    touring was horrible, customer service was horrible. Do not recommend, the units do not look as nice as they do online.

For a mortgage cost, we have trim too short, cut crooked, cabinets unlevel. Things you must list upon move in, sadly. Anything that could be confused as damage to our brand new unit. My move in list was detailed because of contractor mistakes. Cheap fixtures. Caulking mistakes lead to mildew & retaining water. Painting mistakes. Disgusting hallways where great people spill trash & can't bother to clean after themselves. The parking lot saves space instead of accommodation. It's also a 90 degree layout so it's unsafe, risk mgmt wise. Bad for asthma only because of the dusty construction surrounding. It's the most dusty apt ever though we have pretty good quality windows. Pros- maintenance & janitorial staff are amazing. So friendly & helpful. Great amenities, not just the crappy pool most try to upsell lol. Tons of sitting areas. It's also very well insulated if you stay off the first floor. The employees are great here. I wouldn't mind viewing another unit & see if it's just mine with certain mistakes. Keep in mind the office staff doesn't control low end quality. That would be the builders & corporate owners cutting costs in 2020 when commercials builds had slowed.

I recently moved because I got married and needed more space for my wife and our dog. Aside from that, this place was everything my wife and I needed and more. There are a few people who truly made this apartment feel like home: Guy Kohavi - Great Maintenance Assistant with amazing communication and an awesome attitude. He was always a pleasure to talk to and work with when finding solutions to normal wear and tear issues. Britnee Scott - Assistant Property Manager with a really positive attitude who was easy to work with. She made living there seamless. Lisa Smith - A very kind front desk representative who always did her absolute best to answer any question I had. If she didn't have the answer immediately, she would do whatever she could to get me one as soon as possible. Thank you so much to the Watterscape team for everything you did to turn our apartment into a home. I truly appreciate it.

They treat you like you're an idiot and never communicate with you or the other residents about anything. The big thing for me, as my wife works from home and I'm an online gamer is the internet. It is god awful. On and off all times of the day and it just goes down randomly. Takes like a minimum of 4-6 days to come back online, but they assure us we get "white glove" service. Biggest lie out there. Couple more things: Dog poop is everywhere outside so watch were you step. Also, the apartment reeks of weed. Look, for as much as you will be paying, just go somewhere else.

Now we moved to a diff building which I won't say now for the safety of our household, we now have to carry and I don't feel safe even going to my car without protection. We pay almost 2000 a month to live in this filth and I'm disgusted. The neighbors above me are extremely violent. Definitely a domestic situation going on there and iv had to call the police several times. It was so loud once that I had to literally check my apartment because I thought someone broke in. NOT ONLY THAT but my other neighbor is moving out because she has MOLD GROWING in her freaking apartment. Now there's been report of a rape that happened this last weekend in the phase 4 garage. My car has been hit TWICE and the cameras "didn't catch anything" which is hard to believe considering my car was parked directly in front of the cameras. Multiple dog fights. I refuse to take my dog to the dog park because of it. I understand it's everywhere, but this place needs to be better protected for what we're paying. SMH this isn't our responsibility and shouldn't be something we have to worry about for our children. It makes me really sad because I really wanted to like this new management ): I was one of the few that went in just to say hello to the staff because I thought they were attentive and caring. She acknowledged the problem but the only thing they offer is the right to break the lease or transfer to another unit without a transfer fee. They do NOT compensate moving costs or provide any sort of rent reduction for the period I have lived in this! I originally transferred from another unit to this one, to get a cheaper rent, and now I NEED TO PAY to get out of this! The stress and trouble of moving is alone too much without any compensation. =========== This apartment complex violates basic living conditions and habitability requirements. I transferred to this unit earlier this Spring from another unit in the same complex; unfortunately, the new space smells of TOBACCO and has a generally old, dusty, and musty odor. I submitted several service requests that were marked as "solved" even though no work was performed. My colleagues have noted my clothes smelling like tobacco, so this issue is severe (I do not smoke and this whole complex is supposed to be smoke-free). I subsequently filed a complaint with the leasing office. While they initially responded professionally on May 19th--stating they would investigate and KEEP ME INFORMED throughout the process--I have heard NOTHING since then, almost 2 months now. Despite my requests for reduced rent until the issue is resolved, and an opportunity to move into a clean unit, my follow-up attempts on May 20, May 29, June 5, June 6, and June 7 went unanswered. After consulting with an attorney and contacting BH Corporate, I reached out to the leasing office again on June 30th. As of now, July 11, 2026, I still have not received a response. I have now been advised to file an official complaint with the City of McKinney, as this unit poses a clear health risk. I am seeking a refund and a habitable living environment. Management is failing to address these issues or meet general habitability standards while continuing to collect rent. I will keep you posted on the outcome of the city complaint. Additionally, the rent here is significantly higher than other complexes in the area, yet the level of accommodation is far from "top-notch." Another thing; while I experienced a rude attitude from certain staff members last year, specifically Jennifer, I would like to give kudos to Grace and Kaili, who have always been helpful and professional.

We lived here for 2 years under the previous management (Aura), and they were excellent, responsive, organized, and professional. We never had a single issue during that time. ( Well except the BUG issues, few other issues, but nothing with the Staff ) Everything changed after the new management took over. We moved out on March 14 2026. At the time we returned our keys, fobs, and mailbox keys, we also signed a forwarding address document at the front desk ( In Person) . The staff member told us to expect our security deposit cheque in about a week. Simple enough. Two weeks passed, nothing. I called in week 2, and the representative told me she didn't see any notes about the cheque but would email head office to expedite it. She confirmed that our unit had been inspected and that we would be receiving a deposit back. She then told me to expect the cheque by the following Friday (week 3). Week 3 came and went, still nothing. In week 4, I called again and spoke to a different representative. After reviewing our file, she told me they don't have a forwarding address on file. That is simply not true. She was rude and didn't even apologize, noting, rushed to get me off the call ! Again, We provided our forwarding address: At move-out when we returned keys On our notice to vacate submitted 2 months prior to March 14 And no one mentioned any issue with our address during my earlier calls Now we are still waiting on our deposit with no clear answers. This is unacceptable. We were reliable tenants for two years - never missed a payment, never caused issues - and yet the handling of something as basic as a security deposit has been completely disorganized. The lack of communication, accountability, and record-keeping under the new management is concerning. If you're considering moving here, be aware that management quality has significantly declined.

Took 15 days for AC unit to be replaced and still have hole in wall 21 days later, kids on sport court are crazy no supervision , throwing rocks, swearing, people use court 24/7 because no manager here to enforce any of rules. No fire suppression now for last 3 weeks, happens almost yearly which is really amazing. Look elsewhere, Delayne on corner same exact buildings n apts except very well taken care of and run, on site mgr, 2 gyms and pool open year round and sport court put by the street away from the buildings all at same or better price. Many other brand new buildings in the area, you will regret moving in here, there is no mgr that can make any decisions, worst run complex we've ever seen, only reason we aren't moving is we are old.

Any noise is minimal, and quieter than any other complex I toured or lived in. As long as you are respectful and realistic with management (many people do not handle interactions with managers well) they are EXTREMELY helpful and friendly. Best management, best views, so many trees, and kind maintenance team. It earned its 5 stars.

    First, beware of awesome reviews on any business because they will invite friends and friends of…read morefriends to leave "good" reviews. I have been asked to do this in the past. Second, I lived at Raleigh House for 18 months from 2019-end of 2020 before purchasing a home. I had a decent experience there so when I sold my home in 2023, I decided to lease here again. First, the dumpsters remain an eye sore. They are constantly overflowing with trash from everyone in the area because this isn't a gated community. The pool area used to be pristine but under my second stint here, it remained dirty with torn chairs always covered in bird feces. When I moved out the first time, I was charged for a few minor things which I took full ownership of and paid with no issue. Fast forward to my recent move in March 2025, I am being accused of and charged $1,300 for carpet replacement because of urine stains that do not belong to my documented pet. My pet is fully trained and was walked on a schedule and I also worked from home. The documentation has lots of discrepancies and they will not provide full documentation of the prior tenant move out condition. They also did not even attempt to clean the carpet first. Their documentstion also shows pristine carpet in picturs but then close up pictures of pet urine that can't be deciphered if it was in fact my unit or random pictures. I have disputed their documentation several times and they refuse to collaborate to resolve the issue. I will unfortunately have to take further action. I do not recommend living here especially in carpeted units. It appears they replace carpet after every move and pass the cost on to previous tenants. What you get in the way of lower rent and a bigger unit here, you will pay for later. In addition, if you have a documented pet, be aware they may try to hold you liable for pet damages, that may not even be related to your pet but because they show you have a pet on record, don't be surprised to get accused of pet damages not related to you. Their documentation is spotty. Just know, you will pay for carpet replacement whether warranted or not. Stay away from any apartment that has carpet. I had the same pet during my first stay here, and he was a puppy at that time. None of my minor move out costs in 2020 were pet related which the property does have on record. Just don't bother living here especially in their carpeted units (plenty of more modern apartments to choose from in this area have gone to hard floors). Don't make the same mistake I did despite my hesitation when I discovered I was getting a carpeted unit.
