Replacing a roof is a major project, not to mention expensive, so it's a good idea to learn as much…read moreas possible about roofing, how roofing companies work, get recommendations, and obtain several bids before making a decision. The roof on my small 1950s bungalow was showing its age and had a few leaks over the years so it needed replacement. I decided early on that I wanted to go with a local company with an established record of quality work and offered a solid warranty. This criteria eliminated a lot of roofers, and I narrowed my choices to three companies that had solid standing in the community. All the companies I contacted had good reputations and recommendations, and the bids came in about the same. But I chose West Michigan Roofing, and recommend you do too. Edward, the Grand Rapids branch manager, did a thorough inspection of my roof and provided an in depth explanation of the process, the how and why of the materials that go under the shingles, installation, the shingles themselves, their crews, and warranty options. He did his homework before our appointment, arriving with overhead photos of my house and identifying areas of concern. It was a lot of information - some might say too much -- but it gave me confidence West Michigan Roofing would do a great job and stand by its work. They also offered a wider choice and quality of shingles than the other companies I contacted. Having a roof torn off and replaced is disruptive in the best of circumstances, but especially when you have a shared driveway as I do. My neighbors report that Dale, the supervisor and the work crew were conscientious and polite (I was at work while they were there). It turned into a two day job as the crew discovered there were three, not two, layers of shingles on the house. Yet the crew cleaned up at the end of the first work day, and when I came home at the end of the second day the only way you'd know they were there, other than the beautiful new roof, was the dumpster in the driveway. They also did a good job of protecting perennials and other plantings in my front yard. It hasn't rained (or snowed--it's June, after all!) since the roof was installed, but I can't imagine that there will be any problems with the roof. And in the unlikely event there are, I know West Michigan Roofing will stand by their work. I encourage you to contact them when you need to replace your roof. You won't be sorry.

The experience was initially good with Hutcherson, but turned into a nightmare. The Good: 1) Brian who did the initial review and quote was friendly and seemed like he knew what he was doing. 2) They made changes to the contract when we needed to tweak it for additional work efficiently. The Bad: 1) Lack of transparency -- the quote provided excluded things that other contractors we had come to give us an estimate included, making their estimate lower and appear cheaper. We didn't notice this until later and asked to include them (trims for windows) which made their quote actually higher than what we would have paid another contractor. 2) Pushy -- There was pressure to sign the contract and make the required $2500 deposit at signing "to get on the calendar" even though we were not in a hurry. We signed the contract and move ahead, not realizing the deposit was nonrefundable for absolutely no reason. Language in their agreement should be illegal as things happen beyond your control that might force you not to move forward on a project: "the Deposit shall be non-refundable to Customer for any reason after execution." 3) Unreasonable/Unethical behavior by owner -- Right before Christmas we had a pipe broke in our home from the extreme change in weather that caused significant damage and would require the interior to be completely gutted and rebuilt. When I reached out to Bryan, he seemed to be sympathetic but would need to "check with the owner" only to find out same day they would not consider refunding the deposit. I told Bryan we were ready to schedule the work with the $24K project in January before this event, and would also likely use them for the deck replacement which was even larger project. I asked if they would refund the deposit given these circumstances of the pipe burst outside our control and we can come back to them after the home was fully repaired. We even considered them for the restoration work internally (well over $200K) but they don't do internal work. Bryan said the owner refused, claiming that the deposit was for work related to providing the quote. I made it clear no other contractor required a non-refundable deposit to provide a quote and the contract made it clear the deposit is applied to the project costs. I cannot speak to the quality of their work since we never got to that point, but the experience with their lack of transparency in their quotes and unreasonable deposit requirements certainly serves as a warning to others. Am seriously considering taking them to court as a matter of principle since the deposit doesn't reflect actual work or costs, and a court would deem it an unfair penalty.

This project with Hutcherson has been a nightmare. The quote and sales team was quick to get me…read morewhat I needed. After that the process has been a train wreck. Not getting my scheduled for two months then the week before Thanksgiving be told it had to be the week of Thanksgiving or they would "try" to get me on the schedule in December. Canceled family plans to get the work done. Sub contractor shows up and the is no materials to do the work. They removed my siding and pieced together the home wrap so they could make progress. Day two still no materials so the subcontractor had to drive to the supply house in Grand Rapids to pick up enough to actually get started. 95% of the work gets finished and then no word for months. Texts and calls are met with promises but no work completed. Finally at the beginning of April (yes 5months) a crew shows up and does a small portion of what is left. Due to all the time waiting for them to complete the work I was unable to get the gutters on the house which caused significant damage to the retaining walls around my home. No communication on when the rest will be completed. I had to take pictures and go to the office to actually get people scheduled to complete the work. Then because they did the work poorly I am asked to pay additional money to cover additional materials and labor. Now I have a rusty strip of metal between two white pieces of metal on the most visible part of the house. I will never recommend or use the company ever again.

They came to the house and worked with me to get the roof done right away . In the end they were able to do the whole roof including replacing some boards as well . They were so easy and great to work with. I got a fantastic price and so I hired them to do the job. I have never regretted hiring them to do the job and they also took the time to completely replace all the gutters too. I recently was told by another company that I was in need of a new roof and probably some boards too. The guy said that I had black mold in my attic as well. The guy was from Top Home Improvements. I had went to the Senior Expo a couple of weeks ago and they had a both there so I signed up to get a quote and roof inspection. I would never ever use that company to do anything on my house ever! The guy outright lied to me and the pictures he said that he showed me indicating that I definitely needed to get my roof replaced and have some other repairs too. In the end I showed everything to the guy from Lysters and he pointed out to me that the first pictures he had taken were of my house but the pictures he showed me of what was supposedly my with damaged shingles and supposedly some soft spots in the roof. Indicating that I also needed some boards replaced too. In the end the guy from Lysters went up on my roof and looked it completely over then said to me your roof is in great shape and he also told me that if I had a leak in the roof causing black mold to grow in there then the water leak would also have gone down to the main level of the house and I would have water spots showing up. I have no water spots anywhere in the upstairs of my home. Once again just proving that I was actually lied to. The great news was I not only didn't need a new roof at all and the one I have now is going to be fine for at least another 10 to probably 15 years. I felt so relieved because the quote from Top Home Improvement was for just under $35,000.00 ! I can assure you that if I ever need work done on my home I will never call anyone but Lyster's to do the job. As for Top Home Improvement I would never use them for any job. I'm just so angry that they outright lied to me and almost cost me a substantial amount of money that was never necessary to spend whatsoever. I guess I would say buyer beware of who you call to do important work on your home. By not getting a second opinion I would have spent a huge amount of money that wasn't really necessary at all. I have also learned that from now on before I hire any company to do work on my home I'll definitely be checking with the Better Business Bureau too. They collect information about all kinds of companies and post the reviews of what other people have had to say about the company.
