Lacy and Shara are professional, friendly, and always willing to work with residents. They've honored agreements made and have always been honest and straightforward, which I really appreciate. Trey and Kayla are also fantastic and always willing to help however they can. The maintenance team, Alex and Steve, are knowledgeable, efficient, and friendly. Anytime I've needed help, they've been quick to respond and get things taken care of. The location has also been perfect for me -- it's conveniently located, and being walkable to Watters Creek is a big plus. For the price, it offers affordable living in a semi-luxury environment. The staff does their best to monitor community rules and guidelines, but like anywhere, not all residents follow them, which can sometimes be frustrating. Also, moving to Texas, I wasn't used to additional fees on top of rent, which took some getting used to -- though that seems to be fairly common in the DFW area rather than specific to this property. Overall, the staff, location, and value have made this a good place to live for the past several years.

Because this place is PERFECT! I've lived in a ton of apartments, and this place is the best, hands down. I have so much to rave about, but I'll try to hit the important things in this review. - First, this location can't be beat. Period! I've lived all over the US, and not only is Frisco one of the hottest areas in the metroplex, this property is close to literally EVERYTHING. I don't think you hear me. Every-freakin'-thing. No exaggeration, there's not a single thing that I need that I can't get to within minutes. I can walk to my doctor, dentist, physical therapist, Target, the dry cleaner, the mall, central park...you name it, it's nearby. I can run 10 weekend errands in less than an hour. The Centre at Preston Ridge is within walking distance and has everything you might need. The Stonebriar Mall is just across the street. Preston Road is adjacent and has a ton of retail and dining. It's unreal. Let's not even talk about all of the dining, shopping, and entertainment options. You're 3 min. from The Star, 5-7 min. from Shops of Legacy and Legacy West, and 10 min. from the Colony. Want to head to Dallas? You're right of off the Dallas North Tollway and can get to Uptown Dallas in 20-25 min - straight shot. Deep Ellum in 30 min. Can't beat that! - The management staff is friendly, available, and extremely helpful. Maintenance requests are fulfilled almost immediately. I've had many over 6 years and have never waited more than 24 hours, if that. Maintenance usually comes knocking within the hour of the request. The property is well maintained in the common areas and around the outside of the building. - It's extremely quiet/relatively crime free. I've never had an issue with a neighbor or noise. All of the tenants are very respectful of the property. As far as crime, I've personally never had an issue although I've heard of some petty crime in the general area. No packages lost or stolen, and I've never had any issues with my car (I park one car in my assigned spot and one car on the street). I walk my dog as late as 2 am sometimes, and I never feel unsafe. You could probably leave your front doors unlocked, although I don't recommend it. The police presence is pretty high around here and there's a resident officer. - Speaking of dogs, they have a great dog park here, but who needs it? There's a ton of green space nearby, including Central Park and a decent sized pond next to it. It's beautiful to walk there year round, but Spring and Fall are my favorites. This is a very pet friendly property, and you'll always catch people walking their fur-babies. - The pool is simply amazing...and it's never crowded. It blows my mind! It's open until midnight in the Summer, and it's the perfect place to cool off. They have a lap pool and resort style pool. It's very well maintained and clean at all times. Outside of the pandemic, I've never seen it closed during the season. You hear horror stories at other properties of the amenities always being down but not here. They also have grills all around the pool, so you can cook out while you swim. - The gym is state of the art, although I never really utilized it. Like the pool, it's generally crowd free and is always clean. You can definitely skip the gym membership if you live here. - The rent is reasonable here relative to other properties in the area, and the floor plans are fantastic. I have an 870 sq ft unit on the first floor. I get so many compliments on it. I love it! I've also done an apartment transfer during my time there, and process was seamless. The best part - I got 100% of my deposit back with no hassle. Unlike some other properties, Origin doesn't try to get you for your deposit. Oh yeah...they also let you paint two walls, which is nice. Look...I could on and on and on about this place. I absolutely love it. It breaks my heart to leave. Have I had my occasional gripe here and there? Sure, but they were small things in the grand scheme of things and never enough to make me think about moving. I'll leave you with this - if you're moving to Frisco from out of state, or if you're from here and in search of something new, stop searching. This is your place. Move here.

We dealt with RATS roaches, disgusting overflowing trash, yellow/brown water, package theft, and constant issues that management failed to meaningfully resolve. We had rats throughout the property--including one on our THIRD-FLOOR BALCONY. Our water repeatedly came from the faucets discolored. Packages were stolen, and I was even mistakenly given access to parcel lockers containing other residents' packages, which seriously concerned me about their security system. The overall environment became increasingly chaotic. A child repeatedly donkey-kicked our front door for absolutely no reason. Evicted residents' belongings would be dumped throughout common areas, sometimes making the property look like a junkyard. Trash would overflow and sit there looking disgusting. Even four months after moving out, I was contacted about packages delivered there, only to learn items had been stolen despite the packages reportedly being kept in a locked office area. And don't expect management to save the day. In my experience, Allee, Melissa and now Megan and Sophia, were incredibly unhelpful. Lydia does the best she can under a deeply failed system! So many lies are told. Problems were passed around instead of resolved. I have photos/videos documenting several of these issues. Pests. Filthy common areas. Questionable water. Theft concerns. Poor security. Unresponsive management. BEWARE. I would never live here again.

I would not recommend LVL29 Apartments. The property has ongoing management and maintenance issues…read morethat continue to impact residents' quality of life. The management team lacks consistency and accountability. Front office staff turnover is extremely high, with employees frequently leaving, making it difficult to receive reliable assistance or follow-through on concerns. Many issues go unresolved for extended periods of time. The amenities are poorly maintained and often out of service. Elevators are regularly broken, causing major inconveniences and wasted time for residents. Garage access and elevator problems have been ongoing with little noticeable improvement. The units themselves are not worth the premium pricing. Appliances are outdated and frequently have issues. Instead of replacing old and faulty appliances they want to charge an upgrade fee incorporated in the lease raising rent prices even higher. Many apartments show signs of poor workmanship, including cracked flooring, rushed paint jobs, and mildew in showers. Despite these conditions, rent renewals continue to increase without meaningful incentives or improvements. Residents are sometimes charged for damages or issues they did not create, adding further frustration to the leasing experience. Security is another major concern. There have been instances of groceries and packages being stolen, yet there appears to be little accountability or improvement in security procedures. In addition, excessive dog barking from balconies, marijuana odors throughout the hallways and outdoor areas, and general lack of enforcement of community standards create an unpleasant living environment. For the amount residents pay, there should be significantly better property maintenance, customer service, security, and overall management. Unfortunately, LVL29 has consistently fallen short in these areas. If you would like to waste 3-7k a month on views and a coffee maker have at it. The only reason I signed my 2nd year lease totaling $4500 a month was because my dog had a great relationship with Miss Kitty pet concierge(which graciously agreed to still care for him after we leave). It was not worth signing another year after that because it's not really luxury. The appliances in every unit is old the units are not visually appealing in daylight so many flaws. They are now lowering the application standards and adding on more free months to fill up units because many people have left. I'm a very respectful person and was very quiet throughout my entire stay when there were times many flags had been raised. Once I turned in my 60 day notice random charges were being sent to me and requirements that weren't an issue for the 2 1/2 years I've lived at the complex. Always view your rent statement I went months without reviewing just to find out I was being double charged for a parking spot. There are no legit EV spots we pay an additional $75 to park beside a socket that anyone can use. Perhaps most disappointing is the feeling that management responds more favorably to certain residents while others struggle to get support or resolutions to legitimate concerns.

The property itself is beautiful and has a lot of potential, but our experience living here was…read moreextremely disappointing. Our biggest issue was a roach infestation. We consistently saw multiple roaches in all parts of our apartment every week throughout our time living here, including inside our kitchen cabinets where we kept our dishes. Pest control treated consistently, but the problem was never actually resolved, and management did not take meaningful action to address the underlying issue. Roaches were also regularly visible throughout the community, including in the parking lots and around apartment entrances. There were several dead roaches in the hallway outside of our apartment doors for months and after telling management, they said they clean the hallways consistently, which obviously is not the case. Another major issue was communication with management. We were repeatedly told what we wanted to hear, both in person and over the phone, but promises were rarely followed through. It became very frustrating to continually hear that something would be addressed only for nothing to actually happen. Maintenance was also consistently backed up. We were told that they did not have enough staff to keep up with requests, which is difficult to understand for a property of this size. We had numerous maintenance issues during our stay, but maintenance only came to our apartment twice. We were also charged an $85 carpet-cleaning fee when we moved out, despite leaving the carpet in perfect condition and only living there for five months. The move-out cleaning schedule included with our lease lists carpet cleaning/stain removal at $45 "to estimate," not $85, and the lease states that carpet-cleaning charges apply when carpets are soiled beyond normal wear and tear. We left the apartment extremely clean and in excellent condition, so this charge was particularly frustrating. We actually watched the carpet-cleaner come through and clean the apartments of other residents who were moving out, which made it appear that this is a routine move-out charge rather than something based on the condition of the carpet. One other thing future residents should be aware of is the cost of breaking the lease. The lease includes a buy-out fee equivalent to two months' rent, and our concession addendum states that the full amount of any concessions or discounts received must also be repaid if the lease is terminated early. Definitely read the lease carefully and understand these costs before signing. We would absolutely not recommend living here unless management is able to fix some of these issues.
