Balancing rocks ( not the balance rock ) lol

The entire estate is just absolutely gorgeous, so much love has been poured into the interior of this quaint inn! The kitchen is absolutely stunning! The bartender Diana was so kind and funny! The rest of the service staff was amazing, above and beyond my expectations. Everyone made our stay and anniversary so memorable and special. The staff even printed special menus for our anniversary dinner and it was so charming! We cannot wait to return! Thank you all so much!

Can *you* see the step?

Positives: Great views, convenience to town & to the harbor for excursions, lovely grounds, mostly helpful & dedicated staff (with the exception of the front desk clerk who was rude, unkempt &, I'm sorry, but beyond incompetent and not suited for any hospitality Industry). Negatives: 1st thing: There are no instructions, no brochures stating when to checkout, to eat breakfast/dinner, what to do/see... all the things even a Motel 6 knows to provide. That wouldn't be so bad if they had concierge service, but they don't. Only 1 A/C vent in the entire room, & it faces the door out, cooling nothing else. Rooms are priced for luxury but are absolutely not. There was bubbling/peeling wallpaper w/ broken/jagged marble tile in the bathroom & PERILOUS bathroom & bedroom construction/layout, especially for shorter people or seniors as well as anyone with any sort of mobility issues. You have to climb into the shower straddling a shelf, then the raised tub edge to then step waaaay down into the sunken tub. The handheld shower head is now out of reach, even for my 5'10" spouse. Getting into the shower proved VERY difficult, but getting back out, wet, slippery and onto the now slick & jagged marble tile? Treacherous.). To get from the far side of the bed to the bathroom at night, I had to negotiate between a hearth that juts out and the luggage valet at the foot of the bed (about 18"). First time I got out of bed to use the bathroom, POW, pinky toe to the corner of the hearth. About the bed... We couldn't figure out why the bed felt so weird, slept so very hot and offered zero support, but not in the way a soft featherbed offers none. This was bizarre. Then this morning, my husband looked under the bedding and discovered we were sleeping on a king-sized air mattress which did not adjust. Again, maybe it could adjust, but we had no information that said how. We located a remote for the bed on the floor between the nightstand and the bed only after we spent the night tossing and turning. The pillows were not luxurious either. After coming here to write a scathing review (I'm furious.), I saw so many people complaining about the beds and pillows. I guess the manager and ownership don't care about reviews, & the front desk clerk seems to not know that negative reviews exist. This breakfast they tout... They do not use chafing dishes, warming trays, ice... nothing to keep hot food hot/cold food cold. So you have eggs sitting out for hours getting colder and more dangerous to eat by the moment. We didn't dare eat the eggs. Cold pancakes also did not appeal. Additionally (and admittedly picking here), there are some truly inexplicable decor choices: Why use too few curtain panels to actually cover the windows? Why not seclude the miles of wires behind the tv rather than have them draping down onto the mantel of an antique fireplace? Why not have matching finials on a curtain rod? Why leave a horribly mudded ceiling texture 40 years after that was a thing? Why not replace broken tiles? Finally, they did not retrofit this place with central air or mini splits. Instead, they put portable floor units in and cut holes in the exterior walls to vent. Ours was not functioning properly, was not vented properly (unsecured loose duct tape that allowed exhaust back into the room), & the unit was indicating that the condensation tank was full. When these are not emptied daily, they can begin to get moldy and stinky. This can be horrible for seniors, infants and those w/ compromised lung/immune function. Finally, when I fell, *hard*, coming off the invisible step after slipping trying to climb from the shower, my husband went downstairs to tell the front desk. He tried to show the woman pictures of the danger and tell her what had happened, hoping to maybe prompt someone to put something on the edge to mark it & maybe even get a handle installed for getting in & out of the tub(!), the front desk clerk said, "That didn't cause a fall. No one has ever complained.". Maybe they have people scamming them all the time and just assume the worst. Don't know. Don't care. That isn't us. We have been touring New England for 4 weeks. Money-wise, we don't need to scam anyone over a few hundred dollars and would never for any amount of money (I'm not going to name-drop, but my maiden name is a household name. We're good.). Most shocking, if the first thought when a man says, "My wife has fallen upstairs crying, unable to come down for breakfast." isn't "OMG, let's get her some help! What can we do?!", there is something very wrong w/ your staff training. The *maid*, who was standing nearby, asked the front desk clerk, "Should we get her an ambulance? I'm so sorry!". The front desk clerk? "We've had no complaints.". Conclusion: In my opinion, seniors should avoid this hotel (I currently have a bruised left hip, elbow and rib from coming off the invisible, wet marble step as you leave the shower.).

Our morning breakfast was "awesome". Portions were more than adequate and quality was top shelf! Our server "Eric" was courteous, prompt with suggestions of what to see and eat. We will be back !

View from the back yard of the property - gorgeous!!

We spent a week here and absolutely loved it!! If you are looking for that high end boutique type of stay, with high touch service, and the old world charm of a historical house then this is the place! I can't speak highly enough about the staff - super friendly, highly attentive, and very accommodating (special thanks to Richard, Misty, and Linda). The accommodations were really nice and are comparable to that of a high end bed and breakfast. Speaking of breakfast, it is complimentary and included with your stay - the menu provides something for everyone. We stayed in the carriage house with the private patio which was really nice and private. I read some of the other reviews and will agree that there are a few minor maintenance type of things that should be addressed here and there based on the price and expectations of the experience; however, we thoroughly enjoyed our time here and plan to visit again!!

A nice place to have a drink by the pool.

There could be a better Inn to stay in Bar Harbor, but why take that chance? The Balance Rock Inn is PERFECT. Just spent 4th of July Weekend there and had not a single regret about the decision. The rooms are big, the bathrooms are spacious and clean. Pool is heated and open 24 hours so you can enjoy a late night swim or some early morning laps. And you're always treated with a great view of the ocean. You get a bar credit each day so there's no need to think twice about ordering a cocktail, and the bartender has an excellent heavy pour. Breakfast each morning is complimentary and they don't skimp on this at all. Full breakfast with some of the best coffee I've ever tasted, The staff couldn't have been more helpful and are not shy about letting you know there are there to help you with anything and everything you need. Again, there might be better places out there, but sometimes life is too short to take that risk. Do yourself a favor and stay at the Balance Rock Inn if there's availability - apparently most people book the following years vacation on their way out so nab a weekend while you can. [I uploaded some photos i took with my phone too so give those a look]

Thank you Claire and Richard, we stayed with you two months ago and still have fond memories of our stay at Balance Rock. A special place. Kudos to Jeremy for his attention to detail when we checked out early with a packed breakfast.

It wasn't just a vacation; it felt like we were genuinely cared for from the moment we arrived until the day we left. The attention to detail throughout the property is exceptional. Every member of the staff was warm, welcoming, and eager to make our stay special. We were constantly amazed by the thoughtful touches--from the personalized treats waiting for our kids, to the beautifully folded laundry returned in a charming basket (what a luxury for a mom on vacation!), to the nightly turndown service that made us feel completely pampered. Breakfast each morning was outstanding and we all loved the afternoon teatime! Chef Tricia and her team created delicious, beautifully prepared food. it was lovely to be able to pop in for breakfast or afternoon tea and treats each day. Our children loved the nightly s'mores around the fire pit, the playground, and wandering the shoreline trail to climb on the rocks by the water. Those simple moments became some of our favorite family memories. The complimentary shuttle into downtown Bar Harbor made everything incredibly convenient, and the hotel's location--just minutes from Acadia National Park--couldn't have been better. My daughter and I enjoyed taking the shuttle to the sister property for morning yoga. We enjoyed all the beauty and adventure of the area while always looking forward to returning "home" to The Bayview each evening. A very special thank you to Vinet at the front desk, the manager, Chef Tricia, and every member of the team. You each made us feel truly special. The level of hospitality you provide has really set the bar. Our week flew by. We left feeling refreshed, spoiled, and already talking about when we can come back. Thank you, The Bayview, for giving our family what was truly our best family vacation yet. We can't recommend this hotel highly enough!

This is their number one asset, and they treat it that way. The room highlights the view perfectly, and the grounds are impeccable. - The room was nice, clean, and everything in it just right. The room cleaning staff was excellent. - The extra touches were a delight: chocolate strawberries for our 34th anniversary with a note, the water bottles, turn-down service with little gifts. Little touches like that around every corner. - The breakfast (and food in general) exceeded our expectation. Whoever they have in the kitchen is doing a bang-up job. - The front desk staff was gracious, helpful, and prompt. The concierge helped us with reservations and itinerary. Top notch. - The shuttle was great. It made the hotel's distance from downtown a non-issue. - We had a minor issue with an overly-enthusiastic dog (remember this is a pet-friendly hotel btw), but the staff and management handled it quickly and professionally, again making it a non-issue.

It was not like any other Hampton Inn that I've ever been in. It felt like a two star hotel. They don't even have a microwaves in the rooms. The breakfast was adequate. They had lots of options, but when paying over $500 for a room, I kind of expected a little more when it came to the quality. The staff at the front desk changed my room but it didn't make a difference. I did not sleep good not one of the three nights. The pool area was well kept and the grounds were beautiful. Pulled up on a rainy afternoon to a busy porte cochère in early October…read more Mind you there were no signs telling you which way to go so some people were going one way while others were going the opposite which made for a messy experience since the entry was pretty narrow. I waited with the car while my mom checked in, since I wasn't sure where to park, where to go and if I would need to move the car again (which I did to help with the flow of things.) Once Mom got us checked-in, the front desk rep came out and personally saw to the car and hailed a valet and gave him instructions. She was 'on top of it' .... since like I said... it was quite busy since a tour bus was parked in the way making things so congested. They wanted to handle our luggage too but I could tell they were busy and I didn't want to wait any longer, so I grabbed a cart, loaded our stuff and off we went in search of our room. It seemed like we walked 1/4 of a mile before we reached our room. In reality... it was probably about 200 meters.....3 really long corridors. I think it was about the furthest you could get from the front desk. Oh well. Got those steps in. Our room had a small balcony and looked out onto Frenchman Bay. Absolutely Beautiful! The room was comfortable and had a little mini fridge. We didn't spend a great deal of time there other than to change and sleep, but why I picked it was for the location. We just got lucky with the room they gave us had an amazing view. The hotel is so close to everything and an easy walk to almost everything. Plus, they had their own restaurant and room service in case we wanted to stay 'in' from venturing all day. They also have a small nook that has some sundries and snacks... and more importantly... the free coffee station. Which worked 'most' of the time. It gets A LOT of use, so it was "out of coffee/water/service" a couple times while we were there. I think their service people are used it being over-used so they know how to get it back up and running again pretty quickly. Same with the water dispensers on each floor next to the ice machine.... they get a lot of use so if it's not working... let the front desk know and they'll fix it. I told them in the morning that the one on our floor was not working and it was fixed by the evening when I tried it again. So... the staff is ON IT. I really like that they listen and take action. We did room service one morning as we were lazy. We left our card out the night before and our breakfast was delivered right on time ... still hot and steaming. When we were ready to check out, we called the front desk to help with our bags and the bellman was quick and so nice... and we told them our valet ticket and our car was waiting for us when we got up to the front. Net Net... I highly recommend this property for location and service!

The outdoor area where the pool and hot tub are located is absolutely beautiful, with a breathtaking view of the ocean. They also make sure there's fresh fruit available as well as Kind bars every day. Shout out to the cleaning staff who are meticulous and make sure that everything is up to a very high cleanliness standard. And I have VERY high cleaning standards.
