My wife and I have lived in the community for two years. Overall, the community is just decent. From the outside, apartments are appealing and the pond is great to walk the path on a sunny day. However, a downside is the gate. The gate is always open. Anyone can drive in. In the two years I've lived here I've seen the gate closed a handful of times. An upside is, maintenance is super responsive and quick to address issues and honestly the best part of the experience but there were many wear and tears before/after moving in. Units are not updated, duck tape under the sink, and the A/C would stop working on occasion. Prices for a two bedroom was reasonable in 2020 when moving in but now that it has gone up to the price of updated units in more established towns, it's not worth it. Management is ok but I have had better experiences with other teams before. I have dealt with Manon often and she has been the most helpful, respectful, and communicative. Other members lacked in these characteristics. Lastly, the community only allows AT&T as your Internet service provider. AT&T does not offer fiber optics in this area so your selection of high speed internet is limited. Because of this, the internet will drop often and phone service is subpar even with other carriers. read more

This apartment is TRASH. do not live here. 1400 for a one bedroom is okay for this area but to have the audacity to raise the rent by 500$?!!! can you imagine paying 1900$ a month for a 700 sq ft SHITTY apt. Crazy. Tenants constantly have problems with there parcel pending packages. The office never answers. Electric and water constantly get shut off every month in the entire building for whatever reason they have. The gym sucks and stinks all the time. The staff is rude as hell. It's a gated community but the gates never shut, and when it is the app they make you use don't even work half the time, so ur stuck waiting until someone exits. now to speak ab the apt itself. NO FUCKING STORAGE CLOSETS?!!!! the handle on ALL the cabinets are sharp asf. you'll be doing dishes or washing ur hands and cut yourself off the cabinet. I've literally drawn blood from it before. People steal your parking spots. so no need to pay the extra 30 a month. I personally hate the stairs. I am on the third floor and my next apartment will be one with an elevator. Cause it is hell carrying groceries up or trying to move in/out That's not the apartments fault though just personal preference. Ask any of your neighbors how they like living here if you come on a tour. They will let you know how awful it is. I count down the DAYS until my lease is over. I feel like that shouldn't be a thing if you enjoy where you live. But i fucking hate it to be honest. I won't even go to another Orion in another location because of the impact here. The only thing good abt the place, i have never seen a roach or bug in my unit. Could be because i am top floor but they are good about pests. Pool is trash too not even worth it. The people here are weird. I went on a walk around the complex for the first time since living here. Some man came up to me and asked me to fill a container with my spit, then continued to try to follow me during broad day. So now i don't even feel comfortable walking outside by myself. That's once again, not the apartments fault but just seriously something that creeped me out. Honestly, if your spending $1900 here just got to prosper luxe and get the same thing but you'll actually have a yard, and home style apartment. Way better amenities. Dog park is not a park for dogs. It's just where you take your dog to shit and leave. read more

My first time living in an apartment and they, the staff, property manager Hyang, Regional VP, Mary Beth and owner Carol Cicero have made for certain this will be my last. Poor Management, Poor Maintenance, No follow through, no emergency process in place, playing with residents lives and health. Do not waste you time, roach infested, unkept property. The picture they paint is beautiful but up-close you can see all the flaws and lack of maintenance and cheap upkeep. They lie, they deceived me! All they think about is you paying your rent whether your apartment is livable or not. Mixed type of blinds, mixed faucet handles, damaged doors, poorly insulated. I moved in and the apartment was infested with roaches. Their maintenance man John told me they knew the apartment wasn't ready, he told them but they moved me in anyway! I had to exterminate my self and clean up dead bug. I took the bag with dead bug to the front office and put it on their desk! I had a one year lease, I have only lived in the apartment I leased 6 months due to problem after problem! Don't waste you time, it is not worth your health, not your sanity of the lies and back and forth with their BS! I have so many pictures I could upload! read more

Horrible and incompetent office admin. Sent me my charge for cleaning the apartment after I already clean it along with a 150 dollar resurfacing charge for the bath tub???? Proceeds to send the bill to the apartment address there (which I just moved from) instead of to the forwarding address or even my email so then I get called from a collection agency two months down the road. The apartment itself is fine, other than the cockroaches in the kitchen. It's customer service that lowers my review of this property. Chris and Kim are easy to interact with, but my interactions with Jody and Taylor are poor, to say the least. I've worked in customer service since the age of 16, and I would have been fired for treating people the way they do. I thought it was just me, but I've had several neighbors who have similar interactions. read more

Love it here! The office staff is wonderful. Kim went out of her way to be sure we got moved when we needed. Monica is great as well. Maintenance is one of our biggest concerns when living somewhere and they are AMAZING! Jon is spectacular and goes above and beyond what his job is. This is definitely a great place to live. I lived here for 13 months and I can say it was so much better than living in Carrollton. The apartments are really nice with granite countertops and wood floors. The maintenance is very fast with filling my work orders! The only complaint I have is it's very rare to have a phone call answered. Every time I call, whether it's right when they open or before/after lunch. I'm not sure how busy you can get 2 minutes after opening. I also went in to the office one time and they were out in the back taking boomerangs not even trying to make sure there's no one waiting in the office for them. I think it's very unprofessional to not answer your phones and be outside not watching the office. They also make excuses as to why the phones couldn't be answered 3 minutes after opening or a couple hours before closing. Not one apology for never answering the phones. Just excuses. I also accidentally shipped a package there when I moved out. They don't take packages in the office. I asked them if they could hold it an hour or two until I can get there to pick it up. They absolutely would not take my package and claimed they can't go into the mailboxes. I had to cancel my order and will have to wait until i get a refund to reorder it. Will probably be another week or so until I can reorder my stuff. Unprofessional. read more

Been here for over a year and we absolutely LOVE the school district in Prosper! You get what you pay for in Prosper & it can be pricey but worth it. No complaints other than the gate being so loud when you drive through it & the dog park being nothing than an area of grass with a gate around it. The location is very convenient to 380 & the Dallas North Tollway. There's also a storage facility located up the street so it was easy for us to move in from the larger house we used to live in. Definitely not enough storage inside the apartment & because we have the larger 3 bedroom, the AC & heat doesn't quite reach all the way to the master bedroom that well. The master bathroom also isn't well ventilated & sometimes smells like whatever the people upstairs or downstairs are cooking. We've only needed to call for 2-3 work orders for little things and they've been pretty responsive for having so many units. Will definitely be here for a while with our kiddos. read more

I had a few noise complaints about my apartment regarding my dog since he is big and him walking around at night at times can be loud but they were so understanding. Where to start. So when I first moved there, we were happy. The apartment was big and beautiful and for a great price too. Then we had some misunderstanding with Taylor and Allie. Allie didn't allow us to pay cause we were late and got confused on somethings. After we wrote a review and started looking for a new place again, Chris called us and helped us out. No thanks to Allie. Or Taylor. So we were fine for a couple months, but we have been getting dirty looks from Taylor. So we went to Kim, who we loved. So then we had an issue for paying again, due to one of my roommates. And I tried to pay and I thought it worked. Until I got a paper saying that we were late and had fees to pay for. No call from Taylor. Just the paper. Then I get an email saying that we don't have to pay until next month so we relax for the time being. Then we have the constable come to our door and service us papers. Then because of our roommate, we had no choice but to leave. Preferably before the next month was due so we didn't have to pay for it. Then down the road we get our final bill and it's ridiculous. Almost $9,000!! For stupid reasons. They add things to it just make money off of us. Now I am trying to work things with Allie and she is being difficult and not helping us at all. Worst management I have ever seen. Never live here. Very beautiful apartments but employees don't talk to each other I guess because , today we got a eviction court paper and we were very confused because 1. We never got a eviction paper then 2. We got an email saying they put the amount we owe onto the next month , so Taylor filed for eviction but sent us an email basically saying we don't owe til next month which was fine. I do like staying at these apartments but it seems like Taylor doesn't communicate correctly to us , she gives us looks and makes us feel uncomfortable when we go to the office so that's why we stopped going to the office , in the beginning she told us false information , so we don't understand anything , these apartments complex is so nice but the employee Taylor isn't. The day we got the money to pay the rent then we got an email that we don't have to pay til next month. If you get Taylor to get you apartment here well good luck , I hope she doesn't miss communicate with y'all as she has with us. read more

If I could leave negative stars, I would. This is a beautiful property, with beautiful finishes in the units. That's where it ends. The property is not gated, and every time I have put something on a patio or had a delivery, it has been stolen. The noise level is absurd. My upstairs neighbor makes it sound like I live directly below the mat of a WWE wrestling ring, and it is 24/7. There are always cars speeding about thumping bass at all hours of the night. Did I mention the ever present smell of pot, and the multiple violence incidents? I have had multiple water leaks in the bathroom and kitchen, and the Windows leak when it rains, growing mold in the unit. The solution? Just paint over it, don't clean it. None of the amenities they advertise are available, and they just sent out notice that they no longer offer the auto draft payment option that was a deciding factor of living here. Did I mention the noise? The office staff is usually friendly,but useless, they never resolve any issues, and when you comment on mid contract rent hikes, they tell you it's the law! My unit wasn't even cleaned before I moved in, and when the ceiling in my bathroom leaked, it was cleaned with a mop, not a single cleaning solution was used. The bugs are ridiculous, there are more crickets inside the buildings than outside. The place looks beautiful, and the leasing agents tell you everything you want to hear, then pull the rug out from under you after you moved in. Also, the hundreds of rude emails sent to residents by management, advising of "changes to policy" that the PAYING tenants have to accommodate. There was recently a change fro "Grand Estates of Prosper" to this Orion. Nothing has changed except for reduced office hours. They never respond to any issues,and all the changes they promised are just empty platitudes. Oh, except now the dumpsters never get emptied, so it's an overpriced, poorly managed, leaky landfill.
