    These guys are doing a great job managing my property. So glad I switched to them on Jan 2020. It's been 8 months and no complaints.

    AVOID THIS BUILDING DO NOT RENT HERE I have had nothing but…read moreissue after issue in the building and I am so glad to have gotten out alive! 1. I started living on the 3rd floor with the "luxury" terraces. I moved in January 2022. Snow was on the ground, so the terraces were covered in snow. Spring came and came to my realization a tenant let their dog defecate all over without cleaning it up. 1000s of dog piles. Weeds 3 feet tall, apparently the grounds keeper don't have direct access to the north side of the building terraces they must enter through a tenant's apartment to clean it up. After a month or two of complaining about the weeds and piles of dog poop they came through my unit and cleaned it up. 2. Seven short months its July 2022 I was out of town, and it rained. Luckily someone was at my apartment watching my dog. It rained one day, and water came in through the dryer vent. Inch of water in my apartment and ruined a few personal items. My friend called me to inform me that water was coming in. I called the emergency number, and I was told "we called someone they will be there in an hour or so". Clearly active water coming into my unit was not important. There are onsite maintenance people living in the building. I don't understand why they would not be called for emergencies but who knows this place makes no sense. 3. My bathroom in the new unit, the tiles are chipped. Black tile shows all the chips and cracks. 60-70 percent of the tiles have either a crack or chip in them. I asked them if they could fix it. Remember we are living in "luxury". I was told they can get a marker and color them in. They will not fix the chips or cracks. More then half the tiles are broken .. 4. This building has had the highest manager and office staff turnover I have ever seen. I been here 3 years and has had 4 property managers and God knows how many office staff members. 5. After fighting and arguing they let me transfer to a new unit and "generously" waved the transfer fee due to all the issues I had in the first 7 months. I get my first lease renewal ... $342 they tried to raise my base rent. 15.28% increase! DOUBLE if not TRIPLE the inflation rate. They threw in my face this is "luxury" living. 6. POOL OUT OF ORDER - Yet they still advertise it as an amenity. The number one reason I picked to live here was having a pool. They won't take any responsibility for the pool not being open, but I HAVE THE EMAILS from the freedom of information act. The head maintenance man states and I quote " I assumed the process had been moving along" You know what happens when you assume? So, they failed to properly track the pool's progress which then caused them to file for an extension and by that time it was too late in the year and THAT is why we are so far down on the list to get our pool fixed. Remember this is "LUXURY LIVING" 7. WE THE TENANTS ARE MAD!!! AND RIGHTFULYL SO!!! People are so mad they are printing and posting signs all over the building about how bad it is to live here. They are also spray painting the walls "LIARS" Because the office has lied repeatedly. First, they told us the City of Chicago was to blame and then they said it was a mistake, it's really the Illinois Department of Public Health. They also failed to tell us the part they never tracked the pool progress as a maintenance staff outlined in an email. 8. Now they are asking tenants to pay for the building's upgrades. We as tenants can pay $250+ to upgrade our vanity mirror but if we move out, we can't take it with.... It is optional. Or how about $600+ for new blinds. Again, it's optional. Let's think this over, the building wants ME to spend $900 to upgrade THEIR stuff and when I leave it's not mine. Make that make sense. I work in commercial real estate. I have never in my life ever seen any property we own ask a tenant to pay for updates to a property they do not own. Make that make sense. And I bet they will write off the expense most likely and take the deduction on taxes for depreciation at the tenant's expense

Can't wait for a dog to get hurt on that thing just so Dawn can have a big toy for her dog. Maintense team is fantastic - leasing office is out of touch.

Elevators are frequently out of service, which becomes more than an inconvenience in a multi-floor property. There have been extended periods without hot water -- at one point lasting nearly a week -- with limited communication or clear timelines for resolution. Access control has also been unreliable. Key fobs have malfunctioned at entry points, locking residents out despite active credentials. Plumbing issues have been another recurring problem, adding to the overall sense that preventative maintenance is not a priority. What's most frustrating isn't just the issues themselves -- things break in any building -- it's the pattern. The problems feel reactive rather than proactively managed, and communication from management does little to inspire confidence. Residents deserve consistent access, functioning utilities, and transparent updates when things go wrong. Unfortunately, that has not been the experience here.
