Absolutely horrendous company. When I first moved in back in June 2024, I was told I would have laundry and WiFi when I moved in (I was working remote and NEEDED WiFi). But upon moving In, I had neither. Also, I would likely to include the important fact that it took them 3 MONTHS after I moved into 3055 w Leland for them to even install laundry machines in the building. They also denied my internet for 3 months as well because they felt like rewiring the whole building for google fiber would be a good idea to do BEFORE they had tenants move into their recently renovated building. On top this, they told me I could move in Jun 15th; I WAS THE ONLY PERSON living there for whole month and a half. NOT ONE other person besides me lived in the building until early August. The actual move in date they must have lied about to me just to secure my money. So My first two months living at 3055 w Leland and all because of silver property group, I had no WiFi, no laundry machines like they said I would, and had to hear renovations every morning in the incomplete and quite frankly GUTTED building I was forced to move into. Thanks silver property group! For absolutely NOTHING. These people are corrupt and refuse to take responsibility for the greedy building owners that hide behind them. Don't rent from them. Silver bought my building & several others in 2025 & the service has been horrible. The previous management cleaned regularly, maintenance was quick to make repairs, office staff was very friendly & helpful & we even had overnight security in my building. When Silver bought the building, they got rid of all that. I've vacuumed the entire hallway on my floor because they've never vacuumed, they let trash pile up in laundry rooms & I've seen tenants throwing the trash out & putting their own garbage bags in the laundry room. They cut the AC off in all the main areas of the building, including the gym, even in 90° weather. After they bought the buildings, they've also raised tenants rent $400-$500 when renewing leases, increased parking & added extra fees. With only 1 day notice, they switched our laundry app, which we have to put money on ahead of time to pay for laundry & didn't even give us information on how to get the money back that we already had on the app we were using. The next time I did laundry, I noticed the washers & dryers in the laundry room were replaced with used ones, which is why they switched apps. My friend was trying to move to a cheaper unit & they told her the price wouldn't pertain to her because she already lives in the building. A neighbor on my floor said this might be his last least because they raised his rent $400. When tenants had a meeting with the owner & alderwomans office, the owner tried using the excuse that he went through hardship in 2008. This is 2026 & if he was going through hardship still, he should've sold properties, not bought 5 or 6 properties & downgraded them. When he bought them, there was only 1 vacancy in my building, but there's at least 7 now & soon to be more, so pretty soon, he's gonna go through more hardship when more & more tenants move out of all of the properties he recently bought & he don't have anyone to pay for all of the empty units read more

Silver bought a bunch of properties in my neighborhood including my building. I've lived in this building for years and the previous management did a great job of upkeep, maintenance, and communicating with tenants. The differences were immediate once Silver took over and not in a good way. Their first order of business was to raise rent an unreasonable amount as shown by the vacant listings in our building as well as a letter received by a tenant who posted it in the common areas for other residents to see. One bedrooms increased roughly $300 and 2 bedrooms increased roughly $500 which sucks for tenants who were hoping to renew at reasonable rates. They also announced an increase in parking prices in addition to a monthly service fee. The halls have been vacuumed maybe once in the last couple of months. The elevators have not been cleaned or mopped at all which is noticeable by the visible dirt and stains on the floor. Previous management cleaned all common areas weekly. The doorbell intercom system was broken for a couple of weeks after Silver took over which caused people to miss important deliveries. Their communication is awful. Messages to management go completely ignored unless it's something they want from you. In recent weeks, I've seen several units in this building go on market as well as those in the building across the street, no doubt tenants leaving due to the ridiculous increases and decline in what was previously good management before they took over. The trash/recycling room is always full of bugs and flies now. The AC was turned off in all hallways and common areas on really hot summer days after they took over and took several tenant complaints to be turned back on. We've experienced more issues in the last couple of months than in all the years I've lived here. Silver seems like a greedy management company who doesn't care about tenants or maintaining a great standard of living. read more

Management is fine, but Ownership is abysmal and inattentive, uncaring, miserly, and removed. Ownership does not view being a landlord as a job, and it shows. While issues are fixed relatively quickly, major fixes are a massive struggle, and there seems to be no attempt at betterment of buildings beyond requested fixes. It took weeks of constant phone calls and emails to fix several broken floorboards, and then Ownership had to be searched out and required a visit to the unit to confirm that yes, the holes in the floor need to be fixed; even after than, Ownership only authorized a fix of a 4ftx4ft square of the floor, ignoring the at least 5 other holes developing in the floor. They have finally gotten rid of the vermin, patching the hole at the corner of the foundation after three tries. They fixed the cracks in the foundation after the 4th flood in 8 months. It took weeks of hounding to finally get some sort of restitution for being unable to use half our apartment, and even after that they required us to sign an agreement to not pursue any further fiscal reimbursement. read more

We've been tenants of Silver property for 7 years now and they have easily been one of the best landlords I've had. The unit was clean and updated when we moved in, and continued to be very well maintained without being obtrusive. Many of our neighbors have been here as long or longer than we have which both speaks very highly of SPG, but also creates a very comfortable and safe feeling in the building. They make absolutely no effort to resolve any issues in the apartments. Our power is partial going out consistently and they say there is nothing they can do. Our shower gushes cold water from the handle and is either too hot or ice cold to shower. The heat in the apartment doesn't turn off and its over 80 degrees in the apartment and they say there is nothing they can do. The toilet would not flush right and they came over 3 times and could not figure it out so they left us to resolve it. Stay away from these people read more

Not a good first impression for a prospective tenant I received an e mail today from this company explaining why the garbage was on the lawn. I lived in a Silver Property unit in Edgewater from Sept 16-Oct 17. First and foremost, I want to praise Caleb and Indira, who were my contacts during my lease. This is a very long review but there's a whole lot of stuff worth mentioning. The apartment is BEAUTIFUL- it's so modern, the water pressure in the shower is outstanding, I relied on the intercom system more than once when I was drunk and couldn't find the keys. It is by far the nicest place I've ever lived. So why am I giving them three stars? Well, despite all these modern renovations, they didn't do the best job with the heating system. We shut the heat off before going to work to save money and came home to a 57 degree apartment, which is understandable, but eight hours later, with the heat cranked up to 70, it was still only 61 degrees inside. We had to pay for our own half assed heat that we had to leave on at all times unless we wanted to freeze our asses off. And while I appreciated the amenities that were provided by this apartment, it was already highly priced for Edgewater and those monstrous heating bills got old real fast. Next order of business- I had a roommate that turned into a deadbeat and Silver was willing to work with me as I had good standing as their tenant. They could have kicked me out too as they did not have all their money (I had auto pay every month and didn't realize this was happening for several months). I will always appreciate Caleb and Indira for listening to the particulars of the situation and working with me. After we settled that pesky roommate problem, Caleb was open to keeping me on the lease and I looked diligently for a new roommate. I found someone in school with two jobs that exceeded the income requirements. They had an average credit score. Not shitty, just average. Silver rejected his application and wouldn't allow a co-signer. I don't want to turn this into a millennial diatribe about credit scores or anything but it was a bummer that that was the sole reason he wasn't deemed suitable. As I had fully expected him to be approved, I suddenly had about a two week window to find a different apartment as I certainly didn't need a 2 bedroom apartment of my own. The one positive to this was that Caleb did allow me to stay an extra month on my lease alone without resigning anything. I wish I could have stayed there by myself but it was more than I needed to spend. Again, Caleb is awesome, and I very much appreciated his courtesy, but I still thought their application process was absolutely ridiculous given that the prospective tenant was great in every way except their credit score. Lastly, to wrap up this very long review, I feel they are a bit scummy with regards to their pricing. When I was searching for a replacement roommate, they told me they would be raising the rent $25 to pay for 'mandatory city fees and taxes'. Since I loved the apartment and $25 isn't anything major, I didn't think much of that. Once I moved out, I saw this beautiful apartment sit on the market for months as they lowered the rent hundreds of dollars over time. I dunno if this was due to their extremely hard assed application process and a apartment that is, quite frankly, priced more for Lakeview than Edgewater or what but so much for that mandatory raise in price, huh? I think if they had been willing to work with the replacement roommate, they could have gotten their money (at that $25 price increase, not reduced hundreds of dollars) every month with no gaps. Long story short, this apartment is stunningly beautiful and the people that I worked with personally were nice. Their greediness in a neighborhood that isn't particularly 'hot' or 'cutting edge' is disappointing and they could definitely stand to modernize that heating system in an apartment that is otherwise very up to date. I don't regret having lived with them for a year. read more

The gentleman who showed me the apartment was maybe 15 minutes late to the showing and took all credit and waived one of the fees on the application. I did not see that coming but I appreciated the gesture!! Application went through very quickly and we were ready to sign the lease in no time. Due to my leasing date being around the holidays, they were very flexible in the lease start date and were ready to give me the keys days prior to the start of the lease due to the prices of movers, etc surging. I worked with Jason who showed me the property within a few days of reaching out. I was very happy with the apartment and Jason walked through the application process. It was super simple and everyone I worked with was very nice along the way. One thing I appreciated is retrieving my keys the day my lease started. Originally, they said I could pick-up at their office, which I realized was an hour from my office. They offered dropping them off in a lockbox that day for my convenience--so happy about this! Also, I realized my heat wasn't working on a Saturday and the office is typically closed. I called the emergency maintenance line and a gentleman showed up that evening to fix it. The only minor call out is the interior and exterior appearance of the building could be better. I think they should make an effort to come clean every few weeks to keep up the appearance. This was our second year resigning the lease with Silver Properties and it will be our last. Never really had any major complaints until yesterday when they sent a maintenance technician into our unit to check for leaks around our toilet as their water bill was too high and that constitutes an emergency apparently. I had been at work all day and thought they had already completed the inspection by the time I got home but at 7:30pm there was a knock on the front door from the technician. A little late for maintenance to be in my apartment and I was already in my pajamas but whatever I was accommodating and allowed him to enter. Within 5 seconds of him being in the bathroom there was a huge crash. We have an above toilet storage cabinet and somehow the technician had knocked the entire thing over spilled its contents all over the floor. Glass was shattered, our toothbrushes and toiletries were strewn about. The technician starts quickly picking things up and shoving them back into the cabinet hastily and with little regard and no apology in fact he blamed ME for having the audacity to have a storage cabinet above the toilet. Unfortunately I had little choice in the matter as the bathroom is so small with no other space besides under the sink as storage that was the only solution we could come up with. The technician finally removes the toilet tank cover and looks inside, no leaks as I was well aware of and he leaves in a rush leaving me to sweep up his huge mess of shattered glass all over my bathroom and with half my storage cabinet on the floor. It gets worse. I took some pictures of the damage and emailed them to the property manager, Miron Dalipi, asking for compensation for the completely broken cabinet. After an entire business day with no reply I email again. He calls me and says he will credit our account $100 for the cabinet but in retaliation he is going to charge us a pet fee of $125 since he's being "nice". Ah but we asked TWO YEARS AGO if we can have a small pet that lives in a cage and he said sure, nothing about a pet fee. After all pet fee only applies to cats and we do not own a cat. He just kept saying read your lease read your lease so I hung up and read the lease which of course has nothing in it about pet fees. We have been model tenants for almost three years now and this is how they turn on us, it's unfortunate and unprofessional. read more

The property manager is professional and responsive and maintenance is efficient and very friendly. Every request has been handled promptly and efficiently. For example, we had a clog in our toilet occur over a holiday weekend and they had it fixed in under an hour. The value is great, the units are updated and safe. I have been in a silver property building since Aug 5 2021. I seem to enter a maintenance request 1-2 times a month. Day 3 of me moving in, I went to use the washroom in the middle of the night and saw roaches everywhere in the bathroom. I did not have any roaches in my previous condo that I sold before moving to this unit/building. I couldn't hang my clothes in the closets for weeks because there were no rods. No one cleaned the lobby for 2.5 months and didn't clean it until I made a complaint, the radiators make a very loud noise when heat is on and now, the heat has not turned on for over a week and it's 39 degrees outside. There are no buzzers which I didn't realize until I moved in and the apartment had to be re-cleaned since the cleaning crew prior to my move-in did a bad job. My list of complaints just go on and on. I would not recommend this management group to anyone and do not plan to renew my lease. The roaches were the first and last straw. My lawyer told me they can't help me because I need to allow the property management to resolve my issue. I am seriously just so unhappy and can't wait to leave. My husband and I lived in a Silver Property Unit in Roger's Park between August 2015-16. The unit was lovely, spacious, and we had no immediate issues. However, three weeks after moving in, the storage units in the basement of the building were broken into, and thousands of dollars of property was stolen from us. We filed a police report, an insurance claim, and notified Indira, the property manager. Since then, the storage units had been broken into TWICE MORE in 3 months. After the second time, we asked Indira what management was doing to secure the building, and they told us they could not install security cameras (not enough space??). The only measure they took was to send a letter to all the tenants telling everyone to "be more careful about who was let in the building," shifting the blame from their own negligence to the tenants. One month after the second break in, they installed a basic latch and told tenants to buy their own padlocks to secure their own storage units (without offering to pay.) After the third break in, I notified Indira once again what had happened and expressed my dissatisfaction with their poor security measures: the latch could easily be removed by anyone with a screwdriver, and why couldn't the building lock be replaced to make tenants feel secure. I got the following verbatim response: "Do you have a better suggestion? Would you prefer we used glue instead of screws?" I was very disappointed by the property manager's attitude and negligence on behalf of management to secure the building and ensure the safety of the tenants. If someone can break into the building, what's to stop them from breaking in the apartments? We never got an apology for our loss, the building locks were never replaced, and incoming tenants are still not notified of this security issue. GOOD LUCK! read more

Extremely unprofessional and unorganized. Not to mention the quality of apartment amenities are cheap with insanely expensive prices. I subleased an apartment in the Sunnyside Manor building for three months and I got a call every month from them having they forgot I was subleasing and wasn't living there the whole year. Throughout most of my time there they had leasing agents showing the apartment. One of them was always courteous but another was so rude and constantly texting me demanding to show my apartment and wouldn't take no for an answer. I will make sure if I ever move back to the city to do a thorough check on the management company I rent under as well as definitely NEVER lease a property with Silver Property group. read more

Silver is always very responsive to maintenance requests. We've dealt with plumbing issues, water damage, and pest control and our requests are always taken very seriously and followed up on quickly. We appreciate the regular scheduled pest control to prevent pest problems as well. Sidewalks are always salted and shoveled early in the morning. Worst group ever! Unprofessional basically alum lords. The buildings are nasty and dirty. They charge for parking space but barely plow several things were stolen out of apartment with no force entry so I conclude it was someone with access on top of my place being robbed by kicking a very old door in and then taking over a month to replace it so I wasn't able to live there but still made me pay rent. They are rude and and basically shady company. The back stairs are narrow and will soon fall apart and someone could seriously injure themselves and the front yard is full of dog crap. The hallways are gross and full of mold with a rat problem. They enter your place without knocking and constantly have water shut offs for hours. We dealt with miron and "his GUY" and they were rude and unprofessional. Very arrogant and rude. I would never recommend renting from them. I give them negative stars!!! read more

1 year down, another year to go! After living in El Howard with Silver Property Group, I can say that this will be a home that I will always remember. Silver Property Group made the application process easy and streamlined. When I first moved in, I wanted some cleaning done, and they took care of it before I got my furniture in place. There was a time when the heating wouldn't work or the dishwasher, and maintenance was there within 24 hours. It may not be the Ritz, but Silver has made it home. Things I would like to improve are the fire alarm that keeps beeping throughout the whole year (you don't really notice it but can be a nuisance if you're close to it). read more

My first apartment in Chicago (2019-2020) was in Lincoln Square and managed by Silver (Miron specifically) and it was a great experience to start with, we were truly spoiled. Miron was very attentive and understanding--especially when the pandemic hit and money was tight. When we were all scrambling to handle what would become a years-long difficulty, we were never penalized for late rent payments. It's hard to come by a Chicago apartment with both in-unit laundry and a dishwasher, so we were eager to snatch it up. The place was fairly small, but it fit our needs as we adapted to city life. After renting with one of the "Big Chicago" (more corporate) property managers, boy do I wish I could have stayed with Silver longer. It's a family-run small business so things may take a bit longer than it should, but it's all very personal and, trust me, you can feel the difference in the way you are treated. Even when we were moving out, when there were issues with the place we were moving into (not with Silver), they were very understanding and adaptable and made at least 1/2 of the very stressful process much less stressful. I can't recommend Miron enough. read more

Silver Property Group is insistent on not providing tenants with 48 hours notice before entering their unit, which is a violation of Chicago Tenants' Rights. They'll also verbally abuse you and call you at 9pm on Saturday nights until they get their way. Tim openly lies about when the buildings are renovated. His unprofessionalism, lack of decency, and verbal abuse is completely unacceptable. I will gladly provide anyone with screenshots of his comments upon request. As someone who works at an accounting firm, I can safely say that Tim would be fired on the spot for his conduct in a business environment. Also, if you like living without access to hot water for 48 hours, this is your place. read more

I am a current tenant at 339 Howard and am satisfied with Silver Property Group. The unit I am currently living was previously well taken care of and I do not have any complaints in regards to it. The building is also in good condition and well maintained. I had a leak and Miron made sure it was repaired in a timely manner and continuously followed up with me until the repair was completed. He also quickly replies to all of my emails and has the maintenance engineer complete all of my minor work orders promptly. Absolutely awful management group, where to begin. I have had multiple leaks in my bathroom and kitchen for MONTHS, and they have given me the runaround on sending someone out to fix them. They still are not fixed and neither is the water damage in the bathroom and kitchen. They had someone enter the apartment one day without any warning or notice, while my roommate's girlfriend was here alone, which understandably worried her. Our property manager came to check out the water damage, and my chef's knife that I use nearly every day went missing that same day. They are unresponsive, uncaring, and negligent in their duties.
