In this instance we were the buyer, but IME as an investor (this home we would fix/live in), appraisals usually include homes around the same size, number of bedrooms/bath, similar condition, age, lot etc. Doesn't have to be exact but there should be something in common = comparable homes.
ASAP's appraisal didn't include several recent sales of the same/similar model within 3 miles last month (180k less) & last 3 months (150k less). The comps ASAP pulled were nothing like the home for sale = they pulled newer and or larger homes, recent renovations/upgrades, more bedrooms/bathrooms, new roof/AC with updated lots with pools.
The home we wanted to buy had an interior not touched in 30+ years, old roof, old AC, old windows, no pool but amazingly was worth almost 200k more than recent sales in much better condition.
To quote Sesame Street - ASAP "one of these things is not like the other..."
As an investor I can turn this aged home into my dream home but price has to reflect condition. Banks will demand a real appraisal, comps are NOT a wish list. IMHO ASAP cherry picked homes to get to a number praying no one will check. Shady as it gets .. we walked after a nasty interaction with the realtor. SMH that house can sit another 90 days without an offer, or just keep doing more open houses so more buyers question the appraisal. read more
