All negative comments are correct! Understaffed and new person doesn't know the property or leasing. I went to get key to move in and she refused to walk the unit. The price was also less day prior to moving in and agent would not change it. Spoke with manager, Mandy and after daily discussions; her saying will do but busy; it never got done. Discussed with VP Lisa Young, her negative approach was she wouldn't change a thing and does not care if a resident stays or goes. It's all about turnover and money!! RAM is a horrible company to work with and I feel sorry for the people who work here! The unit was NOT make-ready; dirty, broken appliances, even the window was broken! I have really enjoyed living in this community for almost 2 years now. From the moment my husband spoke with the leasing specialist, we had a good feeling about visiting the property for a tour. We were relocating from another state for my husband's job, and had one day to see 8 apartments, make a decision and apply. The leasing manager was so caring and really took the time to show us the apartment and the community. She assisted us in securing our apartment in less than 24 hours!! The grounds are really beautiful, with 3 catch and release ponds, a beautiful pool with a stunning waterfall feature, a 24-hr fitness center, a lovely community center with a pool table, a business center, a bark park for fur babies, a really cool playground and some awesome monthly community events. Orion Prosper Lakes staff, (from management to maintenance to groundskeeper) are like family to us. My husband and I feel very fortunate to be living here with such loving and caring people. Our neighbors are wonderful and there really is a comforting sense of community!!! read more

I moved into a filthy apartment that smelled like smoke. They tried to clean the filters. A month later I was told that wouldn't do anything and they told me they could put a charcoal filter behind the filter. Where was that a month ago!!! This place will nickel and dime you to death. I made it clear when I moved in that I would not renew my contract. Since, the proper paper work wasn't filled out I was charged for 6 extra days because my 60 day notice was 6 days short of two months! The manager wouldn't come out of his office to talk with me. In fact when I walked around the corner he wouldn't even stop working on his computer to discuss my problem with me! read more

As with any news management/ownership, it takes a while to work the kinks out. Mandy and her staff have done great job. The office staff is friendly. My work orders are taken care of in a timely manner now. We finally have a security officer that actually responds and takes care of issues. With the previous management, not once did I see them ask for ID at the pool area. I have already seen them remove numerous non-residents this year so far. Do not move here. You will forever regret that decision. I moved into Orion Prosper Lakes in December of 2015 and its was great, but everything changed when Orion Residential took over. The property is consistently littered with trash, there is an unhealthy amount of dog feces spread throughout the property, not to mention the dog park (pics available upon request). If you venture outside during the warmer months your legs are attacked because they refuse to spray for insects during the months that require it. Their apt prices are very inconsistent and will vary by hundreds of dollars for the exact same floor-plan. They overcharge you for water. I pay between $50 and $60 a month and its just me. My water cost me 100-125 on my 4k sq foot home when the were 5 people using the water and even water sprinklers. They will steal every cent they can from you. The management continually harasses their own tenants, their friends and their family over parking, etc. you cannot have anyone over to visit or they will threaten to tow their vehicle even when its parked in public parking or if the tags are out or has out of state tags (pics available upon request) The management is always looking for ways to fine or threaten you. It is my suspicion that Orion Properties or just the management receive kickbacks from towing companies. Otherwise why in the world would any sane company harass their tenants. Especially the tenants who pay their bills. Over the period i have been here i have not heard one good thing about the two ladies in management. Many residents have made the decision to move because of one or a combination of the two women and i will be making that same decision to move as soon as my lease is up. Not only is it uncomfortable its is almost unbearable to be in the presence of either of the two women that run this place. Especially when they flash that fake smile at you. Anyone with half a brain can spot a fake smile a mile away. In addition to their unbearable presence, they are unfriendly, condescending, and extremely unprofessional. I do not understand why these two women are allowed to work here. Tells you alot of the decision making at corporate. One of the ladies actually allowed her friend to keep her vicious dogs here (after several reports) and someone got attacked. The only things good about this property are the leasing agents and two maintenance men. Other than that you will absolutely regret ever living here. Lease at own risk. read more

The inital move-in was.. rough. I was shown one apartment, moved into one that was completely different (Carpet, different floor, fake granite, no fans). They were quick to fix the issue, moving me into a new unit. Appreciated. While living here, it was peaceful, and clean. Very nice during my 12 month stay, but then came the process of moving out, and everything went to absolute hell. I followed my lease, however with a mixup in the front office, they charged me an Insufficent Notice Fee upon move out. In a section of the lease, it does mention that the move out notification is 60 days, unless the office fails to send a reminder within a certain time period, in which case the notice must be within 30 days. I provided a 30 day notice, and went to the office to explain I never recieved an e-mail, or even certified mail of a notice of my move out date. Instantly, I was greeted with hostility. Going through it all, the office refused to understand that I never once got anything from them, and that I should not be charged any additional fees for moving out, considering I was out on the date requested. The issue became escalated until I reached Shonda, the regional manager. Refusing to speak on the phone and only through e-mail, she eventually stopped responding entirely. I paid all of my fees except the Insufficent Notice Fee, as they could never once provide me with confirmation of a reminder sent. Now, my bill has gone to collections. I am writing this in hopes to remind the company as a whole that I remained within the 4 corners of the lease, and they did not. Untrustworthy, Manipulative, and Aggressive. That is Orion Prosper Residential. It is unfortunate, but they will soon have a lawsuit on their hands when my credit is damaged because of their mistake. Good luck, future residents. read more

I was interested in possibly moving here but after seeing several concerning reviews about the maintenance staff, I noticed a pattern. Being a single female, this was very concerning. So I called the front office today to inquire about this. I spoke with Ashley first and I asked her if the same maintenance team has been there in the past few years and she said she had only been there for a year and then she changed her answer to a year and a half. I told her about the reviews on the maintenance staff and she asked me how long ago it was. I don't think it matters how long. My question was of the same maintenance team was still there because if so I would not be moving there with untrustworthy maintenance that steals items, invades resident's privacy, makes sexual advances on female residents and uses their tv and smokes while in their apartment when they should be completing work orders. I asked Ashley if any action was ever taken on them and she decided to let me speak with the property manager Amanda. After being put on an extremely long hold, Amanda came to the phone and I proceeded to reiterate my question about the maintenance staff to her and I asked her if the same maintenance team has been working there and instead she told me how long she had been working there. Then she started saying how she doesn't know what I'm talking about and that she loves working with the maintenance team and that I "obviously haven't read any of the good Google reviews on maintenance". Obviously she DID know what I was talking about if she reads the reviews enough to tell me that I need to look at "all of the good reviews". I told her that ALL of the reviews matter, good and bad, and that it doesn't matter if she likes working with the maintenance staff, the opinion of the RESIDENTS matter because they are the ones that live there and actually experience it. I don't care about a bunch of fake five star reviews that they add on google to try and cover up their bad reviews. I asked her the question of how long the maintenance staff had been there again and if the same maintenance staff was there and if any action was ever taken in regards to the complaints that previous residents had made on them. She kept tip toeing around the answer and then acted as if she wanted to argue by getting really offensive and started talking over me. That's when I made up my mind that I was not gonna sign a lease there and just hung up. I was not about to argue with her. Amanda is extremely rude and unprofessional and if this is how she is acting with a prospective resident who has valid concerns about reviews on maintenance staff then it would only be more problems as a resident. And I'm the type to go all the way to corporate with my concerns so you don't wanna try me. I dodged a bullet. I do NOT recommend this place. All of the negative reviews are TRUE. Don't believe the fake five star reviews on here. read more

This apartment complex has unlimited potential. HOWEVER, The current management staff will prevent this place from being anything but an overpriced, dirty and unsafe place to live. Harassment of the tenants is part of living at this complex. It was the most uncomfortable, contentious year of my life living there. Will forever regret it. read more

I would give zero stars if I could. I have been a resident for 2 years now and have regretted it ever since "Orion" took over. The trash is never picked up even though you pay $20 for valet trash. They make you pay $60 a year to receive YOUR packages that you have paid for if you don't pay they don't accept your packages and make the delivery driver take them back with them. They have charged me $50 because the copy of renters insurance they had expired. Instead of calling me to inform me that they needed a updated copy they just charged me for it. They claim to have emailed me 5 or so times but I have not received one email about it or a phone call. The water bill it outrageous $78 for my husband and I. We work 9+ hours every day. Our hot water heater had went out and they could not figure out how to fix it so my husband bought the parts and fixed it himself. They love to change rules when it is convenient for them. They will no longer replace you light bulbs. You have to buy them yourself and put them in. The 2 managers who run the front are so rude and never resolve an issue. They respond to all of these reviews to make themselves look good but NONE of these issues are resolved. read more

What a great experience my wife and I had looking for an apartment at Orion Prosper Lakes in Prosper, Texas. I had contacted Johnathan earlier in the week and set an appointment for 2. We showed up at 12:15. He was at lunch, but his Manager, Amanda, stepped right in to assist us. She listened attentively, knew we had one day to find an apartment, properly assessed our needs, looked at her inventory, and had a perfect match. Amanda took us straight to the apartment, spoke very clearly and plainly about the positives and negatives. We visited 8 properties that day, but Orion Prosper Lakes kept coming up as number 1. At 4:45, we called Amanda, and let her know we wanted the apartment. She said she would wait for us. She waited until 5:30 for us to arrive, and we started the application process. Amanda stayed until 7 pm, an hour after normal office hours!! We continued with Johnathan @ 10 the next morning until we were accepted at 1:15 with Amanda, on her day off, approving the application. We had our keys within 22 hours. We look forward to a continuing epic working relationship the property management team at Orion Prosper Lakes. read more

I moved into the townhomes in January of this year, under prior ownership. It was a wonderful place to live for 7 months! Over the summer Orion acquired the complex and has turned this once secure and pleasant place to live into a free for all. If you would like random painters appearing on your balcony once a week for 8 weeks, or random people attempting to enter your apartment, at all hours of the day while you are home, or paying for a GATED community that NEVER SHUTS THE GATE, this is the place! They block my driveway with vendors trucks, they shut down the pool area in the middle of summer. They will accept your deliveries and then never tell you about them. I have been living here in misery as they jacked up our last months rent by $700 since our house isn't quite done. For the price I'm paying the gate should be secure, the access to my rented property should be limited and combined into one short week or few days of inconvenience. Look elsewhere. Prosper ISD extends into McKinney and some of Frisco north. Look there for apartment homes. You will be much more comfortable and happy. read more

I have lived on this property for 8 years. This should say a lot. It has gone through a few changes. However, I feel Orion Residential was actually a lifesaver for me, compared to the previous owner. When Orion Residential took over the property, they endured a lot of heat from the residence due to the treatment of the previous owner (the treatment was awful). I must say, Orion stood up to the challenge and was able to do what they could to satisfy. For me, management has been a joy to work with. They have literally gone over and beyond in most cases. Also. they are quite friendly including the maintenance team. Again, I have been here for 8 years and during my stay I have moved within the complex 3 times due to upgrading. I am actually glad to call Orion of Prosper Lakes home. read more

New management is terrible! Very rude & unprofessional. They'd rather argue with tenants than fix the issue. I miss the old managment because they were nice & professional. Heidi was awesome but she is no longer there, hmm I wonder why? This new management will run you away & the more tenants I speak with tell me the same story about their high turnover rate. The management makes excuses for their employees rude behavior so it's obvious they care about staffing instead of tenants. The apartments have lizards, crickets, flooding, & it will be a big argument with the office to why these things weren't fixed. It's a headache to call the office knowing you'll literally be arguing as if it's a dispute with your spouse lol...I was arguing with a lady for several minutes it was totally unprofessional & it was clear they back each other instead of caring for their tenants needs. There is lack of maintenance, no communication with inquiries, excessive move out charges that are "unexplainable" by the staff. Pool lacks chlorination; birds inhabit window seals, poop in front doorways and attack residents. Reporting it and asking them to at least pressure wash the poop is a monumental task for the staff. Dog poop everywhere; trash valet does not pick up trash on a regular basis. The excessive charges for water is ridiculous. Staff is not truthful about maintenance requests, lease information and excessive charges. Apartment dirty when I moved in. I paid for the apartment to be cleaned before moving in and when moving out. Staff still charged $80 cleaning fee $25 additional trash fee, plus additional "water and trash fees" for previous months. I have been charged a $150 for "refurbishing" the tub. The tub is in the same condition as when I moved in. Renters BEWARE!!!. The e-mail threatens to turn you over to credit collections is you do not pay their excessive fees. Be careful!!! read more
