Back on 2019 I had an irrigation system built by a landscape company in Portland. I recently…read moreneeded some work on it and called them but they indicated they no longer do work in Vancouver, but when I asked if there was anyone they would recommend, they said Simple Lawns. I had a problem with two leaks in the irrigation system. You could see water getting into the valve boxes when you turned on two of my zones. My suspicion was that the water pipes coming out from the valve to the irrigation tubing had broken when I had a contractor install a pumped sewer system last fall. The trench for the sewer pipe went across the water outlet pipes from the valve boxes. I called Simple Lawns to see if they could come work in fixing the leaks. They were able to schedule a visit by their irrigation expert within a few days. I paid a deposit which was for the service call to diagnose the problem and assess how much it would cost to fix. The employee came and looked it over and was able to fix it right away. He had it fixed within an hour or two. I was surprised it was possible to fix it so quickly, and he indicated the cost would probably be just the service call fee or a little more. The one slightly odd thing was I didn't get a email from the company to indicate the job was completed and that there were no additional charges. But the repairs were successful and they didn't send any additional bill, so I figured that was the situation. I was dreading trying to get those leaks fixed and I was amazed how quickly they fixed them and that it cost way less than I expected it would.

If you are a high-school senior educator or vocational instructor, again, this is a great place to visit for job possibilities in life after school. This place is huge! I have included a pic of 2 photos they have in their office. The office is located on a tiny fraction of the land. They have mulch options, rock options, lawn recycling options just to start. They can deliver or help you load your vehicle/trailer. They also have boxes they can leave at your home then come back and pick up once you fill it. All that is on their price lists. Jessalyn was in the office when I arrived. She was extremely well versed in all they offer. I received bags and a sharpie to take with me out to the rocks so I could take samples and write on the bags. She was friendly, and helpful! When it came to the price list, it is very thorough, and Jessalyn was able to break it down for me. For example a big black garbage bag of lawn debris can be about $3 a bag. (Obviously prices are subjected to change). She explained how much the average truck bed holds and what that equated to in cubic yards and explained where that was on the price sheet. I have been getting quoted from local stores and individual landscapers and the prices here are in line with other quotes. There were other employees that came in who also were well versed in landscaping, and offered me great alternatives to what I was planning and why what they were suggesting would be a better option. It wasn't about trying to upsell me something, they actually cared enough to let me know my project might not be stable enough unless I switched out a couple things. I appreciated this as I hadn't thought of it and, what was suggested would be a cleaner and safer way to complete my project! Thank you all! When I asked about a couple of services they don't offer, they had local recommendations available for me. I will definitely be using their services. The only thing needing upgrading is the signage on the way in and clearing directions on where to park. With it being so big, it would be nice to have maps at the office they can hand out with directions on where specifically to go and park when you arrive at your desired destination within their business grounds.

I hired Daniel based on his reviews and knowledge. I have a poorly installed sprinkler system that…read morehas leaked several times as pipes were not connected properly and several are exposed. Daniel came to "diagnose" the problem , which could be seen because the pipes had come apart and were above ground. The pipe needing replacement was easily accessible and approximately 10 ft. long. The estimate seemed fair because he stated he would repair the pipe and bury it as able. He did fix the pipe, but nothing was buried and he left the old pipe lying in my yard. When I complained, he stated that he didn't bury any piping because it would have increased the "scope of work". I paid $400 for one pipe replacement. His "remedy" was to offer to come remove the old pipe. I can't cut it into pieces small enough to fit in my trashcan. He didn't do this . Daniel replied to this review. He charged an initial fee for "diagnosis" of a visibly leaking pipe. This was supposed to be credited. The total was $400. I got a pipe fixed and left unburied in spite of the quote including this. Hi reference to the previous work is irrelevant. He had no responsibility for the exisitng state, which , as I said was poor. He fixed a leaking pipe. That's it. All arguments other than one leaking pipe being replaced, above ground, are not relevant nor do they justify charging $400.

Not sure I can say enough about my experience with them…read more Wendy came out early-April to give us a bid, told me "I control the schedule, this is a small-ish job (3-4 days) and I'll be able to work it in between larger jobs as the crews finish up." I put down the 50% NON-REFUNDABLE deposit and a week later I texted to see if there was a date, it took her 2 days to respond saying "we're trying to fast-track it and get it worked into the schedule, but probably 3rd week of May. I'll be back in touch next week". (what???) Two weeks later (May 4) I texted and asked where we were since we now had our new puppy and that was what the project was for. She told me "we are starting two projects tomorrow and you are next in line". Two weeks after that (May 15), she texted and said "Excited to start your project, will contact you June 8 to let you know start date" (WHAT???) I questioned everything, as she did nothing but "sell" me on a false timeline, never contacted me like she said she would, came up with a myriad of excuses and lies and then told me "landscaping isn't like putting in a door where you can keep a firm schedule" (I get that, but we are now 4 weeks after the deposit, and no hope to know a schedule for another 3 weeks at least!) Then she tried to justify her lies again with "unforeseen waterlines and locates on other jobs but will purchase your materials today so we can get started if something comes available" (wait, you have my money and still haven't purchased my materials?) I said I wanted to cancel since nothing had been purchased and it had been 5 weeks with still no hope for a start date for at least 3 more weeks. After another round of emails they finally agreed to return my deposit (so it's really not NON-REFUNDABLE, as stated on their bid), I told her that with all of the outright lies I had no confidence in them being able to do my job correctly. She had the nerve to tell me that she was insulted by that! By the way...we contracted with another company to do the work, paid a bit more, but have all the locates done already and a firm start date and estimated completion date. I'm sure the workmanship would have been acceptable, but the constant lies caused me to lose faith in the company.

I believe Eduardo is the superintendent. Once Wendy determines what the job is going to be, it gets turned over to Eduardo. He and his work crew are some of the most professional, kind, and caring people I've ever worked with. They were courteous and efficient, and their work is truly beautiful. In fact, it's beyond what I imagined: unbelievable craftsmanship. Having completed two projects with Boulder Falls, I want to share a helpful tip for others: It's incredibly important to be very thorough about what you want and go over all the paperwork together. It's easy during conversations to form expectations, while the other person may hear or interpret something a little differently. It's no one's fault; it's just something that could happen if details aren't clearly defined in writing. that being said, I have zero complaint at all. I'm just saying if you're a person like me that does a lot of visualizing and then verbal communication. Make sure that what you're seeing in YOUR head is also what you are conveying accurately to your rhetorical audience which in this case was {BFL} or a CAN become frustrating for the company trying to meet your expectations. It's also good if you can ahead of time know exactly what you want with this company because they are in demand, and very busy. I did frustrate Wendy a couple of times because I changed my mind with a few things along the way, and it set back their SUMMER timeline. However They did not complain to me about it, but I could tell. So, I found that its better if you know what you want and then go forward, but they worked with me and their work was outstanding. That said, I would absolutely recommend Boulder Falls 1000%. Their work is fabulous, and Eduardo's and his crew are top-notch at what they create.
