While the location & building are lovely, having both as the 'go-to' organizers of operations was vital in my decision to move from CA to this location. And I say that as a future tenant who submitted their application today.

For future residents, be warned that the apartment complex has no elevators whatsoever..so moving into a new unit on the 2nd or 3rd floor can be long and stressful! I ended up paying almost double for my movers since it took them so long to transport all of my boxes and furniture! Also for anyone with older or disabled family members, the lack of an elevator should be a big factor in your decision to move here. I would recommend asking a lot of questions before you move in...I was unhappy to find out that the apartment had no coat closet, even though the floor plan online looked like it did. I was never shown a real floorplan, only online images and never confirmed this information with the leasing specialist.

We haven't looked back since. Every interaction with her has been an amazing one and she really makes the effort to go from agent to friend. The staff here is very helpful and always willing to listen to concerns. The community events are well thought out and always a blast to go to. They might not be the biggest or the most extravagant, but they definitely give a family vibe and makes residents feel at home. The amenities here are top notch, with a self-serve coffee bar as well as a stocked fridge and snacks for new and old residents. The gym is a bit small but has all the equipment you need to get a good workout in. The one con is on the builder side. It seems some of the units may have been rushed to be completed and have had issues with plumbing, sealing, lights etc. for a community this large its to be expected to have growing pains as they have just opened and are still relatively new. I think with a little understanding on both the residents and the staff will go a long way. That being said the maintenance crew is amazing. Your requests are usually seen to within a day if not a few hours and they will come and fix whatever needs to be fixed. I would highly recommend anyone looking for a fun, chill, quiet place to consider moving here!

Anytime I've needed help, they've been quick to respond and get things taken care of. The location has also been perfect for me -- it's conveniently located, and being walkable to Watters Creek is a big plus. For the price, it offers affordable living in a semi-luxury environment. The staff does their best to monitor community rules and guidelines, but like anywhere, not all residents follow them, which can sometimes be frustrating. Also, moving to Texas, I wasn't used to additional fees on top of rent, which took some getting used to -- though that seems to be fairly common in the DFW area rather than specific to this property. Overall, the staff, location, and value have made this a good place to live for the past several years.

Waterford has many amenities such as two pools, two gyms, two game rooms, two meditation rooms, and two lounge areas equipped with coffee/hot chocolate machines. Barbara is the leasing agent he has the most contact with and he says she is amazing at setting up events for the residents. I would not recommend LVL29 Apartments. The property has ongoing management and maintenance issues…read morethat continue to impact residents' quality of life. The management team lacks consistency and accountability. Front office staff turnover is extremely high, with employees frequently leaving, making it difficult to receive reliable assistance or follow-through on concerns. Many issues go unresolved for extended periods of time. The amenities are poorly maintained and often out of service. Elevators are regularly broken, causing major inconveniences and wasted time for residents. Garage access and elevator problems have been ongoing with little noticeable improvement. The units themselves are not worth the premium pricing. Appliances are outdated and frequently have issues. Instead of replacing old and faulty appliances they want to charge an upgrade fee incorporated in the lease raising rent prices even higher. Many apartments show signs of poor workmanship, including cracked flooring, rushed paint jobs, and mildew in showers. Despite these conditions, rent renewals continue to increase without meaningful incentives or improvements. Residents are sometimes charged for damages or issues they did not create, adding further frustration to the leasing experience. Security is another major concern. There have been instances of groceries and packages being stolen, yet there appears to be little accountability or improvement in security procedures. In addition, excessive dog barking from balconies, marijuana odors throughout the hallways and outdoor areas, and general lack of enforcement of community standards create an unpleasant living environment. For the amount residents pay, there should be significantly better property maintenance, customer service, security, and overall management. Unfortunately, LVL29 has consistently fallen short in these areas. If you would like to waste 3-7k a month on views and a coffee maker have at it. The only reason I signed my 2nd year lease totaling $4500 a month was because my dog had a great relationship with Miss Kitty pet concierge(which graciously agreed to still care for him after we leave). It was not worth signing another year after that because it's not really luxury. The appliances in every unit is old the units are not visually appealing in daylight so many flaws. They are now lowering the application standards and adding on more free months to fill up units because many people have left. I'm a very respectful person and was very quiet throughout my entire stay when there were times many flags had been raised. Once I turned in my 60 day notice random charges were being sent to me and requirements that weren't an issue for the 2 1/2 years I've lived at the complex. Always view your rent statement I went months without reviewing just to find out I was being double charged for a parking spot. There are no legit EV spots we pay an additional $75 to park beside a socket that anyone can use. Perhaps most disappointing is the feeling that management responds more favorably to certain residents while others struggle to get support or resolutions to legitimate concerns.
