Although Bella Casa's Yelp page only lists their San Francisco address, they are also based in Los Angeles. We recently sold our home in Los Angeles in record time! We couldn't have done it without Bella Casa owners Renee and Wyatt Sullivan's expert eye for design. I would gladly hire them again and would recommend their services to my friends and family for both home staging and interior design. Prior to hiring Bella Casa, I interviewed a total of four home staging companies in the Los Angeles area, ranging from mid to high-end staging companies for our multi-million dollar modern home. I found that Bella Casa was the best in terms of their design aesthetic, and had the quickest turnaround time, being able to complete staging in a 4,000+ sq ft., 4 bedroom, 5.5 bath house, in just one day. (The other companies quoted 2-3 days.) The main reason why I chose Bella Casa was because they are very reasonably priced for the quality and service you are receiving. Our home was over 4,000 sq. ft. and it needed a lot of furniture to flesh it out. Where other home staging companies needed to rent each piece of furniture from a furniture rental company, Bella Casa has its own inventory of furniture pieces. (Rental furniture is generally poor quality, and rental fees add up!) In addition, Bella Casa uses gorgeous live plants in their home staging, which none of the other companies provided. Let me tell you, there is a huge difference between a Trader Joe's orchid arrangement, and high-end orchid arrangements. Bella Casa works with a plant company that provided us indoor trees, orchid arrangements, and other succulent plants. Every room had a plant in it -- it made such a huge difference! Not only that, but the plant company actually maintains the plants for you. They water the plants every 1.5 weeks and will replace any sad looking ones. Bella Casa also utilizes beautiful artwork that they rent from a local artist, as well as their vast inventory of accent pieces (gorgeous bedding and pillows), and other decorative items. Our home staging had canvas paintings and black and white photos in almost every room. Once we sold our home, they removed all screws and patched it with filler compound. As for Lisa G.'s experience with Bella Casa, I had the opposite experience. They were on time for the initial consultation, they provided an estimate within 2 days, gave me a flat fee for their services (this is standard), made modifications to their contract for us (their standard contract is not for an owner-occupied home), and completed staging quickly and on time. I am an attorney that specializes in contracts and found that their contract was very straightforward and fair. My experience with Bella Casa was a few days of back and forth (reasonable and standard in any contractual negotiation process). Most business owners are not contract experts and don't have an in-house attorney that they retain to make changes the same day, so if you request changes to an agreement, expect a small delay! I loved working with Bella Casa! Their professionalism made the entire home staging process a breeze. Their design was top notch (our home was gorgeous) and people it! We got an offer within hours of our open house at above asking price. We got three additional offers within 3 days, and happily accepted a 2 million dollar offer, which was 20% over our asking price! I recently sold a a pair of flats in San Francisco and my realtor recommended staging the empty unit. Honestly, I hesitated doing this as I felt that it was just pouring money down the drain, but I was wrong. Staging really does give the potential buyers ideas on how to best use the space. We actually sold the place for more than the independent estimated appraisal value that we had paid for about 1 year earlier. Well, that was also kudos to my realtor, however, I do want to say that I thought that staging made a huge difference. I mean I wanted to live there once it was staged. Our closing got delayed as the buyers had a family emergency and we didn't want to pull out all the furniture in case the deal fell through. Bella extended the rental for a week and didn't charge us anything more as a courtesy. Thank you so much Bella. the only strange thing was they didn't take checks. Either cc or Zelle. Ok, I don't own this property by myself and I don't have a joint cc with my partners. It was over the limit set by my bank to pay them, so I had to make multiple payments while I tried to get my bank to up my limit. Normally, I just use Zelle to pay back friends for joint dinners, not send $$$$ to vendors. It was fine once I got the bank involved, but it would have been less stressful if they just took a check. read more

Illegal staging company! Con artists! Do not hire them! I worked for them for 6 months and was the worst work experience I have ever endured. They don't follow basic workers rights and take advantage of their staff! Owner lives in Los Angeles and fails to oversee all of their illegal shenanigans. Most of their positive reviews are fake and at least 5 years old! The truck they had me use didn't have current registration and the handbrake did not work. Update after selling condo and having the full experience with another staging team that was a joy to work with: Short version - Bella Casa employees are highly disorganized, unprofessional, unreliable and have questionable taste My real estate agent said I should talk to them because he said they were much cheaper than the top stagers in SF. Even if they were cheaper, it wouldn't have been worth the hassle of dealing with them. But it turns out they arent even cheaper. After the unpleasant experience with Bella Casa, we had meetings with several other stagers - including those to reputed to be the best in the city or "expensive but worth it". Not only were the other stagers remarkably more professional and reliable, the prices were all about the same as the "baragain" Bella Casa. We had a hard time picking between the awesome stagers - they were all professional, thorough, and knew design very well - put we picked one and the totally experience was wonderful. Like night and day compared to Bella Casa. You can see the detailed, original version below. I have copies of all the Bella Casa email correspondence illustrating what a sloppy organization they are. PS in reply to Annie L's review - I have never heard of a stager using rental furniture, anyone even somewhat respectable owns their own furniture to use in client homes. Top notch plants and flowers maintained by a service is also a bare minimum rather than a perk. ----------------------------------------------------------------------------------------------------------- Original Post: To Be Avoided Wasted 3-4 weeks with these people. They: *were late to the walk-through appointment *took a week to get the estimate (though they promised to have it in a few days and I politely reminded them after a few days) *did not provide information I repeatedly asked for *promised an itemized proposal and then, after I asked four times, refused to provide one - though they were quick to add itemized pieces to my bill they would not give details of the original bill *asked me to sign a contract that said no one would occupy the house and we would be fined thousands of dollars if the house was not empty, even though they knew we would be living here while it was for sale. When I asked them for a contract that accurately reflected the situation they said they need to have that in there in case I was lying to them about trying to sell and instead wanted to sublet the place. My suggestion that they change the clause to say it would only be occupied by us and subleasing was not allowed was ignored. Despite my serious concerns about them, I was willing to put up with all of that because the $3,250 for two months (their minimum amount) was worth it to me to just have it done with and not put my time into staging. The final straw was that - though they had repeatedly assured me that they could do the install on a specific week - they suddenly couldn't do it until the following week. Which was 25+ days after the walk-though. They then asked me to give a non-refundable 50% deposit before they would tell me what days they had available to do the installation. When I told them for the third time that we needed to make sure we could find a time that worked for everyone's schedule before I could give them a non-refundable deposit and please tell me which dates that had available, they suddenly said they couldn't do it until at least a week later. Now it is over a month since I first contacted them, three weeks from the walk-though and I need to find another staging service. Sigh. I am not sure if they are actually shady, or incompetent, or if they just take on too many clients at one time and find themselves so overwhelmed they don't have time to give each client the attention needed. I suspect it is the former, but I am giving them the benefit of the doubt. Spare yourself the hassle and go with a staging service who is reliable. If you are considering using Bella Casa, be sure you at least get an estimate from another company so you can compare their their ability to effectively communicate, keep their word and keep on the schedule they promise. PS - happy to forward the emails I had from Bella Casa so you can see that everything I said above is true and how frustrating it was to try and communicate with them. I recently chose Bella Casa on the advice of my agent because she thought their modern, contemporary style would work well in my home. I should have gotten at least one other bid but I was busy so I took a leap of faith. I had a series of issues with them but had signed a contract so there was nothing I could do. 1) My relationship manager had horrible communication and response times. She'd go days without responding to my emails. My agent had to get involved by contacting the owner of the company. 2) They didn't want me to live there while it was staged so they wrote in a clause that I'd have to pay an extra $1500 per month to live in my own place. 3) Our terms read that we had 60 days to close escrow. If we needed to keep it staged longer, it would be $1500 per month. No grace period, no prorating. In other words, if my place sold in 16 days and then had a 45 day close of escrow, I'd go over by a day and have to pay an additional $1500. Banks can be very unpredictable and I had to stress over what to do if the bank couldn't close on time. 4) When their lead designer came over to assess my place, I asked if I could leave some furniture in the unit that fit with the modern style we were going with. I thought it might even save me some money. She told me it was too complicated to keep straight what was mine vs. hers. In other words, it's all or nothing with them. No compromises. 5) Tiny detail, but things people should know - They brought in live flowers and small plants. The contract said they'd come weekly to water so the plants would look good throughout the staging. They never came once. To be fair, I liked the crew that came to stage the place. They were sweet and professional. They ultimately decided on a style that was NOT at all like my own. They were willing to do a few adjustments to make me happy, but they also told me to trust their style since they said they were more on the pulse of what's on trend. The place sold in about 10 days so their choices were just fine. read more

We recently put our home on the market and our agent persuaded (railroaded) us into this staging company. They sold it to us by saying we needed more light and smaller furniture in our living room. Ok, we agree to the $4000 that includes storage. First they forgot to take some of the bigger items into storage so my husband had to move them by himself. Then the furniture they brought was actually bigger than ours! When I inquired, the response was buyers like newer furniture. That's fine, but it didn't answer why we had an overstuffed couch in our living room. Also the couch plus two chunky lamps now block our picture window (i.e. blocking light) and no addition lamps/lighting were provided. When I inquired they said nothing could be done, when in fact they had removed the simple lighting I had bought to brighten up the corners because 'it was not aesthetically pleasing'. When I had doubts about all of this, I was continually told buyers want this, that, etc. But we're also in the process of buying a house, I was very much led to feel like I was the idiot and they are the professionals and to quit arguing. My two cents. Added 12/17/08: they finally came an adjusted the lighting and it is much better, to change anything else would have cost us more money even to rearrange the furniture. They also said they would refund some money for not taking the rugs One positive in all of this our mover's dropped the ball on arranging a pick up time for our things in storage and tried to arrange things at the last minute, the owners went out of their way to accomodate a pick up time. Operations and communications of Bella Casa is awful! I notified Trisha that we ratified our contract on 12/13 and they still charged us a renewal fee of $1750 on 12/18. She claims that they charge customers until they remove the furniture and she also stated that they keep the furniture in the house until all contingencies are clear. 1. She never responded on our email in 12/13 regarding our status 2. We had a Zero contingency all cash transaction 3. It's not our problem that Bella Casa couldn't pick up their furniture. On my original email, I told them that I would leave my combo lock behind so that they have access to the property. Trisha then denies that I gave them the combo lock which I quickly sent her a screen shot of the text I sent with the combo lock. December and January are slow for staging companies and in my past experience, some companies will offer a free month on Dec/Jan BUT Bella Casa is over charging. At the very least, they should have responded to our email to ask about scheduling to clear the property once they knew our contract was ratified. Bad business practice. Buyer beware!!! read more

In subsequent years I have completely changed my perspective on staging and I think Bella Casa is hands down, the BEST. Not only do they have the talent to come into a home and make smart and creative suggestions, they also listen to me if I have a particular point-of-view. Their team never ceases to deliver results. The quality of their furniture and accessories is fabulous, and the furniture and accent colors is always in keeping with both the style of the home, trends in design, and the buyer profile. I've never had a client be anything but thrilled by the transformation of their home. During my open houses, both agents and buyers alike always ask, "Who did you staging?" And remark, "It looks so great!" More importantly, as a listing agent, my photographs look incredible and I KNOW FOR CERTAIN, my listings get much, much more money than they would have, had Bella Casa not been part of the team. we placed our condo for sale in early june knowing it was not the best market for sale. based on the rec of our real estate agents we enlisted bella casa for staging. unofrt our house did not sell but we were able to find renters. as we were out of the state we did not see the unit first hand after the stagers removed the furniture. however this is what we have been told by numerous sources. roman shades which were my favorite part of the unit were put on the garage floor and stained so badly they are unsalvageable. the bathroom mirror in our guest bedroom is missing. the walls were so damaged after the movers removed the staging furniture they had to be re-painted. a utility shelf which was in our laundry room was removed and left in the common hallway. i have spoken with the owners very frustrated that we have had to spend a lot of money to replace the missing / damaged items and sent numerous emails with no culpability on their part. i don't know if i can blame all these issues on the stagers or the real estate agent, however if you are considering this company i would think again. read more
