    Christine and Susan were such a dynamic duo!…read more In spite of the timing of the listing of our home, we were able to sell in under a month, after going with the best of three bona fide offers, at 95% of our asking price. We loved their metrics and research of comps and knowledge of our market. They adapted immediately with all of the extra rules and precautions that came alone with Covid-19 issues (limited number of people in our home at one time, signed attestations of health and well being before being "qualified" for a showing, etc.). The use of Facebook to record our open house was excellent in any situation, but especially with a public health emergency) as it could be seen my anyone, any time, as many times as desired. Also, the 3-D tour was just as cool as it was helpful for interested buyers to see the entire property, 24/7, and even do measurements! Susan was superb in dealing with the appraiser. They both offered very helpful advice about managing the multiple offers and in negotiations. We were kept in touch with in real-time and the app the used was very helpful as well. They are both are very trustworthy, communicated clearly, responded immediately to all calls or texts and really held our hands when we needed support! Ethical, professional, highly recommended. We saw homes in a wide price range and she was very helpful in pointing out pros and cons of each home. After we made an offer, she continued to help us with referrals for home renovation who have also been great to work with and reliable. She is a great communicator and easy to get in touch with day or night! We have worked with a couple realtors before Christine and can really say that she is the cream of the crop.     My horrific experience with Julie Kaczor began over one year ago, and I honestly still have…read morenightmares about the whole ordeal. Let me just give you several pointers. Interview a minimum of 3 agents prior to contracting with them. Request a copy of the agency's Marketing Agreement to read thru and prepare questions for a second discussion. All agencies have flexible clauses. Most important, DO NOT sign for 12 months with one agency. There is NO guarantee that your house will sell quickly, and if it does not and regardless of your satisfaction, you could be stuck, unless you sue. There is also flexibility in the amount of commission your agent receives when your house is sold. Compare! Do not allow your agent to sway you into overpricing your home. If it seems too high to be true, it probably is. Make certain the photos taken of your home for online posting are top notch. The photos are what gets online buyers into your home. In a nutshell, I believed in Julie Kaczor's "experience" and went along with pricing my home $35,000 over where it should have been. That mistake adversely affected my life, my family, my finances and my health. Julie and/or a member of her team did return my phone calls, but the 1st and last time I SAW Julie was when I signed the initial marketing agreement with her. After months on the market, when it was clear my house was not going to sell, I requested to be released from the Marketing Contract. I presented my concerns and written proof to Julie and the managing broker at B&W Naperville that the contractual language was not being met. I was basically told, too bad, you signed for 12 months. I felt their response to my concerns was disrespectful, arrogant and very unprofessional. I took it upon myself to speak with the Plainfield B&W office to see if they would be interested/able to take over my B&W contract. Plainfield was able to work out the details and assigned an alternate agent to sell my home. She sold it in less than 1 month. BUT, the agent from B&W Plainfield got screwed as well when her name was not listed as the selling agent on the final closing paperwork. You guessed it, good ole Julie screwed one of her own. Take one or two more days, slow down, take your time, shop around and interview. I wish I had.

    Wish I could give ZERO stars. Sadly dealing with Julie Kaczor was the worst experience ever…read more She wasted six months of our time. She is more of a lister and not a seller. She does not do her own open houses and is slow to return calls and emails (if you even get one). She was always very rushed. We were not getting a lot of showings and we couldn't understand it. The ones we did have we had to hunt her down to get feedback. She was not proactive at all. I really felt something was very wrong with the listing. Turns out I was correct. In the area of the listing for agents only she uploaded a document about our house she shouldn't have. It was information on our dryvit and what needed to be repaired. I found out from a friend who is an agent who could see the document. When we received the report she wanted a copy and we handed it to her. At some point someone scanned and uploaded it essentially blackballing our house. When the repairs were done we emailed her a PDF version of the report. That version never made it to the agent section of the listing. Instead she blamed me for sending her the wrong version, when I never scanned the incorrect report, they did. My husband then proceeded to pull the sign out himself and go on a rager at her office. Luckily the managing broker was smart enough to get us out of the contract immediately. That stress caused him chest pains (have you ever pulled out a 'for sale' sign without any help or tools??) and he went to the ER twice in 48 hours, a week after that he ended up there again with an intestinal bacterial infection (what better place to catch an antibiotic resistant infection than a hospital?) that kept him in the hospital for two days. I blame her for all this. In fact she cost us money for all the hospital bills and our wasted time. We relisted about three weeks after ending our relationship with her. Found a wonderful agent who pulled the incorrect info off the MLS and we had a ton of showings, even during the Christmas holidays. In four months we received the best offer and just recently closed. The disdain I have for this woman is beyond anything I have ever imagined. Thanks to Jack Kelley at Keller Williams for being the agent we wish we'd found in the first place.
