The wife and I were in the neighborhood and she brought up Ann's Fish & Chips. I was definitely down. We ordered the #1, two fish and chips. We did substitute the chips for onion rings. I am not mad not mad at that decision. The fish were what seemed like two whole filets with a beer batter that would knock your Sox off. Tender fish with a crispy batter. The batter on the onion rings was thick and crispy. SO GOOD!! The service was good super nice. You walk up to the counter and order. And I'm really not a fan of this for the fact, I tip small here. Thats just me. I want to give bigger but you didn't do anything yet. Give me some good customer service and I will give you a ble$$ing. Ambiance was ok. Nothing fancy but your coming here I think, for the hang, beer and food. Definitely check out this place. The food and beer were on point!! SO GOOD!! read more

We ordered the 2 piece fish and chips (16.99) Vege Combo (7.99) Soda (1.99) Wine (7.00) The total for our meal was $62.50 Which we thought was pretty high for fish and chips meals. The food was delicious but the service is very slow (probably because they make each meal as the order comes in). The dining space is very small but for a little hole in the wall restaurant it worked. I ordered a water and never received it. We also ordered coleslaw and didn't receive that either. I had to wait in line to ask for it. The staff were all very friendly. Maybe they just need to hire more help. I'm not sure we would make the trip out to Hughson again for their fish and chips but the food was really good. read more

Came here on a rainy day, suggested it to my Hubby since we have been wanting to go try it ! Well it didnt disappoint we shared a two piece fish basket and traded out fries for onion rings , now let me tell you usually I prefer fries over onion rings .....But the onion rings here omg light fluffy batter cooked to perfection !!!! So so delicious .The fish also light beer batter super super crispy and the fish Well the fish was so juicy and tender and so incredibly scrumptious. My husband got a Guinness beer wich i tried and it was crisp and fit perfect with the fish and onion rings. The place is small nothing to the inside thats special but the food is what is the star of this place. So if ur in Hughson or not , take a drive there you will not regret it !!! We will be back !!!! read more

First of all, I am not a huge lover of fish and chips. I've always thought that most places don't change their oil much and the flavor of the fry suffers. My daughter has told me about this place and insisted that everything tastes fresh. My wife and I headed over and am glad we did. The fish and fry had a very fresh taste. Fries were good and did not have a fishy taste. I was pleasantly surprised. I tried my son-in-law's shrimp and they were fried perfectly. I really enjoyed the food. Place is clean and the young man checking on our table was friendly and helpful. Can't wait to go back. read more

Ann’s Fish & Chip’s - Pubs Near Me - Hughson, California

I was hoping the fish would be like London fish and chips back in the day, but it was good. Wasn't what I was looking for the front lady at the counter could've been a lot more pleasant a little smiling on her part she actually look like she was unhappy read more

We were very excited to visit on our 41st. Anniversary. We loaded up the family and unfortunately arrived just before closing. Everyone was very forgiving and helpful. Nice establishment. Enjoyed the staff, very helpful and friendly. I loved the backstory. The food was good and I especially enjoyed the chips and shrimp. My wife who is extremely picky concerning her food thoroughly enjoyed her fish, which is no small praise! They had run out of Guinness and only had a different brand of stout. They were very generous and bequeathed a pint. Thank you again! Everyone was full and had nice leftovers when we left! I am really looking forward to trying the food trailer in Oakdale! Thanks again Ann's for making our 41st. memorable!!! read more

I drove all the way from Sonora to try Ann's--and let's be clear, I do not take fish and chips lightly. It's my all-time favorite meal. I've literally gone to the UK in search of the perfect fried fish, so yes, I arrive with expectations. Ann's is a charming little spot: super clean, cozy, and absolutely packed--which is always a good sign. The staff was genuinely kind and welcoming, the kind of place where you feel taken care of, not rushed. I ordered the two-piece fish and chips and asked for extra tartar sauce. They gave me three cups. This alone deserves respect. I was told the wait would be about 30 minutes and was handed a free drink while I waited--hospitality points unlocked. My order was ready right on time. Ann's lives up to the hype. Crispy, flavorful, perfectly fried fish--every bite delivered. While my personal preference leans toward big, chunky UK-style steak fries, I can't fault Ann's fries at all. They held their own. Bottom line: the reviews are spot-on, my standards are high, and Ann's passed the test. I'll absolutely be back--no passport required. read more

Batter tasteless was tough on the fish and the mushrooms and the onion rings and the shrimp. Even the fish was tough.never going back again. No flavor. read more

This review is for the food truck on 217 F St in Oakdale. I was super excited to try this- I love fish and chips! Everything lacked salt, no problem, I can salt it myself. They were out of coleslaw just after lunch hour. The batter was crispy but the fish was tough and kinda small, especially for the price. The onion rings were on point! Delicious and crispy, but again, could use salt after they come out of the fryer. Employee was nice, but it took quite a long time to get our food. Glad we ate there because I'm thinking the steam would've made everything soggy. But not glad the tables are on the hot asphalt with umbrellas. Most people were leaving their cars running in the parking lot while they waited, which just made it hotter. Overall my belly just feels heavy. Kinda wishing I'd gone to backwoods as planned, but glad I know now. read more

Such amazing food and service. Best fish and chips around and worth every penny! Support your local restaurants.

We made the drive to give it a try, after seeing it on tik tok. It is very small inside, and was packed! The owner lady was so nice and helpful. There is a bit of a wait but it's coming out FRESH and scolding hot (exactly how I like it)! The coating is chefs kiss perfect!! Although in my opinion the fish itself could use some seasoning or flavor. The shrimp was perfect!!!!! Fries were good. I wouldn't make a special trip again, but if I was in town or passing by I would absolutely stop in! Honestly probably the best and closest to UK style we have in the valley! read more

Everything was on point here! Customer service, food, atmosphere. We got extra fries just because the cook thought we wouldn't be happy with the fries he gave us! It all tasted delicious but it really showed how friendly they were to give us extra just in case.. you don't find restaurants like that anymore. Also free refills!which are hard to find too. Lady cashier with the hat today was a sweetheart too. Not from here but definitely recommend this place for people in town. read more

Ann’s Fish & Chip’s - Menu - Pubs Near Me - Hughson, California

Made the drive out to Houston to try this spot I've been hearing about . Small , cute layout, tables were clean and service was friendly. Order took quite some time don't think you could do this in a lunch break without calling in first. Ordered fish, vegetables, and chicken strips. Fish was decent , vegetables were ok , but the chicken? Well I was very disappointed no love at all there just typical frozen fast food massed produced garbage. I was expecting the light crispy lightly battered ... like Long John silvers has and what they put on everything else in house. They dropped the ball on this one . Their menu is very small ,no need to cut such a huge corner . I won't be back , nothing special about this place. Typical super overly greasy fried nonsense. read more

Best in the west. Friendly staff. Food in minutes. Customer service tops. Who would've thought in the small town of Hughson!

What a rare find in small town California. Never did I think that I'd find a good fish and chip place in Hughson. Surprisingly Hughson also has great Chinese food but that's a different story. This place is counter service. Walk up and order. The fish is huge! The shrimp is very plump too. They were out of a few things so I just tried these two items. Decor is pretty simple and nothing specific. We went up and asked for refills and were served pretty quickly. Highly recommended! read more

A Crispy, Golden Treasure Just Off Hughson Ave! Ann's Fish and Chips is the kind of hidden gem that makes you want to tell everyone and keep it a secret all at once. Tucked just off the beaten track, this mom-and-pop spot, serves up some of the most authentic, delicious fried fish I've ever tasted. The fish was perfectly fried--golden and crispy on the outside, tender and mild on the inside. The batter? Absolutely stellar. Light, crunchy, and flavorful without being greasy. I couldn't resist adding the veggie platter (I'm a sucker for deep-fried mushrooms), and I'm so glad I did. Their signature batter turned those soft, fresh veggies into crispy delights. The onion rings especially blew me away--thick-cut, full of real onion flavor, not the usual over-battered mystery rings you find elsewhere. Every bite made me fall more in love with this place. If you're craving classic fish and chips with a homemade touch, Ann's is so worth the detour. read more

Oh how I love, love me some fish & chips, this little jem of a place didn't disappoint. Came across on TikTok, a little out of the way but definitely worth the drive. Had fish & several pieces of jumbo shrimp w/ fries, served hot & fresh. The fish had just enough batter, definitely more fish than batter & the shrimp was huge y'all & more shrimp than batter. The cocktail sauce along w/ malt vinegar hit the spot but the tarter sauce maybe could have been just a little thicker (just my opinion) Great place for lunch/dinner & will return for more! :) read more

I have been waiting to try this place. Today the food truck was in Modesto so I stopped got 3 meals. We were very disappointed by the taste especially , because I was so excited to try it. Everything lacked flavor the fish did have a decent crisp on it but there was absolutely no flavor to the batter the fries didn't have any flavor. Very overpriced and very underwhelming for what it was. I was just glad I didn't drive all the way to Hughson for it. read more

Best fish in the 209 area! I brought my parents here, and they were impressed -- they used to go to Long John Silver's in Modesto and have tried other spots, but this one is hands-down the best. We ordered the 3-piece fish and chips, onion rings, and fried mushrooms, and everything was cooked perfectly and full of flavor. The restaurant was packed when we arrived around 1 p.m. on Saturday, but the wait was absolutely worth it. The staff stayed friendly and attentive despite being busy. I hope as they grow, they stay consistent, because this place is a gem! read more

Great food!! Some of the best fish and shrimp I have tried. I did a video for them on my IG (CuzzoEats) and everyone who went and tried it loved it as well!! I do not recommend getting the chicken as it's pre-battered. But everything else is Cuzzo Approved!! read more

First time here and definitely won't be our last! Family member told us about this place so we decided to take a little drive from Modesto to check it out. It was a Saturday afternoon so it wasn't busy at all, ample parking available. The place is good sized, tables available for you to sit and eat. The ladies working were very attentive and nice! We got the special of the day which came with 2 orders of fish and chips, 2 slaws and 2 sodas for $38. Also added an order of shrimp and chips and onion rings, plus obvi some beers, lol. Everything was really good! The fish was a big piece and perfectly battered! The slaw in my opinion was perfect! Will def be coming back here soon! read more

This place has great food the battered fish and shrimp is great. However sometimes the fish is too thin sometimes it's too thick please a consistent thickness but not too thick would be great. Single fish or as an add on is WAY too expensive. Create a 2 piece fish combo with 3 shrimp please. The customer service is top notch. I would say that please improve in getting orders out FASTER please. People can tell when the food sits a tad bit too long the batter gets cold . Work together please. Lastly please get blowers for the doors and or fly traps of some sort too many flies inside to enjoy the food. I would appreciate it thank you read more

Girl, if I can give you a small amount of advice, find a way to give people that are seafood/shellfish sensitive a way to have a space of allergy sensitivity. Recently, I asked my husband to buy me some coleslaw, which was completely fine!!! He bought some chicken strips and fries. I ate three fries...first fry,nothing...second fry, something was off...third fry...total fish taste. If I had ate any more, I would have had to reach for the epi-pen. read more

Okay here we go... Ive had a lot of different fish & chips from San Francisco and all around the bay area to Sac and down to Fresno in search of a specific type of fish an chips. Wheen I was growing up in the bay area we had a place that sold the absolute best fish & Chips I've ever tasted. I think it was called F&S Salt... so of course when my daughter found Ann's on Yelp I had to make the drive. They did not disappoint. Absolutely full of flavor, crispy out side not greasy, and flakey white fish inside. I'll admit the fries are not what im used to but they work just fine. If you love fish&chips take the drive and enjoy some good ol' fashioned Fish & Chips! I'll definitely be back and I grabbed an order for the road. Gotta let the wife try these golden flakey great tasting Fish& Chips. read more

Weren't we just here a week ago :) We came a little later (12:30 ish) and there were a couple tables open. Still great service and food. I decided that the kid's one piece I had previously wasn't filling enough for me. We both ordered the two piece-hubs subbed his fries for onion rings -$2 more, but definitely worth it-he said the onion rings were the best he's ever had! Once again, fish was not overly battered and my fries were even better than our last visit. We even took some of our lunch home. London Fish and Chips in Modesto has definitely lost our business..Ann's is our go to for fish and chips now!!! read more

I went to Ann's Fish and Chips and had - fish and chips ( French fries). The lightly breaded and deep fried generous size fish was delicious! And the fries were perfectly salted and cooked while I ate them with my favorite - ketchup! We were served in a reasonable time and I ate it all! There had been another couple there who left after eating and told us it was delicious. So it was a quiet time for us to finish enjoying our meal. First time we were there and I thought I would like to come back again for something other than our usual hamburgers. read more
