The upstairs bathtub was not filled and tested. After the first shower, water was leaking into the downstairs ceiling. 2. The washer and upstairs bathroom drains were not inspected and water was leaking out of the sewer pipe under the house. John sent a robot under the house but didn't run the water while it was there and he didn't physically go under the house so the leak was missed. 3. The dryer vent was never tested. It was completely clogged and blocked which is one one the leading causes of household fires. My agent contacted the owner who was completely unhelpful and unsympathetic to our complaints.

The tenants reported water leaks in the south-facing wall, under the sink, in the roof, and at a sliding door leading to the deck. We had mold upstairs and downstairs. Completely unsafe for the tenants. Often working with contractors, even when you are nearby, is challenging. Imagine my fears trying to "manage this" from afar. With Trevor, though, no worries! He was communicative, responsive, and sent pictures and documentation all throughout the process. He explained what he would do; how long it would take and provided a detailed estimate. Sealing all the leaks took weeks. But Trevor was there for us all the time. I never felt I needed to drive up and see for myself. He cleaned up after himself (no piles of dust from the drywall), and was unphased when he was opening our drywall and a bat flew out of the wall! I hired Elite Group for a pre-purchase home inspection and unfortunately was very disappointed with…read moreboth the inspection and how my concerns were handled afterward. Shortly after moving into the home, I discovered several issues that were not identified in the inspection report, including a dishwasher door that drops open without proper resistance and a noticeably sloped kitchen countertop that causes water to run off the counter and onto the floor. I contacted Elite Group, provided photos, videos, and the seller's disclosures, and gave them an opportunity to review my concerns. Their response was essentially that the dishwasher appeared to operate normally during the inspection and that evaluating a countertop for slope is outside the scope of their inspection. They ultimately denied my claim and declined even a partial or goodwill refund of the inspection fee. I understand that a home inspection cannot uncover every hidden defect or predict future failures. However, these concerns were particularly disappointing because they involve readily accessible areas and components. In the case of the dishwasher, the company confirmed that the inspector actually opened and operated it during the inspection, yet the door issue was not identified. What disappointed me most is that I paid for a professional inspection specifically to help identify potential issues before closing, when I still had an opportunity to negotiate repairs or credits with the seller. Discovering these problems only after taking possession meant that opportunity was gone. Based on my experience, I did not feel that the inspection provided the level of thoroughness or peace of mind I expected from a professional pre-purchase inspection. I also found the company's resolution disappointing, as they ultimately relied on the limitations of the inspection to deny responsibility and offered no refund or goodwill accommodation. I would recommend that future buyers carefully understand exactly what is and is not included in the inspection and independently test important appliances and other functional items before removing contingencies or closing.

Luckily we upgraded our general inspection to spend extra time on the roof & found a lot of issues before things could have gotten much worse. His wonderful crew cleaned the gutters, installed an ice & water shield membrane on the entire roof, a new 30lb underlayment, added cdx plywood to make the slope transition smooth, fixed a ton of random issues and used magnets on our entire property to make sure there werent any leftover nails or screws that would hurt our kids or dogs. I double checked and couldnt find any. This winter will be much cozier with the extra insulation we upgraded to with this new roof. Nothing like having a brand new roof over your head.
