Anyone who is renting a townhome in this complex is renting from an individual owner who has solicited their own management company to rent out their townhome. This page is for the HOA. I think the other reviewers must have mistaken this for another complex. That aside, if you are looking for a townhome in this complex, I can say the HOA (the entity this page represents) is very reasonable. The HOA manager is very nice to work with. The grounds are always kept very neat, and despite there being no fence, like virtually all other complexes in the area, crime is not a problem. The HOA fees are very reasonable, especially for this area and what is covered. When I was looking in 2013, the HOA fees were on the low end for the area. Of course, there are a few nuances that come along with any condominium HOA. Neighbors will always find something to complain about, whether it be grilling, dogs/cats, or parking. If you pick up after yourself and mind your own business, these issues will typically take care of themselves after people have had a chance to vent at the quarterly/annual meetings. The majority of the occupants are older but lately it seems younger people are moving in. Overall it's a quiet, clean place to live.

The leasing team is incredible and very prompt to respond to any issues. It is located in the Galleria area, so nothing is very far away. If you want more luxurious apartments, you are looking at 2-3 times the price of rent of Briarwest. They are managed by Greystar, and I will only look for apartments with this management company. But, like i said, great price, great location, and a great staff. If you are looking for a place to live without breaking the bank in this area, this is it. To the guy complaining about someone dying in an apartment. NEWS FLASH!! Happens all the time!! Only violent deaths are required to be disclosed by Texas law... This does not mean that you cannot ask... As clearly, that is a rare situation and it is awful, it does happen - even in new apartments. Factoring the rating for the property based on that single aspect is absurd, as I am sure they offered another unit if anything you said was even remotely true.

During that time we were told three separate times that the property had been cleaned and was move-in ready. Each walkthrough showed otherwise -- no professional cleaning had been completed. We later learned there had been a water leak, which may have caused delays, but this was not clearly communicated upfront. When we first viewed the home, there were spider webs throughout and both dead and live roaches present. We raised these concerns and were repeatedly assured everything would be addressed before move-in. By the final walkthrough, the condition still had not been resolved, and an additional issue had come up. During that final walkthrough (yesterday), we were told that if we did not immediately pay the deposit, the owner wanted to move on to the "next applicants," even though the property issues had not been fixed. We were also told the owner had already "bent" by approving us, so it was essentially now or never. Once we confirmed we would not move forward under those conditions, we were then offered money off and the option to inspect the property after completion. At that point, it felt less like a proactive solution and more like pressure followed by a last-minute change in approach. There were also inconsistencies during the application process. When I initially called to ask about our application status, I was told there were other applicants ahead of us and we would be processed if they fell through. After I provided the address, the associate confirmed we were actually the only applicant. That kind of misinformation made the process feel disorganized. I understand that maintenance issues can happen and that properties owned by LLCs can sometimes add extra layers to communication. However, clear, accurate updates and accountability are essential when people are planning a move on a tight timeline. I hope this feedback helps improve the experience for future tenants considering this property in Richmond, TX.

They gave me a fair price and worked with me on scheduling the time for the cleaner to come. I booked the appointment roughly 2 weeks in advance. The cleaner did a pretty decent job, although she did NOT clean out the cabinets... And refused to do so. I was in the apartment the entire time the cleaner was there (as was my husband) because we were finishing loading up our moving truck while the cleaner did the cleaning. I had previously messaged the company asking about how it works when the cleaner leaves because she disappeared for a while without saying anything and I was concerned that she left. I was told that she would do a walkthrough with me before leaving to ensure that I was satisfied with her work. I wish I would've known this ahead of time, and I also wish the cleaner would've communicated with me when she was leaving to go get more supplies from her car instead of just disappearing. At the time of the walkthrough, I mentioned the fact that she didn't touch the cabinets. She told me "had she come earlier, she would've done them but she's not going to do them today". I scheduled a MOVE OUT clean, so I assumed that I was also paying to have the cabinets cleaned out as this is part of what has to be cleaned when moving out... This was super frustrating and disappointing, but we were leaving that day at noon to start our cross-country move, so I didn't have time to argue. When booking this service, I wish that the company would've given me a list of what all will be cleaned during my move-out clean. Had I known that the cabinets weren't part of it, I would've booked elsewhere. Additionally, they did not reach out to confirm my appointment the day before... I ended up contacting them to ensure that someone was still planning to show up the next day for the appointment. I didn't like that I had to be the one to reach out to confirm my appointment as it's not professional for them to not communicate with me. It seems as if they're a new business, but there are some things that need to be addressed and fixed moving forward in order to give paying customers a better understanding of what to expect.

Yes I can actually walk around my neighborhood *gasp* Brays Bayou - which includes the 10.2 mile hike and bike trail, includes exercise equipment! Whole Foods! A bar, Little Woodrow's along the train tracks! A bowling alley, Palace Lanes, very old school... A bakery, Moeller's! A swanky YMCA that caters to all the "posh" WestU-ers, get out of our YMCA, lol... Helen's Park, a beautiful meditation park, with amazing landscaping (see pictures I post) includes a super cool artsy fountain and bubbling brook! McGovern-Stella Link Library, a new beautifully designed, state of the art library which has the highest circulation in town, oh yeah! Karl Young Park, which includes a shaded playground -this is so important in our sunny city! Covered picnic area, tennis court, large field for soccer, a baseball diamond, basketball hoops and a walking/running trail. A couple restaurants: Starbucks, Osaka Sushi Bar, Fajita Pete's, Gina's Italian Bistro, Murphy's Deli, Kolache Factory, Pizza Hut, Fuzzy's Pizza, Antone's, Hunan's, Silver Palace Chinese Buffet, Terlingua Border Cafe, Jack in the Box, Firehouse Subs, Sawadee Thai, Smoothie Island Juice Bar and Grill, Black Eyed Pea, Dynasty Cafe - cheap Chinese takeout, a must! When he arrived he looked over my property and said he was looking forward to working with me. We discussed some of my concerns with what I've seen in other property management companies and he outlined the differences with his company. However, when he sent the contract many red flags were raised. I called and spoke with him regarding 1 particular issue and didn't hear from him again until I mentioned his lack of integrity and follow through in response to another Allsource employee attempting to contact me through yelp. Now he's even offered to reduce his monthly fee to regain my business. No thanks- I can see the signs this would have been a nightmare.

    After reading the reviews, I noticed most of the high ratings come from owners. That might explain…read morethe difference in experience, because as a tenant this company was difficult to deal with. Email communication often felt passive aggressive and any time I asked a simple question, I got long policy explanations instead of a real answer. I had to follow up several times just to try to renew my lease and kept getting the runaround. I eventually moved because paying rent on time should not come with that much hassle or uncertainty. I rarely needed maintenance since I handled most things myself. Getting my security deposit back took far too long and every time I asked about it, I got more excuses. They charged a 250 application fee, a 25 per person monthly service fee on top of rent, and even offered a 95 option to fast track the return of my own security deposit. On top of that, they offered to charge 495 for move out cleaning. No thanks I can do that myself. I've never ever not gotten back a security deposit. I'm not that person. Everything felt transactional and unnecessary, which honestly pushed me toward leaving. Right before my lease ended, I sent notice that I was moving. Even then, I got what felt like an automated message telling me my renters insurance needed to be confirmed for the next year. I replied saying I was moving out in a few days and still had insurance, and the response I got back basically told me to send proof or be charged 10 dollars. I am not letting anyone nickel and dime me over things like that. 10 dollars. Please quit the shit. Owners may have a smoother experience, but tenants deal with a very different side of things. Best of luck if you decide to rent from them. I will not be using them again. As a property owner and a renter, this definitely isn't the way people should be treated ever. I only have 2 stars because after 30 plus days I got my deposit back. Minus a f*+^€n 5.00 e-check fee. Yall needed that I guess.

I reached out to several companies at the same time and Dean from Liberty Painting was the first one to reach back out. Dean was very thorough in the estimate and suggested several options based on my goal for the project. After getting other estimates, I still went with Liberty Painting even though they were not the cheapest bid and I am glad I did for the following reasons: -They were always easy to schedule with and were always on time. Dean with the estimate. The paint crew. The final walkthrough. -Houston based company that run their own crews. They don't outsource their paint crews like many other companies. It makes the process (estimate/painting/walkthrough/warranty) much cleaner and simpler since it's the same company. -They provide get a very hands on involved project manager, his name is Van, that communicates with you throughout the project. -The work was very solid. There were some very typical touch up spots where the paint needed an extra coat and the line between ceiling and wall needed to be reapplied, but they were happy to do the touch ups as part of the final walk through. Overall, they do solid work with a high level of professionalism - which a lot of times is not there with home services.

    Worst management company I have ever dealt with…read more There is a tree next to my townhome that the HOA is responsible for maintaining. It was supposed to be a dwarf magnolia, but it has clearly turned out to be a full-size magnolia growing directly beside my home. I submitted a request to have it removed on 3/22/2026, and as of today, I have received zero meaningful communication or resolution. I have now called THREE separate times: * 4/30/2026 - I was told, "I'm so sorry, I'll contact the landscape company right away." * 5/13/2026 - After nothing happened for two more weeks, I called again and was told it needed to go before the board, which was meeting the next day, and that I would receive a callback. * 5/22/2026 - Still no response, no update, and now "Jackie" is apparently unavailable. Meanwhile, I pay $240 per month in HOA dues for what amounts to mowing a tiny front yard every couple of weeks and trimming bushes with a weed eater, yet they cannot even address a legitimate issue involving a tree that could eventually damage the exterior of my home. Since the exterior of the building is supposedly their responsibility, you would think they would want to handle the issue before it becomes a far more expensive repair later. Extremely disappointing communication and management.
