First, our HOA yearly dues went up drastically. When we asked for explanations, they just gave us excuses, like saying that fixing a minor gate repair cost thousands of dollars. The CEO, Sonya, doesn't help and only makes the problems worse. You ask her to call back, and she never does. You send a simple email with questions, and they never respond. Why run a business if they don't even know how to run one? Don't get me started with her employee Emma Deatherage! If you speak with her on the phone, she sounds like you are bothering her or that she hates her job. I got my car towed by them inside a gated community. When I spoke to the towing company, they told me the car was called in because it was abandoned. I spoke to Emma, and she told me that the car was parked in guest parking for more than seven days. That was a complete lie; my car was parked there for less than five days. Then she kept on talking about the bylaws and was firm that my car was there for more than seven days to save herself. She also lied that she called the towing company to pick it up because she assumed it was abandoned. I requested evidence that they contacted the community to see if the car belong to anyone, and she could not produce it. The car is registered in my name, as is the car insurance. They failed to notify me or send a notice to the community. They have no accountability or any regard for anyone besides themselves. I had to pay a fee for my vehicle that they said was "abandoned." They never reached out and just left it like that. Please do your research. Please read the reviews. I just recommend that if they try to give you their fake sales pitch, run! Don't hire them. There are better and more honest companies out there.

As real estate represents our family's largest investments, we need to make informed decisions. The city of Houston aggressively increased our home's appraisal by 20% and thus property taxes by about 10%. This large increase in no way reflected reality. Shana assisted us in the valuation of our home and what we needed to communicate to the city. We are quite confident that her analysis will save us money for many years going forward. Come June 1st, i found out Evan and Shana would be my new management. These guys are AWESOME!! With my first management company which was a large company, i had to drop off a check downtown. This is 2018. With Evan, I paid online. So easy! When my unit has had issues, instead of calling someone or a lengthy email, i just use an online portal to submit issues. The responses are super quick- either someone coming to repair or scheduling a repair. I see lots of reviews from the people who hired Evan Howell, they are completely correct with how they treat everyone. If I could do it all over again, I'd look for a rental these guys managed. Or maybe i will have them as my realtor when i decide to buy a home. Either way, I'd like to continue to use their services any way i can.

After reading the reviews, I noticed most of the high ratings come from owners. That might explain…read morethe difference in experience, because as a tenant this company was difficult to deal with. Email communication often felt passive aggressive and any time I asked a simple question, I got long policy explanations instead of a real answer. I had to follow up several times just to try to renew my lease and kept getting the runaround. I eventually moved because paying rent on time should not come with that much hassle or uncertainty. I rarely needed maintenance since I handled most things myself. Getting my security deposit back took far too long and every time I asked about it, I got more excuses. They charged a 250 application fee, a 25 per person monthly service fee on top of rent, and even offered a 95 option to fast track the return of my own security deposit. On top of that, they offered to charge 495 for move out cleaning. No thanks I can do that myself. I've never ever not gotten back a security deposit. I'm not that person. Everything felt transactional and unnecessary, which honestly pushed me toward leaving. Right before my lease ended, I sent notice that I was moving. Even then, I got what felt like an automated message telling me my renters insurance needed to be confirmed for the next year. I replied saying I was moving out in a few days and still had insurance, and the response I got back basically told me to send proof or be charged 10 dollars. I am not letting anyone nickel and dime me over things like that. 10 dollars. Please quit the shit. Owners may have a smoother experience, but tenants deal with a very different side of things. Best of luck if you decide to rent from them. I will not be using them again. As a property owner and a renter, this definitely isn't the way people should be treated ever. I only have 2 stars because after 30 plus days I got my deposit back. Minus a f*+^€n 5.00 e-check fee. Yall needed that I guess.

Goldnest property management is the absolute best. This is not a small property management group…read morewith a couple employees and a few properties. They are a large organization with a beautiful office in Dallas, fully staffed 24/7 with service professionals that handle every aspect of property management. These guys have tons of properties and they have years and years of experience. They have seen it all and they are more than prepared to handle it all. As a real estate investor living in California with an Air BnB in the DFW area, I am completely hands off. I think of property management in two different categories. 1) Managing the online presence, the rentals and keeping vacancies to a minimum and 2) Managing the house itself. When it comes to the management of the house, I feel like they are taking care of the house as if it were their own. Every aspect of home care is covered from the landscaping to the pool to the appliances and every working piece and part inside the house. All repairs and maintenance is handled by professionals who specialize in the trade and handled immediately. And the house is beyond clean at all times. They also have some cool technology that allows them to monitor the home while not interfering with the privacy of the guests, so the risk of something inappropriate, or worse happening is taken out of the equation. As an investment, under the care of Goldnest, the home gets better all the time and the value of the home continues to grow. As for the rest, and the rest is a lot... Goldnest is extremely impressive. They handle the pictures, the write ups and marketing that goes on all the sites. Goldnest has access to all the sites that matter and they have a young fresh vibe in the way they write up your home and present it on each site. From the minute the guest comes in contact with your home, they are entertained and engaged. Maybe this is why in the "slow season" the house seems to be continuously rented. I don't know how they do it, but they keep vacancies to an absolute minimum. Last, these guys are great at the "Tech". part They have an "owners portal" that makes it so easy as an owner. You can see a calendar of all the rentals and you can see the daily rates for each day. They use a dynamic pricing system that maximizes profits. They have a finance page that breaks down every expense and everything is very transparent. You see what's coming in, all the expenses and have a clear understanding of exactly what you are going to make every month. There are also year to date totals and lots of data and analytics so you can analyze your home's performance in any number of ways. These guys are smart. Very smart. I will say that when I started doing this, I tried to save money by going with a smaller management team. That was a huge mistake. What I was saving in management fees I was more than losing in so many other ways. I now spend a little more to have professional property in Goldnest, and as a result, I am making WAY more than I ever have and more than I even thought was possible. And my home is being maintained to a standard that is higher than I would have if I were living in it. If you are looking for a professional organization that is going to take great care of your home and make you lots of money, your search is over. Goldnest is simply the best.

We lived there for a total of 3 months I was placed on FMLA with no financials due to my mothers health decline with dementia. She was on home hospice care. We depended at that point on my mother's pension to pay rent. When asking for a couple of days as a grace period to pay the rent which was literally 7 days as my mothers pension came in the second weds of the month this company said no we need to treat everyone equally. By that Tuesday they had filed in the court for eviction adding $500 more to the roster leaving me with a penalty of over $1,200. When reaching out again for help they said no they wanted the entire rent with penalties to stop eviction we had to move out. I had to send my mother to a nursing home yanking her from our side which is only three of us here in Texas my Mother, Son and myself. I had to do estate sales of all my mothers and family's possessions which then in turn move to a one bedroom leaving behind what I had as I had no where to go or store my families belongings. This company ruined me by simply giving me 7 days this could have been avoided. Oh side note they added at the end damages to roof shingles and the roof (in 3 months! Which was added on the move in) There is a special place for companies and its employees that have absolutely no compassion. As my mother has now passed my son and I are starting our new life but I will always remember this experience for the rest of my life. Hopefully in the future they will show a bit more compassion to their tenants as we are humans not just numbers in the books for their clients.
