Worst rental experience of my life, and NS is aware of major issues with a large landlord they lease for, and could not seem to care less. I told them all about the issues for 2 years, and sent them proof of others complaining, yet they still lease out units in that building willy nilly. Then Andy told me to use his name as a reference since I told him the landlords bullied me, harassed me, and did not fix major repairs and he badmouthed me to my new landlord. So throw in jeopardizing my rental security after being traumatized for 2 years by bully slumlords. Nice guy.

(1413 1/2 West Sherwin) In fact, this whole building has the same issue with the hot water. There is TONS of pigeon shit on the back porch, gates to the back of the building are frequently left ajar; another issue (security) I brought to Mr. Cannon and he has yet to get on top of it. I have spoken to other residents and they advise me to leave because there have been issues with this management company for years. I will NOT be renewing the lease, and they will be lucky if I finish this one out or continue to pay for an apartment that I have had to take COOL showers in for almost SIX months now!!!

Since I live on the 2nd floor, I occasionally see some small brown insects hanging out in my bathroom when the weather changes. I asked the super about this, and he wasn't surprised. I also discussed this with other tenants of the building, and most people on the 2nd floor have that same problem. I guess it's pretty common. The worst part was that they raised the rent when my lease was up, despite these problems. If you do decide to live in one of their apartment buildings, you can ask to get your floor recarpeted, a new air-conditioner unit, and a new stove. Depending on how old those are, they are willing to make replacements before you move in (though not after).

I haven't had any issues with them-- they take payment online, they fix maintenance issues quickly, rent hasn't gone up much, if at all, over the last four years either. The team I work with is great, flexible, and laid back. I also think for the area the rent is a great deal for the amount of space you get, at least in my building. I would continue to live with them if I could! If you're looking for a building in the Lakeview area, I would certainly give them a shot!

Incredibly attentive and responsive staff, from the office to the maintenance folks. They're proactive about health and safety concerns. They make it a point to replace all smoke detector batteries twice a year and offer complimentary preventative pest control (always with advance notice and signs posted letting you know it's going to be happening, and they always make sure to ask if you have pets that they need to be careful not to let out when they enter) - they keep the building extremely clean. I see the cleaning person around the building doing her thing almost every day. It's also the most festive building I've ever lived in. Every month they put up new decorations (and sometimes candy) for holidays in the entryways, lobby, even on each floor. And they keep a ton of beautiful plants and a water feature in the lobby and laundry room. Everyone is very friendly. When you run into the maintenance person, he always takes a moment to ask how everything is going on your floor/in your apartment and maybe share some fun facts about the building's design. If you have an issue or concern about something, they respond right away. They send you holiday and birthday cards and have been offering free laundry on site throughout the pandemic. The laundry room is huge with 6 washers (most brand new) and 8 dryers. They do everything they can to make receiving packages easy and secure for their tenants. If you're looking to rent in the Edgewater neighborhood, do yourself a favor and ask Ardmore Winthrop Properties for a tour of one of their buildings.

Being new to Chicago (and apartment hunting), Gabe was helpful in answering all of our questions, and Steve was more than generous in getting us situated into our first apartment rather quickly! We were even able to move from a studio to a 1-bedroom (in the same building) when it became available. My girlfriend and I enjoyed living at Kenmore Manor for 3 years. The building was well-maintained, very clean, pest/rodent-free, the location was ideal (close to the lake and the Red Line), and management was a pleasure to work with. And XL Properties didn't require us to pay any ridiculous "move-in fees", "holding fees", "administrative fees", or even a security deposit! All you have to do is pay for a background and credit check. Also, we appreciated Steve's thoroughness with discussing lease-related materials, and any pertinent information that arose. On a side note, XL Properties does require you to notify them of your intent to either renew your lease, or not renew your lease, roughly 2-3 months prior to your lease expiration date. Plans can change during those 2-3 months! Initially, we had decided to move out-of-state, so we notified them of our intent to vacate the apartment at the end of our lease agreement. Long-story-short, we decided to actually stay in Chicago, but it was too late to nullify our non-renewal decision... And the first person who viewed our apartment ended up renting it on the spot! Basically, we gave up a very great apartment! Thank you Steve and Gabe for great, courteous service!
