Our experience with Baird & Warner was terrible. We didn't feel listened to by our agent, and what's worse, we felt misled by the loan officer our agent recommended / worked with closely. We saw 10 houses before we were informed that our loan type made us extremely unlikely to be selected in the house buying process by home owners. I'll spare the specifics, but it basically meant that even if we had the best offer on the table we'd be overlooked for someone with a different loan type. This meant that none the houses we saw, the energy we put into going to viewings, and time we took to make it all happen was completely wasted. None of the houses we saw were ever an option. We depended on both of these people to help us understand and navigate the process as first time home buyers and in the end felt like our money wasn't any good ( we came to the table with $30k to put down). In the end we asked our agent to cancel our contract for misrepresenting our situation and instead of acknowledging our frustrations or our request to terminate the contract, they pretended like we didn't ask and suggested they keep sending us listings. While this experience is VERY specific to our situation, the senior level agent should have been prepared to help us understand what all this meant up front AND should not have ignored our request to terminate. Even if the answer was no, it would have been better than pretending like we didn't ask. Now we are stuck until January 2022 before we can even consider another house or we'll be in breach of contract. I wish the agent had been honest with us about our limitations. We would have expended our energy very differently. I wish the loan officer had treated us like real people instead of assuming we knew all the lingo and rules. The loan officer ignored my emails and calls. In the end I asked some questions to the loan officer about how to go about pursuing a different loan and they still haven't responded to my email (it's been 3 months). read more

HORRIFIC experience. My advice, take just a few extra hours and interview SEVERAL agents from differing agencies to determine the best company for you for the sale/purchase of your new home. During your interview request to review a copy of the agency's Marketing Agreement. Read thru it completely and prepare questions. DO NOT allow your agent to coerce you to sign with them for 12 months. Average agreement is signed for 3 months. They'll give you the spiel "your house is beautiful, it will sell quickly, don't worry about the contract length". There is no guarantee your house will sell quickly. Being ill advised on pricing set me back months in the sale of my home. It also adversely affected my life, my family, my finances and my health. Do not allow your agent to overprice your home, even in a seller's market. If you have to start lowering your original price, buyers begin to question what is wrong with this home and skip right past it. Some agents and agencies might have years of experience, a listing of commendations and a sales pitch that will knock your socks off. Don't be swayed! When my house did not sell and I shared my dis-satisfaction with my agent and the agency upper management, and also presented my concerns that my agent was not performing to the contractual language, I was basically told, too bad, you signed for 12 months. If felt their response to my concerns was disrespectful, arrogant and very unprofessional. Trust me, you want to hire an agency that will work FOR and WITH you. In my opinion, that agency is NOT Baird and Warner of Naperville. Slow down, take your time and do your research. You will be thankful in the long run. read more

Chris Katsulis and the C Thomas Team at Baird and Warner Lincoln Park were AMAZING at NOT selling my single family house, a beautiful recently renovated single family in Chicago. But don't worry, it was my fault, at least according to him. Chris was AMAZING at forgetting to put my house on as a coming soon when we signed the listing agreement in March until the recommended work and staging was finally done in June. Due to labor shortages, I struggled to complete the 20K of work he recommended .We thought this could be done in 30 days. It took 90. He insisted that we repaint the interior that had just been painted a few months earlier with the color recommended by a different realtor, but was the "wrong" color for 2021. A new fence, landscaping and staging all took time. At least having it as a coming soon would have maybe got some activity during the prime Spring selling season. Chris was AMAZING at something called aspirational pricing. He was busy so he went last in my interview process. Then made sure he wanted to list it higher, much higher, than any other realtor I was considering. After 30 days, he was very aggressive and even mean, suggesting I was not serious about selling my house. I definitely was stubborn because I thought he was sure it would sell. I ultimately dropped the listing price considerable and still not sale because it was now the fall. Chris and his team were AMAZING said they would cover the staging appointment when I has to be out of town. They told me to leave items for them to use. Apparently they told the stagers, "We were gone." I think the stagers thought we were dead. I come back home late on a Friday night, knowing I had plenty of food. Nope, my entire kitchen being cleaned out. All of my food in the refrigerator, freezer, pantry, spice cabinet, all had been "thrown away." Shrimp, steaks everything. Dishes, pans, nope, all boxed in the basement, because the house needed to look like no one lived there. The rest of my stuff that they did not use? Would you mind your baccarat crystal glasses being thrown like garbage in a box with your kitchen knives? Chris was amazing at telling me it was my fault because I should have packed the nice stuff myself. The team photographer was AMAZING at forgetting to take photos of my amazing backyard that I paid to have landscaped. When I pointed this out it took almost another month to get another photographer out and then over a week to get the photos on the internet. Chris was AMAZING that after it was staged as if it was a model home, to tell me the staging company said I and my dogs could not live in the house. I had to spend several months on my friends couch. She has two cats and I am allergic to cats. Chris was AMAZING at doing open houses every week, but no one came, because... wait for it, we missed the Spring selling season because it took me too long to get the work done, Chris was AMAZING at asking me to pay for my own advertising because, you know he gave me a "deal" on the commission. Chris was AMAZING at not taking my calls or telling me that he needed to find time in his schedule or cancelling because he had to watch the kids because his wife was at Bible study. Chris was AMAZING at missing his exit call with me this week. It is now a year later than when I started this downsizing process. Instead of being downsized into a Condo. Oh yeah, he was pressuring me hard to buy a condo before I sold the house. I am worrying about hiring someone to shovel the snow and now that it is off market, every realtor in Chicago is calling me to tell they they can sell my house. Dean Benevice Baird and Warner Dean assisted us with the purchase of our family's forever home and was second to none. We originally started working with him back at the end of 2019 before the pandemic hit, and he was extremely patient and understanding to how that not only changed our timeline, but also what we were looking for. Fast forward to July of this year, and with the the housing market on fire in the areas we were looking at, Dean was on top of it. He provided us new listings that matched our needs the same day that they became available. When my wife and I saw our eventual new home pop up on Zillow, Dean was already on it and was able to secure a viewing day 1 within hours of when the home was listed. This was very important as we were able to submit an offer same day. Since there were other offers on day 1 of the listing as well, we were able to submit our final/best offer since we got our offer in so early. Our offer was accepted, and we closed at the end of August. Had we been a day or two later with our viewing/offer, we would have missed out on our forever home. Dean was great at guiding us through the offer as well. Not just providing input about the amount of the offer, but additional items that would make our offer stand out should someone offer the same amount. He was also extremely quick with getting documents to us to not only submit our offer, but also after to ensure we stayed on track with our closing. He also set expectations about how the appraisal could impact us should it be significantly lower than our offer and what we should do to prepare for that as he saw that happening at times. Sure enough this was the case, and we were prepared so that it did not put us in jeopardy of losing the home. He also assisted us with selling our existing home. That by far was harder than I thought, but Dean was always there with great advice and was able to be a calming presence until the closing was complete. I cannot thank nor recommend Dean enough. He was always on time (and early almost all of the time), worked hard to understand what we wanted/needed, quickly provided us with listings that matched what we wanted, and was extremely responsive throughout both the buying and selling processes. I started using this company when my now realtor, Susan Strange, contacted to let me know my condo listing had expired with my previous company, and did I wish to keep trying to sell/rent...I had no idea! I was upset and had so many issues with my previous realtor, that it only made sense to see if she could help me. Susan was fantastic! I'm in CA so trying to rent/sell a condo in Chicago, from here, was not going well. She found little things that I never would have known about that needed to be fixed, and was super communicative the whole time! She made herself available to even let in some repairmen as well bringing over a lamp and some furniture to help stage the place a little. She went above and beyond! She made the paperwork super easy to do remotely also. She did an open house and the place rented before it sold. The one month's rent payment to her/Baird&Warner was more than fair for all the work she did. She's been very kind to my renters, even let them keep her table. I am currently listing my home with another broker----and the first showing upon listing was within hours, by a Baird & Warner agent from the Naperville office. Although my own agent's listing coordinator posted very conspicuous signs requesting all lights are to be turned off by the showing agent before leaving, every single light in the house was on when I finally returned. In addition, a very clear sign in the entry way, requesting shoes be removed/booties be put on, right by the front door, was completely ignored. I had vacuumed prior to showing. The entire upstairs has brand new off-white carpeting. Big male shoe-prints, booties still in their original flattened state in which they were delivered to me by my listing coordinator. This is rude and unprofessional, in my opinion. The Baird & Warner agent just didn't give a crap, nor did their client. Based on this, I would never recommend the particular agent for buying or selling. Not giving a name; hoping the date of my post will perhaps send a message to the showing agent....who "on paper", has great credentials. read more

During a potential relocation out of state my wife & I approached Holli Thurston from this Baird & Warner office to act as our realtor and help us sell our townhome in Aurora last year. We held off listing the property initially as we were coming into the holiday season and I was living/working out of state while my wife and kids were still in Aurora living in the townhome. This office has its own mortgage broker that they deal with and recommend (but do not "require") their clients work with... That mortgage broker just happened to be the husband of our realtor. While there may or may not be any impropriety there. There is definitely a conflict of interests that made my wife and I wary-- 1st warning sign. Holli was very proactive in getting our house listed and up on the market. But once it was listed and after the open house she took a much more passive role. She was slow to respond to my wife's voicemails and/or emails and came across as she had done all the work she needed to at that point and that if the house didn't sell it was our fault for not pricing it properly. On March 3, 2016 we asked that the listing be put on hold due to signs that the job out of state wasn't working out and that our plans may change. A couple of weeks after that I left the out of state job to return to Illinois and requested that the house be taken off the market de-listed. We had switched to another realtor at this point (Steve Jasinski out of Baird & Warner's Lagrange office) but the listing hadn't transferred over to him yet. He was assured by Holli that our home had been de-listed and taken off the market. Fast forward to this week. My wife and I have started getting a barrage of calls from realtors indicating our house had only recently been delisted and had been on the market for 244 days without selling. Despite being told otherwise, Holli had never delisted our home, she had merely left it in a hold status and let our contract expire. This reflects poorly on our property. It looks like the house was on the market for 244 days without selling. read more

I would not recommend Baird & Warner to anyone. They will work hard to get the listing and even inflate the price. Once they have listed your house, the service will come to a screeching halt. If the market slows down, they will just pressure you to reduce the price. The managing broker of the Naperville office is rude and unprofessional. Read the listing agreement carefully and make sure that there is a termination clause. Your best bet is to select another realty company. read more

Wish I could give ZERO stars. Sadly dealing with Julie Kaczor was the worst experience ever. She wasted six months of our time. She is more of a lister and not a seller. She does not do her own open houses and is slow to return calls and emails (if you even get one). She was always very rushed. We were not getting a lot of showings and we couldn't understand it. The ones we did have we had to hunt her down to get feedback. She was not proactive at all. I really felt something was very wrong with the listing. Turns out I was correct. In the area of the listing for agents only she uploaded a document about our house she shouldn't have. It was information on our dryvit and what needed to be repaired. I found out from a friend who is an agent who could see the document. When we received the report she wanted a copy and we handed it to her. At some point someone scanned and uploaded it essentially blackballing our house. When the repairs were done we emailed her a PDF version of the report. That version never made it to the agent section of the listing. Instead she blamed me for sending her the wrong version, when I never scanned the incorrect report, they did. My husband then proceeded to pull the sign out himself and go on a rager at her office. Luckily the managing broker was smart enough to get us out of the contract immediately. That stress caused him chest pains (have you ever pulled out a 'for sale' sign without any help or tools??) and he went to the ER twice in 48 hours, a week after that he ended up there again with an intestinal bacterial infection (what better place to catch an antibiotic resistant infection than a hospital?) that kept him in the hospital for two days. I blame her for all this. In fact she cost us money for all the hospital bills and our wasted time. We relisted about three weeks after ending our relationship with her. Found a wonderful agent who pulled the incorrect info off the MLS and we had a ton of showings, even during the Christmas holidays. In four months we received the best offer and just recently closed. The disdain I have for this woman is beyond anything I have ever imagined. Thanks to Jack Kelley at Keller Williams for being the agent we wish we'd found in the first place. read more

I, too, would give the Property Management area of this real estate office a zero. Thank goodness I only had a 6 month lease because I don't know how I would have been able to stand it any longer. Horrible response to calls or emails, and when I asked to make an exit walk through appointment 6 weeks in advance, the week I was leaving he responded. Then the night before he told me he had a conflict and sent his father - no kidding!! Now I've been out of the unit for almost 4 weeks, and I've sent several messages asking about the status of my security deposit with no response. This doesn't even address the fact that repairs on broken things in the apartment were denied!! I wouldn't consider using them for any real estate need after my experience there. AWFUL! read more

The branch manager Bill Gill and property management team of Edwin Hojnacki and Frank Passaro are dishonest and unprofessional. Forged the closeout documents and lied about what we accepted. This office cost me $$$$ between the town home lease and purchase. Bill told me to get an attorney and they would not interrupt the lease for me! REALLY!?!?! My review is specifically about Rick Lawrence of Baird and Warner Naperville. My partner and I were in the market for a home and Rick did a fantastic job helping us out! Very professional, very knowledgeable, attentive to OUR wants and needs and not a "what I prefer" type of agent at all. Rick met with us and broke down everything involved with house hunting, obtaining a loan, a timeline of events, and etc. He knew all the ins and outs of homeownership and really informed us of everything to expect from owning a home. His knowledge definitely made things easier for us when looking. If I had to say any negative things, it would be that there may have been a few bumps in the road where we thought he wasn't on the same page as us, but in my opinion, you encounter those situations when it comes to such an important decision as owning a home. It's a 30 year investment that you want to make sure you get right the first time! The other thing was when the property search wasn't finding many good places or updates, we did have to do a lot of the online property searching of homes ourselves, and then email Rick a list of places we would look at. He did offer up a few suggestions though. But, I think it was because he didn't want to be overbearing. He helped and guided instead of just doing mostly all of it for us. He answered all of our questions, and showed us every house we sent him (even if some turned out to be a "what were we thinking?!?!?" moment). We are now proud homeowners and couldn't be more happy with our decision. Rick definitely deserves much credit for the work that he did in helping us reach this goal! read more

I had a horrible experience at this Baird and Warner. I used a realtor that should have retired long ago because she knows nothing about current real estate. Maybe I should not totally blame her because her manager was the rudest man I have ever met. I was looking to buy a home and when I was not satisfied with how they treated me, Bill Gill treated me like a child. I guess the customer is not always right. Everyone should know that this is the WORST location to go if you are interested in buying a home. You will not end up with a purchase, at least one you are happy with. I switched real estate companies pronto. I found out through my new realtor that the manager at Baird and Warner lied to me about several important aspects like laws for example. The property management at Baird and Warner is not good at all. I have a house in Montgomery and I live in colorado, form the lack of communication with issues with the house and or tenant, to the arrogant responses to other questions and issues. You will be better off going with anyone else. Edwin told my wife and I on several issues that he didnt know what to do, that's almost ok but when the bills started adding up to the 1000's of dollars, that's the issue. We had to go find our own contractor to fix the problems. While still paying a property management company, when we brought up issues on our end (being the home owner) we were talked to like we had no clue and we idoits, well I guess we were for using Baird and Warner. If edwin is your manager I'm sorry if u experance what we went thru, his manager Frank never wanted to hear our side and always sided with his employee with out hearing our issue fully, DO NOT USE BARID AND WARNER PROPERTY MANAGEMENT, it's a waste of your money and will only aggravate you as it did me, look else where for quality service DO NOT USE THESE GUYS!!! read more
