    The ceiling after rain. I called Management before this happened but she lied about sending a professional roofer . She sent a handyman .

    I have a big open hole in my living room from the ceiling leaking. I came home water was everywhere . CAGAN is using a handyman instead of a professional roofer. Please Do Not Move Here. This company is starting to be a Slum Lord.

    To follow-up from my previous review: my leaking ceiling was repaired around 5 weeks after the emergency maintenance reports were filed. Angela stepped in to coordinate the repair and at least a she was much friendlier than Mike. I additionally asked for a couple floorboards to be repaired since they had come up (it had cut my foot once). I was told the initial construction put in padding even though it was not recommended with the floor type which is why that was happening. Anyways for a simple floorboard replacement, I came home to find my entire living space under construction as they re-did the entire floor, cutting tiles in my apartment and covering all my things in vinyl dust (without covering on putting away your personal items). After mopping and dusting ~5 times, I am still finding gray debris on my clothes, furniture, and all the nooks and crannies. Initially it was hard to breathe, and I had to wear a mask until I could vacuum up most of the debris. Very frustrating that they did not tell me actual construction would be done because I would have said not to do it (would rather lived with the broken floorboards than have dealt with that fiasco). Needless to say, I am moving out in 2.5 months. Maybe that's why they wanted to do construction. Fix the place up for showings (at my expense) hahaha.

    2/9/2026 (UPDATED AND REVISED) Owners in this condominium…read moreassociation are now facing a multi‑million‑dollar special assessment adopted through a process marked by missing statutory notices, incomplete disclosures, and major procedural irregularities. NS Management does not set the budget, but as the licensed management company they are legally required to act with ordinary care and comply with the Illinois Condominium Property Act. That did not happen here. Multiple owners, including my 89‑year‑old mother, never received a statutory budget or statutory special‑assessment notice. What we received were narrative letters with none of the required elements: no per‑unit amounts, no adoption date, no 115% rule, no petition rights, no statutory language, and no statutory budget format. My mother's written request to designate me as her authorized agent was also ignored. The consistencies of these omissions makes it difficult to view this as an innocent error. A petition signed by owners was delivered around January 6, 2026. The Board and the Association's attorney acknowledged it and invoked the 30‑day statutory deadline, yet no statutory meeting notice was ever issued. At the same time, the "budget" distributed by NS Management lacked every required statutory element. If no statutory notice was ever issued, it is unclear why the petition was acknowledged or why the statutory clock was invoked at all. The consistency of these omissions makes it difficult to view this as an innocent error. Owners who attended the January 19 meeting reported that the Association's attorney told them owners "could not veto" the assessment and that veto rights apply only to capital improvements. He did not mention the 115% rule, the 20% petition right, or the 51% veto threshold. His January 14 written explanation also omitted these protections. These omissions materially affected owner understanding, and because his explanation failed to include core statutory rights, I reported the matter to the ARDC. The statute is explicit, and the protections it provides are so clear that no attorney could reasonably claim to be unaware of them." Owners deserve a process that follows the law and provides complete, accurate information. The failures here were not minor oversights -- they were fundamental breakdowns in statutory compliance that placed millions of dollars at risk. Owners have already been told their assessments will increase by about $350 per month beginning in July, despite no statutory budget ever being provided and no vote ever occurring. The fact that NS Management and the Board's attorney responded to my complaints yet still intend to collect an assessment adopted through a non‑statutory process is alarming. Because of the seriousness of these violations, I have filed complaints with IDFPR and ARDC and I also plan to contact the Association's and NS Management's insurance carriers to verify that coverage remains valid in the event the IDFPR or ARDC determine owners were misled or statutory violations were committed, ensuring owners can pursue damages if necessary. I will be submitting this matter to the State's Attorney as well. This process has been extremely stressful and exhausting, but once I saw how many owners were confused, discouraged, or misled, ignoring these violations was not an option. I documented every step -- elevator notices, emails, mailed communications, and meeting interactions -- to ensure an accurate record exists, and I will continue collecting additional evidence while the agencies complete their reviews. It is also notable that the owner of NS Management has responded to every Yelp review except mine. Owners deserve an answer, and his silence only reinforces the seriousness of the issues raised. 2/12/2026 Follow‑up to Ken's Reply; Ken's reply misunderstands the issue. No one is claiming NS Management sets budgets or makes Board decisions. The problem is that, as a licensed management company, they had a duty to correct statutory defects before distributing notices -- including the Board's attorney's explanation that omitted the 115% exception. They sent it out anyway, and many owners relied on that misinformation, leading to widespread anger and real financial harm. That level of impact made a complaint to IDFPR(NS) and ARDC(board's attorney) mandatory. He flagged my review despite everything being documented. Prospective clients should also review the owner's curt and dismissive responses on other consumer‑advocacy boards to understand the broader pattern for themselves. I genuinely hope no other community ever has to experience what our owners went through. If anything here seems unclear, read the Illinois Condominium Property Act -- the law speaks for itself. THERE IS NO MISUNDERSTANDING! NONE! NS MGT don't set budgets, but they are responsible for the accuracy of the notices they send! Six owners I spoke with were mad, and after I showed them what was left out, they were even more mad.

Upon touring the property, he apologized profusely and explained there was an emergency situation. I get it, life happens. The second tour, also with Jim, he agreed to meet me at the property directly after the first tour. Somehow, despite coming from the same exact location, he was 20 minutes late. I wouldn't trust this company to walk my dog, forget maintaining the essential services of my home. Other reviews online also reflect their complete lack of care and ineptitude -- the last thing you want, for instance, when your heater is broken in a Chicago winter. I would advise anyone to think twice when viewing a property listed by A. Saccone & Sons.

I have BLACK MOLD on the ceiling of the building lobby by the air vent, I informed Jim weeks ago, then emailed a photo of it 12 days ago without a response or acknowledgment. Then I received a call from Jim today telling me, not asking but telling me to remove the picture from Yelp or he will contact his lawyer to charge me with slander. How is it slander if I posted a picture of BLACK MOLD from my lobby ceiling and warning others to stay away from properties managed by this company? Some people may be able to put up with a lot, but I cannot. They neglect my building at 323 w concord place, for example, they didn't vacuum the carpet on the stairs the entire fall until I pointed it out in my mold email, there were leaves for weeks and weeks accumulating on the stairs. And the list goes on with the tardiness on snow shoveling, leaf raking, hell it's been 22 months and I still don't have a name tag for my mailbox, I had to tape a post-it note. The front buzzer has some other tenants name on it. Honestly they care about the all mighty dollar!!! They want to rent the space to collect their payment and then do the minimal upkeep. I have a newer furnace and only one stage of heating is connected, so my air is Luke warm around 85 degrees coming out when it should be like 100. Jim sent an Hvac guy came out to look at it and said the wiring can't handle having the second stage hooked up, so it's running 50% capacity and efficiency. Jim says his hvac guy told him it's fine, well I'm a service HVAC tech for 15 years and can 1000% say it's not right. Neglect. My sliding door leak, it gets drafty in the winter, Jim's response to my request to get them repaired or replaced was "well you pay less than the unit across the hall that has been renovated with newer sliding doors". Say what now? Me getting constant chills is suppose to be ok bc I pay less?

    Been living here at Optima Orchard Woods' building is been a hell…read more I am beyond frustrated and appalled with Optima Old Orchard, managed by Triology Management. Living here has been nothing short of a nightmare. I live in apartment 913, and there was a leak from the unit above (1013). While I was home, maintenance just barged in and installed massive fans without any notice, permission, or explanation. They treated my home like it wasn't mine, turning my personal space into a construction zone. The fans were so loud I couldn't watch TV, hold a conversation, or even stand the noise in my own home. They blocked my bedroom and bathroom, making it nearly impossible to live normally. My privacy and peace of mind were completely disregarded. What makes it worse? Nobody here is living for free, and the rent is not cheap. Yet the management shows no respect or consideration. I know they'll probably do nothing and offer some empty excuse, but this level of disregard is unacceptable. Optima Old Orchard and Triology Management need to wake up and start treating residents like human beings, not inconveniences.

Went into the leasing office to inquire about where I can park and the answer from the snarky girl who works in the front office was it's not our problem and offered no solutions. so then I talk to her manager who was just as rude as she was and basically told me that's not their problem and that that's the way life is. wow. I am blown away at how incredibly disrespectful and unprofessional their staff is. Then, to make matters worse, I had to use one of the shopping carts to remove heavy items from my clients apartment, because she's handicapped and cannot do it herself. The same girl started screaming at me when I walked through the front door saying that I couldn't use the front lobby, but I had to go through the garage. my response to her is that I don't live here and I don't know the rules here and you would think she would have showed me where to go so I can understand what she was talking about. But she didn't, she she kept shouting at me to go through the garage is if I knew what that meant. so I go into the garage. There's absolutely no indication of how to get this cart back to the area by the elevators, so I just leave the cart there. A professional would've walked with me and showed me exactly where to go but instead she berated me and screamed at me. Nice way to treat a brand new person that's never been to your complex. Stay clear this place the management company is clearly toxic. follow up I called back to hopefully talk to one of their supervisors, but unfortunately had to talk to the same rude to people again in the office. I said it would've been nice if you would've showed me what to do instead of screaming at me and berating me and his response to me was it's not our job. Well, then who the hell's job is it , I have a handicap client you can't walk and you can't take 30 seconds to show me what you want me to do.
