I was in contact with Spiro Maravegias for an apartment in Astoria. I actually wanted to see a couple more places before making my final decision this weekend, so this came right on time. We made the appointment for 4:15pm at 11am this morning. In less than 5 hours to view the apartment, it increased $100 dollars. I thought it may have been an error. No word from Spito Maravegias. After viewing the apartment, I ask for an application. Spiro Maravegias response was "this is the thing" and gave a huff as Spiro Maravegias asked "what is your credit score" as if he premeditated a disappointment. I was ten points below. Spiro Maravegias asked did we spoke about it, "No we did not" was my reply. Nor was it in the description. Spiro Maravegias gave a sad voice and said "well sorry". I dismissed myself by saying have a good day feeling utterly insane for coming. Totally fine. But he didn't bother to say; he would get back in touch if there are other opportunities, if anything comes up, sole guarantee or whatever its called. etc. Why would you invite someone to the viewing without that information. ( Secondly, did you raise the asking price LAST MINUTE, that was beyond strange). Photos for proof below that it was changed in a matter of an hour or so. Working with DEVIN GRAHAM was nothing short of a hellish nightmare - I feel compelled to share my experience working with him. I met Devin at an open house last Tuesday and, expressed then a few concerns with the state the unit I had toured was in along with some general inquiries related. I was told I would be provided answers after deciding to move forward with applying and signing for the apt on the basis of those. Prior to anyone else I was then formally approved. After receiving the approval late on Friday, I naturally requested further insight and an update on my previous inquiries, only to be told again that I would hear back once he confirmed with management. Not once was a lease and or payment instructions or anything related to finalize provided at this time. Long story short - not only were none of my requests accommodated, but the answers he gave made no sense with heavy grey area. Nothing was concise and to top it all off, he tells me on Sunday the parking space initially advertised to come with the unit was no longer available due to another applicant for a different unit in the building taking it instead. Absolutely nothing was transparent with Devin and everything was "a matter of fact approach" on his end, as if I was supposed to know what was transpiring on the back end with management the entire time. Finally unsurprisingly yet again today, I was informed after work hours late in the day (again) that the space was ultimately given to another applicant. Devin Graham is by far the most inefficient, unprofessional and disrespectful agent I've worked with and the sole reason I'm in this situation now. He was absolutely deplorable and I would advise to stay far from him. He doesn't not look out for anyone but himself. He does the bare minimum despite the fact that there is a brokers fee. read more

Informed her that we were intersted in this property because of our elderly parents. We made an appointment for us to meet Oxana at the property. We rearranged our schedules and brought one of our parents with us. We stood outside the property for an hour on a chilly day. And guess who never showed up??? Yup, Oxana. Highly unprofessional. Last year my boyfriend and I (and my daughter) were looking for a place in Queens to call home. We'd spent countless hours on Zillow (in hindsight, we probably should've widened our scope a little); not all places were bad but we were meeting some of the most unprofessional agents (one of whom actually told me "thank god I get a pension from Verizon because I can't live on the commission from this shit") and some pretty bad places (think holes in walls, blatant disrepair, addresses similar to, but not matching, what'd been posted) and while searching for an apartment, especially in NYC, is exhausting, we were really losing hope and getting desperate. We answered a posting for a place being brokered by Calvin Yan at Modern Spaces and set up a viewing for a three bedroom, first floor in Fresh Meadows. Calvin was a breath of fresh air: very polite, professional, upbeat, engaging and friendly; all the positive works...and sadly, it was all superficial. When we were inside, I asked about the neighbors upstairs and whether they were quiet. Calvin looked me dead in the eye and said "he's really quiet, there are no problems there. Several minutes later I asked again: "...and the guy upstairs isn't loud or anything"? and again, Calvin told me "not at all; they're good". Well folks, after signing the lease on April 22nd and moving in on April 25th 2018 (though the lease became effective on May 1st; probably should've questioned why he was so eager to give us the keys beforehand; I just thought the landlord was being very generous) on Memorial Day and after working a full shift, we were awakened at 5:30am the following morning by a brutally loud, very physical fight from our "quiet" neighbors upstairs...and this went on EVERY. OTHER. DAY. for almost the next full year. Our next door neighbor, upon welcoming us to the neighborhood, warned us that "the people upstairs fight a lot" but I didn't think it was anything like the horror show it was. After the third fight where we could hear their three kids screaming in terror, we called the landlord and then the police. The landlord told us he was well aware of the situation and had been for some time but since the previous tenant in our apartment played loud music, he never bothered to do anything about it. "Just call the police" was what he said. The police told us that they knew these people well after having been called to the house about them more than a dozen times in the previous year, that they're "deeply disturbed" and to stay away from them until they or we can move. My daughter is school aged and is not used to hearing screaming, yelling, cursing and someone getting their ass kicked by their man. Their children would run from one end of the house to another, stomping, screaming and dropping shit on the floors all night long, every day. We were miserable at this point because for the amount of money we were paying, we couldn't even enjoy the place and I was constantly on edge about my daughter not being able to sleep on school nights because of the fucking circus upstairs; I would have to take her to grandma's when it got really bad. Long story short, the landlord sold the building six months later to an Asian man who was finally able to evict these people but who also refused to answer either my or my boyfriend's direct questions, through both text and phone call, about whether he was planning on renewing our lease or not (he finally let us know two weeks before our lease was set to expire that he was not planning on renewing it)...and guess who brokered that sale? Yup; your boy, Calvin. To end: this review is about him specifically. He straight lied, twice and then again a third time: the day he'd brought the prospective buyers to look at the place, he'd asked how I was liking the apartment, I told him why I wasn't and when I told him that the issues with these nightmare neighbors was common knowledge on the block he acted concerned, slightly contrite and feigned ignorance: "the neighbors never said anything". Maybe not but the fucking original landlord did and HE told YOU what was up! The original owner was looking to unload the place because of all the ongoing chaos and was desperate to get someone in so he could collect a few more months worth of rent until he could get rid of it and Calvin found the right suckers (us) to finagle into doing so. It's too bad that one person can reflect so poorly on an entire business but after my experience, I'd say they're a great agency for owners/sellers because they're willing to say and do anything, including blatantly lie, to get your place bought/sold but not so much so for renters as they certainly don't have a renter's best interests at heart; just their own commission. I wouldn't recommend Modern Spaces to anyone I even remotely care about because I imagine this "fuck people, get money" attitude is probably company standard. read more

I had the complete displeasure of meeting Paul Panatsas today. Initially he was very responsive, but when I arrived at the property he looked at me with disgust(homophobia or racism for sure) and became very unhelpful and rude. He made no attempt to sell the property or even to be courteous enough to have a conversation with me. I told him I was interested and wanted to apply, and he said he would send the requirements to me via email. He totally ghosted me, so it was a complete waste of my time. I noticed his real estate license is about to expire. Hopefully he moves on to something that doesn't require social skills or work ethic. It is sad to see someone that young have such a nasty disposition already. I wouldn't give him a broker's fee if he offered me the apt for half price. read more

I found my current residence through Tim and Greg at modern spaces. It's turned out to be an awful experience with the unit (they smoke in front and back of my 1st floor unit and hangout out speaking loudly all the time... I was told it was told it was non-smoking... I have asthma). I emailed Tim and Greg upset about the situation and explained that as a single mom I am stressed that I would have to move my child and spend again on a fee. They responded saying that they felt awful and would attempt to find a new place, at no fee. Well, in two months they supposedly didn't come across any 1 or 2 bedrooms in my budget (which is a reasonable budget in astoria... Mid $2000). I'm still not sure what the purpose of telling me they would help when they weren't even going to try, but instead give me false hope. Not exactly ideal for a single mother. They completely ignored my next email... Each agency has their own list of places, many of them exclusive to the company, so you will likely work with a bunch of agents. You would think that they would be more concerned with the prospective tenants, as they are the ones paying the fees... I was disappointed by the experience at first but now I'm disappointed and mad that I was led to believe they would actually try to make it right. It's just bad business. read more
