I can't speak highly enough about Matthew. We hired him for our new build pre dry wall inspection. He did a very thorough inspection. He engaged with some of the contractors that were on site to make sure some issues he came across were addressed. After his inspection he did a walk through of the house with my fiancé and I. He took his time to explain everything he checked and what we need to be aware of in a new build. Once it came close to our 1 year mark of living in our home, we had Matthew come back out and do another inspection for warranty items. Again, he did a thorough job of inspecting and reporting on his findings. He pointed out things we would've never known to ask our builder about. We could tell that Matthew genuinely cared to inform us about everything he inspected. He took his time answering every one of our questions, and we had plenty. After each inspection, Matthew provided us with an in depth and detailed report on his findings. He adds photos, recommendations, and an itemized list of things that absolutely need to be addressed by the builder. You will not regret hiring Matthew for your home inspection. Aside from him being an absolute professional, he's also very friendly and goes above and beyond what you'd expect from an inspector. Matthew Kenny (Armadillo Inspections) was recommended to me (a buyer) by my wonderful real estate agents Camille Ulmann and Marjet Ulmann. Of course it's Austin (technically Cedar Park) and even if this is December, the market is insane and you have to move FAST. I offered on the house on Wednesday, the five day option period started ticking down on Thursday, and his inspection was Friday. Which gave me time to get two roofers to come give me estimates over the weekend and I presented the amended contract to the seller on Monday. Thank goodness for people like Matthew Kenny and my agents Camille and Marjet!!!! they make the process smooth and almost fun. I can't praise his responsiveness, professionalism and the detailed knowledge of his reports enough. He was prompt and on time, considerate of the seller's home, and had a great "bedside manner" to put me at ease. I asked for a Wood Destroying Insect inspection as well as the lawn sprinkler inspection, on top of the home inspection. We started his review of his findings just standing in the kitchen giving me the thirty-second summary (your house is fine but it needs a new roof, and a new water heater and HVAC in a few years.) I liked knowing at the start what the bottom line was. But then we toured the house inside and out. I have owned 4 houses in Austin or Bastrop since 2001, so I'm not a newbie, but I still learned a LOT from him. His report was over 50 pages long with lots of photographs, and he color codes his findings. Red means system failing, needs repair/replacement right away. Yellow means you need to take care of this soon. Green means either it's fine, or it's so minor you can let it ride a bit. Grey is purely informative commentary. And his report was in my hands the next day! His sprinkler report was really useful and I do plan on printing those pages with the chart and map of where the zones are, and putting that ion the wall of the garage near the sprinkler control. He even adjusted the heads that needed it-- for free! He contracted out for the WDI inspection and thankfully her report was thorough and comforting. Matthew is one of the finest inspector that you can find. He is very detailed oriented in his report. As a home owner his report has FYI and instructions to the home owner too and he his report was so clear that anyone can easily understand and he is available to help you understand and bridge the gap between CM and you. Matthew is a truly rare find: a high integrity, top notch professional, who loves what he does, loves educating the customer - and who goes above and beyond to help people. If I could give him 10 stars, I would. I called Matthew because I was concerned about the integrity of my new shingle roof replacement done a month ago, due to hail damage. Shortly after the shingle roof was replaced I called another roofer to bid on my front porch metal roof, as my first roofer only did shingle roofs. The metal roofer did both metal and shingle roofs, and he called attention to what he said were significant problems with the shingle roof replacement. He took 36 photos. I then called the roofer who had done the shingle roof. He was pretty upset, but said that I should feel free to get a 3rd party inspection and he would re-do whatever was necessary. I called Matthew as 3rd party inspector and ended up talking to him on the phone. I sent him the pics, and he went through them, one by one, with me over the phone. While there were shingles that needed replacing due to damage during install, and installation issues that needed to be corrected, he felt that much of what he was seeing was pretty standard after a roof install. He whittled down the pictures to what really needed to be done. He spent a good 45 minutes on the phone going through everything and refused to charge me anything. Wow! This is someone who is not only a good inspector, he's a good human being! I will be recommending him to all my friends and neighbors. read more

I'm not writing on behalf of us finding and hiring Matthew. I am actually the seller, the buyers hired Matthew to do the inspection on our home. I would highly recommend Matthew just from our experience with him on the other side as the sellers. He showed up just a bit early but knocked, introduced himself, apologized for being early, and told me to take my time leaving for the inspection. He was 100% professional. I had to reach out him at least 5-10 times regarding questions (one being on the weekend) that we had for the contractors who were doing the repairs on our home.
