Worst place I have ever lived....and I've rented from A LOT of places. I honestly couldn't get a good nights sleep for an entire year because every day I am awakened by the "maintenance man" hammering away, or screaming outside my window, or slamming furniture against the dumpster. Their maintenance guy doesn't even know how to fix anything so they are constantly trying to fix something repeatedly instead of doing it right the first time. And he says he's been working here for 18 years. Can you imagine 18 years worth of cheap quick fixes? Everything is always falling apart or not working. For over 6 mos. I was missing windows. Black mold everywhere. Heaters are old and use wayyy to much electricity $200+ a month for a small one bedroom. Electricity & appliances are shoddy at best. Nothing ever works. They have been raising the rental rates even though they provide absolutely horrible services. There is no insulation in the unit at all. Paper thin walls...you can feel the wind coming right through the walls & windows. Many units were flooded recently because all the pipes burst in the cold due to lack of insulation. Cheap. Gross. Do not rent from this company. I live at 4520 Clarendon and since moving to Chicago I have been miserable due to this company and the building. The management sucks, they are rude and I honestly don't think they care about their job or their residents. When you step into their office no ones greets you and you often have to wait for them to finish their task before you get any help. I have emailed management about a homeless man that lives in the building digging through the trash and I got no response. This man is literally hands deep in the trash every time I walk into the building... Management will shut water off for long periods of time. Jenny is the only one who is pleasant and helpful. The "engineer" is just some Russian dude who you can hardly understand. Although he is friendly I don't think he is qualified to be given the title of engineer... When things break all they do is perform temporary fixes which neither fixes the problem completely but just prolongs the process until things break again. The building is old and rundown looking. The inside WREAKS of poop/piss/trash. Nothing has been cleaned for years. The elevators smell like something died in them. The outside is covered with dog shit during the winter months. The hallways smell like a cheap, sleazy motel room. People aren't allowed to smoke in their apartments, but management doesn't care. Nothing ever gets fixed in the laundry room, machines stay broken once they are broken. The "gym" recently got renovated, it only has two machines which I never used. I feel like the money spent to renovate that crap could have went to other more important uses around the building. The carpets have never been cleaned a day in their life and you'll find random scrap pieces of carpet used in the entry way of the building as a rug. If you move in expect to FREEZE for the whole winter. The windows and sliding doors let so much air in there is nothing you can do. The "engineer" will come in with insulation and will stuff the cracks which does nothing but prevent the snow from coming in. The electrical outlets suck, If you have more than one electrical device plugged in the fuse box will short and you have to reset it. The electrical heaters in the building will cost you a fortune if you turn them on. My first months bill during the winter was $300. Not all heaters work, the "engineer" will say there is nothing he can do about them. Do not expect consistency with the water temp, one day you could get scalding water and another day you get ice water. Please read this review and NEVER rent from this company. I should have paid attention to the many reviews here stating how awful this company is. It's true that management is super-nice before you sign your lease, then the charm shuts down completely. EVERYONE at Becovic's office is a bully! And no one is helpful in the least. I'm pretty easy to please. Respond to me, be kind to me, listen and understand. This is normal business practice, but not for Becovic. Customer service is non-existent with them. Having dealt with Kevin myself several times, I can tell you that his "comments" here are not genuine. "Working to fix the problem"? "Working with the tenant"? This review is really for Jim; the super awesome employee at Becovic. If you choose to look into Becovic managed buildings, please do yourself a favor and request a shop-around with Jim. He is by far the most transparent and respectful agent I have ever worked with. Even with all of my necessary property caveats (dogs, A/C, etc.), he was able to find 4 separate units to show and ran down everything (good and bad) about the place before suggesting lease signings. It was as if he was helping to make a pros/cons list for each place. When my application was submitted, there was concern about my pets by the landlord. Jim called to tell me that he was doing everything in his power to persuade the landlord that my dogs would not be an issue simply based on my demeanor and forthcomingness. It ended up working out, and I got approved for the unit. Their welcome emails are also hilarious--not that it is entirely relevant... read more

I have no argument with any one individual at Becovic. When I call or write (if I get a response) people are usually very polite and amicable, so please don't interpret this as a criticism of their very kind staff. When I moved in, my building's owner had been here since the 70s and had a lot of great tenants. When Becovic took over a little over a year ago, my apartment's rent skyrocketed $200 per month, forcing nearly everyone out. Since then, the people who have moved in seem not to be screened, because there are regular incidents of domestic abuse, rape, and gunfire in this building (1112 W Glenlake Ave). Not only this, but at one point, I left my apartment to find that my my porch had been ON FIRE from some asshole construction worker that they hired, putting out their cigarettes in an old dead potted plant. I tried to put it out and call Becovic, but not only did they not answer, but they tried to FOOT ME A BILL for calling 911 which I never did. I would not even be writing this if it weren't for the fact that today, over a year after they took over, I got a call asking that I pay nearly $1,200 in gas bills that were never mentioned in my lease, going back to 2015 (I moved in in 2016, and they didn't even buy the building until 2017). If you love digging holes and putting money in them, then this is the place for you. read more

Working with Becovic Management has been a great experience. Each of the apartments I saw have been renovated and furnished with new appliances. The pricing is very competitive and a great deal for the space you get and also the amenities that are included. Everyone in the office is very helpful and understanding. I transferred into a different unit and worked with Meagan. She was very understanding of my situation and helped the process go smoothly to find an even better apartment than the one I was in before. WARNING! Roach infested units! I lived at 6001 N Kenmore. It was my first apartment alone. I was very excited, but boy was this situation a nightmare! I will say management has been generally available and has listened to my requests. I do think they are full of it at times. Like saying I'm the first person who's mentioned a roach infestation (lol) or the air mattress with blankets that was in my unit when I moved in was just storage. Nevertheless, they're ok ppl. The problem and huge problem with me is, I dont find roaches acceptable and the unit I had was INFESTED (long story to how I got this unit w/o knowing of the problem). I could not rid get of them. In college, I moved into a loft that had a minor roach problem, bought some boric acid bait and boom, problem permanently gone in 2 weeks max. I did the same thing here and it was like the population grew! I'm extremely neat and organized, so it wasnt like I would leave ANY food out or dirty dishes. Yet, the problem still persisted. After studying my unit more I realized that its been previously baited SEVERAL times and evidently the roaches were still there! that should never happen. I told them about the roaches and they sent someone out to bait and spray. In the meantime I spent alot of money eating out because the unit reeked of pesticide and I didn't want to cook in a kitchen w/ dead roaches coming out. After the couple days, the roaches were back to their normal routine. That led me to believe the entire building must be infested and someone is the source of it. I was looking to move out of this unit because I simply couldn't handle it anymore and looked at another unit upstairs and saw a dead roach smashed on the refrigerator. That one was obviously out of the question. I saw their building on Winthrop and it had signs of roaches as well. Finally, I saw a unit in 6201 (the building I was originally suppose to be in) and it was in good condition. Again the staff is ok, but some of the units in their buildings are crap holes and aren't worth it, unless you like living with roaches. Believe me, you cannot and will not get rid of them. Update: After living at "Stonecrest" for the past several months, I would say its an upgrade over other properties they have in the Edgewater neighborhood. The draw backs are the hallway carpets are filthy and smelly, tenants are very noisy, the bathrooms and kitchens are outdated. Every time a new guest comes into the building, their expression reads, "wtf is that smell?" and "wtf are those marks on the carpet?" "Do you live in the projects?" (hallway smells of blunt smoking). Walking into my 1bdrm unit whips the bad taste out of their mouth. The huge plus of staying in that building, is the proximity to the beaches and park. My unit offered a great view of the lake and one of the best views in the city, b/c many people cant wake up and see the sun rising over the lake. My complaints about the inside of the apartment are the old kitchen cabinets and the noise coming from the neighbors. I'm 1/2 black, but there's too many black people moving in there and honesty, I don't want to live w/ them. They're too fucking loud and some have no common courtesy. Actually, the loudest person was a college white kid underneath me, who would blast his music and stereo system until I called the police and office several times. I have meet a couple nice people in the building, but there are some who want you to literally hear them listening to "In Da Club" by 50 cent from 2004 soon as you walk off the elevator. Omg, how could I almost forget? I've never ever ever lived in a building where so much arguing and fighting takes place. It's unreal! It's everyday or every other day you hear a couple getting into it. Perhaps the walls were too thin? Overall, I'd choose somewhere to stay mainly because most building are roach infested, too many loud people, old kitchens and bathrooms, and dirty hallways. read more

I am at Kenmore Gardens (5534 N Kenmore) and what the other reviewers say is correct: this place is a DUMP. The front hall improved but the residential floors are embarrassing the stairwell smells like a urinal. I saw the manager's wife take a salt spreader and make a SINGLE PASS over 3 inches of snow and told her that wouldn't do a thing, that she should have sat inside and waited for the spring to melt it. The manager and his family act like they own the place- not in a "we care about our home" way- in a "give us problems and we give YOU problems" kind of way. We haven't had a fully operational laundry room in a long time. I didn't rent here so that I could be inconvenienced but that's what I got. The sign on the door said it was vandalized. I doubt it was for the money. The laundry smells like a sewer and management uses it more than the renters can. I wouldn't be surprised if these problems were to get the management back for the way they talk to renters here. When you call the office or email with a problem, you get ignored, but if they didn't get your check because the mail did not arrive yet, they suddenly remember who you are. The stereo IS always blasting from the manager's apartment when they aren't screaming or crying at each other. It is a very nasty situation. I can't wait to move. Becovic can continue to be ignorant. I will NEVER rent in a building associated with Becovic management again. I should have done the research before moving in. The other 2 reviews here must be talking about other buildings-- because the Legacy HB at 4520 N Clarendon is a good place to live. I moved in about a month ago, and so far everything has been good. I'm not from Chicago, and I'm used to small-town life. But living in Uptown and in this building has been a mostly positive experience. It's a short walk to the Wilson Red Line, and there are a few different bus routes right outside the door. Plenty of great places to eat are nearby, and Target, Aldi and Jewel Osco are a short walk away as well. The staff is friendly and always willing to answer questions or help and respond to requests. They've helped me and my boyfriend figure out living in Chicago... things like parking for example are very different here than what we're used to. There was a cookout for tenants this past weekend on the patio, which was great. They provided food and drinks and music--it was a good time all around. It also gave us a chance to meet some of the other people in the building. The building is on the older side, but it's very clean and well kept, and I haven't seen or heard anything about bugs, etc as other reviewers have mentioned. It's a dog-friendly building, which I personally appreciate. [I don't have a dog of my own yet, but I do love running into all the beautiful dogs every day.] And even though it's a pet-friendly building, they keep the entrances and hallways, etc clean. Another reviewer mentioned "paper thin" walls. I have no idea what they're talking about. I rarely hear my neighbors, other than when someone walks past the door in the hallway. This place is far better than the other apartment buildings I've lived in [where I could hear TVs at a normal volume, people's alarm clocks, etc.] I don't hear any of those kinds of things here. The rent is affordable for Chicago [a huge plus for a recent college grad!], the apartments are in great shape--clean, plenty of space, well-kept, etc. They replaced the kitchen cabinets right before we moved in, and the appliances are very new. The layout of my apartment is a little strange, but I think it gives it some character. [i.e. the main closet is off the living room rather than the bedroom] The heat is electric [and paid for by the tenant], which was one of only a couple drawbacks I've found here. But I've heard from both management and other renters that using a couple of space heaters in the winter keeps apartments plenty warm and uses much less power than turning on the heat. The other drawbacks are that there's no garbage disposal and no dishwasher. But what's it really matter? I've only been here a few weeks and I'm already used to those changes. Oh, and you don't have to go outside to throw out your trash. I feel I'll greatly appreciate this come winter time. The laundry room is far better than the one available in the last place I lived. There are plenty of washers/dryers, it's $1.50 for each, but they also provide commercial washers & dryers for a little more money. [Nice for when I want to wash my comforter or a bunch of towels.] So far, there have always been machines available no matter what day or time I want to do laundry. UPDATE: As time went on, the washers and dryers were broken a lot of the time. It got frustrating. They have a parking lot, and you can get a space for a monthly fee, which is a decent price in comparison to other lots. But there's also free street parking all around--but it's tough to find spots depending on what time you get home. Becovic recently started a Facebook page, and they've been great about posting every week with many of the weekend events in the area. For somebody new to Chicago, I love that they do this. They're also great with communicating with tenants. They post information near entrances and in the elevators, as well as give you the option to receive important info through texts. I have rented from Becovic for a few months now- they were my first apartment company after college. This review is primarily for Meagan, one of the leasing agents. Meagan has gone above and beyond in making sure I had everything I needed after moving in. She even went as far as to contact me personally after her working hours to confirm everything was satisfactory and I was content. I unfortunately got locked out of my unit and Meagan was the first to answer my call (9pm on a Friday) and helped me get back into my unit within minutes. None of the things Meagan has helped me with are any of her responsibilities. However, I cannot stress enough how much her kindness has meant to me in getting settled in my new apartment! I haven't worked with any other Becovic employees- but if they are anything like her I wouldn't hesitate to recommend Becovic especially for young women new to the Chicago area and/or new to living on their own. I have just recently moved into the 4520 n Clarendon building, and I have to admit, reading these reviews was TERRIFYING before my move-in. While it's only been a few weeks I have to say Becovic has been understanding and helpful at every turn. Lisa dealt with my gazillion calls leading up to the move-in and helped solve my problems. Nearly everyone has been helpful thus far, and the maintenance requests are answered within an hour or two which was really surprising (I've had to make requests a few times for the shower) Kevin even helped us with our move-in, sadly all of our friends had cancelled on helping us move and there was no way I was going to be able to lift the bed/bed frame. Thankfully Kevin was there to help. Now I understand there are problems with nearly every management company and the buildings, cockroaches, cracks, lack of service etc. but I think they do the best they can. I couldn't imagine being the sole person responsible (or even their team of 6+) for all these properties. Yes I've seen a few of the other properties that weren't up to snuff but for where I am at and what I am paying, I am pretty happy. read more

I lived at 4520 N Clarendon Ave for a year and I absolutely loved it. The management was always communicative and there for me even if it was a neighborhood food recommendation when I first moved in. Meagan especially would always grab my packages as soon as I stepped into the office without having to repeat my apartment number each time. I had a lake facing unit with two balconies, the sunlight was perfect and I was able to literally grow my own urban vegetable garden (for the first time) on my balconies. If you have a dog this is the building for you, the female maintenance lady on the first floor is totally a dog person & my dog was just as happy to greet her every morning as she was to greet him, there's two dog parks and a dog beach within walking distance and Clarendon Park is right outside the front door which became a daily loop walk before leaving to work. Parking was surprisingly never a problem in the area & so many things are within walking distance (grocery stores, restaurants, bars). I'll definitely look into Becovic again when I get back to the city later this year. read more

I really enjoyed my Becovic apartment. Whenever I had a problem, it was fixed pretty darn quickly. I had a large apartment in a cool neighborhood and location with much better rent and quality when compared to Lakeview or Lincoln Park. The maintenance and building guys were always nice and friendly. The office staff were always helpful and professional as well whenever I dealt with them. No apartment is perfect, obviously, but they did a damn good job of getting stuff fixed while I lived there. Dickens-we actually just moved out of this complex in order to find a 3 bedroom for a better price-but I wanted to write a review saying that when Efir (sp?) became the sole maintenance man things started to change immediately-for the better! This man doesn't speak the best English but every time that I saw him he was working hard-he seemed extremely efficient in all of his tasks and the upgrades made to our building since he became maintenance man were quick and extremely helpful (new lights, new laundry room, painted parking spaces, clean entryways, trash picked up-etc., etc.). Becovic was unresponsive after repeated calls and e-mails regarding issues and questions I had regarding my current lease with B&R Developers (whom I've never had a problem with) that they were supposed to honor. When Becovic Management Co. took over, customer service went down the drain. Communication is not their strong suit. They're excuse back in February was that they just bought all these builds so communication is delayed, days if not weeks. As if it were the existing tenants' issue to deal with. My experience with this company has been like most of these reviews. I tried to break my lease as soon as possible, because something wasn't/isn't right with these people. I wouldn't be surprised if they suddenly changed their name just to continue the scam. Either these people lack a moral compass or they are only out to help a certain "type" of client. Called recently to inquire about an available apartment. Rude, rude, rude.getting smart and being sarcastic when you SHOULD be a professional is what turned me off from these people. I asked the lady about viewing a one bedroom at one of their locations, now mind you I'm looking at the apartment I want to view due to the fact the blinds are open and I can see its a one bedroom on the first floor. She proceeds to lie and tell me there are only studios available on the 2nd and 4th floor after I specifically told her I was nearby and SAW there was an apartment available on the first floor. Based on my and the other horrible reviews you'd think this place would have some sort of professional way of treating people interested in renting from them especially being there are hundreds of other surrounding apartment buildings in the area. Landlords and property management need to learn how to distinguish between employers and renters, we don't work for YOU. Treat people with some respect! read more

Today is my move in and I have to give these guys 5 stars. I am quite neurotic so I have called the office 500 time (exaggerated) in the past two weeks asking a ton of questions. Everyone in the office was quite cheerful and happy to answer anything I asked, even if I had to leave a voicemail I was called after two days with an answer. Lisa helped my husband when he went in to get the keys and have some more questions answered. Super friendly and was not phased when I couldn't be there in person and still wanted to talk to her on my husbands phone for even more questions! Again sorry and thank you for putting up with me! I came to my apartment yesterday to get a few things set up and met a nice lady in the lobby (I am assuming a maintenance person for this building) who was able to get me my mail box key. I recently renewed my lease with Becovic Management Group and I did so for a few reasons. First of all, I love my location because I am steps away from 24/7 transportation and I am near every kind of convenience imaginable. Becovic staff is great too; they are very cool and easy to work with. My apartment is warm and toasty when it's cold outside (heat included), the building is neat and clean (never seen a bug in my apt.), and on occasion there might even be a cook out going on when I get home from work. I was really tired one evening after working long hours and I came home to burgers, hot dogs, pasta, cookies, chips, pop, and salad. The staff is quick to respond when I need something as well. BTW, we just got a new fountain, patio, and patio furniture. If things keep up like this I may never leave. I just wish we had a gym on the premises. Happy Holidays! Katie G. read more

I moved into one of their buildings at North Winthrop. So far so good im satisfied with most things here. The only issue I had was during winter, the central heating temperature is not kept constant so there were some days my unit was super cold and other days normal. Maintenance and cleanliness is awesome here. Fatima is doing a great job keeping everything clean. I'd give her 6 star for that. In conclusion, this is one apartment you won't regret getting unless you end up with a unit with a terrible squeaky floor. I'm lucky my unit floor wasn't squeaky at all but unfortunately my upstairs neighbor wasn't so lucky, the noise does cause some level of discomfort. Almost all Chicago's apartments with wooden floors have that annoying squeaky noise. read more

I moved into my apartment at 6021 N Winthrop.in Nov. 2011 and I liked the apartment spacing. The security and quietness in my building is comforting. The building manager and staff is efficient and respectful to me and keep the building in excellent condition. .Becovic has upgraded the building several times since I have been here. The addition of the full exercise gym in the building is a great resource for those of us who make excuses for going to the gym ,I really enjoy living here and very comfortable to say I live here. Been in my apartment for 2 years and renewed for a third. I like how the company invests in the quality of my building by adding a workout room, and may be adding a bike room, as well. I like how they select tenants that are responsible and respectful of others. I also like how responsive they are to my questions and needs. UPDATE TO DO NOT RENT FROM THIS COMPANY So this is an update on Becovic Management. I rented this apartment in June of 2013. Since then, this apartment has flooded a total of 4 times. I was assured that the issue was fixed the last three times. The fourth time I just about had enough. I spoke to Kevin, the manager, expressed my dissatisfaction and the health concerns regarding the floods via email which he states he did not receive. The apartment flooded a total of four times and we are still in January 2014. What do you think is going to happen when we have another snow storm or when the rainy season starts. At this point I wanted out of the lease. Can you believe that he wanted to rent the apartment to someone with all these issues. This is flooding we are talking about. The structural integrity somehow is compromised. The flooding happens in the living room and also there is water leakage in the bathroom. Then he wanted to hold me to the lease. This is an ethical concern. He started screaming. So obviously profits trumps my health. We agree on a move out date, February 15, 2014 since I already paid half the rent. Then he tells me to have the carpet steam cleaned. Ok. His company is going to do it, but why steam clean the carpet if the flooding issue is not resolved. Also, there is a horrible odor coming out of the carpet. I expressed that my credit should not be damaged as a result of all these issues. He could not promise that. High prices, low quality buildings, fees EVERYWHERE. The staff will be rude to you and talk to you like you're an idiot. Your unit need repairs? Good luck trying to get a maintenance call in. The repair guy I had was nice enough, but the person taking repair requests could rarely be bothered to pass my information along. Save your money and avoid these people. read more

For the winter, I needed a garage space and was glad to find a single private garage on Kenmore across from my short term rental. Problems immediately began regarding non-residents and residents blocking the garage. that the management company would not correct. The latest incident occurred last night. Call the night manager, he just told me to have the car towed and rudely hung up. Calling back the manager, the call went to voice mail so I was unable to get the towing code. There are two problems. First, problem is the tenants that cause the problem. The second is the management company that has taken, 'treating the poor, poorly,' from a business model into an art form. read more

Becovic is a large management company and they operate as such. I've had to be extremely persistent with requests about repairs or other things in the building in order for them to be attended to. Particularly, frustrations with the elevator going in and out of service and repairs inside my individual unit. They raised my rent $60 after the first year and I've spoken to others in my building living in the same units on the same floor as me who are paying less. The apartment is nice, conveniently located with amenities but the rent is becoming unaffordable. The constant construction is a nuisance and they do a sloppy job at covering dust and supplies strewn across the hallways. They also neglect to inform me when said construction was set to commence and to what level of disturbance I'd be experiencing. The employees of the buildings linger around the buildings daily but when asked questions or for help with these issues, they simply tell me to "call the office." In certain cases I've been extremely upset, paying $150 for an unenclosed parking space, to come home and unable to park because an employee has decided to take my spot. Like I said, nice building, I love my apartment and chose to renew because of it, as well as because the cost of moving in the short term would be more than the additional $60 each month, but I'm spending an inordinate amount on rent and cannot pay any more in the future. I feel they're scamming us by offering different prices to every resident, cheaper for those who've been here longer. read more
