I attended my first HOA meeting at Tulip Creek last month and was appalled at the way the residents…read morewere treated. We were obviously a bother to Morgan, the property manager. She had a nasty disposition and condescendingly addressed the residential group as "The Peanut Gallery." and told them to be quiet. I attended because my HOA fee has increased to $515.00 per month, which is outrageous. After talking with several of my neighbors, it has become a very disturbing reality that we are all being charged different amounts for HOA fees. When I bought my home in 2020, I was informed from the beginning that my front concrete steps would be repaired, along with the rock siding and the rotted wood on the upper patio. After 5 years, this has yet to be done. After 2 years of not having the weeds and the overgrowth of trees attended to, nor snow removal, and me having to do it myself, the unsightly weeds and overgrowth that had invaded my front porch were finally taken care of at the end of this summer. I only hope I get snow removal service this winter so I can get out of my garage. A couple of weeks ago, the clubhouse got a new concrete entryway and parking area, right after our meeting! I will also mention the 3 abandoned cars taking up valuable spaces in front of my home that this HOA has refused to remove, and the trash receptacle that has not had a cover lid on it for a couple of years, which attracts all the coyotes in the area, making it a dangerous environment.
