Multiple issues with this company. They hired a roofing contractor to work on the roof next door. The contractors threw away a lot of garbage into our backyard (water bottles, pieces of shingles, and a ton of nails). I call KRJ and complained about it. I was told they would contact the contractor to get our backyard cleaned. The contractor didn't clean much. My renter reported there was more garbage and a lot of nails being found in his backyard. I called KRJ. I was told it would get cleaned. I specifically told KRJ that the backyard in need of cleaning was my property and not the property that had the roof replaced. Of course, nobody showed up to clean our backyard. I called KRJ to tell them to schedule the clean up again. I was told it was cleaned already. I told KRJ they didn't clean the correct backyard and they did the clean up at the property that had the roof replacement. I think I called probably around 8 to 10 times to get the clean up done. Every time I called, it was the same story: We will contact the manager and get it taken care of. They are very nice on the phone, but when it comes to getting the task taken care of, they fail every time. I talked to the Manager. He was nice. He said he would call the contractor himself and get him to do the clean up. I got a text message from the roofing stating that he would do the clean up. Nobody showed up as scheduled. No answer to my phone calls and text messages. He said his crew was working in Galveston. In the meantime, my renter's little boy cannot go play in the backyard as the contractor's guys were careless dropping their nails in my backyard. I think 2 days ago when I called KRJ, I was told "KRJ is not responsible for the contractor's work". This sounded very odd to me. KRJ is responsible for who comes to these properties as a contractor. KRJ is also responsible for the work (and the damage) done to these properties. And finally today, 2 guys from the roofing company show up at the property. They didn't bring a magnet to pick up the nails. I called the roofing company to report this that I've been asking for a thorough clean-up of the nails. I was told you are exaggerating the situation, Sir. I've done everything I could to get my yard cleaned by KRJ for the last 10 days. However, they left me no choice but to leave this bad review online as the work has not been done. I hope they start working with better contractors soon and start taking responsibility for the contractor's actions. read more

I cannot recommend this company based on my experience. The organization was not transparent and would not provide a copy of its bylaws when requested. Communication was poor, with questions going unanswered and requests remaining unresolved despite multiple follow-up attempts. The lack of transparency and unwillingness to share important governing documents made it difficult to obtain the information needed. As a result, I am unable to recommend the company. read more

I had an actual good and positive service from the people at KRJ Management. I really needed a Resell certificate done quickly and it had to be ordered through Homewise. Homewise was not very helpful to rush so i called directly to KRJ Management to obtain the information and request the rush and explained the urgency. Everyone was very helpful and polite. They even called me to let me know that the email was sent to me and wanted to confirm i received the information. Marie was very helpful in the closing department. The service provided really helped me get out of a bind. it was greatly appreciated. read more

I understand the day and age that we are in but you have plenty of people that not only do they not check there personal emails daily but some don't even have a PC. I made arrangements with this company to make payment towards my account monthly, apparently I missed a month in the last 6 and didn't realize it (the 2nd month) but I got no email or letter right as I'm 2 payments away from paying it off I attempted to make a payment only to notice that my account was frozen, I was told I was sent an email to make a payment by the 15th (didn't see the email) attempted to pay on Friday the 17th and it was frozen, went into the office and was explained to that my account was sent to an Attorney, why not generate a letter that critical and send that prior to involving an Attorney, this company has no regards for hard working people in this tough day and time. Terrible service, I wish I could give them zero. You will be dismissed, ignored, insulted and threatened with fines. We have asked for the rules to our HOA repeatedly over the years, and have been constantly dismissed. Resulting in those requests being ignored. You will get accused of being a drug addict or alcoholic, when you have a dispute, without getting all the facts from all parties. You will be threatened with fines for what others do, not you. To get you to name whom they want to fine. Ellen Glass has been there for a long time, sinking the ship, being rude and dismissive, avoid her and them at all costs. Do not use them. If I could rate them an F I would for huge Failure!! This management company does not deserve even a 1 star. The few positive reviews MUST be fake. They ask that you email with any concerns, yet they totally ignore all the emails. Then when you call them a few times to try to get an answer, they block your calls. My calls go to busy, busy, busy tone. My neighbor calls and they answer. They don't like anyone who may have complaints. If there was an option for "zero stars" this is what I would give KRJ Property Management (like other reviews, I have read on yelp). For over 3 months my condo and my upstairs neighbor have been without a clothes dryer, because a vent should have been installed and connected on the roof of our building that was replaced August 2021, due to the roofing company NBM DEVELOPMENT not doing their job according to the safety standards and regulations. KRJ (including their CEO) has shown no concern about this fire hazard, the problem, and inconvenience it has created, which was reported to them on April 9th 2023. Our property has "another" new property manager David Ericson, who is nonresponsive, unprofessional (like many of the others have been) and offers no communication about resolution of this issue. Even contacting the CEO Kelly Hawkins, has proven to be a waste of time. There are many property management companies wanting to manage your property. Choose one who "cares" about your community. UPDATE: if i could give a 0 star review i would. this past summer of 2024 has been horrendous. the property manager ellen glass is dismissive and inattentive to the fact that our property maintenance is the worst it's ever been. gates broken, construction projects abandoned and left incomplete due to "weather, illness, missing parts..." the list of excuses go on after many questions. nothing is forward moving or clear in communication, we have to actively seek answers even as our property has been a construction zone for over 3 months now. do yourself a favor and stay away from this property management and especially the manager. sad day for this company as i am disappointed to write this. -- This past year my property at 3131 Cummins has just plummeted in quality management. It wasn't bad when I first lived here in 2016-2018, even when I returned in 2019 it's was too bad, but in good faith I can say that this year has been the absolute worst. The quality of life here, as a tenant has been poorly affected by neglectful management errors and lack of attention. There has never been any sort of quality preparation made for unexpected equipment malfunctions. We are always forced to wait. We were just without hot water for the past 5 days, while they figured out how to remedy the situation. No preparedness on their end. I know this, because I have been a manager of equipment that relies on preparedness in the event of malfunction. No ownership or responsibility has been taken on their end for lack of attention to details in this capacity. I could go on about many other concerns, but I won't. Overall, it feels like the owners in this complex are being take advantage of. It leads me to wonder, what is really going on behind the scenes? Something seems unethical here. read more

Just called them for the first time ever. These people are unprofessional, unresponsive and incompetent. Best stay away from any property that they manage. I would highly recommend to you Mr. Kelly, that you hire an out of work actor for a day to call your office from a remote location and ask to speak to each member of your staff, record and listen to those conversations. I called today to get some information, I went around a circle to six separate individual conversations, at the end I gave up and posted my disappointment at the tone and manner of your staff. Sometimes owners of companies are not aware of what really happens at the "front desk" of their establishment. read more

If I had the option of giving ZERO for this review I would definitely do it! KRJ Management, Inc. is the absolute worst! My poor mother has been having to deal with their poor customer service for quite some time now. She reported a water leak on the roof of her condo back in early December 2022 and to this day no repair has been completed. Communication is horrible! Staff and management Lied several times and said it had been repaired but every time my mother would ask for dates they couldn't give her one. Also every time she would speak with Trey he would confirm with her no repair had been made. I brought it up to Tina's attention about 1 week and a half ago after seeing my mom on the verge of tears due to her frustration with this situation and Tina stated she would call me back as soon as she could get a hold of trey so we can both be on a call with him. To this day we are still waiting for the call. It is Infuriating having to deal with this type of service from someone who is supposed to be there to help! It's also sad how they take no accountability for anything. I can definitely say that having to deal with them has been a nightmare. read more

Absolutely the worst. They do not respond to emails. They do not answer calls. It seems their business strategy is to block you from paying, avoid all contact, and then bill you additional chargers for not having paid. They are incompetent and/or corrupt. I'm dedicated to running for our HOA Board just to rid our community of them. read more

It's been a while now since they began managing our complex. Tori Chatagnier sends the generic "we are here to help" emails but doesn't respond, at all. We've lost hundreds of dollars in plants because they can't manage a simple watering system. Not sure why we haven't fired them yet. Their tag line does not represent this company accurately. Instead of "kind, responsible, joyful" it should be "incompetent, rude, creepy". 2 minutes with the owner and you'll know exactly what I mean. No need trying to "make today incredible", KRJ. You can't even manage a small complex appropriately yet! read more

While I do see many places where improvement is necessary, I have to commend Kelly Hawkins for remaining true to his business model. When there is a problem, he will respond, and address your grievances. Not many company CEOs will take the time to listen to a condo owner, and honestly it shouldn't have to resort to reaching out to him. I'm sure he's busy enough. But, he listens, and will make due diligence to have his employees reflect his own business ethics. That is leadership going the extra mile. Thank you, Mr. Hawkins, for making the tag line "KRJ Cares" more than a nice platitude. You lead by exemplifying this, and I've reached out to you twice over a several year period for help. My neighbors have also been impressed when they needed help, you were available to them. Highly commendable. I trust that whatever problems are brought to his attention, he will see them through to make KRJ a better company, one that should espouse the owner's business acumen. But without him knowing in advance, he can't do anything about it. Happy to share my positive experiences with Mr. Hawkins. He means what he says. I am the resident and belong to second crown colony homeowners' association, inc. I am not usually writing the review unless I have too. First, I would like to mention about the roof. HOA hired contractor to replace the roof, and of course the resident must be paid for it as a loan in addition monthly HOA fee, but that not the case here. The contractor hammer so hard that lead to my brother wall inside got crack. My mom did report to the HOA, and they said the resident had responsible for the internal. Second, the external wall outside is crackling and have some gap underneath. My mom thought probably due to foundation. My mom is willing to chip in half with HOA to fix foundation outside. They said foundation was resident responsibility. After that, my mom only asked them to fix the cracks on the wall and fill the missing gap underneath as necessary for outside to look better. The HOA did the filling on the crack before but still got worst. The HOA came back and said my mom must do foundation first, then they fix the cracks on the wall. This is unprofessional and not right. For example, the resident paid the HOA fee each month as part of resident responsibility. The residents did not demand anything from HOA in return. In my mom case, the HOA demand my mom to fix foundation first, and they can send someone out after. Not sure the residents are responsible for outside foundation. Let assume even if the residents are responsible for outside foundation, but the HOA cannot demand the residents to fix outside foundation. This is totally up to the residents based on several factors. However, the cracks on wall outside is clearly part of the HOA responsibility because they did fill before. This is totally wrong to demand the residents do something that not part of resident responsibility in order HOA fulfill their responsibility. We did not ask something unreasonable. We just asked them to fill the cracks on the wall and some gap underneath as part of their responsibility that they did before. I could not find the board or president contact information such as email on the website other than this email smile@krjcares.com, which my mom is back and forth for several months, and nothing done so far. read more

Not good about returning phone calls timely. They will get back to you in a week or two.

Their staff will not deal with any of your concerns professionally. All you will be met with is attitude and disrespect, and the problems with your property, whether you own or rent, will not be fixed. When you're not being blatantly ignored, you'll receive the unprofessional attitude and disrespect as I have already stated. Then they'll turn around and threaten you with either legal actions or law enforcement instead of coming to a mutual compromise of resolving your issues. When you call the KRJ number, someone will answer and then immediately put you on hold until you decide to hang up. Ellen Glass is the property manager, and the instigator to all the problems. She's absolutely horrible to you on the phone, and then when you confront her about her attitude, she tries to play the victim. Then she'll run to her boss, Michael Cruz, who will then send you a threatening email, with a lot of grammatical errors I might add. Neither one will ever call you to fix the problem after they've been called out about their unprofessional behavior. This is a corporate ran company, so their tactics of gas lighting and bullying in retaliation is always to be expected. *UPDATE* Because I was confrontational with them about their blatant lies and unprofessionalism, they've claimed I've threatened and harassed their staff. If that were so, then they could have filed legal charges against me as they had already threatened to do when I first posted this review about their abhorrent behavior and practices. No charges have been filed because no threats or harassment on my part happened. This was just another way to make themselves the victim after their staff instigated unnecessary problems. They even went so far as to contact my landlord to place pressure on him to have me evicted, but my landlord said it won't happen. My landlord never should have been brought into the situation because it didn't involve him at all. That was a low and cowardice tactic on this company's part, and only did it because they have zero power over my lease or anything else to do with me. All because of their lies and unprofessionalism. Why would anyone wants to live on a property associated with the KRJ name? I'm not moving or going anywhere, but my advice is save yourself a lot of stress, and find a property to live that doesn't involve such corporate politics. They thought by threatening me with legal action and through my landlord they could shut me up. That will never happen. In the meantime, I plan on updating this review in detail should more retaliation tactics occur from this company. KRJ keeps doing a great job at making a mockery of their name. read more

This management company has been with my community for about 60 days now and they already have started implementing fines. I've learned management companies like these are usually money hungry and looking for ways to assess homeowners for profit. In addition, to assess fines on home owners during a pandemic when folks are potentially out of work and dealing with so much stress is super insensitive. Heh nope. Currently helping a client to manage his property. They never noticed us their property manager had left. Kept sending emails for 1.5 months to him but no replies. Finally went to the office and found out the fact myself. Sigh. This is so messed up. My client's house has some urgent issues. Sent email to the new manager but no reply just yet. KRJ should have notified everyone. If I didn't go there yesterday, we would never know what is going on. This is so unprofessional at so many levels. My client is pretty upset with the fact that they didn't notify him to remove the patio cover prior to the beginning of the paint project. He also doesn't appreciate how D & C just showed up at the door from time to time without notices. Everything has been handled very unprofessionally. Please stay away from this management company. As an HOA president, I would highly recommend avoiding this company. The accounting on our association has been messed up for many months and there is no effort to actually fix the problem. #KRJ does nothing to stop the HOA from bullying residents at my condo. They pick and choose who they want to fine (the people they do not like). There is a spot allocated for vendors only, yet they only tag cars of people they dont like if they park there and threaten a fine. If you are friends with the VP of the HOA you can let your dog run freely, attack other dogs and poop where ever it wants but if you are not "with them" you will get a fine. One guy actually grilled dinner on HIS BALCONY for the VP and cronies! Uh fire codes people??? The HOA VP and cronies also bully children who try to play in "their" courtyards which are considered common areas which EVERYONE can use. They interpret the condo by-laws to only benefit themsleves and NOT the majority who pay the HOA fees! Unless you are over 70 stay away, the HOA is slowly turning this place into a senior living center and KRJ is letting them do it. Point being, if you are "friends" of the HOA and follow their demands (mandatory plants outside your front door) and remain in their good graces you, can pretty much break any rule of the property and have no consequences, but anyone else must pay the price!!! I've been living in townhomes under their management for almost two years and this company is the biggest joke of a property management company I've ever experienced. They will let a perfectly nice property be run to the ground before saying they'll "go to the board" to approve maintenance. This property has has broken entry gates (so much for gated communities) for almost 2 years and upon following up, KRJ claims they are still "getting quotes" AFTER 2 YEARS. Any contractors they do hire after years and years are borderline criminal too - like someone else mentioned, our property had roof repairs done last year and the ppl they hired entered properties with NO notice, played loud music, smoked and DRANK BEERS on the job, and threw nails and debris into people's yards, and all over the side walk, and didn't clean up after they left. I was walking my dog trying to reenter my home and I had to scream at someone on my roof as he was throw boards at my head as I was walking to my door. I'm honestly just waiting for KRJ to be sued one of these days for the collateral damage of the people they hire. If anyone's shopping around for a property manager, don't waste your money on these people. read more

This firm enables HOA Boards to be ineffective. The community manager that was put in place to support the needs of the owners was absolutely dismissive and non responsive. The community manager was only responsive to the Board and would only react when a member of the board gave her permission to do so... and only if it did not interfere with the collective interest of KRJ and the Board. The worst management company in the world. I have contacted Tina on numerous occasions and she basically writes back with a one or two word response that I find out later is a lie. I'm getting ready to go talk to the president have my board because Tina has done nothing about some serious and very concerning issues. read more

I find that some of these 4-5 stars ratings and comments are fake. These are nothing but Board Members themselves put out fake reviews. Reviews should be for outsiders only. I was warned before I bought my house that the old KRJ is horrible and that they and the Boards are nasty people. It's gotten even worse when KRJ bought out by another company. Misuse of money, bullying and favoritism toward residents of their choice, lack of communications and incompetent group. They won't admits or take responsiblities for their actions or problems that residents have. Like to blame, accuse or find excuses for not getting it done. Ex. Hurricane Harvey, many of us lost pretty much everything and endure more of their excuses for not willing to work with us. Blaming residents for their issues. Not willing to take action(s) to correct the situations promptly or in a professional manner. Ignore phone calls during and throughout the crisis. Meetings lead to end of the road. Some of us lost more than what Harvey has done to us for their actions and us putting our trusts in them. If I can give negative 5 stars, I would! One star is way overrated. read more

You were directly made aware of a multitude of problems with your company and staff, yet you chose to ignore them. In fact, you encouraged such falsehoods, and attacked the sender, Moreover, you are well aware of the incompetence of your company, and yet, you only sought to cover up those falsehoods and incompetence. Your only concern is staying in the good graces of the developers who refer business to you. Your company doesn't monitor and respond to Maintenance issues, thereby wasting the association's assets; your community manager(s) fail to walk the property in order to timely address problems; your community manager(s) are ignorant of the terms of contracts, and such ignorance would have cost the association thousands of dollars but for a homeowner; your community manager(s) espouse legal opinions when they aren't attorneys and such opinions are not supported by the law; and it appears that you and your community manager(s) openly disregard the provisions of the Texas Property Code regarding property owners associations. Can I give 0 stars? KRJ has been horrible from start to finish. We have been with them for a year now and the service/support has gone from bad to non-existent. As an HOA board we can't even get them to send us a current copy of our financial status. Really negligent responses in every way. We have homeowners that are months behind in their dues and KRJ has not done a thing about collecting. Despite repeated requests, we can't get their attention to sent out a roof repair company to get common roof leaks fixed, so now we have bigger water ingress issues. Don't even get me started on the security issues associated with their lack of response. Horrible company and I wish we had never heard of them. We are changing to another company at the end of August and we can't even get their attention to get our records turned over. KRJ definitely does NOT care. awful service! --------------update----------- WOW Kelly - now I know how to get a response from you - it apparently takes a Yelp review. You have not replied to a single one of the emails I've copied you on. Perhaps you are not aware that we do not have access to your system and we have asked to have the financials emailed to us (which has not happened). That seemed like a small request but it has not been done. I and 2 other residents have repeatedly asked Sharonda to have the roofing company come out to address leakage on the back roof areas for the past 3 months with zero reply or action. We have asked your management company to delete past residents access codes from the front with no response. service was bad before we notified you we were terminating the contract but even though we have paid you to manage the building for the past 2 months we have gotten absolutely no service. There is no chance I would recommend you or your organization to professionally manage any HOA or other building I was involved with. read more

I live in one of the properties they managed. Called the other day to complain about barking from one of the neighbors I was blown off and told to contact the neighbor. As I haven't tried that already. It does seem as if this company does not care about how much rent you pay and your stuck with a neighbor who does not care and someone who manages the property who does not care either. Ridiculous I cannot wait to move out of this property. read more
