Mr. Baker recently inspected my house that was on the market, representing the Buyers.
I knew something was "off" when it took him almost 6 hours to inspect my house. I had a feeling that I would have a list like Santa's scroll highlighting any piece of carpet that might be out of place.
Unfortunately, Mr. Baker cost us the sale on our house.
He told the Buyers that our Hot Water Heater needed to be replaced. Upon inspection from a plumber, that was not correct. He fixed it with a .25 rubber washer. He then said my HVAC was leaking and was at the end of it's "life". I had an HVAC company come to inspect the unit, they had no idea what he was talking about. He said the roof needed drip edge flashing to replace the damaged fascia boards. There were some water marks, but the fascia was as solid as they come and no flashing was required. He said the jacuzzi tub needed to bond the copper piping to the pump motor. Again, not true, the pipes were plastic, not metal. Lastly, he said the Stucco showed signs of "significant water damage". Again, not true. I had multiple people inspect the Stucco for "signs of significant water damage". Wow.
Not only did he cost me the sale of the house, but I spent literally hundreds of dollars to have "Licensed Contractors" (per his request), confirm that his major inspection objections were completely unfounded.
It's incredibly frustrating that he is so unqualified to perform inspections.
Once the house is sold, he will have cost both the Buyer and Myself literally thousands of dollars.
I am assuming he received payment for his inspection, so I hope he feels justified.
