Our loan officer we used for our first house purchase was unprofessional, disorganized and forgetful. This time around we knew we needed to find someone who is quick, reliable and competent since we are purchasing in a highly competitive market. I found Andrew on Yelp. He was quick to respond. I asked him many questions by phone - through his responses, I knew we would be in good hands. He brought up a few things to consider when other officers I talked to didn't ever bring these things up. He quickly gave us our preapproval amount and guided us to complete the online application to get our preapproval letter. The online application was so easy to complete - we uploaded the required documents and his team did the rest of the work to review everything. They never asked us for the same document twice - which happened a lot with the loan officer we used for the first house purchase. For every house that we wanted to put in an offer that is at our preapproval threshold (which happened a lot), I had to message / call Andrew and give him new info - HOA, Mello Roos - so he would be able to give us our adjusted preapproval amount / letter for the house we were bidding on. Andrew was quick to respond and didn't let us down. He worked around the clock to help us. The house we ended up buying required us to bid more than our preapproval amount - I had to call Andrew and talk it over because we didn't want to lose this house after losing on other offers we had made. He was able to calm my nerves and gave us an option to purchase points to get approved for the purchase amount. This solved our problem and the Seller accepted our offer. Then came the loan approval process. We waived the loan contingency and gave the Sellers 21 days term to close escrow because this market is so competitive. We put all our faith on Andrew and his team to make it happen. We needed the loan to be approved, and fast. Andrew and his team were very professional and acted in a timely manner to get our loan sorted out so we could close on time. Where's the 7 Star rating on this thing? Yes these reviews are real. Obviously by all the high 5 star ratings, Andrew Soss and team are ON TOP OF THEIR STUFF. I could go ahead and tell you how he got me 3.5% and 0 points, and $500 towards closing but that would get too easy. IF YOU CAN SPARE 3 minutes here's the story... 1. I was the typical 20% down 30 year fix request. Nothing fancy, no terrible credit score etc. I mistakenly went with WF... I was told to be professional and use initials instead of saying WELLS FARGO SCREWED ME SIDEWAYS. Basically Wells Fargo was my initial lender, 5 days BEFORE CLOSE OF ESCROW THEY jack the rate on me due to to an error THEY made. I was told I had to pay $2400 to buy down the rate back to the original 3.625% I had LOCKED IN. Did I mention they did this right before July 4th Weekend? 2. Back to JULY 4th weekend - Andrew Soss and team start the race for loan approval during a weekend of our country's great independence. OK so if this is racing analogy, Andrew is handicapped with starting the race almost a month later than WF... Well, ANDREW SOSS AND TEAM HELP ME CLOSE IN 1/2 THE TIME WITH A BETTER RATE. I had a per diem penalty instituted because the original lender messed up and it was THIS much more important they understood what was at stake... Why Go With Andrew Soss and Team? A) You're a CLIENT and not treated like some number. Andrew and his team will treat you like a PERSON. A house is a BIG purchase so let the professionals handle it. B) They are FAST - if you have your documents ready and know what to send them, they will constantly update you on where they are at and if they need anything.
