Worst apartment complex. Avoid at all costs. Poor management, bad communication, bad office hours, crappy gym, printer is always broken, nothing done about icy steps, unfair charges, refusal to clean documented animal waste left on the carpet for DAYS, and poor customer service. They allow animal abuse and neglect to go on for months. They refuse to clean a carpet that has documented cat poop for MONTHS. They did not replace the blinds and other items after a cat destroyed them. They did not handle the cat properly and they allowed for damages to be done and not repaired. They allowed a biohazard to be on the floor for multiple days and refused to clean the carpet like they promised. Bad leasing office hours. New manager does not do anything and charged a lock out fee when I put in a request for my door to be fixed. My keys were locked inside my room but they are saying I locked myself out? Management is not useful when you report issues with the laundry rooms (that you pay for and everything is always broken). Nothing is properly cleaned like the pools and gyms. Genuinely the worst apartment complex. I have tried to work with them multiple tomes and they refuse. If you want to live in crappy conditions with no management or cleanliness this is the spot for you! read more

I finally have time to reply to your response about the towing of my car. Three issues stand out; One: what kind of towing service are you using? I'm sure that this would have been totally avoided if the towing company had given my daughter a notice of towing. Instead you have a company that is circling around the parking lots looking for a violation, so that they can tow it. Two; No, your employees are not trained properly. She contacted the office and asked what she needed to do. The person who answered the phone said all she needed to do was register for another day as a visitor on the website. The website would not allow her to do that and because it was so late, she went to sleep. Only to find that the car had been towed. The manager called directly to the towing company because he had talked to the person who told her that and realized that he had not given her the correct information. So he called the towing company to have them reduce the amount. Third; The towing company did not provide any information as to when or the pictures of the car before they towed it. I was given some excuse for not having any because they were on some kind of special server. Fourth; your manager was rude and spoke down to myself and my daughter. This was not professional behavior. Fourth; you were going to keep her rent at a lower rate because she has been an exceptional tenant. But because of this situation you have raised her rent to punish her for not just lying down and taking what you were dishing out. You have some nerve to indicate that she was in the wrong at any point. read more

Move out was the 29th, but on the 27th we were forced out of our apartment by the very rude employees. They were rushing us for no reason despite having the lease for 2 more days. We are two small collage girls and they offered no help to moving our stuff and my roommate ended up getting hurt. We had a uhaul rented for the 28th but they didn't care, they forced us out on the 27th. On top of all of this, they haven't shown a single sign of care when issues were brought up. I have had my mail stolen several times because their mail box has no security and fully swings open with no key. They didn't care. Do not live here. My daughter has lived here with her roommates for a year, and they all just renewed their lease for next year because they love living at Ram's Village. Their apartment is really cute & spacious. Their kitchen is nicer than mine! They feel very safe & like having a gym on site. The office has responded quickly whenever contacted. Sadly today was the end of my stay at rams village. I'd been living there for 3 years and I have only good things to say about the experience. The front desk is so kind and helpful, and has been for the entire time I was there. Also, any time either of our apartments had any issues/broken appliances, the maintenance team always came within 24 hours. I'm honestly very sad to leave and I would recommend this complex for any CSU students looking for a comfortable and very affordable apartment near main campus. DO NOT RECOMMEND. Ram's Village is located in a great spot. It is close to everything campus related. The bus stops are on every corner of the complex lot which is nice. Thankfully my roomies and I were in the renovated 4 bed 2.5 bath unit, not the old, deteriorated units. So the interior was decent. Some of it at least. My complaint about the actual apartment itself is that we had many problems with function. So many things broke down. Sink drain wouldn't work, toilets leaked or wouldn't flush, air conditioning and heat hardly worked, WiFi was absolutely horrendous, there is no light in the living room, only windows which are too bight and the blinds are poor. Dishwasher doesn't work, surprised we didn't get food poisoning honestly. Showers are cold half the time and freezer didn't work. Furniture is hideous and the red wall in many of the apartment complexes literally hurts your eyes its so bright. Not sure who was in charge of picking interior paint and furniture but it sure ain't pretty and looks cheap and shows dirt easily. A friend of mine also living here had their glass coffee table shatter randomly which was extremely dangerous. As far as the community, the security acts like the FBI/Secret Service and will personally target you and your roomies if you even get one small noise complaint. We are in college, we will be having people over, that is a given. Security is unlike any other apartment complex in fort collins. Once we had our TV on, nobody else home besides the tenants of the apartment and we got a notice for being "disruptive" RV is VERY SENSITIVE with noise. So don't even try to have fun. The outside aesthetic of RV is not pleasing. There is trash everywhere, the outside looks dreary and old. It could be updated for sure. Whatever you do, DO NOT bring animals here they will fine you hard. Make sure you get your animal registered as an emotional support. The laundry room is something else let me tell ya. Never once did I have a pleasant experience doing laundry. Either the code wouldn't unlock the door when I was carrying 20 pounds of laundry over my shoulder, or, if I even got in to the laundry room (which you have to walk or drive to depending on what unit you live in) the laundry machines either wouldn't dry clothes, wouldn't accept quarters or wouldn't accept cards on the card machine. I would have to lug all my laundry back to my apartment. I would call maintenance and every time they would say "sorry it isn't our problem deal with the laundry company itself" and then that would be a solid hour on the phone with customer service when I'm standing in the snow trying to get the laundry machines to operate properly. We had a fair share of issues with management as well. We even got 'evicted' because noise complaints. Then we fought it and were able to stay. After that, in order for us to be able to stay, we were told we would be on thin ice and were not allowed to make any noise or have anyone over ever again which was absurd. Long story short we had a rough time living here. We are excited for our next year at a nicer/more laid back apartment complex. Do not live here if you like to be in college and have fun. I'm pretty sure the retirement home across the street is more lit than rams village! read more

Maintenance is quick to come repair things as long as you call within business hours. I have lived here for over a year and have rarely had issues with appliances. The two bedrooms are cooler so there isn't a need to crank up the AC which is a nice way to save some money. Although laundry does cost $1.50, the dryer always does the job. The staff are all very nice and helpful, the amenities are always in great condition, and can't beat the free parking and proximity to campus! I've had some issues with AC/heating circulation in my unit before, but the maintenance staff quickly responded and dealing with the issue was nothing too bad. My daughter is a sophomore at CSU and signed a lease with Ram's Village for the current school year. Frankly it has been a terrible experience. This is a 3 bedroom apartment in which all of the bedrooms are upstairs which are heated by the furnace. The downstairs is heated by electric heat which they neglected to inform of us when we signed the lease. So this past winter my daughter and her roommates kept the electric heat on in the downstairs area because it was winter the subsequent electric bill was extremely expensive. So please be aware. Also there are no specific policies in this community related to marijuana and alcohol use and I am not even going to go into the roommate situation and details. Now related to the current environment with COVID 19 and essentially CSU being shut down for almost 2 months. Given the concerns about the contagiousness of the virus my daughter has been at home and attending classes remotely. I call Rams Village today to inquire if they were working with students on their leases and making exceptions because of the current global situation and was flatly told that there are no exceptions. Given that many students are not even in residence currently and paying rent for a residence they are not inhabiting, I find this to be clear lack of regard for the student and families who are really struggling financially and are required to meet the terms of the lease. I would not recommend this apartment complex for future students. We have found other apartments such as the Grove to be far more accommodating and flexible. read more

DO NOT LIVE HERE!!! I lived here for the school year 2017-2018 and had the WORST experience. Not only is maintenance a total joke, the management team is beyond rude and will stop at nothing to try and ruin your living experience. The appliances are always falling apart. Toilets would overflow, there was no hot water in our showers for a month, the heat would only work upstairs and the AC froze multiple times. The sink is a disaster and the dishwasher could not clean dishes what so ever. You have to pay $1.25 for each load of laundry which rarely worked. My clothes never dried completely and the machine to pay was always broken.The cheap, fake wood on the tables, chairs, and floors show any sign of dirt and will scratch from a fingernail. The furniture is out dated and very cheap looking. The first day we moved in, there was dust and dirt everywhere despite being told we would be moving in to a deep cleaned apartment. If you have any sort of a social life and want friends to come over, forget it. My roommates and I had to deal with management multiple times over the smallest things such as a security banging on our door and telling us to be quiet for when our TV was "too loud". The wifi NEVER worked and we had no wifi for about a month. The security team is made up of individuals who believe they are the FBI. We are college students and its expected that we can have people over and have "parties" of a few people. This isn't a retirement home. For people that want to have any fun, do not live here as you will probably receive noise complaints like no other. If you have an emotional support animal, prepare to battle against management in trying to get your animal approved, even with a doctors note. They will also fine you $100 a day if they catch you with any kind of unregistered animal so make sure to register your animal before you move in. This is one of the cheapest options in Fort Collins for college students, so the price of living is nice. You only have to pay for a small amount of utilities. The people at the office have been kind so far. I do see, though, that they put NO liability on themselves for anything. Laundry issues, utility issues, etc. are your responsibility to figure out. The rooms are nice though, good closet space. I live in the two-story 4-bedroom apartment and it's great. I would be aware that RV does through roommates into your apartment, only giving you a 24 hour heads up. This happened to two of my roommates that lived here before me, and it was disastrous. I think we should get to choose our roommates. It is also annoying that we have to wait for our packages to be processed by the Ram's Village office, even if they were delivered days before. This is an okay place to live, pretty bearable. read more

The landscaping is kept really well. The grass is always cut at a great length and bright green. Nothing is overgrown and kept maintained. They are always very friendly when I come across them cutting the grass and even wave. Great landscape. read more

This place is an absolute joke and all they care about is making money, not the well being of their residents. My girlfriend has a service animal for disability, and her dog travels with her everywhere she goes. Instead of any type of warning whatsoever, they slapped me with a $100 fine and told me unless I went through a process in which the management team and leasing office could approve whether or not the service animal was justified, I would have to pay the fine. When I sent in a picture of her service animal's ID, they told me that they wouldn't accept it because it could be fake, basically telling me that I was lying about my girlfriend having a service animal. Before COVID-19 got real serious, I emailed the leasing office about possibly getting out of my lease and they told me there were no exceptions but rather I would have to pay a $300 just to sublease my apartment. Maintenance takes forever, and I lived in a 4 bedroom unit which has two stories. The downstairs was always at least 5-10 degrees colder than upstairs, if I didn't put on boots and a jacket to go cook breakfast I would freeze. The "WiFi" they give you is terrible. It works for surfing the web and that's about it, trying to stream an episode of Netflix will never load, and unless you get your own WiFi trying to game is impossible. Upon move in day, the place was a total disaster. I had to pay $100 to move in two days early for training for RAMWelcome. They claimed that I had to pay a fee so that they could get my apartment ready for move in, but when I did move in there were at least 25-30 things on the security deposit checklist that needed to be fixed. The floorboards were torn up, the carpet was ripped up, the downstairs closet smelled of rotten food, and there were plenty of holes and dents in the wall. Other than the location and bus routes, I would not recommend anyone to live here. read more

The staff and management do not get back to messages or concerns promptly. After having a problem that could have been solved within a few minutes, weeks later it still has not been resolved. The entire apartment complex it loud all of the time. After having been out of there for almost 2 months, we have not heard anything about getting our deposit back, let alone where it is going to be sent or how much we are getting back. Maintenance requests are not responded to quickly, you are better trying to fix it on your own. But if you don't mind not getting your money back, not having problems fixed in a timely manner and fixing things around the apartment, this is the place for you.... read more

Good: The bus stop is close and theres a bus every 15 min, theres a pool and a decent gym. The apartments are pretty decent quality, definately good enough for student housing. staff is really kind and are very available. bad: Its slightly pricey, but not too bad. The only big drawback is the laundry room that requires you to either use quarters or an app that is a borderline scam. This is my second year living at Ram's Village. It's a really good location and the bus is very convenient. When we have put in a maintenance request, they are usually here within the next day or two. The people at the leasing office are very helpful and nice. However this fall we realized we had mice in our apartment and we caught 8 mice in about a week. It took 4 calls to the leasing office for them to finally sent pest control out. Luckily pest control took care of the issue and we haven't caught any since. read more

I began to live here in August of this year, I should've stayed in the dorms. Our unit had rats/rat droppings, ants and the floors were kind of gross on arrival. Prior to signing, they lost my money order and didn't tell me until move in so I had to pay nearly $800. It was like pulling teeth to get access to the resident portal. Our unit isn't wheel chair accesible. Also it can be quite dangerous when it snows because the ice and snow collects on the bottom of our step. They need to do more with the snow/ice clearing. I've personally fallen and watched others do the same. The pool looks disgusting(I haven't looked into the other amenities). The staff are okay and it's nice they have some events for residents. However, I definitely won't be renewing my lease no matter how many giveaways they try to entice me with. read more

Do not move here. Thought it would be a good idea cuz it's close to campus and cheap. I have to put in a work order at least every two weeks for something. The wifi is awful and gives out every couple nights and you just have to accept it and wait for it to come back online. The furniture is so uncomfortable i'd rather sleep on the floor than the mattress that they give me. All in all just a really terrible company looking to profit off of students because there's a cheap rent label that they slap on their brand. Don't even get me started with the oven. The first week that I got here it was stuck on broil anytime I tried to cook something. They have me a new one and it still does the same thing. I cook a pizza and it burns within 5 minutes. The dish washer doesn't even dissolve the dish pods even though I buy the nicest ones so that doesn't happen. This will probably get taken down because powerful companies have a way of trying to keep their brand in a joyful image. Most of the washers and dryers that they provide (with a 1.50 service fee for each so it's usually like 6 dollars to do your laundry) don't even m work especially the dryers. I end up having to dry my stuff two times and also paying twice as much. All i'm saying is do not move here because it's cheap. You'll pay the price the price. read more

I would recommend Rams Village. They are not the best apartments I have ever seen, but for the price and location I think they are definitely worth it. Some of the things break (lights, chairs, bad sink drains), but I have never had an issue contacting maintenance and getting them to fix things. I have also never had an issue with noise, but I have always asked for apartments close to the main office to avoid this issue. I have lived at Rams Village for 3 years (straight out of the dorms, through my senior year), and it is by far my favorite college apartment I have seen so far. The bus stops are super convenient and come often, the apartment is spacious and I like the layout (I have always been in a 4 person unit), and laundry machines are usually available when you need them. I like the convenience of the gyms as well, and they have generally everything you need for a decent workout. Towing is a big issue here though, so make sure to get parking passes for any visitors. My main complaint is with office hours, because they are open when I am on campus, so getting packages and parking passes can be a hassle. Overall, I have been very happy with my time at Rams Village, and do recommend it to people looking for a large apartment. The people in the office have always been very friendly, and I have only had mild complaints (mostly convenience related) about the apartments. read more

I would not recommend living in this terrbile complex. The Rams Village apartment staff do not take what you say into consideration and definitely do not help you problem solve when you have issues with the complex. The Rams Village apartment office also does not take responsibility for their choice in washer and dryer machines. The credit card machine for the washer and dryers have been broken for 4 months now and even though I have called the company that owns them multiple times -- they reported that the internet connection was week. When I call Rams Village Office to double check to make sure internet is strong throughout the entire large complex, they responded with "there is nothing we can do" and "it's working perfect in the office, so it must be working everywhere else", basically it's your problem, not ours. They would not even begin to help problem solve or send maintenence to check it out or call the brand of washers, dryers, and credit card machines to figure out what's wrong. In my opinion, it makes sense that the brand you invest in to service your community should be reliable and actually work properly. Quarters also get jammed in almost every washer as well. Do they do anything? No. I have heard multiple complaints from many people who live here. Why does Ram's Village employ these companies when they're obviously outdated and there have been multiple complaints from tenants? As a complex they take your money, and in return do not help you in return. I will never be living here again and I will be telling my friends to never reside here in the future. read more
