She showed me a couple places I wasn't wild about but then we walked to the other end of the neighborhood to check out one that wasn't on the market yet due to renovations. I'm surprised to see the glowing reviews on here of Jenny. It feels like we're almost talking about two different people. I met with Jenny during a recent apartment search, which was in the first week of the month (specifically, we met on the 3rd). I was seeking an apartment for the following month. After showing me one apartment that I didn't love, I felt like she pressured me to like it more -- telling me how perfect the landlords were, how I wouldn't find anything else like it, harping on features that ultimately didn't matter to me. It was incredibly awkward, and I found myself repeating that it's simply a matter of preference. It turned out that this was one of two apartments she had available at the time; the other was in a completely different location than where I had wanted. After this, she told me that I had started my search for an apartment too late, and that most apartments for the following month were already rented by now. As someone that was needing to find an apartment during the busy summer season, this was a stressful thing to hear. I ended up quickly finding an apartment with the next broker I met with. More importantly, though, were the vast number of apartments that became available throughout the week and the month. (Of course it wasn't too late to find a place on the 3rd, how could I have believed this?) While I don't like writing negative reviews of people in the neighborhood, I'm posting this in hopes that anyone with a similar experience will take it with a grain of salt. There are so many apartments in Astoria and in NYC overall. Don't let anyone rush your search. An apartment is a personal and important decision. I have to agree, these five star reviews sound really over the top. Especially since they were nothing like my experience. I also worked with Jenny, who was not the miracle worker everyone has described her to be. I contacted her about an apartment listed in the 'no fee section; of course when I went to visit the apartment, there was a hefty fee due. The apartment was also listed as 600sqft, but when I got there it was half that. I also inquired if there was a any way to have the rent lowered $25-$50 because heat and hot water were not included in the rent. She then ranted for 15 minutes straight that her rent prices were unbeatable, I was being unrealistic, and that I am trying to take advantage of her. Even after all this I still followed up with her for the apartment (i'm desperate for a place), she didn't respond for 3 days and then emailed back that she had gotten a deposit that afternoon for the full asking price (real mature). During the first week of June, I was looking through Craig's List looking for an apartment to rent. I found an ad and called Jenny at Avanguard Realty. I wasn't sure when I'd move but thought I should begin my search and see what's out there. I saw Jenny the night I called her and she took me around Astoria to see a few places. I must admit, I didn't like the first few apartments she showed but I fell in love with the last apartment she showed me. She kept on saying that I'd love the last one but I didn't believe her. Once I saw it, I was a goner. She's very flexible. I submitted my deposit and asked if she could cash it a few days later and she said: no problem. When all my paperwork was good and I had to put in the first month's rent and broker's fee, I asked if she could cash it a few weeks later and she said fine. Once I signed for the apartment, she gave me all the information I needed to make a smooth transition all with a smile. She knows Astoria really well and everytime we'd visit an apartment, people would come up to her because she helped them find apartments. Jenny is my hero! She showed us the best apartments first, gave us tips on the best restaurants in the neighborhood and helped us as much as possible. Everywhere we went, people were running up to her to say hi and thank her. When we decided which apartment she wanted, she haggled with the landlords on our behalf because my roommate's credit wasn't to great, she told us that if we didn't have the broker's fee right then and there, she could wait, she was more concerned with getting us into the apartment. She even got them to let us bring our cat! I'm a first time renter, so Jenny was a god-send. My dad who was acting as my guarantor was very worried, but Jenny shot him a call and reassured him that she was helping us out. Even my dad loves Jenny! I never like to use realtors, because I always feel they are trying to cheat you into renting a place for too much. I was very amazed to find out that Avanguard was not like that at all. Jenny was very straightforward, friendly and not fake. She showed us several places in Astoria well within our price range (a lot of other places try to push you up to above what you can afford thinking you're lowballing them). She was understanding with our credit history and helped us find a great place that was affordable. She even offered some reading material on how to increase our credit for the future. I hardly ever write reviews, but I'm appalled at the negative reviews on here and accusations that the good ones aren't true, and need to give my two cents. So, in defense of Jenny... I completely believe the reviews mentioning people on the street thanking her are accurate. I have done this myself. Five years ago Jenny helped us find our first apartment here. We haven't moved since. That is rare in NYC - I hardly know anyone who has been so happy with their apartment that they haven't moved at least once in the time span we've been here. Jenny's office is a block from our apartment, so I see her frequently - and I'm sure plenty of other people she's helped do too as it's in path of the subway stop. The people who are complaining on here don't seem to understand what to expect from the rental system in NYC. The broker doesn't owe you anything until you choose an apartment they show and you pay the fee. If you want a decent place and plan to be here awhile, it's worth it to use a broker - and be polite while they are working for free. If you are unreasonable, they won't have patience with you if they are established at all and have the choice to deal with more reasonable people. I'm sure they can pick out the people who are unreasonable and waste time straight away and I think it's too much to expect them to put up with that for free. Why would you? Also, if you really want to work with a broker or like an apartment you saw, try the phone if a few emails don't work. Perhaps the emails aren't working because Jenny is so successful she's too busy to respond quickly to email. Think of it like Grimaldi's pizza- there's a line out the door. You have to wait because of how many customers they have, the service may not be exceptional, but you're not going to get better pizza anywhere else so you put up with those details if your ultimate goal is getting good pizza. Since Jenny is busy - responses may not be immediate but ultimately if you want to see great apartment options she has them. We wouldn't have found our apartment without her, it was not listed publicly, our landlord only uses Jenny. She has an exclusive service. If you want someone who bends over backward for you - look up a less successful and established broker, I'm sure they are better at getting in back in touch since they aren't as busy as she is and have the time. read more

I've experienced many different realtors and Jenny is definitely the best in Astoria!!! She is extremely helpful, knowledgeable, and only showed me apartments that best suited me. I have recommended many of my friends to Jenny and they all had great success with her as well. I am a longtime Astoria resident. Over the years, Jenny has assisted me in finding two residential apartments and one commercial space. The rumors are true - every time Jenny took me around Astoria, she bumped into many people she knew, including former tenants. I myself have randomly bumped into her in the neighborhood! Jenny is very friendly, kind, considerate, and respectful. She has never been late and has always promptly returned my texts/phone calls. Her office is very clean and well organized (which to me says a lot about a person!). Most recently - Jenny just found the perfect apartment for me. She knew nearly every tenant in the building and has a good relationship with landlords generally. If you are a qualified renter in Astoria - Jenny is #1 in this area, and she has built a great reputation in Astoria over many years. I believe many of the negative reviews are from negative people (specifically ppl who were either unqualified, don't understand the competitive nature of real estate - especially in Astoria!, or had unrealistic expectations). I have been to a few other realtors in the neighborhood - and they did not show me any apartments even close to the quality of what Jenny had available. They were also less professional (late, extremely disorganized offices, didn't have access to units). Finally, Jenny is one of the few realtors I trust in Astoria. There are so many crappy real estate offices and scams in Astoria! "Brokers" will straight up steal your money and/or NEVER call you back. Jenny's been around for like...ever! 15, 20 years? (I don't know! I've been living in Astoria on/off since I was 8 years old). There seem to be some new, cool, hipster friendly realty places in Astoria now. In the scary world of Astoria real estate, there are very few brokers who actually care about what you want, listen to what you're looking for in an apartment, and make you feel comfortable during a very stressful process. Another vote for Jenny. She showed me apartments on Sunday on really short notice, and was kind and considerate about all the details. I had made a long drive and she gave me nice cold bottled water, and helped me find parking. She knows a lot about the area, and is really a "detail person". I would have taken any of the apartments she showed me, but I took the last one, which was being renovated. The landlady met us at the apartment (thanks to Jenny), approved me on the spot and walked us through and answered my questions. I was nervous about the time-frame, but they finished it ahead of schedule and allowed me to move in. I have a great Jenny story. My Husband and I met Jenny back in November 2005 - we were looking for a cute one-bedroom apartment that wouldn't break the bank. She took us to a few places and we found a wonderful place in a fantastic neighborhood for a great price. We lived there four years and decided to move to a two-bedroom in Forest Hills in 2009. Then - one week after moving in - we slowly realized that we didn't have a simple bug problem. Our new buidling in Forest Hills had a MAJOR cockroach infestation. When I finally realized that our landlord was not going to do anything to help us, I called Jenny in tears telling her we needed to find a new place to live. It had been four years since she helped us with our first one-bedroom but she completely remembered us! She consoled me immediately with her soothing way and made me feel hope on a very desperate day. Jenny told me she had a few places to show me. My spirits were instantly lifted. She picked me up the next day (a Wednesday) and took me to great places, all within our price range. I fell in love with the last place and with the landlord, too. Jenny repeated the whole tour again for my Husband the following Saturday. He liked it but he doesn't make decisions on the spot. She instantly understood this so she dropped us off to get something to eat, knowing my Husband needed to think it over. So smart - she didn't push at all and she got out of the way so we could talk. She kept the place on hold and told us to give her a call when we had decided. We called the next day (a Sunday) and told her we wanted it. As soon as we called to say we wanted the place in which we now live, she drove over and delivered the deposit to our lovely landlords. We had yet to pay her anything at that point! We had just spent so much money on the move to Forest Hills and Jenny knew that it was going to be tight for us financially. Jenny was not worried. She knew we were good for it. She worked with our paydays - we postdated checks and made sure she knew when to cash them. She saved us is in so many ways - emotionally, financially, mentally. I tell this story to everyone I meet and thought I ought to add it here for you! We have amazing landlords and we still see Jenny on the street, showing great places to her new and old clients, alike. Astoria is an awesome place to live - good rents, wonderful landlords, and close to the city with great restaurants. The people are wonderful, too. Jenny is the definition of a class act. Sure, brokers are in it for the money. There's two ways to go about it though: You can haggle and mislead your clients, or you can do like Jenny and make sure your clients get the apartment of their dreams and at a decent price. A lot of the reviews on here say they're suspicious about the reviews being real, and I can promise you at least two of these are (I know the people personally, one of whom recommended Jenny to me). The other is my roommate. People did indeed walk up to Jenny and talk to her, and one thanked her for the apartment. Astoria is a small enough community that it's really not all that implausible. I can totally see how Jenny might have an attitude if you're trying to haggle with her though. I've seen a couple of brokers in my day, and few have been so forthright. You really have to make an offer DURING YOUR APPOINTMENT with her, otherwise you will probably lose the apartment. That is because she is really popular, and she has really nice places. Granted, that is totally not everyone's style, and I really recommend you try a less popular broker is that is what you want, or Craigslist, because Jenny's places move quickly (they are seriously priced just right). I've also heard from a friend I recommended to her that she had somewhat of an attitude with them, but I really think it's less of an attitude and more that she is super freaking honest about what is going down. If you don't make an offer, the apartment will not be there in a day or two, and that's just the reality.... or realty? o.O haha Anyway, after dealing with enough brokers, dealing with someone like Jenny makes her seem saintly by comparison, it's true. Here is another glowing review for Jenny! She is honest, hilarious, professional and super good friends with local Astoria landlords. She spent two hours with me on a Thursday, driving me around to various apartments and explaining the nuances of every neighborhood down to the quality of the coffee in a local cafe, or the price of laundry... When I wanted to go back and see one apartment for a second time, we did it, no problem. I couldn't decide between two places, and she called both landlords and told them to hold the places for me until I decided. She even picked up my boyfriend later in the day and carted him around separately (our schedules didn't allow for a joint viewing). On top of all this, she took me to her favorite Astoria cafe and bought me coffee and a croissant. We found a great place. this woman Jenny is very rude and unprofessional although i can understand if you are young, naive, desperate and don't know much about the city you may end up entering into business with her. She scheduled an appointment with me to show an apartment with another client at the same time. I was 10 minutes early and she was asking me who i was and pretended like i just showed up even though we spoke on the phone before and confirmed our appointment with text. Then she was asking me if i was this other person who works for the military??? Get a notebook and write down your appointments with names and numbers and their info and you know who is who. This pretending to be so busy is not a good look. Most brokers will do a showing 15 mins apart between clients so they can discuss their feedback not in front of another client. I guess this was her little trick into luring 20 yr old newbies to her basic listings to create some type of competition on the same apartment which there are tons in the range if you do your research well. The other girl seemed desperate to take the apartment and i could easily pass so i waited for her to finish her conversation with her. Then i reminded her that she said she would show me another apartment but when i was trying to ask her about the other apartment she would not listen to my questions instead saying "let me breathe!" and acting as though i was pestering her and as though she didn't offer this on the phone. I honestly think she either couldn't really hear me or maybe she doesn't understand English too well. So because she didn't bother to hear my question and understand it, she took me to an apartment that did not fit my criteria, then when i told her I wasn't interested she got irritated and said she "didn't have time" and rushing me out of the apartment when in fact she wasted my time by dragging me to this other apartment in the first place. I can't imagine how anyone can do business with this women with this kind of attitude. read more

I had a fantastic experience with Jenny, and would recommend her to anyone looking for an apartment in Astoria in a heartbeat. She is so nice, very accommodating, and a pleasure to work with. When I was first looking for a place, I was considering Astoria, but wasn't dead set on living there. One Sunday afternoon, I took a few hours to walk around the neighborhood to get a feel for it. While I was walking, I looked up highly rated brokers on Yelp, and called about 5 of them and left the same message of "Hi, my name is Michael. I'm looking for a 1br apt in xxxx price range, and I can move between xxxx and xxxx. I found you on Yelp, and it seems like your clients love you. Please call me back, I'd like to work with you". Jenny was the only person that called me back! Seriously, I want to give a broker my money, just call me back and work with me. She's the only one that did. She called me back about 15 mins later and asked if I was still in the area. She had another appointment soon, but asked if I was willing to go with her to her first appointment, then go see a few places she had. We got in her car and drove to her first appointment, but she made sure to point out all of the best grocery stores, restaurants, and bars as we were headed there. This was great for me, since I wasn't familiar with the neighborhood. She showed me two places that day - they were just meh. I told her why I didn't like them, and I wanted to keep looking. 3 days later, I get a text from her about a place that was going to be available, and she wanted to show it to me. This place was never on the market - she has known the landlord for 10 years, and he always used Jenny to find tenants for his apartments. When he knew the tenant was moving out the day before, he let Jenny know, and I was the first person to see the place (where I live now). I would have never got the place if I didn't work with Jenny. I could have written a 5* review. And I really wish I could because I actually liked Jenny. Before she threw me under the bus. She found me 2 apartments in Astoria. She was hard to reach, a bit disorganized, but seemed to have the kind of network that you need in Astoria to get good deals. We became "friends". She had dinner at my house. We would keep each other posted time to time. Fast forward, I am moving out of my apartment with a dispute with my landlord about a security deposit. She pressured me very hard to accept whatever he was willing to give me back, which I did not think was appropriate. When I told her (how stupid was I, to think we were in good terms), that if I had no other choice, I would go to court to claim the security deposit, she tried to push me so hard not to do it, and the situation escalated into a worse conflict because she told the landlord who became very aggressive once he found out, making resolution impossible. Then she said she doesn't want to get involved anymore. She made me feel guilty for being difficult. Fast forward again, I am in court and I find out that she gave the landlord a letter testifying against us... Reality is, this landlord is very good business for her, so she won't hesitate to protect her own interests, no matter whether you are right or wrong. A few months before she was insulting "Astoria landlords" who are so "cheap" and "uneducated", from her own words. But I guess we know on which side she stands now. I have to say that Jenny was fantastic in helping me with my search, that ultimately lead to me moving into an Astoria apt. I was coming from Brooklyn and looking into Astoria. I had NO idea how freaking competitive it was! Some brokers showed me an apt at the same time with another client, or I would call at 2pm about an open apt and by 5pm when I went to meet them it was gone. Jenny was nothing like that. She explained to me about the process and neighborhood. I showed up for a Sat appointment but couldn't see the place (the super didn't show up) for which she was very apologetic for. Once I got a chance to see the place and applied she followed up with the management office, but unfortunately they never got back to her on a decision. Aware of my August 1 move in date, Jenny had another place she knew of (got me in there before anyone else could view), and after applying on a Sat by Monday it was mine. She was very thorough with everything, worked with the landlord, answered all my questions (phone and text), and was a great resource in this stressful time. I moved to Brooklyn from Chicago and saw an apartment online and replied to it. JENNY responded and seemed like someone I could work with. Until, it was time to apply. I applied with other roommates and it seemed as if Jenny was asking me for things that I didn't feel had anything to do with getting the apartment. I was told all rooms were equal in size and to find out they really were not. Jenny works with a partner, Tonderai, who wasn't as bad as Jenny but not far from it. We had so many problems in this apartment. From the landlords being slum lords to Jenny being very disrespectful. One roommate moved out suddenly and Jenny approved some guy I never met and knew nothing about. I felt very uncomfortable living with a guy but my opinion didnt matter. Anytime there was an issue like leaks rats etc they took their time answering to us. Tonderai wife Assiati would sometimes take over until she felt like she didnt want to and would just leave us high and dry. I got into an argument with one of my roommates over her boyfriend who I felt unsafe around because he had gotten into my face. I called my landlords back to back and they all sent me to voicemail. Assiati finally picked up and encouraged me to call the police. I felt threatened and was really scared to be there by myself. The police came and did aabsolutely nothing. I called Assiati back and told her I was scared and felt my life was threatened and she sends an email saying there was nothing that they were going to do meanwhile my roommate and her company continued to taunt me. I finally got a text from Jenny, after texting her telling her this was an emergency, and she told me that she was busy. Not knowing what the emergency was, she totally didnt care. I felt even more unsafe. I told assiati that I had no family in new york and I can not live in a place with so much drama and I didnt feel comfortable leaving my room. I let her know how unsafe I felt and that they could keep my security deposit and I had to go somewhere safe. Her words verbatim was "ok fine". This isn't the 1st incident where I felt my life was in danger. I have broken down and cried explaining to Tonderai and Assiati while explaining how badly Jenny has treated me and Assiati suggested that maybe" I should go" and I agreed. after my roommates boyfriend threatened me I let them know and they ignored it. I sent them an email letting them know that I felt unsafe threatened and in danger and they emailed me telling me that no matter what I need to stay or pay this crazy amount of money. I have been talked down to, 2 of my family members passed away and I fell into a slight depression because I wasn't there and jenny told me "people die everyday, you leaving is not going to bring them back" I was so hurt by that and I'll never forget that. PLEASE NEVER DEAL WITH THESE PEOPLE. THEIR APARTMENTS ARE POORLY SET UP. EVERYTHING WAS BREAKING AND FALLING APART AND THEY TAKE THEIR TOTIME TO COME AND FIX THINGSM VERY UNPROFESSIONAL PEOPLE. Jenny at Avanguard Realty is wonderful! My husband and I were moving across the country to New York and only had 4 days to find an apartment. With no success the first few days, I called Jenny to see if she could show us anything. She showed us our new apartment the next day. We had the keys in hand by the following day. She obviously has fantastic relationships with landlords in the area, knows Astoria incredibly well and was just a pleasure to work with!!
